READ before signing the lease!!!…read more TLDR: You will lose your deposit and more if you rent here! I lived at Solaris for two years, and overall, it was a decent experience. The maintenance team was prompt and efficient, and staff members were always helpful and friendly. The location and amenities were convenient, making it a good choice for students. However, I was very disappointed with the move-out fees. Despite leaving the apartment in good condition--with no actual damage to the flooring, only stains (which we had removed before)--I was charged $3500 for flooring replacement. Per the email replied to my dispute email, he also used the word "stains" Many of my classmates who also lived at Solaris had similar issues with excessive move-out fees for carpets, painting, and flooring. I've talked with many students from NOVA and it seems like that they will try to retain renter's deposit by adding bogus fees without a phone call or emails of explanation. While I initially would have recommended Solaris for its convenience and helpful staff, the unfair charges at move-out make me hesitant to do so now. Future residents should carefully document the apartment's condition before moving in and be prepared for potential disputes over fees when leaving. Update: Thank you Sarah and Solaris Key's team for responding to my review and inviting me to reach out via email for further details. I appreciate the engagement. However, I'd like to provide an update on how this situation has been handled since my original review. They always put up a great event and I wish more residents will come. I lived here for 2 year before the pandemic and moved to Miami during the middle of Covid rise to do travel nursing. I decided to come back here when the market is very hot in Tampa Bay. I end up paying a very high rent for a 1 BR apt. I renew my lease this year with a slight raise on my rent but I wished sometimes I didn't because of the people living across my door/unit. They are very loud and constantly fighting and arguing. Not to mention the pile of garbage they always leave by the door. I know they only have 1 BR but it seems like there's several adults living there. With the garbage issue I have to notify the office a few times and send them photos. I was told I should notify them each time they violate the garbage policy. I finally see them stop leaving the garbage 24 hours a day 7 days a week out by the door which is against the rental policy after a couple of weeks. After working 13 hours in the hospital I don't want this kind of sight coming to my unit . The noise and arguing continue and 1 time I end up calling 911 before someone get hurt really bad. I don't need to hear all their arguing in a few days that I am home since I travel a lot and work a long hours. I also noticed the past 2 bills the sewerage bill is sky high. I can't figure out why. I talk to the office about it and the staff wanted me to call the agency who send them a bill to find out how they do the assessment of our water and sewerage bill. It's a surprise for me cause I worked 12 hours a day 3 to 4 days a week and half of the time on my day off I am not home. I'm the only one living in the apartment and I can't understand why suddenly my utility bills went up. Also, I have notice the vacuum at the car wash has been out and with a sign temporarily out of order for half of the year. The grill in the pool area are not working properly. I consider this place a luxury rental property and it's being marketed as such and so I expect it to be. Over all don't let my review prevent you from living in this place especially when the timing is right and you get a good rate. Who knows you might end up having a neighbor that you will love and be friend with for the rest of your life.

Very bad plumbing issues in our townhome. Make sure you don't rent one with the plumbing access on…read morethe side. We have had issues with the downstairs toilet clogging since day one and we have had a flood of sewage in our living room before. We now do not use the downstairs toilet for number 2. Two and a quarter bathrooms is more like it. Old cast iron pipes that are too small. No easy repair and they haven't put the money in it seems. The staff are friendly but they also seem to cut corners when it comes to repairs. If there is a quick, cheap slap-it-up-and-forget-about-it method available you better be certain that's what'll be employed. I get that the property is old, but fix it right. Also very deceptive signing process! We had signed what we thought was the entire lease online, but when came ready to pick up the keys and pay the deposit, they told us day of, "first you need to sign a LEAD PAINT addendum." We had already made the decision to move and settled affairs with a moving company, so we felt compelled to sign. Had we known that beforehand we certainly wouldn't have gone through all of that. The only reason it isn't one star is the price per square foot. Find another place right now renting an almost 1400 sq/ft townhome for less than 2000 in Largo. I'll wait...

The owner is a slumlord because no money goes to fixing the property. We've been waiting 3 years for a new balcony to be installed in place of the one that had been rotting away for decades. My sink is clogged and the property manager had to go back in forth with them for 2 weeks to get a plumber out to fix it and they aren't getting them out here for another week. So that's 3 weeks with no bathroom sink. My advice is keep searching and don't even waist your time looking at this place.

We initially had problems related to the freon, and later there were issues with the motor in the unit itself. While mechanical equipment will inevitably have problems from time to time, Toce worked tirelessly to make sure everything was addressed properly and that our AC was running as it should. Living in Clearwater, Florida, reliable air conditioning is incredibly important, especially during the intense heat, and Toce consistently made us feel supported and taken care of throughout the process. His responsiveness, professionalism, and dedication to helping residents truly stood out. We really appreciate all of his hard work." Mathew: Matthew from the maintenance team has been absolutely fantastic in helping us troubleshoot and repair our AC unit issues. He was always available, responsive, and committed to making sure we were taken care of. One moment in particular really stood out to us. Our AC stopped working after hours on a Saturday night, and with the Clearwater heat, the apartment was quickly becoming uncomfortable. We called the leasing office and left a message, honestly wondering what the chances were that someone would actually come out that late on a weekend. About 20 minutes later, Matthew arrived with a smile on his face and immediately got to work troubleshooting the issue -- even going up to the roof to investigate the system. He was able to get the AC running again temporarily so we could get through the weekend comfortably, but what impressed us even more was that he didn't stop there. Matthew later came back to perform a deeper inspection to identify the root cause of the issue. It turned out the evaporator coil needed a thorough deep cleaning, which was causing the breaker to trip. After he completed the cleaning, the AC has been running amazingly well ever since. Problems can happen with any mechanical system, but Matthew was relentless in making sure we felt supported and taken care of every step of the way. We truly appreciate his professionalism, dedication, and positive attitude. Thank you, Matthew!

This complex is does poor repairs the management will take your deposit and will always have an excuse on why they can't sol a problem. The complex manager should be fired she would not email about elevator issues and just let you find out when you run into it like the elevator breaking down monthly and take weeks to repair. She also, made it when I lost my deposit because she would let her family members do whatever they want from walking their dogs off leash while other people with dogs are responsible if her dog got killed because it would run up to dogs on a leash. And from that she ran out of the office and try to threaten me with legal actions because her dog could had been hurt and when I moved out she did a false report on my apartment charging me with a cleaning fee and put a pro-rate fee to deplete the rest of my deposit. Just find it odd after cleaning my apartment and having zero damage and steam cleaning my carpets three times before moving out and magically owe the precise amount to make my deposit go to zero for a pro-rate I paid at my last month.

This complex just got bought out and is under new management. While the verdict is out on what…read morekind of management they'll be and it's only day 3 of us being aware of this, they've begun painting one of the buildings a bright blue (when the entire complex was just painted a year ago, from what I understand - it certainly didn't need a paint job so kinda questioning the financial prudence of that decision). Not a deal breaker by any means... but they are SPRAYING the paint and NOT SECTIONING OFF PARKING around the building so guess what... some residents are pissed to now have some bright blue speckles on their vehicles. Not a good look so far for the new folks. 3 stars is the middle ground because the paint issue shows a lack of care for proper procedure but so far - aside from some issues with the fire alarms that seem to have been fixed by the previous management, I've enjoyed my space. It's noisy to be on the corner of Ulmerton and Seminole, but it's also convenient so there's a tradeoff. If hearing the sirens from the fire department, police station, and paramedics that are all on the same stretch of Ulmerton is going to bother you, look elsewhere because that's a frequent occurrence here.

Today, I wouldn't recommend this property to anyone considering a lease. My wife and I traveled from Maryland to Florida to find an apartment for my winter stay with my elderly mother and our dog. We toured The Boulevard with leasing representative Kyra and met with the sales manager. We were so impressed with their assurances and willingness to accommodate our needs that WE CANCELED ALL OUR REMAINING APARTMENT TOURS. What a mistake. We were assured that I could rent a renovated two-bedroom apartment in Building 5, on an upper floor overlooking the pool and pond, with a walk-in shower essential for my mother's mobility limitations. I originally requested three months but agreed to four because management said three-month leases were unavailable. The agreed rental period was December 1, 2026, through April 5, 2027, at $2,795 per month. I HAVE EMAILS DOCUMENTING THESE ARRANGEMENTS. When the leasing portal generated an incorrect six-month lease identifying the apartment as a studio, I immediately questioned it. Kyra apologized in writing, explaining that the lease had been automatically generated before the "special accommodations were added." She confirmed the renovated two-bedroom apartment and explained that I was waitlisted pending assignment of an exact unit number. She subsequently provided a corrected quote sheet reflecting our agreed dates. Fast-forward three months. After receiving no meaningful follow-up, I contacted The Boulevard, only to learn that management had changed and THE NEW MANAGEMENT WOULD NOT HONOR THE ARRANGEMENTS MADE BY ITS PREDECESSORS. I was told there was no signed lease in effect and that the manager who made the agreement no longer worked there. Apparently, management commitments expire when management changes. Instead, I was offered a three-bedroom apartment for $2,295 monthly, requiring a SIX-MONTH lease, without the walk-in shower my mother needs. The alternative? A two-bedroom for $2,695 monthly, also requiring SIX MONTHS, unavailable until JANUARY--one month after my planned arrival. WHAT HAPPENED TO THE APARTMENT I WAS PROMISED? THE FOUR-MONTH ARRANGEMENT? AND WHY DID NO ONE CONTACT ME? Worse, my leasing documents and application information have disappeared from the resident portal. I've requested copies of my complete file without receiving a response. I cannot even verify whether I electronically signed the earlier lease because the documents are no longer accessible. This isn't simply an inconvenience. I was arranging a nearly 1,000-mile relocation with an elderly parent who has dementia and accessibility needs. I relied on management's written assurances, stopped searching for alternatives, and made arrangements with her existing caregivers. Now, just weeks before our planned departure, I'm left scrambling. I understand that apartment availability and personnel change. What I cannot understand is a business making specific commitments, confirming them in writing, allowing a prospective resident to rely on them for months, and then walking away without even the courtesy of notifying that person. My original five-star review was sincere. Kyra was welcoming and attentive. Unfortunately, that initial professionalism has been replaced by an astonishing lack of accountability. BUYER BEWARE: Don't rely on verbal assurances, emails, or promises of special accommodations. Obtain a fully executed lease identifying your specific apartment, dates, and terms. Save every document outside their portal. I went from enthusiastically recommending The Boulevard to having absolutely no confidence in its management. A BEAUTIFUL PROPERTY MEANS NOTHING WHEN YOU CANNOT TRUST THE PEOPLE MANAGING IT.

This property isn't perfect, but I'm giving it 5 stars because I have loved it. We moved in March…read more2019. My husband got a job offer out of state so we are having to leave early, but if that hadn't happened we likely would have renewed for another year. What I love: the property and apartments are beautiful. Grounds are pretty well maintained and the maintenance team (friendly and professional) is always quick to respond to any issues. The pool is saltwater and is so gorgeous and clean that it makes me feel like I've been living on a resort. I'm going to really miss the pool. The workout room is pristine and has a gorgeous view. Nice walking path around the fountain ponds. At night it's so nice to walk and see how the buildings shine from residents' lit homes. It always feels safe here and aside from one altercation a young resident had outside my building in the parking lot, it's been quiet. The automatic rent payment that includes water, valet trash, mail service and our storage unit is very convenient. Front desk people and management have always been helpful and polite. It's close to Seminole City shopping center with two major grocery stores and a number of restaurants... not to mention being only 8 minutes from the beach! The only two negatives are that the buildings floors are not soundproof at all. We are on the second floor. I hear my neighbors walking around all the time - and sometimes making louder sounds that I can't quite figure out the cause of. I love it here enough that something like that doesn't get under my skin much - but I have had my sleep disturbed a number of times due to their odd hours so if noise is a major factor for you, this may not be your place. For me, it's been totally worth it. My neighbors below are more sensitive and think we are a trio of elephants though we're only living normal life. The other negative is that for some reason, the groundwater that comes from the sprinklers outside smells like sulfer and is very hard. It leaves a residue on our car so we have learned to park away from the irrigation sprinklers at all times. As for the smell - not much we can do about that. But it only happens once per day and early in the morning for a short while and then it's over. Overall - this place has been amazing for us. It's almost perfectly between St. Pete and Clearwater. 20--25 minute drive to Tampa airport. I'm sad to be going. Oh I should mention also the cabinets aren't super high grade quality. I can tell they're fairly cheap - but they sure are pretty!
