I have been renting for over two years. Always a really positive experience with everyone, both in the office and on the phone.

Rich was understanding of the situation and worked with us to be sure we knew the process that was happening and were well situated to handle all aspects. I would give them less than 1 star if I could. We are military and signed with them in 2010 to…read moremanage our property in Yelm as we had been PCS'd out of the state. All started out well, and then our manager changed and the unresponsiveness began. We started receiving complaints from our homeowner's association regarding an RV parked in front of the house (which is against the covenants) and about the tenants throwing parties at the home in May of this year. When the manager emailed us a photo of the RV to show us where it was parked, we noticed a lot of cars parked in the drive-way and became concerned. We drove by the house in June and saw that the yard and landscaping had been allowed to become completely overgrown, and there was all kinds of miscellaneous items and event car parts (a hood) on the front porch. We were mortified as we had always kept the home and landscaping in good shape, and were also concerned with how the interior was being treated. We emailed John L Scott with our concerns and got no response. We emailed a day or so later to end the tenant's month-to-month rental agreement, and again no response. About a week later I had to email to get an update as to whether the tenants had been notified, and this time managed to get a response. We requested a walk-through of the home, and got no response. We only gained access to the house almost 3 weeks after requesting a walk-through when the tenants actually moved out. Over the course of the next 2 weeks while John L Scott was coordinating certain repairs I got very familiar with the condition of the home, and it was not how we turned it over to them. Garbage was left in the storage shed and all over the yard, the floors were absolutely filthy (9 swiffer wet jet pads later and I bet it still needs cleaning), and because the repairs had taken so long the backyard was again allowed to become overgrown (but John L Scott refused to have it mowed again before handing it over to us). The most outrageous offense though was that they have repeatedly refused to give us a copy of the lease and walk-through inspections. Our other property manager (we own 2 homes) gave us the lease for our previous tenants, and all of our friends that go through property management companies have always received copies of their leases. DO NOT TRUST JOHN L SCOTT IN YELM WITH MANAGING YOUR HOME!!!!

Held my deposit from a housing department when…read morethey said it was clean when I left because of course I scrubbed it as much as I could so the next person wouldn't get as sick. There was mold coming out of the dishwasher, mold, coming out of the bathtub mold on the ceiling mold on the window ledges. The apartment was dirty when I moved in and contained toxic mold. The facility around it you have to deal with Planned Parenthood, which I didn't know about being in the same facility and protesters. Homeless people, jumping the fence in the back in the middle of the corridor so they can do their drugs on the bench out there and Sleep. A dead rat sat in the parking lot squished the whole time. I was there for six weeks. When they said they'd let me out of the lease due to the mold, took forever to get that money back. People need to be aware of how rude these people are that work there. Management was extremely rude. Did not want to work with the housing agency on returning the owed money. I'm not keeping this quiet anymore. I'm really tired of people taking advantage of the state assistance housing programs, as well. You guys have moldy Apts you do nothing about it. You throw a fit when someone says hey there's hypodermic needles back here. Obviously people jumped the fence doing drugs left the evidence. Big dog poop all over the place at the time I lived there. I've never been so stressed in my entire life. I would never ever rent from this very unprofessional, rude management company. They will take your money and they will do nothing when you need repair repairs done good luck! Make sure you run a mold kit before you rent any apartment near the water. It's been painted over doctored up. My esa cat has asthma from this whole situation. I would never recommend living here. I would give zero stars for the way they treated me like I was a piece of crap like I didn't matter. Like I did wrong when I rented a place asking for it to be cleaned not a toxic mold pit. As far as they know, someone moved in right away so they must have thought my cleaning was good enough for a toxic mold pit. Never again.

We were told in March that the owner wanted to sell and were offered the chance to buy. We were given no information about when and how much. After the initial offer, and repeated questions about timeline for sale or price, when our lease ran out in June, we were not allowed to sign a lease for another year. So we looked for another property that WOULD allow us a lease - we need security. That's when things really went south. The day they received the rental qualification inquiry, the owner showed up twice unannounced (once at 945 pm) to assure us we could stay. He also showed up two weeks later (on a Sunday) with 30 minutes notice (voicemail) to pressure wash his house (on my water bill) - I arrived home mid-wash. She and her staff are curt, abrupt, and patronizing. Communication and text messaging are NOT advised. I have a lengthy list of complaints about how I was treated during this move out process, but I don't need to share the entire list. The essential things to know about renting from this company are that the company: 1. Collects a last month's rent at move-in, with a clause in the lease that makes it a part of the security deposit, therefore expects you to pay rent or pay 10% of rent in late fees for your last month. 2. Requires that you pay out of pocket for carpet cleaning and provide receipt 3. Requires that you pay out of pocket for fireplace cleaning and inspection and provide receipt (even for a gas fireplace that creates no soot) - yet provides no copy of inspection at move-in 4. Charges a $50 move out inspection fee and a $50 new document fee 5. Does not honor appointments for move out inspection - arrives early to "save time" and does not stay for the appointment time. 6. Charges at move out for items not documented on the move-out inspection 7. Deducts estimated repair charges from the deposit rather than completing work and providing receipts for/deducting actual costs of repairs 8. Provides misleading information about your rental payment history when the new company inquires to qualify you to move (3 late payments (2 on the 6th and one on the 7th with all fees paid) in 36 months became 3 late payments in 9 months) and does not respond to the new company in a timely manner
