My five stars are for the former tenants/owners. I was looking online, interested in a property these people had posted on Trulia; I had learned my lesson in the past, so, guess what? I did some digging on this company. Let it be known: EVERYBODY CAN'[T BE LYIING. So many complaints FOR A REASON. Bonus: I read how "management" responded to the allegations; blame repeatedly placed on the tenant/ owner; any "apology" was delayed, and reeked of condescension; but the NAIL IN THE COFFIN, for me, was the response saying to note a former tenant's picture, and amount of damage (they claimed) she'd done. TACKY TACKY TACKY. Why would anyone want to do business with you?? I see legal proceedings in your future, though, I doubt that much longer you'll have one. I am an attorney, and was looking for affordable housing for a previous client new to the state. Think I'll call some of your practices to the attention of some friends...including consumer officials. Again, Thanks for posting your reviews. You saved my friendship, my reputation, and, well, if not for folks like you calling attention to these things, I'd be out of business! read more

We have worked with Sonia Kerrigan at Real Property Management a couple times when renting a condo in Oceanside. She is knowledgeable about her properties and easy to work with. read more

I have been renting from this company for a year and a half. My agent is Joy. I pay rent on time every month. Every single time something has broke or didn't work, i put in a service request and I got a call the same day or the day after and the problems have always been solved in a timely manner. Joy has been very professional and prompt with any questions or concerns I've had. read more

Real Property Management Winchester manages a property we own in San Diego county. Although we did experience some frustration last year during the transition when Winchester merged with RPM, I nevertheless commend Joy & John for the service they have provided since then. After 23 years of owning California residential rental property, I have learned what makes a good property manager: collect & disburse the rent on time, fix problems promptly and economically, and never compromise fair treatment of people and property. The partnership between owners & tenants can become tenuous when these guidelines are disregarded by one or both parties. Real Property Management Winchester understands & manages this relationship by actually doing what they say they will do. Talk is cheap; don't hire anyone else who doesn't deliver. read more

UPDATE about my situation with Real Property Management. After my review was posted I received an email that they would reconsider and waive the Break The Lease Fee...so I'm very happy to report I received my money of $ 850 dollars...I will say that when I rented this apartment and for the year I lived there , Real Property Management was a fine company to deal with I really had not one complaint with them. I do want to say to Real Property Management thank you for doing the right thing. I realize that the properties you manage your best interest is to the owners but it also needs to be to your tenants too and I'm sure you have to deal with many tenants that DON'T take care of the property or even pay their rent on time and a list of many more issues that bad tenants do which makes your job difficult. BUT there are many tenants like myself and my family who DO take care of the property, pay our rent on time and are great tenants. I think the best interest to your owners as well as your tenants should be looked at and equal. I guess the bad apples spoil it for the rest of us...but it doesn't have too...Thanks again and I do wish you all the best really I do . read more

The management team here needs to go back to real estate school for the way they treat their renters. They ignore your calls and brush it off, they do not take care of business. I would NEVER rent from them or even consider buying property from this company. There are a lot more professional rental companies out there to choose from. This is not one of them. read more

Clearly I don't write reviews very often, it has to be very bad for me to go out of my way and i it weren't for the great price and location of our rental we would move out solely because of the lady JOY that runs the office. Clearly by all the other reviews on here I am not the only one who feels she is a sad, miserable and extremely rude person! Its amazing she works in customer service when she sounds like she hates her life and people anytime I am in the office or call. I've even heard her say "what do they want" when her receptionist forgot to put the phone on hold! I won't go into all the details of my issues with this rental company and how many times I have had to miss work to let maintenence in or had my property damaged due to them continually just patching work that needs real fixing. If there were a zero star rating I would give that and maybe if her employer sees how many people can't stand working with her they will get the hint and fire her! read more

DO NOT GO WITH THIS COMPANY! I wish we could give no stars. We sadly still use them but cannot wait to go elsewhere when our contract is up. We have only been with them for 1 year and let me tell you...its the worst. We did some upgrades to our house before we moved out and still planned on fixing it up. We have John G as our agent and he is the most unresponsive person ever. They take the tenants money and let our house go to waste. During the recent walk through of the house, there was so much damage done and RPM served tenant with a work order to have completed within 2 weeks. That was over a month ago and only heard from John once (we had to call him). His response when we called... "I was just about to call you". We've heard that before. Another time the tenant underpaid RPM and they failed to let us know. We only found out when the deposit went into our account and it was under. Surprise surprise, we had to call to see what was going on. Please do not go with them. If you like calling them and getting no response and dont care if your property is not looked after, then go for it. read more

Seriously..zero stars!! We rented a house through them for 4 years..it started out great when it was through Winchester Oceanside sales and rentals and we were working with Michelle. She was very helpful. Always returned calls and made sure we got what ever we needed done in a very timely manner. However when it changed to RDM (we were not even notified of this change) the service went completely down hill. Office staff were totally unprofessional and rude. Phone calls for repairs were never returned. When our microwave broke and we tried to communicate the issue with them..we never got a call back and ended up replacing it ourselves. When I was looking to down size and was looking for a new rental I asked if they had anything..instead of being eager to keep a great tenant they told me just look on our web site..Before we were moving out after being very good tenants for 4 yrs..I needed a form filled out stating that we were good tenants that always paid rent on time..they never sent it after several phone calls from the new landlord and myself. Extremely unprofessional and frustrating! When we received our deposit back they over charged for so many things that should have fallen under normal wear and tear..and had a 100 late fee charge from 2 yrs ago..but because I couldn't prove it never happened I had to pay! Total scam! With it now being operated by RDM I would never recommend them to anyone looking for a property to rent or to have them manage anyone's property! read more

Please, please, please do not rent from RPM Winchester. I say this on behalf of everyone who lived in the apartment complex that I just left. We dealt with cockroaches the entire time I a was there for the year lease, a problem which they knew existed before I began my lease, and did little to remedy over the course of that year. There were many preexisting conditions in that complex, mainly because it was quite old, and some possibly due the instructions of the owner. This does not excuse RPMW's behavior towards us. We, the tenants, would leave messages on the proscribed maintenance hotline only to never have them addressed, or to have them addressed weeks later only after we contacted the person in charge of maintenance, who would then informed us that he had either 1) never been contacted by RPMW or 2) been told that someone else would handle it. Our grounds were neglected to the point that nearly all of the grass cover withered and died. My shower was never properly water-treated and stank of mildew even with the window left open all year round. When I went to the office to ask about some of these issues (and others that were never fully addressed), they denied knowledge of at least one of my maintenance requests (that I had called in twice about), and stated that they had left signs up on the property about how to contact Dewey Pest Control about the cockroaches. I talked with some of my neighbors after coming back that afternoon and they confirmed that none of them had ever seen such signs. In fact, earlier that year when I had gone into the office, the realtor I spoke with had to write down their number on a scrap of paper for me with verbal instructions for how to schedule the visit myself. RPMW is aware of all of these concerns because I sent a longer version of this review to them in email to two people, and once by regular mail to their office. The only reply I received was to say that RPMW could do a move-out inspection a week before I moved and to ask if I had any other questions. They had many more reviews like this on their website a month ago, but it seems they have been removed. The positive reviews you see on Yelp, it would seem, are from landlords, not tenants. read more

At the beginning I disliked this company even consider getting new management, then aboard came Ms. Renteria. She is one of the greatest individuals I have had the honor of working with, I kept my business with them only due to her, she brought her A game always was great at taking care of all my needs. It bothers me to see how the wife of the business talks and treats her. I have numerous colleagues that have business with Winchester always the same "Ms. Renteria is doing a great job". My thoughts on this company have changed somewhat. However I believe that they need to do something about the wife, I have read the post on yelp and she is BAD FOR BUSINESS, no knowledge of Real Estate and this I OWN THE COMPANY I CAN BE RUDE IF I WANT, is not going to get them far. It saddened me to learn that Ms. Renteria was considering new employment opportunities. Hope the appropriate changes will be made in order to keep her if they are not I would like to wish her the best of luck and this company will be losing one of it's most valuable employees in my book. read more
