    amazing customer service. The leasing agents are really nice and welcoming! They answered every question i had and also very patient.

    New management is the worst - the "property manager" is never in the actual office ... and the leasing people are helpless.

    They changed ownership and have been crazy busy with renovations. I'm excited to renew my lease and enjoy this gorgeous space!!!!!

    Moved out in October. never received security deposit back, never given a reason why. Florida…read morestatue states they are required to return deposit within 15 days or in writing provide a reason as to why they are keeping it or returning a portion of it. The former tenant then has the right to refuse their claim. Absent of that, after 30 days they are required by law to return the full deposit if they did not provide proper notification. Management had my contact information including a forwarding address. They also had my wife contact information. When I did call had to leave messages that were never returned was by luck I managed to speak to the manager after a month. She could not provide an answer as to what happen or if the check had been mailed. and had to look into the matter but then never followed up. I had to follow up again leaving unanswered messages till finally getting a leasing consultant. In 5 minutes she had the answer that they were keeping the deposit as we would only be getting $36.00 out of $1880. Claiming damage to the carpet. The carpet needed a cleaning, and they waited till we were out to do an inspection. They knew we were moving out of state and had a time frame. They still failed to provide proper notice to us as required by Florida law as to why they were keeping the deposit. Per the same law they are required to return the full amount of the deposit if they do not send notice. During the times I spoke with them not once did they state they tried to mail us the notice but it was returned. meaning no notice sent. Looking at possible legal action if the matter is not resolved.

My credit wasn't the best as I had a bankruptcy back in 2014 but my and my husband have stable work history having been at our jobs for 10 and 12 years same company, a local hospital. Maria who was the one who assisted us kept giving me the runaround that they are waiting to hear back from our current apartment, or our paystubs because they refuse to use the job number because they get charged and will not pay. Ok, they request paystubs which we have for years but no now they require our taxes for the year that I didn't complete because my husband and I got an extension till the fall. They tell us within five days of moving in we got approved but after this experience I declined as we have to make sure so we are not left with nowhere to go. The previous week I applied at a different apartment and got approved within 72 hours so we decided to take our losses and move on cause if this is how they treat residents we want no part of that.

Throughout the leasing process I had the pleasure of working with Danny, Ashley, and Jade. They all gave wonderful service, and sent a clear message that they love their job! Danny was my primary leasing specialist and I cannot say enough about his professionalism, knowledge, and friendliness. He is so genuine! The process was smooth and seamless, and I am so grateful to have found this place. Feels like home! I love the lake views and amazing walk in closet! All of the interiors are top notch. I had a minor maintenance request my first few days, and they responded and resolved my issue within two hours. That kind of thing is very important to me. Five stars all around!

I loved the look at first but, the office has poor communication and customer service which made the place less pleasant. They do not care about the residents just the money. Maintenance picks and choses when they want to come into your apartment when you're not home. The management team is highly unprofessional with poor attitudes and blame the residents for issues rather than holding any accountability. Not to mention the staff especially the property manager Ashlee sleeps with people on the property! Traffic leaving the community is insane and not worth it. The location has gotten heavily populated so if you have to commute be weary.

During my time as a tenant, I paid rent on time and maintained the apartment responsibly. Upon moving out, I was hit with excessive and unjustified charges totaling over $1100, including fees for repainting and duct cleaning -- despite already paying a $250 cleaning fee at the beginning of my lease, which was never clearly outlined as "basic" only. They stated my apartment was "beyond normal wear and tear", and refused to apply the deposit towards cleaning. Essentially, they stole my $250 on top of my $350 security deposit, and are trying to bill me for the remaining $800. They claimed pet odor required deep duct sanitization, but I had the air filters regularly replaced by maintenance -- the last time being a week before I moved out. I was not provided with detailed invoices for many of the charges, and they ignored my repeated requests for clarification, including what their standards are for "normal wear and tear." They also replaced basic carpet with low-quality material, then blamed "irreparable damage" without providing evidence beyond vague photos. This is the same management that once threatened eviction over a dog DNA "match" last year without camera proof. It's a pattern of intimidation and arbitrary charges to take more money from tenants on their way out. This is based on saliva samples and not the actual stool itself. If you decide to live here, be warned about submitting to Poo Prints. You are not just paying rent here -- you're paying for their discretion and total lack of transparency. I felt powerless throughout the process and was treated like a second-class citizen by corporate. Be cautious and document everything if you choose to live here. I already filed a complaint to the BBB. I hope that more people become aware and decide to spend their money elsewhere.

Before that they were closed almost every weekend with a different excuse. Gym is only open during office hours, roach infested and even though you pay monthly for pest control you have to request they come, property is not maintained by landscaping, surrounding fences are still damaged from hurricanes, bat infested roofs and nothing being done about it, and so many other issues! Prices continue to increase, and you get less and less. Save yourself the stress and move somewhere else.

The lady at the office told me that I didn't need to go crazy trying to clean up the place. She said that as long as I get all of my stuff out of there and don't leave any debris or garbage behind, I would get my deposit returned to me. And sure enough, she was right. I just received a check for $900, the entire amount of my deposit. If someone is looking for an apt in Brandon, I would recommend that you give Brandon Oaks a try.

    Let's begin with me coming home from being away for a week to find that my bathroom was being…read moreflooded. I was told that the previous tenant had recently moved out and that they had new tenants who recently moved in. What A Welcome!! For a year prior I barely heard a sound from above. The bathroom disaster, was followed by the discovery that these Animals owned 4 dogs. At times, it sounded like they were running them around purposely possibly for exercise. There was a constant slamming & moving of furniture to clean dog crap that was then being collected & stored on the balcony " above mine". In all fairness, I love Dogs, but it sounded like they were infact operating a kennel in a 4th floor apartment complex. We're talking about 4 large size dogs, running around all hours of the day and most nights. The "absentee- management" did ZERO, nothing, not a damn thing. At the time that they moved in, there were many bottom floor units available with access to a yard. Of course the tenants were even worse, they would make all kinds of noise especially in the evening. Most likely it was when they were just waking up to start their day. I was woke at least once a night, usually while I was deep asleep at 2-3AM. I heard rumbles of staff saying that one of them was coming or going around those hour (hopefully for legitimate work). It was followed by a stampede of dogs running like crazy when they arrived. Personally, if I come home early or late at night I have the respect for my neighbors. They had no regard for others, not a clue. On top of everything, these Thugs thought smoking marijuana 24/7 was also acceptable in a non smoking complex. Now, if it didn't travel through to my air-ducts, I wouldn't have cared. Unfortunately I had a cloud of smoke in my apartment regularly. I was constantly battling headaches. MGT did nothing for months!! They wouldn't even discuss if the dogs were on the lease. They would just reply by saying they're not permitted to talk to me about other tenants. How about the marijuana? They ignored my plea & even refused to check for months. Ironically someone working in maintenance seen the dogs and witnessed the heavy marijuana smoke first hand. They said it was reported & brought to the attention of the mgr. KATE, who swept it under the rug. They repeatedly told me that the noise & heavy smoke was normal to apartment living. I guess they forget that I was here for over a year prior with NOT A SINGLE ISSUE or having to call & make a complaint. The previous tenant was very respectful about everything. So Lantower SAVE your bullshit excuses!! Obviously, In the end I couldn't deal with it any longer & basically told them I was in contact with an attorney. To help break my lease or to legally address concerns that were being ignored. This group of numb-nuts started scrambling and even recording our conversations. They had a regional mgr. come in using a blocked number, they were all in cahoots. She made pretend she was calling from out of state but I seen her in the office 15 mins later. Amateur Hour!! They were basically all being told what to do because I mentioned, I had contacted my attorney. SO LANTOWER BRANDON Wouldn't it have been easier to just have addressed the f-situation from the start? Maybe not move questionable people above someone who was paying, renewed and was content living here till this point. I hope I can help with your decision if you're considering to move here. Especially if you work early in the morning or have children & care about your health. YES so basically everyone. Listen I'm not taking my valuable time to do this for nothing. Hopefully this will help prevent someone else from going through what I had endure for a year. *Ironically I told these fools that I would refrain from leaving any negative feedback If they would respectfully give me my deposit back that was due (minus the cleaning fee etc.) Let's just say they cleaned alright, they cleaned out my deposit. I was positive this was going to happen, especially in retaliation for all the inconvenience I caused. Be cautious with your decision, read the reviews. You don't want be trapped & helpless for a year with not a leg to stand on. Honestly, do yourself a favor and find a place that is properly managed.
