This management is not handling their "tenant/homeowner" issues professionally. The bylaws are not carried Even with proof beyond measure...try complaining about a tenant for five years! I've tried talking to this tenant, being a neighbor all to no avail! The tenant knows they can get away with excessive noise...tenants in the next building complain about their neighbors and we are told...it's between tenants!!!! I've called the cops three times, banged a broom numerous times! To no avail ...10:30 pm at night work and/or school night...bang bang, thump thump and sometimes caboom!!!! I can't even take a nap on a Saturday or Sunday afternoon because there is never any quiet time from these people.... I bet if they are fined it will stop!!!! 5 years this has been going onI hate it here and should be compensated either through my HOA or moving expenses...no one gives a crap here, no one!!! I've done everything possible to handle this issue...I'm 65 years old next month and at this point it's elder abuse...neighbors tell me the old lady before had issues with the same broad...that should tell someone something, you would think! This issue is not being addressed properly, period! As I write this I dread going to bed because come 10:30 this broad gets a second wind and there goes the noise. Which is a violation of the bylaws because it's 10:30 pm!!!!!!!!!! read more

Rude, dismissive, arrogant--and dishonest. Stay away from this company! I attended an HOA meeting because the agenda included a public forum. I had three reasonable questions: pool hours, landscapers leaving food scraps (including chicken bones) where my dog could get them, and the lack of color choice for deck staining. My pool-hours suggestion was simple: since the pool is currently open noon-8pm every day, why not close earlier on Tuesday and Thursday--when the pool is rarely used at night--and use those hours to open earlier on Saturday and Sunday? The pool used to open at 10am on weekends, and I suggested returning to those hours rather than paying lifeguards to sit at an almost-empty pool until 8pm on weeknights. When the main agenda ended, however, the meeting was abruptly dismissed with no public forum. I waited until the other homeowners left and approached Steve from Wilkin Management to ask my questions. His response to my pool-hours suggestion was rude and condescending. When I explained that the idea wasn't just for me, he continued speaking to me in a mocking tone. When I asked about the landscapers, he repeatedly looked at his watch and mumbled under his breath while I was speaking. I finally told him that his behavior was rude, dismissive, and disrespectful--and I left. Later that night, Steve emailed me, continuing to defend his behavior in the same condescending tone. He also explained that homeowners must all use the same deck stain color because "uniformity" attracts people to condo living. That one honestly made me laugh. Then came the icing on the cake: I was charged a $25 late fee even though I always pay on time. Wilkin claimed my August maintenance-fee check wasn't received until August 13. I sent it July 28, so I checked my online banking. The endorsement stamp on the back of the check is dated August 7. So, Steve, how was my check supposedly not received until August 13 when your own endorsement stamp shows August 7? Rude. Arrogant. Dismissive. And, based on the check issue, not exactly trustworthy. I would strongly recommend staying away from this company! read more

Recently, I had a problem within our community - with some people walking their dogs on the grass by the affordable housing condos instead of going inside of the designated areas- It's the only grass and landscaping that we have in front of our affordable housing units and the grass was all burnt. I put a review up and I was told to take it down. After speaking with a retired judge, he said I have a first amendment right as long as I'm telling the truth, which I absolutely am and, I always have pictures, videos and emails to back up my claims! He advised me to wait a few days to see if the management company does anything about this issue. He said they would have to address it because there is a curb your dog Law in Essex County. I'm not sure if the management company did something but, since Monday, I have only seen 2 people bring their dog on our grass. Which is quite a difference from 10 - 15 a day. My only hope is that they stay on top of this because nobody wants to walk to their mailbox and smell dog urine. read more

The worst property "mismanagement" company imaginable. They are rude unresponsive argumentative and unhelpful. If there were a negative rating numbers I could give, I would do so without hesitation. Residents are required to use "their"contractors, who are unresponsive and rude too. Run away, as fast as possible. Your HOA fees will greatly increase and service will decrease dramatically. read more

Honestly this is my first ever review because I actually do not know what to do next? I am unable to speak with anyone (besides the receptionist) who always tells me that the manager will return my call (but she NEVER does). I have been waiting for her to return my call for over a month (no exaggeration) to discuss a leak that occurred in my apartment that has NEVER been resolved. It is actually shocking how incompetent they are. I have no idea who else is in charge over there but it an absolute disgrace. I will be reaching out to the board of my building to let them know. There are no positive reviews because they are terrible. DO NOT USE THIS COMPANY !!!!!! read more

They are my management company. I've called for several days during their business hours and never get a human being. I've left countless messages, all of which have gone unanswered. Once, several months ago, the rep didn't realize that he had "butt called" my phone and I overheard his conversation about me with the owner, Gary, who called me a bitch, all because I asked to speak with him. I would never use this company and am, in fact, moving out. I can't wait to be rid of them. read more

the worst management company ever...rude, incompetent, doesn't reply to work orders, questions are not answered, maintenance workers slack and saw 1 landscaper go into bushes to relieve himself...i'm writing this for a resident in bergen county townhome that does not have access or is not text savvy read more

OMG I went on this site thinking how i would be the only negative review. Actually there are NO positive ones and i understand why. The association recently had a contractor change the deck railing but did not negotiate a rate to replace the gates leaving everyone at the will of the contractor. I decided to use my own and after they non stop badgered me for the contractor insurance they provided the wrong paint color for the gate GOOD GRIEF. Then i had to rebuy the paint and have the contractor do the job all over again. All of a sudden the mgmt office became non responsive and told me to contact the owner Gary who never returned not one phone call. And the only way to get in touch with him is to have someone in the office put you into his black hole email system. NO accountability certainly no solution just awful. read more

The worst! I can't begin to tell you how awful the follow-up is...how unprofessional they are! Wilkin developed an online portal to allow residents to report issues .....but the issues are NOT fixed .......while the matter is reported as CLOSED! WHAT A JOKE! I would never hire them! BEWARE! read more

Rude, arrogant, and downright mean come to mind when dealing with this property management company. Their property manager for our property treats her customers with anger and arrogance when they report problems, so much so that some condo owners do not report issues with the building because they are scared of her. Some of us have called The management team at Wilkin to complain but nothing ever happens. Problems with Wilkin are so well known in Bergen County NJ that information is shared about Wilkin between different developments. Wilkin also has a construction company that they mandate do any/ all repairs to the building using the insurance money so it is in their best interest to have a property fall apart so that they can gain revenue from the insurance proceeds. Even if an owner wants to use their own contractor to fix an issue covered by they aren't allowed. Fortunately Wilkin Construction Group does a Good Job. It is just the management company that I am giving a 1 star review for. And, for the record, I have never not paid my dues, so the review that attempted to rectify all of the other one star reviews by alleging that they were posted by homeowners that didn't pay their dues does not apply to me. read more

Outdoor Flooding issue at my condo has been reported to Wilkins for past 11 years still continues. Wilkins is also aware that the paint they have put on my parking spot - peels away after it rains. as soon aa I move my car, someone parks in my only spot. Wilkins doesn't care to fix this issue either. Wish I could post photos, but this site doesn't allow it. read more

Incompetent staff. Terrible company with significant turnover. Each property manager has gotten worse. They'll email you that an issue is "resolved" then send a fine without any explanation. read more

Every year things get worse with our townhouse maintenance. Probably the most obvious complaint is that this management company operates with no one in the office and when there is it is only a secretary. There is no leadership. Everything operates by sending in a request because there is never anyone to talk with verbally. No one walks around to see what is going on with the maintenance. Grounds are not kept up. Recently when mulch was put down they were sloppy and ending up burning a lot of the grass. For almost $5000 a year maintenance the people who live here deserve better because other than lawn cutting and snow removal, nothing is every done. They put a lot of money into the clubhouse, but leave all the residents wanting of maintenance on their properties unless they pay for it themselves or do nothing. Bushes or trees are growing over the windows and some cannot even see out their windows. The conclusion is NO MAINTENANCE, NO LEADERSHIP. They are taking advantage of the seniors who live here. If we follow the trail to the top, the management company should be replaced to allow this to happen. IF there was a zero rating, that would be more than sufficient. read more

What a horrible, horrible company. As a former HOA Board member, all the one-star reviews are spot-on. It is rare to see such unprofessional and incompetent behavior in a business organization. The lack of honesty and work ethic in this company is staggering. I could go on with a full analysis; however, there is no need--just read all the reviews. read more

Everything asked of this company is a problem. As an owner it should not be this difficult to get repairs done. The individual they hire to keep the community clean spends more time hiding then cleaning. It takes several attempts via emails & phone conversations to get simple tasks completed. I've spoken with several owners that refuse to deal with management due to attitudes & noncompliance. Communication with this company is a difficult task. Fines are issued without communication while others in the community do as they please HOA are paid yet you don't get what you pay for. Landscaping is done at the end of the season instead of in the early spring. No amenities have been available since the beginning of the pandemic. read more

I don't typically leave reviews. With that being said, I have been a resident of Harmon Cove IV since 2015 and have had nothing but positive experiences. When the light under to carport was out, it was immediately repaired. When I expressed concern about some overgrown shrubbery, I was assured by the property manager, Chuck Graziano, that is was on the list to be trimmed and it was. Sadly, with the death of my father and due to my 80 year old mother being alone in Florida, I'm selling my condo to relocate to Florida. During this stressful time, Lynn Friedman of Wilkin Management has been a Godsend and I cannot thank her enough for all her guidance, hand holding, and kind words! Many thanks to Chuck and Lynn for all their support and kindness with making my time at Harmon Cove IV a happy one. I truly am sorry to leave. Whomever has the pleasure of living in this oasis, enjoy every minute! read more

Not worth the stress of living in one of their buildings. They find any excuse to fine tenants without even communicating to them. Impossible to get in contact with the management group. Meanwhile, the inside wall of my garage has been disintegrating since I moved in and every time I contact them about it they say it's "too cold" (this has been going on for over a year so obviously not winter temperatures). read more

I had a sprinkler head leak on a Thursday. The water was shut off by the city and now 5 days later, I have STILL NOT HEARD BACK from this company. I called several times and each time am hit with an operator. I called several of the offices and STILL NO answer. I would highly recommend STAYING AS FAR AWAY from this company as possible when buying a townhome. This company is a joke, doesn't respond to EMERGENCIES like flooding and doesn't provide any information regarding who to contact. WOULD NEVER RECOMMEND! read more

My condominium association just switched to Wilkin a few months ago and they are awful!!! I would give a 0 if that was an option. They do not respond to phone calls; they do not have a human answer the phone and ask for first 3 letters of first name when all we were provided was a two-letter name. They send me texts stating they are sending me to collections for $2.50 which is an administrative fee - I just want an answer what the fee is actually for. If I received a human calling me, I would pay. They are awful. read more

So, having holes in my pipes behind my shower that they made me pay for which is pathetic, because I'm only responsible for fixtures. Doreen, leaving for vacation NEVER CALLING ME BACK and abandoning me for four days with no working shower and then a woman named Manda was filling in for Doreen who asked me what happened and sent me the literature on me only being responsible for fixtures, but I actually paid for a pipe in the structure of the building that had holes in it and needed to be fixed. She told me she was going to get in touch with Wilkin Junior, and then I never heard from her again either so she has the same complete unprofessionalism as Doreen does!!! This unprofessionalism MUST BE coming from Wilkin Junior to tell them to not have conversations with their residents!!! WHAT A SHITTY EXCUSE FOR A MANAGEMENT COMPANY and you should not be in business anymore because I see lawsuits against you and Gary Wilkin in particular. I see so many complaints against you and should not be allowed to manage any properties anymore!!!! WHAT YOU DO IS ILLEGAL!!!! read more

Company does not address concerns and does not return calls even after repeated attempts. Janet is a horrible customer service representative and is combative if you question her. Myself and numerous residents reported a security issue regarding a van parked at our pool with people sleeping inside and wandering the grounds overnight, and our calls were never returned. Instead, when I called on another issue and actually got her on the phone, she said she didn't remember getting any calls on the van, and was rude and condescending when I called hear bluff. She then said "This call is over" when I told her she was full of it, and hung up on me. Wilkin obviously doesn't care about their clients if they permit behavior such as this. If I treated customers in that manner at my job I'd be fired immediately. Wilkin should be ashamed at their negative reviews, but they obviously don't care at all. As a management company, they're disgraceful. read more

I would give this company a -5 star review if I could. Worst management company I've ever dealt with. Ever! I do not recommend to anyone looking to hire a management company. I'm even considering moving out of my community because I can't stand this company. Worst ever! read more

Wilkin Management is a good example of why you should never consider buying a condo. An incompetent HOA Board is a second reason why you should not even go there. Maintenance costs are increased to enrich both. Never fall for something that has become a timeshare-type experience. read more

Incompetent and poorly managed Home Owners Association. They increased HOA fees without informing any residents of the subdivision and made the increase retroactive. They'll charge you late fee even though they have received their HOA fees PRIOR to due date. They owed the town's utility company over $10,000 in non-payment and then increased residents HOA fees to recover the charges. Where's our $280 a month maintenance fee going to? Their pockets? They need to be audited (and will). Anyone who has to deal with these scums are royally screwed. read more

Think you might have a disagreement with this company? Be careful, here is my experience. I wasn't happy about their irresponsible accountant. After a couple month of exchanging angry emails and in the end, they hired a lawyer and guess what, I am responsible for all the attorney fees. Now it's one year later, and I still receive their legal bills from time to time. The funny part is if I were to get a lawyer for actions against myself I would go through my legal plans but I guess they don't have legal coverage. If I ran their business I'd get good legal coverage. Funny business. read more

So glad to see I'm not the only one who thinks this is an awful company! Rude, condescending, will not respond to emails, and very incompetent Our board secretary was over paying the HOA fees on the unit we were purchasing Wilkin doesn't give refunds We were told in order to close, we had to give the association the overpayment to 0 out their account Brian Weaver couldn't understand that the over payment now goes on our new account since we were forced to pay the association their refund because "Wilkin doesn't give refunds" We had our closing attorney hold the money till Wilkin put our HOA fee credit on our account We just had our streets seal coated Also repainted the numbered spaces The company that was hired, didn't measure spaces, many are much smaller than before, mis-numbered and even one space was left out Wilkin told us, the owners, that it will not be redone Still waiting to hear from them if it is their decision to not have it redone or our boards decision read more

Anyone educated reading the poor reviews would know the issues the owners are complaining about have NOTHING to do with the Management Company!!! Get your facts straight people!! Management does not hire your contractors, your board does! Management is not at fault if you get letters for NOT PAYING YOUR BILLS. Management does not raise your fees. Did any of you even look into condo living before purchasing???? Shaking my head that you would embarrass yourselves with your lack of knowledge. WMG is the best out there. These people are the absolute worst! They should be forced out of business. They took over management of our Condo and cannot keep records properly (and they admit it) and prevented members from voting in elections because their maintenance fees were late but they had never notified them of the delinquency. The worst property management company ever! Staff is very rude over the phone...like they are doing us a favor even though we pay nearly $200 per month on management. Service requests go unheard. I just received notice that my HOA switched property managers and we will no longer have to deal with Wilkin Management and I could not be happier. All of my interactions with Wilkin have gone poorly. Last year they switched banks and provided notice after payments were already due of the change. Wilkin's lack of adequate notification resulted in home owners needing to stop payment on checks and resend them to a new location. Wilkin did not apologize or even acknowledge their mistake. When snow assessments are due, Wilkin cannot figure out how to put the snow assessment into the correct account. Complete incompetence and when you call and speak with them, they are also very rude. I called Wilkin's Oak Ridge NJ office at 4:30 on a Friday and no one was there even though they close at 5:00 p.m. I've left messages and not received a return call from the same office. I think they expect that I will chase them down and since I'm not the HOA board they don't need to provide any customer service. The bottom line is Wilkin values the relationship they have solely with the HOA board and they will be rude and non apologetic for their incompetence with individual home owners since there is no recourse for their behavior. read more

Brian, none of what you have written is true. First, the disputed monies have nothing to do with the previous management company. Your accounting department lost the checks. When I sent copies of the cancelled checks, they lost them, not once, but twice more. After providing copies of the checks three times, Jennifer Vanderberg informed me that "all of the checks you sent match up, but I ran the report again and it still says that you owe for a month." In other words, I proved three times that I owed nothing, and I was still told I was on the hook for a month. The fraudulent arrears notices you harassed me with indicated arrears for OVER $2,000 (one month is 225). My "little yard" is the responsibility of Dan Cataneo, the property manager, as per our contract. The sprinklers were not working for a year. That is not the landscaper's responsibility. Yet another lie--we never spoke about my yard, the neighbor I share a yard with called Dan, who refused to address the issue, simply putting it back on the homeowner. Can you please check on these issues before you post lies about them? An update--Wilkin leaked the election results for our new board PRIOR to the election, in order to keep the board we currently have. Fortunately, we were able to overwhelmingly vote in new members, who will remove Wilkin at the end of this contract. Please note: if you want to be harassed and lied to, Wilkin is your company. Brian and I have never spoken, and he has never contacted me on ANY issue. But he certainly seems to be actively working on yelp. Lastly, please find that the Better Business Bureau found that Wilkin DID NOT make a good faith effort to resolve this dispute. Brian cannot spin this one: go to bbb. org and find my complaint. If you truly wish to resolve the issue, please contact me directly. I suspect I will not hear from you. read more

I am extremely disappointed by the lack of communication by Wilkin Management during a large project that is going on in our development. In addition, as my management company they should be more understanding and easier to communicate with. My suggestion to Wilkin is to stay with actual FACTS. SHOW and list the facts. Then the emotions and subjective nature of issues can go away. The truth will set you free. That goes for all of us including me. Let's post facts. Let's make things better. Let's move on. read more

Poor service and accounting. Amazingly it's never their fault it is you or your board, but never them. They have 4 complaints filed against them with the Better Business Bureau. Consistent in all the reviews about them is accounting problems that do not get resolved and poor customer service. The ironic part is that their president gets quoted in articles about how associations should expect good service and financial guidance. Wilkin provides the reports on which boards make decisions. Then when homeowners complain they say don't point the finger at us it was your boards decision. Stay away from this company. read more
