READ before signing the lease!!! TLDR: You will lose your deposit and more if you rent here! I lived at Solaris for two years, and overall, it was a decent experience. The maintenance team was prompt and efficient, and staff members were always helpful and friendly. The location and amenities were convenient, making it a good choice for students. However, I was very disappointed with the move-out fees. Despite leaving the apartment in good condition--with no actual damage to the flooring, only stains (which we had removed before)--I was charged $3500 for flooring replacement. Per the email replied to my dispute email, he also used the word "stains" Many of my classmates who also lived at Solaris had similar issues with excessive move-out fees for carpets, painting, and flooring. I've talked with many students from NOVA and it seems like that they will try to retain renter's deposit by adding bogus fees without a phone call or emails of explanation. While I initially would have recommended Solaris for its convenience and helpful staff, the unfair charges at move-out make me hesitant to do so now. Future residents should carefully document the apartment's condition before moving in and be prepared for potential disputes over fees when leaving. Don't believe the management photos on the website. When you live here, you can enjoy dog feces almost always on the sidewalks, in the grass, and down on the beach area from irresponsible dog owners, constant car break-ins (with one car even stolen from here last year), shady characters coming and going because the complex gates are always open in daytime hours, except maybe Sunday, people who don't live here using the pool and amenities because they can skirt the key fob entry by simply walking off to the side of the pool around the grass to the beach and come up the stairs to the pool (great safety feature, huh?), dogs whose owners leave them outside all day on their balconies to bark endlessly, old rusted bicycles with flat tires obviously left here and never used, people subletting their units as AirBnB's and this is supposed to be a violation, and a gym where you can bring Fido inside while you work out because no one does anything about it. If I could give it a zero or negative stars I would. The management is rude and disrespectful. If you make a complaint they blacklist your file. Make sure your apt is immaculate at move out and you have no mold in it like we found in ours. The mold was making me sick and we finally had to move! Then they decided to charge us after being there for almost 9 years for the carpet replacement and a refrigerator door, but couldn't supply photos of that. To top it off, they never sent out a bill for this, we found out when they sent us to COLLECTIONS! They are the epitome of pathetic. You can't reach the owner company, Rangewater in GA as they send you right back to Cj and Matt. When you bring up concerns of mold, the maintence men pull out their Google translator and tell you it's because you burn candles. I do not burn candles but I do use glad plug in's so if that's creating black stuff in my vents, I don't know what to say. We asked if the vents could be cleaned and Cj said at our expense. Stanley Steamer refused to do it as they stated the hvac system was to difficult to maneuver through, but if we really wanted them to do it they would Charge approx 2k out of OUR pocket! Needless to say we didn't do that because it's not our property. The algae on the windows, I called and spoke to Matt about this and they told me I would have to hire a company with a cherry picking truck and pay out of pocket because they do not clean windows! We were on the 4th floor and the windows did not pull in to be cleaned. One of the window went bad(springs) and the maintenance man had to replace them so I was able to clean at least ONE of the bedroom windows. So if you really want to move there, use caution.. the only plus is they have elevators in some buildings but not all. read more

I love living in this place. I can't find anything like this apt complex in the area. The pool area and view is phenomenal even though I think the appliances in every unit should be upgraded. I love the activity director and his girlfriend. They always put up a great event and I wish more residents will come. I lived here for 2 year before the pandemic and moved to Miami during the middle of Covid rise to do travel nursing. I decided to come back here when the market is very hot in Tampa Bay. I end up paying a very high rent for a 1 BR apt. I renew my lease this year with a slight raise on my rent but I wished sometimes I didn't because of the people living across my door/unit. They are very loud and constantly fighting and arguing. Not to mention the pile of garbage they always leave by the door. I know they only have 1 BR but it seems like there's several adults living there. With the garbage issue I have to notify the office a few times and send them photos. I was told I should notify them each time they violate the garbage policy. I finally see them stop leaving the garbage 24 hours a day 7 days a week out by the door which is against the rental policy after a couple of weeks. After working 13 hours in the hospital I don't want this kind of sight coming to my unit . The noise and arguing continue and 1 time I end up calling 911 before someone get hurt really bad. I don't need to hear all their arguing in a few days that I am home since I travel a lot and work a long hours. I also noticed the past 2 bills the sewerage bill is sky high. I can't figure out why. I talk to the office about it and the staff wanted me to call the agency who send them a bill to find out how they do the assessment of our water and sewerage bill. It's a surprise for me cause I worked 12 hours a day 3 to 4 days a week and half of the time on my day off I am not home. I'm the only one living in the apartment and I can't understand why suddenly my utility bills went up. Also, I have notice the vacuum at the car wash has been out and with a sign temporarily out of order for half of the year. The grill in the pool area are not working properly. I consider this place a luxury rental property and it's being marketed as such and so I expect it to be. Over all don't let my review prevent you from living in this place especially when the timing is right and you get a good rate. When we first moved in two years ago the grounds were well kept and the buildings were often cleaned. When you walk around the complex now there's trash all over and the landscaping is struggling. They force you to keep your trash inside your home until their desired pickup time. Ironic given the amount of trash around the complex. I will say the two bedroom apartment layout is nice and the maintenance crew is helpful. The amount they charge for the apartments now is insane though. You are better of renting a house. read more

In my opinion, i dont feel safe (gates are consistently broken or all three are open at all times), the assistant manager treats you horribly, won't give you the time of the day, honestly just He's super mean. If you have any issues the manager WILL NEVER take care of it, instead the assistant manager will, Matt is his name. The actually apartments are actually not to par at all, I've lived at much nicer apartments. It's just not worth the money and also there is trash in the hallways, always. Do not move here. I've been miserable since moving here. It's made my move to Florida from out of state horrible. Run far away. They try to get you and act all nice before signing and basically people sign the lease because of the beach/ bay area, which no one ever uses that much. I don't recommend it due to the neglect that Mr. Matthew did to my family. Due to the pandemic, I had difficulty honoring the payments on time, we talked to the manager who was given the option to return the keys, we asked about the fine, and we were told by Matthew that it would be covered, was that what we did and after a year I went to research my credit score and go ahead? Solaris Key put my name on the Collector and didn't even tell me, my wife sent an email asking why our name is in the collector and we believe in Matthew's words, he answered an email just saying he would see it, it's been 3 months and he doesn't even answer our emails anymore. Top Notch!!!!!!! I have lived many places, and I can say between cleanliness, maintenance, and amenities on the property of SK is truly top notch. Truthfully, the staff is great, and do everything they can to accommodate everyone's needs. Especially during the pandemic, which we are still under restrictions for. It's unfortunate that many take to reviews to make false claims to justify their negligence. I am glad I have taken the time to form my own opinion of SK. Advice to the complainers trying to tarnish the hard work of SK, read your rental agreement, and abide by the policies set in place, that keep SK a great place to live. Also I want to make note about Parking.. The entire property is getting a painting face lift, and got brand new paving, this is called regular maintenance. Some issues that have come up in that amount of time are vehicles being broken into, packages being stolen from units, paper thin walls and ceilings; residents not picking up after their dogs, and an often overcrowded pool area. Have had an exterminator out multiple times. The couple times I have needed maintenance, my issues were usually resolved within two days. read more

Moved to Solaris October 2016, based on the online blog of a current resident, whom I never met. The complex is unique, two entrances set back from the main highway (Gulf to Bay) back up by the water of Tampa Bay. (Bring a SUP or kayak). The clubhouse is separate from the leasing office. The pool is nice, but I never used it. Preferred the two separate fire pits, though some clique/residents would occupy it more often and longer. SK is very dog friendly, that was my main reason for choosing to live here. Most residents are from out of town, and I liked that. Parking is average, if you come back too late you might have to park further from your building, or outside the gate. There are plenty of spaces on the Target side... outside the gate. After the Hurricane, this side of the complex had power restored first. I had a first floor apartment, close to an air conditioning farm and a major bright light. It was sad really, and nothing could be done besides wearing earplugs every night, a sleep mask, with black out shades too. Terrible placement made for frustrated sleeping. Now I live on the third floor, because air conditioners suck. The office staff was friendly, especially Nicole who originally leased to me, and Matthew who always made me feel welcome, and asked if I needed anything repaired or serviced. Tips: change your AC filter very often, I bought higher quality filters and left them for the maintenance guys to install. The HVAC closet is locked so you cannot change your own. Maintenance is timely and professional, there is security down at the clubhouse, gym is 24hrs, or at least it was when I frequented it earlier in my lease. The gym equipment is good quality and the room is large. There is a hardwood dance/yoga room adjacent to the other equipment. Some places have more amenities, but SK had enough for my needs. Valet Trash $$ was new to me, but I got used to it. Not available Fri/Sat but there is a compactor on site near the mailboxes. I always felt safe/comfortable walking my dog all around the complex, either early morning or late at night. Always within the gates, but there are plenty of areas to walk. There is a dog park, and I wish some newer owners would be more disciplined about picking up after their dogs. I broke my lease due to work relocation, out of state, otherwise I'd still be there. Oh, there's no spa/hot tub. You can rent a detached garage, but there is no other covered parking. Resident parking is strictly enforced. My guest was towed even though we had a weekend pass from the office. I believe it was behind the sun shade, oh well. Take a look, it's easy access to TPA and PIE airport, I used Lyft directly from the gate $20 and 30min with traffic. Good luck. read more

I was a resident here for 7 long months. On initial observation of the property it appears to be a beautiful place to live. However, it is a façade. Behind the scenes there are many things to be aware of, especially for rents of $3000.00. First of all, the apartment amenities are cheap. Light fixtures, plumbing, kitchen cabinets, and refrigerator are only a few examples. The second bedroom has mounting and wiring for a ceiling fan, but no fan. The water heater cannot produce enough water for two people to take showers successively. I had 3 instances where water from the apartment above rained down into my apartment because their dishwasher drain was backed up. Second of all, the pool and clubhouse. Looks great, but has hidden issues. During the tour they boast of a heated pool. The heater was broken for 3 months of my stay. When it was finally back in service, management would either not turn it on or only set it to 75 degrees. I left on May 2nd, and the pool was still very cold. In the clubhouse, many items are in disrepair. The pool table is unusable. Lastly, management. Not supportive of the tenants and incompetent. When I first moved in , I was billed for vacant electric even though I had the electric in my name. They resolved it, only to charge me again the next month. The last straw was when my deposit was charged because they said I failed to pay the final rent, even though I have the receipt showing I paid. Management is all about nickel and diming the residents. If you are looking for a luxury apartment by the water, I recommend looking elsewhere. read more

Well I've been here for seven months now, and I can see why someone checked off that my initial review was funny. The staff at Solaris Key are very nice to you when you're looking to rent, however, once you've moved in, not so much. The apartments here are very small and the walls are very thin. Subsequently, you can hear your neighbors when they get up and when they go to bed. For a short term lease, this is probably not a bad deal but long-term I don't know about you, but I don't want to be awakened at 5 o'clock in the morning with my upstairs neighbors moving their appliances. I was told when I moved in that there are visitors parking spaces on the side of the building, so when my guests arrived for a holiday weekend I instructed them to park on the side of the building not realizing that there's only three spots that are designated for visitors; my guest's car was towed; no warning, no call, nothing just towed. The front gate was broken for about three months, and the primary reason why many of the residents moved here is for security purposes. During the time the gate was broken, several vehicles were broken into. Just recently, I had knee surgery and my mother picked me up from the doctors office and was parking the car and I no sooner got into my apartment when I got a call from Cole, a salesperson in the rental office, stating that my car is double parked, pictures have been taken of it and it needs to be moved immediately. Mind you, this was on a Monday there's no other cars in the parking lot but mine and clearly we had no intention of leaving our car double parked, I just needed the space to navigate my walker from the car to my apartment. The office clearly needs to focus on their customer service skills, getting new renters and stop harassing the current residence. There is a lot of competition in the rental arena, so needless to say, if I were the management here, I would focus on keeping their current occupants happy, not harass them. Needless to say I cannot wait to move out of here! No, I do not recommend this place unless you are looking for a short-term situation. If you are looking for an apartment, you need to be observant about potential neighbors in the building. Beware, it's just a façade at Solaris Key. When you are whisked around the property, many details are easily overlooked. Hallways are stained from leaky garbage bags. The fire pits on the beach have been broken for over six months. Dog owners don't pick up feces and leave their dogs unattended on balconies barking for hours. The Internet at the Beach Club is useless. The outdoor furniture and rug at the Beach Club are filthy. There are red fire ants around the pool. On weekends, some tenants have huge pool parties and there aren't enough chairs for residents. Aesthetic improvements have been made to make Solaris Key look good, but don't expect the level of service and competent management that is projected by the property's appearance. The office staff is frequently unprofessional and gives out conflicting information. There is poor communication from the management. Only two-days advanced notice has been provided for major things such as buildings being painted, parking lots being resurfaced, pressure washing, and tree trimming. No consideration is given to tenants who might be out of town and cannot move their car or clear their balcony immediately. It often feels like living in a household with alcoholic parents. Residents are intimidated to post the truth about Solaris Key out of fear of retaliation. read more

I will start this review by saying that the place served its purpose for me. I moved to FL not knowing a lot of people and when I toured (with A.J. who was amazing and one of the only quality people to ever work in the office) it seemed like a very social place. I thought great, I will be able to meet people! The community looks beautiful and well kept, safe, well lit. I did meet some great people, however, the underlying issues surface after a while. Obviously with the good people, also come the bad. The upkeep of the community ebbs and flows, depending on the current maintenance staff. Safety depends on whether or not some drunk person takes out the gate that week or not. There is a lot of chaos at the pool every weekend, to the point where it is no longer relaxing and enjoyable, people blast their own music, on their own speakers so it is a battle of the bands, country on one side, rap on the other. I don't mind the drinking but it became clear after a while that there is a lot more than drinking going on with some people in the community (some of which have been evicted after the 19th offense) but others that are still very much a part of the community. I used to enjoy the resident events and thought they were fun, but even those have gone downhill and I stopped going to those. I witnessed one resident so drunk at one of the events that he was throwing up on the cement at the pool and peeing over the pool deck onto the beach area. The places are very poorly built, if your neighbor has a dog that barks, and trust me so many do, you will hear it, all day every day and one of the worst offenders was actually the office manager! If you don't live on the top floor, you will hear everything from your upstairs neighbor, including them using the restroom if you happen to be in there at the same time. Did I complain? About the dog yes, about the upstairs neighbor, once or twice, but then i realized it isn't his fault and he has to live, so I learned to live with it. If you are not on the 1st floor, beware, people will call the cops on you for having a dog that gets excited when you come home and might do a little circle or two at 5 in the evening. If you have an issue and need to talk to someone in the office, it is pretty much (outside of a VERY few people) like talking to someone who started the job that day, if you do talk to one of the managers, they will treat you like you are an idiot, talk down to you and give you attitude, or put on a smile, placate you and then do nothing for you. These places are expensive and for that amount - you should be treated like a person - not just a rent payment. I gave it two stars because like i said I moved in for the social aspect which I got (too much so), it's like a sorority house version of MELROSE PLACE!! If you value your privacy I do not recommend this place to you! I do think that when the community is being taken care of it is a beautiful place to live, and the access to the bay and the kayak racks are worth a five star rating, unfortunately the bad definitely outweighs the good. I am sure the feedback will be that I moved out because a bought a place, which is partially true, I did buy a place.... but Why was I looking for a new place and why did I move out 9 months before the end of my lease? read more

I've lived in a one-bedroom and now a two-bedroom apartment at Solaris Key for the past few years and it's like living in a five-star resort. When guests visit, they always ask me if I feel like I'm living on vacation and I say - YES! Between the walking community around us, the clubhouse with workout facilities, luxury recreation amenities, in the prettiest pool in Clearwater overlooking the bay - I literally can't find a better place to live. The neighbors are friendly and the on-site staff are stellar - courteous and professional - Matt is the BEST. I highly recommend living at Solaris Key, it's home. read more

I love my apartment and all the amenities (when they're available), but my biggest issue lately has been parking. I get home around 8-9pm most nights and all the spots within the gate by my apartment are full. Normally I wouldn't mind, but there are usually a good amount of parking spots filled by cars without resident stickers. I've brought up these issues with Solaris many times and they claim that they're towing, but they are not. I see the same cars parking inside the gate every night. I addressed my issues multiple times with Sharon and she was very very very friendly and pleasant and I appreciate everything she does; however, the complex doesn't tow and that's the most frustrating thing. Before I end this, speaking back on my side note about the amenities, Solaris has beach chairs that have been tied up for months that we are unable to use. As well as a clubhouse room that has been closed for months as well. Overall it's a good place. read more

Let me begin my review with this. I was told by your rep, Cole, in front of another prospective "Future Resident", "you are not a priority". That tells the story in a nutshell. Allow me to elaborate how in less than five minutes in the door, I was out the door. I was in town for a few days, visiting with the consideration of relocation to the area. My goal was to set up several business and apartment appointments while in town. I called a week ahead and spoke to a woman about stopping by for a tour of the property upon my arrival on the 22nd. I was advised that I would be given a tour by Cole. I advised her that I would be able to stop by sometime between two and closing but that I would call before hand. I then called once in town on the 22nd at which point no one answered the phone. I called 5 times before I finally got an answer. Cole apologized, however, seemed to have no recollection or acknowledgment even though I mentioned that I had called about seeing the property today a week ago and said that if I arrived there no later than 4:40 that he could give me a tour. He had also asked me when I was planning to move. I explained I was in town perusing the area and would move between seven months to a year down the road. I arrived at 4:10, at which time there was another person who happened to walk in who did not have an appointment. I know this because the person voiced it himself after Cole said that I wasn't a priority in front of this person. Cole then said that he would take us on a tour together, (that was the "game plan" as he put it), and I didn't mind seeing the two bedroom, as well, as the one bedroom. Then Cole requested my ID. I have never been asked for my ID to see an apartment only upon filling out an application post seeing and deciding to apply and I voiced this at which point Cole pompously responded by saying that "the others weren't doing it right". Let me also say that Cole's demeanor in general was rushed, uninviting, insulting and blatantly unprofessional. Obviously he wasn't on his A-Game, as he had no idea who I was when I called and came off with his delivery as if he was doing me a favor by fitting me in and giving me a tour, meanwhile, I had called a week in advance and reconfirmed prior to and called the day of. So if anyone isn't doing it right, I'd have to say it was your sales rep. All I can say is the other properties I visited were keen and professional enough to remember my name, called me to confirm before the appointment, took time and care to take me on the tour and sit with me. They were organized and professional to get it right out of the gate and create a great impression which piqued my interest. After exiting to retrieve my ID, I realized that I have no interest in even considering a place with such poor customer service and representation. I returned inside to tell Cole I wasn't interested and his response was have a good day as if he could careless and I responded in kind. This person seemed very green, inexperienced and lacked any customer service or authentic sales skill. He came off as one of those horrific fast talking used car sale men that we see in the movies. My time is valuable and with the limited time I am in town for to be wasted, it was not appreciated. If your business hours are in effect, hire someone to answer the phone. Be organized and know who you're seeing and when you're seeing them and be courteous to reach out and confirm the appointment before hand - be courteous period. I work in the high-end luxury service industry and I can tell you this, you need to find competent people to represent your residence. This family/resort feeling that you advertise is not projected by your salesman. If they are younger in a sales position and just learning they should at least be humble and possess some basic common sense not to insult and turn someone off to your property within a minute of walking through the door. It's a shame because Solaris was one of my top picks to visit particularly because of the studio space within the fitness center but it is no longer a consideration let alone a "priority". read more

After months of online searching, I came across Solaris Key Apartments on Craigslist and immediately knew I had found what I was looking for. Living out of state and only seeing pictures online can sometimes be deceiving, but I was pleased to discover how accurate the descriptions and pictures actually were once I arrived to Florida. My boyfriend and I toured a number of different apartments in the area about six months before moving to Florida and most of the communities rushed us through our tours (probably assuming we weren't serious about actually moving). When we toured Solaris Key with AJ from leasing, he took his time with us and made us feel welcomed. He was also very helpful when we went back home by answering our long list of questions, even sending actual interior pictures of some of the units. We have now lived at the community for a little over a month and have been very pleased with the responsiveness of the leasing/management and maintenance teams. Everyone continues to be very friendly and helpful. The apartment community is beautiful and unlike any other in the area. The pool and fitness center have amazing views overlooking the Bay with a sand beach that includes volleyball courts and cabanas for resident's use. In my opinion, the amenities are actually even better than described online. In addition to the items I saw listed, there is also a car washing station with vacuums and water hoses as well as an outdoor dog washing station at the entrance of the dog park. I do wish the grass throughout the community would be cut more often to prevent it from looking overgrown after the frequent Florida rains. The apartment buildings are also very beautiful with a colorful "Key West" theme and tropical landscaping that truly makes you feel like you are on vacation. The interiors are just as beautiful with high end stainless steel appliances and quartz/granite countertops. (There are three different color packages--ours includes white quartz countertops, dark cabinets and clear subway tile backsplash) Our apartment is on the first floor, so also has dark hard surface (wood-looking) floors throughout the living and dining areas. The bedrooms are carpeted. I was slightly disappointed with the materials used in the bathrooms compared to the rest of the apartment, however. The bathrooms look generic with dull, off white (non-quartz/granite) counters and sinks that I don't feel match the quality of the rest of the apartment. It would have also been nice to have double sinks in at least one of the bathrooms. I was a little nervous about the location of our apartment building as it backs up to a fairly busy road, however I have been surprised at how little street noise can be heard from our apartment. Unfortunately the same can't be said about noise from other apartments or even different rooms within your own apartment. It seems like there is no insulation in the walls preventing noise from traveling straight through the walls. Overall a great community that I would 100% recommend! read more

Solaris Key is an incredible place to live. It does not feel like apartments at all! The community area is very clean, yet not boring. All of the residents are very kind people as well. Finally, and arguably the most important part of living at any complex is the staff. The staff is absolutely great! So welcoming and helpful. From the second I have walked on the property, the entire staff has helped me with everything. I have asked Cole in the leasing office to help with various tasks, and without hesitation he has gone over and beyond to help me, even if the tasks is technically not his department, he is so helpful, and a super charismatic individual to speak with as well. 100% would recommend every and anyone to live at Solaris Key! read more

The place is a scam. I wouldn't recommend it to anybody. I've lived in five different apartments over the last 10 years and never had any trouble getting my deposit back. They charged me $500 to replace the carpet. I lived alone and didn't wear shoes in the apartment. read more

Worse place I ever lived. Broke my lease and paid just to get out of there. They are money hungry and that is all they care about. I wrote another review and they replied that I moved because I bought a house. Really?? 3 months into my lease? I did not buy a home. The living conditions were unacceptable and now I see many others with issues in this rather new community. The only good reviews are from people who haven't lived there very long. The construction, quality, and workmanship is horrible. Maintenance will sign off on work that is not completed and tell you they came while you were gone even though you know better because you were home all day. That is just the beginning. read more

Solaris Key is a beautiful property but the management is awful. Watch out when you sign the Lease (there's no paper Lease to review and you really need to read each and every section online before you sign)!! I thought all Leases were 12 months and was shocked when they later told me I had a 15-month Lease! Also beware if you are getting excited about the supposed kayak/paddleboard facilities shown on the website. That's been talked about for 2 years now and doesn't appear to be happening! Very misleading for those of us who thought was key in moving into this place. Also beware of the reported amount of rent and be sure to ask about all the add-ons (mandatory trash valet, water bill, $5 per month just to generate a bill for you! Another $1 if you want to pay online!) . I won't even get into how difficult and expensive it is to get a garage! Ask about annual rent increases, too, and read the clause about breaking your Lease if you need to move for any reason!!!! It's a beautiful location but once you are in, they nickel and dime you for everything they can, they don't want to let you out of your Lease unless they can make $$ off of you leaving, and good luck getting your security deposit back. Oh - forgot to mention that there seem to be a lot of people living there that work from home.....so if that's you - watch out at Christmas time when the front office refuses to accept responsibility for your packages!! You rent in a place like this as they have a front office to help collect things like Fed Ex, UPS when you aren't around and your business depends on it.....then all of a sudden in a busy month like December you get an email from the front office saying they don't accept responsibility for your packages. Unbelievable. Finally, walls are thin and it's noisy with dogs, cars in the overcrowded parking areas, people partying at the pool (which includes people drinking all day in the pool and then in the clubhouse on weekend nights) and people just living.
