This management is not handling their "tenant/homeowner" issues professionally. The bylaws are not carried Even with proof beyond measure...try complaining about a tenant for five years! I've tried talking to this tenant, being a neighbor all to no avail! The tenant knows they can get away with excessive noise...tenants in the next building complain about their neighbors and we are told...it's between tenants!!!! I've called the cops three times, banged a broom numerous times! To no avail ...10:30 pm at night work and/or school night...bang bang, thump thump and sometimes caboom!!!! I can't even take a nap on a Saturday or Sunday afternoon because there is never any quiet time from these people.... I bet if they are fined it will stop!!!! 5 years this has been going onI hate it here and should be compensated either through my HOA or moving expenses...no one gives a crap here, no one!!! I've done everything possible to handle this issue...I'm 65 years old next month and at this point it's elder abuse...neighbors tell me the old lady before had issues with the same broad...that should tell someone something, you would think! Recently, I had a problem within our community - with some people walking their dogs on the grass by the affordable housing condos instead of going inside of the designated areas- It's the only grass and landscaping that we have in front of our affordable housing units and the grass was all burnt. I put a review up and I was told to take it down. After speaking with a retired judge, he said I have a first amendment right as long as I'm telling the truth, which I absolutely am and, I always have pictures, videos and emails to back up my claims! He advised me to wait a few days to see if the management company does anything about this issue. He said they would have to address it because there is a curb your dog Law in Essex County. I'm not sure if the management company did something but, since Monday, I have only seen 2 people bring their dog on our grass. Which is quite a difference from 10 - 15 a day. My only hope is that they stay on top of this because nobody wants to walk to their mailbox and smell dog urine. read more

Honestly this is my first ever review because I actually do not know what to do next? I am unable to speak with anyone (besides the receptionist) who always tells me that the manager will return my call (but she NEVER does). I have been waiting for her to return my call for over a month (no exaggeration) to discuss a leak that occurred in my apartment that has NEVER been resolved. They are my management company. I've called for several days during their business hours and never get a human being. I've left countless messages, all of which have gone unanswered. Once, several months ago, the rep didn't realize that he had "butt called" my phone and I overheard his conversation about me with the owner, Gary, who called me a bitch, all because I asked to speak with him. OMG I went on this site thinking how i would be the only negative review. Actually there are NO positive ones and i understand why. The association recently had a contractor change the deck railing but did not negotiate a rate to replace the gates leaving everyone at the will of the contractor. I decided to use my own and after they non stop badgered me for the contractor insurance they provided the wrong paint color for the gate GOOD GRIEF. Then i had to rebuy the paint and have the contractor do the job all over again. All of a sudden the mgmt office became non responsive and told me to contact the owner Gary who never returned not one phone call. And the only way to get in touch with him is to have someone in the office put you into his black hole email system. NO accountability certainly no solution just awful. read more

Rude, arrogant, and downright mean come to mind when dealing with this property management company. Their property manager for our property treats her customers with anger and arrogance when they report problems, so much so that some condo owners do not report issues with the building because they are scared of her. Some of us have called The management team at Wilkin to complain but nothing ever happens. Problems with Wilkin are so well known in Bergen County NJ that information is shared about Wilkin between different developments. Wilkin also has a construction company that they mandate do any/ all repairs to the building using the insurance money so it is in their best interest to have a property fall apart so that they can gain revenue from the insurance proceeds. Even if an owner wants to use their own contractor to fix an issue covered by they aren't allowed. Fortunately Wilkin Construction Group does a Good Job. It is just the management company that I am giving a 1 star review for. And, for the record, I have never not paid my dues, so the review that attempted to rectify all of the other one star reviews by alleging that they were posted by homeowners that didn't pay their dues does not apply to me. read more

Outdoor Flooding issue at my condo has been reported to Wilkins for past 11 years still continues. Wilkins is also aware that the paint they have put on my parking spot - peels away after it rains. as soon aa I move my car, someone parks in my only spot. Every year things get worse with our townhouse maintenance. Probably the most obvious complaint is that this management company operates with no one in the office and when there is it is only a secretary. There is no leadership. Everything operates by sending in a request because there is never anyone to talk with verbally. No one walks around to see what is going on with the maintenance. Grounds are not kept up. Recently when mulch was put down they were sloppy and ending up burning a lot of the grass. For almost $5000 a year maintenance the people who live here deserve better because other than lawn cutting and snow removal, nothing is every done. They put a lot of money into the clubhouse, but leave all the residents wanting of maintenance on their properties unless they pay for it themselves or do nothing. Bushes or trees are growing over the windows and some cannot even see out their windows. The conclusion is NO MAINTENANCE, NO LEADERSHIP. They are taking advantage of the seniors who live here. If we follow the trail to the top, the management company should be replaced to allow this to happen. IF there was a zero rating, that would be more than sufficient. read more

Everything asked of this company is a problem. As an owner it should not be this difficult to get repairs done. The individual they hire to keep the community clean spends more time hiding then cleaning. It takes several attempts via emails & phone conversations to get simple tasks completed. I've spoken with several owners that refuse to deal with management due to attitudes & noncompliance. Communication with this company is a difficult task. Fines are issued without communication while others in the community do as they please HOA are paid yet you don't get what you pay for. Landscaping is done at the end of the season instead of in the early spring. No amenities have been available since the beginning of the pandemic. read more

I don't typically leave reviews. With that being said, I have been a resident of Harmon Cove IV since 2015 and have had nothing but positive experiences. When the light under to carport was out, it was immediately repaired. When I expressed concern about some overgrown shrubbery, I was assured by the property manager, Chuck Graziano, that is was on the list to be trimmed and it was. Sadly, with the death of my father and due to my 80 year old mother being alone in Florida, I'm selling my condo to relocate to Florida. During this stressful time, Lynn Friedman of Wilkin Management has been a Godsend and I cannot thank her enough for all her guidance, hand holding, and kind words! Many thanks to Chuck and Lynn for all their support and kindness with making my time at Harmon Cove IV a happy one. I truly am sorry to leave. My condominium association just switched to Wilkin a few months ago and they are awful!!! I would give a 0 if that was an option. They do not respond to phone calls; they do not have a human answer the phone and ask for first 3 letters of first name when all we were provided was a two-letter name. They send me texts stating they are sending me to collections for $2.50 which is an administrative fee - I just want an answer what the fee is actually for. If I received a human calling me, I would pay. They are awful. read more

I had a sprinkler head leak on a Thursday. The water was shut off by the city and now 5 days later, I have STILL NOT HEARD BACK from this company. I called several times and each time am hit with an operator. I called several of the offices and STILL NO answer. Company does not address concerns and does not return calls even after repeated attempts. Janet is a horrible customer service representative and is combative if you question her. Myself and numerous residents reported a security issue regarding a van parked at our pool with people sleeping inside and wandering the grounds overnight, and our calls were never returned. Instead, when I called on another issue and actually got her on the phone, she said she didn't remember getting any calls on the van, and was rude and condescending when I called hear bluff. She then said "This call is over" when I told her she was full of it, and hung up on me. Wilkin obviously doesn't care about their clients if they permit behavior such as this. If I treated customers in that manner at my job I'd be fired immediately. Wilkin should be ashamed at their negative reviews, but they obviously don't care at all. Incompetent and poorly managed Home Owners Association. They increased HOA fees without informing any residents of the subdivision and made the increase retroactive. They'll charge you late fee even though they have received their HOA fees PRIOR to due date. They owed the town's utility company over $10,000 in non-payment and then increased residents HOA fees to recover the charges. Where's our $280 a month maintenance fee going to? Their pockets? They need to be audited (and will). Anyone who has to deal with these scums are royally screwed. read more

Think you might have a disagreement with this company? Be careful, here is my experience. I wasn't happy about their irresponsible accountant. After a couple month of exchanging angry emails and in the end, they hired a lawyer and guess what, I am responsible for all the attorney fees. Now it's one year later, and I still receive their legal bills from time to time. The funny part is if I were to get a lawyer for actions against myself I would go through my legal plans but I guess they don't have legal coverage. They took over management of our Condo and cannot keep records properly (and they admit it) and prevented members from voting in elections because their maintenance fees were late but they had never notified them of the delinquency. The worst property management company ever! Staff is very rude over the phone...like they are doing us a favor even though we pay nearly $200 per month on management. Service requests go unheard. Wilkin Management property manager at Washington Commons notified all unit owners on several occasions over the past 2 years not to use propane gas grills on the decks or else the Association would levy fines. However, many unit owners have ignored the warning, putting the entire community in jeopardy. read more

I just received notice that my HOA switched property managers and we will no longer have to deal with Wilkin Management and I could not be happier. All of my interactions with Wilkin have gone poorly. Last year they switched banks and provided notice after payments were already due of the change. Wilkin's lack of adequate notification resulted in home owners needing to stop payment on checks and resend them to a new location. Wilkin did not apologize or even acknowledge their mistake. When snow assessments are due, Wilkin cannot figure out how to put the snow assessment into the correct account. Complete incompetence and when you call and speak with them, they are also very rude. I called Wilkin's Oak Ridge NJ office at 4:30 on a Friday and no one was there even though they close at 5:00 p.m. I've left messages and not received a return call from the same office. I think they expect that I will chase them down and since I'm not the HOA board they don't need to provide any customer service. The bottom line is Wilkin values the relationship they have solely with the HOA board and they will be rude and non apologetic for their incompetence with individual home owners since there is no recourse for their behavior. read more

I am extremely disappointed by the lack of communication by Wilkin Management during a large project that is going on in our development. In addition, as my management company they should be more understanding and easier to communicate with. I have dealt with our representative as well as the Vice President of the company who have both been rude and condescending in communications with me. Brian, none of what you have written is true. First, the disputed monies have nothing to do with the previous management company. Your accounting department lost the checks. When I sent copies of the cancelled checks, they lost them, not once, but twice more. After providing copies of the checks three times, Jennifer Vanderberg informed me that "all of the checks you sent match up, but I ran the report again and it still says that you owe for a month." In other words, I proved three times that I owed nothing, and I was still told I was on the hook for a month. The fraudulent arrears notices you harassed me with indicated arrears for OVER $2,000 (one month is 225). My "little yard" is the responsibility of Dan Cataneo, the property manager, as per our contract. The sprinklers were not working for a year. That is not the landscaper's responsibility. Yet another lie--we never spoke about my yard, the neighbor I share a yard with called Dan, who refused to address the issue, simply putting it back on the homeowner. Can you please check on these issues before you post lies about them? An update--Wilkin leaked the election results for our new board PRIOR to the election, in order to keep the board we currently have. Fortunately, we were able to overwhelmingly vote in new members, who will remove Wilkin at the end of this contract. Please note: if you want to be harassed and lied to, Wilkin is your company. Brian and I have never spoken, and he has never contacted me on ANY issue. But he certainly seems to be actively working on yelp. Lastly, please find that the Better Business Bureau found that Wilkin DID NOT make a good faith effort to resolve this dispute. Brian cannot spin this one: go to bbb. org and find my complaint. Poor service and accounting. Amazingly it's never their fault it is you or your board, but never them. They have 4 complaints filed against them with the Better Business Bureau. Consistent in all the reviews about them is accounting problems that do not get resolved and poor customer service. The ironic part is that their president gets quoted in articles about how associations should expect good service and financial guidance. Wilkin provides the reports on which boards make decisions. Brian Weaver's comment back to me explains that because my unit is "new construction" it doesn't get the same level of management as the rest of the community... it's 2 years old. Why is the developer still taking care of the landscaping and snow removal? You're the property managers. Manage it! The developer is doing a poor job, so make sure you rectify that. I shouldn't have to call weekly to get someone to do what they're supposed to do. And speaking of, when I stated that no one gets back to me, I guess now that's half true since you've now decided to return phone calls (conveniently after my Yelp review). Regardless, it's close to impossible to get someone on the phone unless you get angry and ask for higher management which is how I eventually spoke to you. And where's the email you promised showing me how our HOA's are allocated, Brian? Getting back to you blaming the developer for doing a poor job, can you explain why you have almost all bad reviews on here from other communities which are likely not all "new construction" with irresponsible developers? Can you also explain why various parts of the phase 1 community also aren't being properly cared for? The tennis courts, the broken Thomastown Courts sign, the landscaping around that sign which for months looked like overgrown grass and dead leaves, the condos that have various colored siding/doors/trim/windows and are in dire need for new roofs and siding? I have a friend whose mother lives in phase 1 and says her roof leaks and there's very poor insulation. She pays insane amounts of money for heating and air conditioning. This is what we all pay 280+ dollars a month for? I hate to see what phase 2 will look like in 5-10 years if that's how you take care of phase 1. read more
