    If you are looking for a property management company to handle your needs, I strongly suggest you avoid Cedar Crest Property Management. My personal experience with them has been nothing short of a nightmare. The roof in my unit has been leaking for months, causing mold, mildew, dampness, and damage to my unit. The fecal matter from dead birds, rodents, and insects has had a barrier to the entry of my vents throughout my condo due to a broken airflow vent cap on the side of my condo which has added to the health hazards, and the constant wheezing and itchy eyes are unbearable. Despite numerous requests for assistance, the property management team has shown a complete lack of urgency and unprofessionalism in addressing these issues. Their unresponsiveness and incompetence have put my health and safety at risk, and I am appalled at how they have handled this situation. It's clear that they do not prioritize the well-being of their condo owners and likely tenants, and I cannot in good conscience recommend this company to anyone. In summary, if you value your health and safety, stay away from Cedar Crest Property Management. They are unprofessional, and incompetent, and do not prioritize the needs of the condo owners and communities they serve. Lastly, this entire community has had ongoing issues with the leaking roof in my unit and many other units in this complex. It has now reached a critical point where my health and safety along with others are at risk, and action needs to be taken immediately. The constant leaking has resulted in mold, mildew, and dampness in my unit, causing me to suffer from a stuffy nose, wheezing, and itchy eyes due to the harmful bacteria and fungi that are present. As someone with asthma, this is especially concerning for me. DO NOT USE CEDARCREST, their team Rick, Christie, and Pratik are a disaster, play games, do not know how to communicate, nor are responsive or competent.

    I live in one of their buildings. High fees and non stop assessments. Get very little in return and they are rude.

    In my opinion, this place couldn't manage a corner candy store. Takes them months to handle a simple task.

I've never asked them to fix anything that they didn't jump on my request right away. They are honest in their dealings with tenants, and make everything easy for smooth move-in's. The Totowa Manor is a beautiful building - inside and out. Neighbors are pleasant and it is a warm, safe, and friendly environment. The 5,000 sq ft gym is beautiful, clean, and well kept. Once I settled on a unit, I was so overjoyed to see it in person. My apartment is beautiful, well maintained, and more than I could have asked for. I did have one issue with the bar in my closet, but maintenance came quickly and not only resolved it, but was also very kind and funny. All in all I'm so happy I picked to rent from this company. Beautiful apartments, helpful staff, and an all around great experience. I highly recommend looking into properties from them. Thank you again Blair and Sean for all of your assistance! Update: about 2.5 years later and I still rent from this company. I did switch from one apartment they have in Nutley to another one (my boyfriend and I moved in together and needed a larger place) but I'm still just as happy. Any time I needed something fixed they came right away. Still recommend them!

    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

I've tried talking to this tenant, being a neighbor all to no avail! The tenant knows they can get away with excessive noise...tenants in the next building complain about their neighbors and we are told...it's between tenants!!!! After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw.
