    I moved in in June, and have been dealing with a terrible termite infestation ever since. They spot treat, and then they just come back. You will have PILES of termite poop all over your kitchen, your cabinets, all over your counter tops, on your STOVE. They refused to let me out of my lease without paying a 3000 lease break fee even though they weren't dealing with the issue. Then this week they flying termites started to swarm my apartment. 50 a night on the walls. Took them 10 days to send the exterminator and they flies are back. Seriously. Save yourself the anxiety and do not move here.

    If I could I would leave a 0. The only thing this place has going for them is Tiffany in the office. I lived here for two years..... first year was great then the second year was a nightmare. From 12/23 -4/24 nothing but issues. Sewage water coming up in both my bathtubs on Xmas day at that. Kitchen sink, dishwasher overflowing. Bathroom sink overflowing with hot water whenever upstairs apt would take a shower. Then the deal breaker the mold and the mildew had a leak in the wall which left the entire wall behind the kitchen sink moldy. They came in and bleached it down and thought they were going to just seal it right back up. Thank god I work from home and saw all of this I made them tear counter tops cabinets everything out. After repairs mold was still under flooring which was never installed properly had bubbles from the day I moved in. Contractors moved my furniture and tore some of the cheap vinyl flooring. I just moved out the beginning of June and have already received a bill to replace flooring $799. and we are keeping deposit. Flooring has to replaced anyways and I was promised it was gonna happen before I moved out but of course never got replaced. Aga told me when I called sorry nothing I can do about it already reported it. I said previous manager said don't worry about it as well as maintenance supervisor. Aga response oh I don't have that communication. So since old manager winesome is gone and maintenance supervisor is gone I get the bill. After dealing with months of being sick from the mold, constant flooding, 3 different plumbing companies with 6 different techs in and out of my place for weeks.....what a slap in the face. Everyone I know that is there now cannot wait to get out of their lease.

    Misrepresentation of the actual apartment community. Place is falling apart needs so many updates. Just a mismanagement time has not been kind to the apartments and amenities. Things have been allowed to rot and rust. Neglect has destroyed a beautiful complex!! Talk is cheap I'm about results don't tell me I'm a priority yet not resolve my issues all of my issues without priority. Dismissing consumer concern is so in professional value has to be shown to the residents. No residents no community it's as simple as that. You can't deceptively say this is what we offer and then come to find out so many things aren't as stated presented online and via phone calls. They messed with the wrong one on this short come. Deserves a zero

Rules are implemented so everyone is of quality (at least most of them, with a few exceptions here and there). Mostly, residents are working professionals or white collar folks. It's usually very quiet, close to the beach, 2 airports and lots of conveniences. Staff is available 7 days/week and work orders are taken care of expediently, depending on the emergency level. People who complaint often choose to not abide by the rules or simply owe money and blame it on Management. I know that because as a licensed Realtor and resident, the Management Company hired me occasionally to fill in for a day here and there, when a staff member was ill or on vacation. That's when I got to see the inside of managing desires and wills of all residents: some would go off the handle because I refused to chase a snake they saw on the grass, others were upset because they lost their key in the middle of the night and management could not open their doors until the next morning. Some were complaining that a resident looked at them funny and wanted Management to evict them for that reason. Others would complain they hadn't received the mail or packages they expected and blamed Management for it. My favorite: their pet ruined the condo but insisted it was not their responsibilities to pay for the damages and threatened with potential lawsuits. Very interesting human interactions! In conclusion, I was privy to be a part-time insider and appreciated all the weirdness Management had to deal with on a daily basis and often, despite their best efforts, someone, somewhere, somehow felt short-changed. Considering the pros and cons, this community is well-kept. In general, "pressing" issues are addressed promptly and the complex is rather well-run, in comparison with other places I lived in prior and after Bal Harbour. My experience was positive and overall, it was a pleasant experience. I moved out because my company transferred me to another state. However, Bal Harbour deserves great ratings!

    READ before signing the lease!!!…read more TLDR: You will lose your deposit and more if you rent here! I lived at Solaris for two years, and overall, it was a decent experience. The maintenance team was prompt and efficient, and staff members were always helpful and friendly. The location and amenities were convenient, making it a good choice for students. However, I was very disappointed with the move-out fees. Despite leaving the apartment in good condition--with no actual damage to the flooring, only stains (which we had removed before)--I was charged $3500 for flooring replacement. Per the email replied to my dispute email, he also used the word "stains" Many of my classmates who also lived at Solaris had similar issues with excessive move-out fees for carpets, painting, and flooring. I've talked with many students from NOVA and it seems like that they will try to retain renter's deposit by adding bogus fees without a phone call or emails of explanation. While I initially would have recommended Solaris for its convenience and helpful staff, the unfair charges at move-out make me hesitant to do so now. Future residents should carefully document the apartment's condition before moving in and be prepared for potential disputes over fees when leaving. Update: Thank you Sarah and Solaris Key's team for responding to my review and inviting me to reach out via email for further details. I appreciate the engagement. However, I'd like to provide an update on how this situation has been handled since my original review. Despite reaching out for clarification on two specific invoices (as mentioned in my email), the management has not responded to our email.

When you live here, you can enjoy dog feces…read morealmost always on the sidewalks, in the grass, and down on the beach area from irresponsible dog owners, constant car break-ins (with one car even stolen from here last year), shady characters coming and going because the complex gates are always open in daytime hours, except maybe Sunday, people who don't live here using the pool and amenities because they can skirt the key fob entry by simply walking off to the side of the pool around the grass to the beach and come up the stairs to the pool (great safety feature, huh?), dogs whose owners leave them outside all day on their balconies to bark endlessly, old rusted bicycles with flat tires obviously left here and never used, people subletting their units as AirBnB's and this is supposed to be a violation, and a gym where you can bring Fido inside while you work out because no one does anything about it. You too, can live in this glorious community. It's time for me to leave.

My lease was over and I moved on July 6, today is July 29th and I've received a surprise move out charge this morning for $418 along with not receiving my security deposit. Every time you pay rent you WILL be charged an $8 convenience fee for using the online pay option, HOWEVER that's the only way to pay for utilities/rent/trash/sewage, do anticipate an extra $8 charge for every transaction. The complex WILL charge you $5 for every light bulb that's out, they do not cover light bulbs along with multiple cleaning fees, carpet cleaning fees, and a trash bill that's nearly $200 (for my 6 days of living in the complex this July). When I left my apartment everything was clean, not a single stain was on my carpets or floors. However there have been many residents moving out and now that the numbers are lower the complex has become greedy. Overall with money aside, it's is a nice complex located in downtown Clearwater. Be prepared to see and experience many Scientologists around the complex/area. The maintenance was wonderful and the management was good in early 2025, however after the previous AMAZING manager resigned and since April 2025 the management has been lacking. The gym and pool are both awesome and it's typically a very quiet area (Scientology hub). If you're willing to pay a lot of surprise charges, this is the place to be!

They got rid of major things like nightly security, the morning cleaning crew, pool and lawn maintenance and general upkeep. The Boulevard was beautifully maintained before and had gorgeous flowers, bushes, trees and lawn. Now it's dried out and unkept. Because of the lack of security, more random people and teens are using the pool and amenities all hours of the day/night. Using the grill areas are now disgustingly dirty. No one cleans the tables, chairs, surface areas or changes out the trash cans. This also includes the gazebo, pool and pool bathroom areas. They are so dirty. Most of the "luxury" amenities are broken most of the time as well. This includes the inside lap pool (if that's what you call it), car wash hose, car vacuum, and inside amenities such as ac not working for a month inside our apartment! We moved out once we saw the increase in rent by hundreds of $$ a month, plus adding mandatory cable/ internet, parking, doubled trash pick up and a much lower standard of living. The Connor Group is the absolute worst. Read reviews on all of their properties also on the Better Business Bureau. Do Not rent anywhere that this group owns. You'll save yourself a lot of grief and money.

The manager stated that she should eat peanut butter and jelly sandwiches. They now are in the process of painting the building (AGAIN) 3 times in three years. It's a beautiful shade of slightly darker blue now. I suppose it's camouflaging the (CRAP) this place truly is. So, if your looking for glam on the outside sprinkled with disrespectful management, inside appearance that falls apart and you love overpaying for your home for status reasons. This is the place for you. Stay out of the pool and don't ask for any maintenance or assistance and you will be fine.
