    I have had issues with my A/C unit before and previously have been told that "that's just the way it is". Now that we are in the hottest month of the year (August), I am having so many more issues. The lowest my A/C has been able to handle in the last few days is 78 degrees. Last night, it wouldn't go below 82 (it was only 85 outside). Originally, the property manager had blamed it on being on the top floor. But once I spoke to other residents on the top floor and they confirmed they were not having issues, I told her and she began saying, "well, that doesn't matter, it's because it is hot outside." She then proceeded to send me an email with a link about how much an A/C unit can actually handle, where at the top it states an A/C unit should be able to handle a 20 degree difference. You don't need a phd to know that the difference between 85 and 83 degrees is significantly less than 20. She told me that if the maintenance guy can't figure out what is wrong with it, then it is what it is and I will just have to live with it. I pay over $100 in electricity (for their smallest one bedroom at 721 sq ft) to have my apartment not be able to go below 80 in the middle of the night? I attached images of my email to her the night it wouldn't go below 82 and her email back, brushing me off completely. Any conversation I have had with her in regard to my A/C devolves into her belittling me about my concerns and stating "it's just hot outside." For the record, I am an adult who has lived on my own at 6 different apartment complexes, many of which were top floor units. I had issues with my fan for months and put many work orders in. I had to post a review on their page for the property manager to contact me and finally have it fixed. Emailing the general property email is pretty much useless, I am lucky if I get a response. Also, on multiple occasions, my front door has been left unlocked. Whether it was maintenance or the contractors they have coming out, my door has just been left open for anyone to come in. With the doors from the garage to the building hallways just being left open, anyone can come in and make themselves at home in your apartment. I had a work order taken care of right after I went out of town (I know this because that was when the work order was marked complete) and came home a whole week later to my door unlocked, lights on, and the AC blowing at 70 even though I put it at 78 when I left. I know the rates are low, but there's a reason.

    My roommate and I moved into the Core after graduating from Rice to start our first jobs. The apartments were slightly cheaper compared to many other places in the area but it has been a nightmare to deal with the property managers (Earon Hunt and Kenneth Luckett) at the Core. On several occasions we had WATER LEAKING through the living room ceiling into the HVAC closet (in an area that already had water damage painted over when we moved in). We reported this to Earon but the repairs were not properly handled and MOLD began to grow in the HVAC vents. When we first reported the mold, they denied that there was any. We then hired a mold inspector who CONFIRMED the presence of MOLD SPORES in the HVAC vents. We emailed the property managers several times because we are working from home in the middle of a pandemic that attacks the respiratory system and I had already started experiencing horrible allergies. Instead of making any repairs, Earon and Kenneth kept pushing us to move out. We asked them to work with us to move into another apartment at the same rate, but they gave us no feasible option to do so. All of this while I am feeling sick and DURING A PANDEMIC. Now that we have jumped through so many hoops and wasted a ton of extra money to move out unexpectedly due to the lack of repairs, Earon and Kenneth continue to charge us rent for an apartment that is a health hazard and that we have vacated since we had no other option. Earon even THREATENED us by saying that our CREDIT SCORE will be negativitely affected if we don't pay the next months rent even though she already has our keys and the apartment is completely empty. The apartment is even up for rent already-apt 1228. On top of all of this, the halls are constantly dirty with dead bugs, dog poop, vomit, etc. There are also ants/termites and roaches even though we are paying for pest control. And the leasing office tries to charge people extra fees in any way possible. They don't care about the tenants at all. They just care about making money. As a Rice Alum and as a consultant at Accenture, I cannot recommend the Core apartments to anyone who cares about their health or their credit score.     Love Core! Lived here 1.5 years. Favorite apartment ever! Cool concrete floors with a trendy modern loft feel, excellent location and INCREDIBLE staff! Maintenance is always super fast too!? Really enjoy living here.

I think the management here is stellar. They try their best to get things done in a timely manner and are friendly. They have to live in the apt also so they are aware of issues happening in the building. I liked that housekeeping regularly cleaned the carpets. The maintenance here was phenomenal. Polite, friendly, and got their work done! They have a nice pool and hammock area. I truly felt safe here. Cons were the freaking doors would break often, but you get used to it. Their emergency maintenance needs to be updated. I left my key outside during a weekend and the emergency maintenance did not answer the phone.

Very disappointed in the complex, the back area smells like feces , there's dog urine by the front where guests enter, the carpet in the building needs to be cleaned. When my dryer would be moldy, they told me I needed to keep my dryer door open, when I asked for my vents to be replaced they told me it's "cosmetic" . For what you are paying you would expect better service. In the beginning when I got here it felt like home, now I have no words to describe my experience here.

It looks modern, the amenities are nice, the staff is friendly, and the location is hard to beat. I have lived here for 2.5 years, and the reality is different. This place was built 2016-2017 and clearly by the lowest bidder. In the time I have been here, my air conditioner has broken 13 times (really, 13). I've had a major water leak that flooded my closet and left us without some interior doors and drywall for a month. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The line staff at the building is wonderful -- from the attentive and caring concierges (Jennifer, Stephen...), to the helpful shuttle driver, Aaron, to the rental agents, Jackie, Crystal and Eysha. The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.
