We lived in a house managed by Angela for three years. Overall, I can't complain, but moving out has been a nightmare. We were told in March that the owner wanted to sell and were offered the chance to buy. We were given no information about when and how much. After the initial offer, and repeated questions about timeline for sale or price, when our lease ran out in June, we were not allowed to sign a lease for another year. So we looked for another property that WOULD allow us a lease - we need security. That's when things really went south. The day they received the rental qualification inquiry, the owner showed up twice unannounced (once at 945 pm) to assure us we could stay. He also showed up two weeks later (on a Sunday) with 30 minutes notice (voicemail) to pressure wash his house (on my water bill) - I arrived home mid-wash. She and her staff are curt, abrupt, and patronizing. Communication and text messaging are NOT advised. I have a lengthy list of complaints about how I was treated during this move out process, but I don't need to share the entire list. The essential things to know about renting from this company are that the company: 1. Collects a last month's rent at move-in, with a clause in the lease that makes it a part of the security deposit, therefore expects you to pay rent or pay 10% of rent in late fees for your last month. 2. Requires that you pay out of pocket for carpet cleaning and provide receipt 3. Requires that you pay out of pocket for fireplace cleaning and inspection and provide receipt (even for a gas fireplace that creates no soot) - yet provides no copy of inspection at move-in 4. Charges a $50 move out inspection fee and a $50 new document fee 5. Does not honor appointments for move out inspection - arrives early to "save time" and does not stay for the appointment time. 6. Charges at move out for items not documented on the move-out inspection 7. Deducts estimated repair charges from the deposit rather than completing work and providing receipts for/deducting actual costs of repairs 8. Provides misleading information about your rental payment history when the new company inquires to qualify you to move (3 late payments (2 on the 6th and one on the 7th with all fees paid) in 36 months became 3 late payments in 9 months) and does not respond to the new company in a timely manner read more

We were with Angela for two years. We rented a home from her sight unseen due to an unexpected PCS. We needed to find a home within a week for the military movers. When we arrived to the property we had just traveled for three days with a 15 month old and were exhausted. Not to mention emotional as my husband also hit a deer on the way out. Angela's assistant at the time met us at the home and had us sign the move in inspection that morning. I guess that was my mistake as we did not have a chance to review the home. Within the first few nights we realized the stove was not working.After a two week wait a replacement stove finally arrived. We received a very old, late 80s looking, stove to replace a beautiful flat top that was originally in the kitchen. The installers hired did not place it in correctly and damaged the countertop and stove. The thing never worked as well as it should, but I dealt with it. The microwave over the stove did not work properly. An electrician assessed it was the plug. It was suppose to be fixed, but every time it was plugged in it would pop and hiss. We instead used the microwave we had in the attic. We never used the one above the stove as I was afraid of it catching on fire. We also noticed there was a leak in the back yard. Angela hired a "plumber" to come out and fix the faucet. Effectively the individual attempted to place a cap on the source. The faucet continued to lead and the cap was useless. The master bathroom had black mold along the calking. We personally stripped the old calking and placed up a fresh one. We did not submit for reimbursement. During our residency we had a bank account allotment from my husband's check. We were never late on a payment. When we went to move out Angela's agency showed us one property. I tried to contact them about move in costs and never heard back. I attempted to see another that was closer to Puyallup where I work (the home was in Spanaway) and we never heard about a showing. She was "upset" when she found out that we were moving to Puyallup, but claimed she understood. She assured me they would try to make the move out as easy as possible without effecting our lives. I had called to notify them 45 days before our move out as a courtesy. We received a phone call that week asking if they could show the home. The phone calls continued. Within two weeks we had no less than a dozen calls attempting to set up times to show the home while we were living in it. A couple calls were even for in the middle of dinner time, when we have two small children. (I requested a different time for those showings.) It was not until I became upset that they stopped pestering us about having strangers come see our home while we were in the middle of the move. All of that could be forgivable. We even considered going to Angela next year when we are looking to purchase a home. However, I will NEVER do business with her again! During the last week of our move out my husband had Angela come out to the property. The paint SUPPLIED by Angela in the garage did not match the paint inside the home. He explained the situation and she said not to worry about it. He attempted to replace the blinds, but the sizes did not fit. We anticipated to be charged for this. (The blinds originally in the home were $7 cloth blinds from Wal-Mart. I know this because I had to replace one in my daughter's room a year after we lived there.) Angela told my husband that the house looked 1000 times better than when we moved in... Imagine our surprise when we received an email tonight outlining our "refund." $1100 - Deposit - 300 Cleaning Fee (Our lease states a $250 fee, AND THE HOUSE WAS CLEAN) - 185 Supplies for Paint (for the entire main house) and blinds - 495 LABOR?! - 50 New document fee to Lewis Real Estate?! - 50 Inspection fee to Lewis Real Estate?! Total refund $20. Honestly, I would love to return our $20 refund fee in hope that you would purchase business ethics and morals. Oh, yes, and I will also be contacting our lawyers because I never signed an agreement for "new document fees, inspection fees, or an increase in a cleaning fee." Hopefully the little bit of scamming a refund was worth losing a future customer, future commission, and hopefully everyone has been warned about your independent business. I only went with you because you were a REMAX agent and was FOCED to sign when you branched out because my husband was deployed and I could not move us on our own. I expected better from your multiple reassurance contacts. At this point I am just appalled and I will try to warn everyone away from you. read more

We lived in a house managed by Angela for nearly 3 years. We paid our rent on time and rarely contacted her for anything. Fortunately for us, we found the house we rented on Craigslist when the homeowner posted it. We agreed to rent the house from the homeowners and the Angela came into the mix. It wasn't so bad aside from the occasional rude email from her company until the house went into foreclosure and since we had a month-to-month lease (arranged with the homeowner directly), we decided to moved before the next school year started. It was after we gave our notice to move out that our real nightmare began with Angela and her employees. The features she had listed on the house for the next potential tenants were incorrect. When I called Angela's office to let them know what amenities they had listed incorrectly were, I was treated poorly. They treated me like I was lying about what the house really came with. The washer and dryer were ours, but their listing said the house came with the washer and dryer. That office acted like we were trying to steal the washer and dryer when I pointed out that error. When I pointed, out that the bath tub was not a jetted a tub, they actually said, "well that is what the house originally came with. You must have changed the tub." What am I going to do? Steal someone else's bath tub by replacing a jetted tub with a standard one just because we are moving out? Who does that? I had to involve the homeowner to get that straightened out before Angela and her staff tried charging me for a new jetted tub and a new washer and dryer! Thank goodness we had her number! Now let me tell you about the constant badgering and repeated phone calls from them asking for permission to show the house. One time they actually wanted us to give them the availability to show the house for 4 hours, which we complied with....once! They said they would call when the last potential tenants got done viewing the house. They didn't....5 hrs later! So my poor young children were very late in getting their dinner and were late getting to bed on a school night. They would call at all hours any day of the week (sometimes as late at 8:45 pm on a weeknight). They would try to show the house on a minute's notice and I would constantly have to remind them of the law. They needed to give me 24 hr notice. The staff would then get rude about it. They would want to show the house during the middle of the week during meal time. Every day it was something from them....multiple phone calls from multiple people. No one in that office communicates! I had to eventually put my foot down and say they could show the house ONLY if they gave 24 hour notice and ONLY if I could remain in the home or I needed to be reimbursed for rent if I couldn't ever be at home. After one of their showings, we came home from being gone and the cushions on the couch were knocked on the floor AND the blankets and pillows were messed up on the bed in the Master bedroom. It looked like someone either jumped on my bed or laid on it and wiggled around. My bed didn't come with the house. No one had any reason to mess with it. They had absolutely no respect for our things! Angela and her staff were abrupt and often rude. To deal with her and her team, you need to blunt, direct, and borderline rude as well. We ended up getting part of our deposit back, but then again, she must have been assured that I would fight it if we didn't. I told her office before moving out that I was already talking to an attorney so they knew I was prepared to fight them for my rights. Long story short...If you deal with Angela and her company, have a lawyer ready. If you don't, you're going to need one. If you are interested in a house and it's posted by this company, RUN! She'll be as nice as she needs to be to get you to sign the lease and then the real Angela is revealed! read more

Very friendly. Delaney worked with us at our house for the first year or two. She was helpful and very precise (although, only with some help) They missed many of the damages before move in, but did not argue once if given something to add to it which was wonderful. There was one time when they called my boyfriend's dad and told him they wanted to show the house, but did not ever tell us so we could not let them show as the house was nowhere near ready. However, they politely responded back apologizing and asked again if we were sure it couldn't be shown, and it couldn't. They did not cause any hassle with us despite this situation. I think my biggest problem with the house was Delaney described having a great 'cleaning crew.' However, when we moved in, there was an expired tortilla shell bag and some grime on the floor next to the fridge which was kind of gross. They were 2 years expired upon move in and we took pictures of it immediately. But of course, we cleaned up the house and painted the walls and such and now all is well. So that was just a very small issue as cleaning is not 'terribly hard' to do. We were able to pay rent either by cash or credit card which made rent more flexible. A bit late getting me my key and a bit of a problem with move-in fix-ups as it took some time for the fixes to take place (however, that was mostly due to our landowner if I recall correctly). So through both good and bad, they were as helpful and friendly as they could be. read more

We rented a home managed by Angela. Where to start. We rented sight unseen due to moving from out of state. We were wrong to trust that a professional company would be a safe bet. The home was absolutely filthy when we moved in. There was food splatters on the walls, large holes and cracked windows. The washer/dryer were both broken. When the replacement pair came they were over 30 years old and didn't last long. When we reported the broken washer they tried to tell us it was our responsibility. Any request we had for maintenance was only answered after multiple reminders and most took weeks. The plumbing was atrocious and after two "handyman fixes" a legitimate plumber said all the plumbing needed to be replaced. The decided to get a second opinion, which took weeks, and were told the same thing. We asked to be released from our lease and were allowed to do so. Angela acted so nice when we talked to her but did so little to help us. To top it off, we were just denied a place because they gave us a bad reference. They lied about why we broke contract and said they were "happy" about it. read more
