The Boulevard was beautifully maintained before and had gorgeous flowers, bushes, trees and lawn. Now it's dried out and unkept. Because of the lack of security, more random people and teens are using the pool and amenities all hours of the day/night. Using the grill areas are now disgustingly dirty. No one cleans the tables, chairs, surface areas or changes out the trash cans. This also includes the gazebo, pool and pool bathroom areas. They are so dirty. Most of the "luxury" amenities are broken most of the time as well. This includes the inside lap pool (if that's what you call it), car wash hose, car vacuum, and inside amenities such as ac not working for a month inside our apartment! We moved out once we saw the increase in rent by hundreds of $$ a month, plus adding mandatory cable/ internet, parking, doubled trash pick up and a much lower standard of living. The Connor Group is the absolute worst. Read reviews on all of their properties also on the Better Business Bureau. Do Not rent anywhere that this group owns. You'll save yourself a lot of grief and money.

The manager stated that she should eat peanut butter and jelly sandwiches. They now are in the process of painting the building (AGAIN) 3 times in three years. It's a beautiful shade of slightly darker blue now. I suppose it's camouflaging the (CRAP) this place truly is. So, if your looking for glam on the outside sprinkled with disrespectful management, inside appearance that falls apart and you love overpaying for your home for status reasons. This is the place for you. Stay out of the pool and don't ask for any maintenance or assistance and you will be fine.

I will say that I have never lived anywhere where the water is shut off even a tenth as frequently as here. As I write this, the water is currently off for the second time this week. They (usually) let us know in advance via the apartment's app, but if you're like me, I get so many useless notifications on my phone (including from said app itself) that I seldom see it, and usually I find out by something like going to take a shower and having nothing happen when I turn in on.

The apartments are decent, and exactly what you'd expect from a slightly older building run by corporate entities and a bottom line. Nitpicky details: If there are broken rules that impede on the convenience of the staff, it's addressed in a lengthy email. If the only ones bothered are residents, they don't do much. My primary example is pet waste. People just leave dog poop everywhere and I can't even use my porch on a windy day because it just smells like old, hot, poo from all the pet waste people don't pick up and the office doesn't address it.

The buildings and grounds are always immaculately well kept, there has been numerous upgrades and improvements both in our units and on property amenities such as the dog park and pool area, which has a rare perk: a working hot tub! We have a very diverse group of adult residents here and the property staff work tirelessly to make sure we love where we live. You also would have to pay him out of pocket to do things in your apartment. Where in the past in other apartment complexes maintenance has done the same work for free during working hours. Samantha, the receptionist finds it humorous when your vehicle can be damaged on the premises if Duke energy or any other company decides to do grounds work, construction or maintenance. As a matter of fact, staff won't notify you or investigate your concerns until you bring the situation to their attention. They seem to be oblivious to multiple adults living in one bedroom apartments. The gym door is either broken or treadmill doesn't work. There are various areas where they could improve if they wanted to. Go where you are appreciated and will get quality service.

We initially had problems related to the freon, and later there were issues with the motor in the unit itself. While mechanical equipment will inevitably have problems from time to time, Toce worked tirelessly to make sure everything was addressed properly and that our AC was running as it should. Living in Clearwater, Florida, reliable air conditioning is incredibly important, especially during the intense heat, and Toce consistently made us feel supported and taken care of throughout the process. His responsiveness, professionalism, and dedication to helping residents truly stood out. We really appreciate all of his hard work." Mathew: Matthew from the maintenance team has been absolutely fantastic in helping us troubleshoot and repair our AC unit issues. He was always available, responsive, and committed to making sure we were taken care of. One moment in particular really stood out to us. Our AC stopped working after hours on a Saturday night, and with the Clearwater heat, the apartment was quickly becoming uncomfortable. We called the leasing office and left a message, honestly wondering what the chances were that someone would actually come out that late on a weekend. About 20 minutes later, Matthew arrived with a smile on his face and immediately got to work troubleshooting the issue -- even going up to the roof to investigate the system. He was able to get the AC running again temporarily so we could get through the weekend comfortably, but what impressed us even more was that he didn't stop there. Matthew later came back to perform a deeper inspection to identify the root cause of the issue. It turned out the evaporator coil needed a thorough deep cleaning, which was causing the breaker to trip. After he completed the cleaning, the AC has been running amazingly well ever since. Problems can happen with any mechanical system, but Matthew was relentless in making sure we felt supported and taken care of every step of the way. WARNING! I am a previous resident and here is my experience. When your lease is over there will be…read moremany surprise move out charges. June-July 6th almost $800 that I did not anticipate. My lease was over and I moved on July 6, today is July 29th and I've received a surprise move out charge this morning for $418 along with not receiving my security deposit. Every time you pay rent you WILL be charged an $8 convenience fee for using the online pay option, HOWEVER that's the only way to pay for utilities/rent/trash/sewage, do anticipate an extra $8 charge for every transaction. The complex WILL charge you $5 for every light bulb that's out, they do not cover light bulbs along with multiple cleaning fees, carpet cleaning fees, and a trash bill that's nearly $200 (for my 6 days of living in the complex this July). When I left my apartment everything was clean, not a single stain was on my carpets or floors. However there have been many residents moving out and now that the numbers are lower the complex has become greedy. Overall with money aside, it's is a nice complex located in downtown Clearwater. Be prepared to see and experience many Scientologists around the complex/area. The maintenance was wonderful and the management was good in early 2025, however after the previous AMAZING manager resigned and since April 2025 the management has been lacking. The gym and pool are both awesome and it's typically a very quiet area (Scientology hub). If you're willing to pay a lot of surprise charges, this is the place to be!

Struggling to give 2 stars…read more Pros: Property is in a good location. Right off the highway, close to everything you need and complex is brand new. Landscaping is beautiful and well taken care of. Staff is always friendly. Cons: Noise: Apartments have very little sound proofing. We hear everything from our neighbors. One night, it was a frustrated gamer upstairs and sometimes in the morning the neighbor adjacent to us, says very loud self-affirmations. Once you sign the lease, you are locked in and are agreeing to any noise disturbances. If we had known how bad the noise was going to be, we would have not rented here - although it was much worse when there was a lot of construction. Internet: We also had internet issues lasting for a couple of days. Mainly with our MACs not being able to connect to WIFi any time there was a power outage and the internet was rebooted. These were not hardware issues, these were related to the service (I work in I.T.). We were provided a link to access our internet account but there is no way to reboot/restart your internet which often solves issues. We would have to call the support number who could never resolve our connectivity issues unless someone came "on-site". I work from home and run a digital business so not having consistent, reliable internet impacts my income. Security: Some buildings have working gates with codes and some units either don't have gates or have gates that aren't working. This includes parking gates. We're not too concerned with working/non working gates except we have had issues with package deliveries. If security is a concern, then you may want to double check the gates in your building. Although, it always seemed odd to have some areas of parking gated while others were not. Move Out: We are currently trying to get our final move out statement adjusted. We only lived in our apartment for a little less than a year so there was very little "wear and tear". Upon move out, we cleaned our apartment thoroughly and was surprised to receive charges for carpet cleaning, paint and general cleaning. They sent a picture which was a "dent" in the carpet from where my desk was so my guess this is what they are charging for. Also, for the fridge, my guess is they are charging for the water in the fridge. Note that we received pictures about a month after we moved out and during that time, there was a hurricane so this could be from the loss of power, we're not sure but we cleaned the fridge. We're also being charged for the hard water stains on the water dispenser as well as in the sink. I attempted to use CLR, comet and other agents to clean the hard water stains but nothing worked. We have a video and I will be sending it to the apartment complex because after reviewing and inspecting our video, some of these pictures don't match. Either way, they are basically charging us for general wear and tear. Deliveries: 90% of the time, delivery drivers couldn't find our apartment or assumed because there were gates, that they could not access our apartment. The gates don't work. While packages can be left at the mail center, it's a pain when you are waiting for food or groceries. By the way, your packages are sometimes left on the mail table and not a locker.

Tommy and team are fabulous! Very friendly and treats you like a friend. Honestly to talk to him you would thing you have known him for years! I'm convinced he never meets a stranger and he is always quick to respond to the work orders! We highly recommend this community and everyone is so nice!!
