    READ before signing the lease!!!…read more TLDR: You will lose your deposit and more if you rent here! I lived at Solaris for two years, and overall, it was a decent experience. The maintenance team was prompt and efficient, and staff members were always helpful and friendly. The location and amenities were convenient, making it a good choice for students. However, I was very disappointed with the move-out fees. Despite leaving the apartment in good condition--with no actual damage to the flooring, only stains (which we had removed before)--I was charged $3500 for flooring replacement. Per the email replied to my dispute email, he also used the word "stains" Many of my classmates who also lived at Solaris had similar issues with excessive move-out fees for carpets, painting, and flooring. I've talked with many students from NOVA and it seems like that they will try to retain renter's deposit by adding bogus fees without a phone call or emails of explanation. While I initially would have recommended Solaris for its convenience and helpful staff, the unfair charges at move-out make me hesitant to do so now. Future residents should carefully document the apartment's condition before moving in and be prepared for potential disputes over fees when leaving. Update: Thank you Sarah and Solaris Key's team for responding to my review and inviting me to reach out via email for further details. I appreciate the engagement. However, I'd like to provide an update on how this situation has been handled since my original review. Despite reaching out for clarification on two specific invoices (as mentioned in my email), the management has not responded to our email.

When you live here, you can enjoy dog feces…read morealmost always on the sidewalks, in the grass, and down on the beach area from irresponsible dog owners, constant car break-ins (with one car even stolen from here last year), shady characters coming and going because the complex gates are always open in daytime hours, except maybe Sunday, people who don't live here using the pool and amenities because they can skirt the key fob entry by simply walking off to the side of the pool around the grass to the beach and come up the stairs to the pool (great safety feature, huh?), dogs whose owners leave them outside all day on their balconies to bark endlessly, old rusted bicycles with flat tires obviously left here and never used, people subletting their units as AirBnB's and this is supposed to be a violation, and a gym where you can bring Fido inside while you work out because no one does anything about it. You too, can live in this glorious community. It's time for me to leave.

Maintenance is great, they do the best they can with such an old apartment building. The come out on time every time and do great work. Cons: 1. Apartments are old and falling apart. The walls started cracking after about 6 months. The carpet doesn't have any padding so it's very rough on your feet. 2.Parking lot looks like it's sinking into the ground, they replaced the one in the back, but it still looks like a sink hole will open up soon 3. Parking is bad. If you have a visitor and they do not have a pass their car will be towed at their expense, $250. They only give visitor passes for a week, so any visitor you have that doesn't have one and comes after the sun goes down, they are screwed. So, no sneaky links. Or late-night booty calls. 4.They have back patios, but you are not allowed to have a privacy screen, bikes, BBQ grill or anything other than patio furniture. 5. No playground for children to play. The so-called playground has 2 swings. Thats it. Kids are also not allowed to play ball or near the bushes for some odd reason, so if you have young children there is nothing for them to do. 6. If you have neighbors that are smokers or loud talkers you will definitely know it. The walls are very thin. We were also blamed for our neighbor who continued to smoke weed in his place, outside of his place and in his car in the parking lot. They would leave notes on our door warning us about drug policies. But I guess when there are more than two black families living in the same building, we must all be the same. Which is weird because my Hispanic neighbors would throw massive parties that included live mariachi bands, I don't remember the front office sending letters for that, but oh well. 7. There are a lot of dog owners, some are good and some are bad. Some leave their dogs in back yards, and they bark nonstop all night, some people don't believe in pick in up after their dogs so there is a lot of dog poop everywhere. 8. And this is a BIG one. Rats. Yes, there are rats, not mice. My wife woke up and found the biggest rat she had ever seen chilling on the stove, he didn't seem scarred or even afraid of her, it simply got up and went climbed behind the stove. We found that it had made a large hole and was living either in the stove or behind it for some time. The hole looked just like something you'd see in a cartoon. We also found evidence that they had been attempting to eat through the carpet to get to the next apartment. So, if you don't like Rats, termites, millipedes that climb up your walls steer clear. 9. Flooding. This place floods. Real bad. if you are downstairs your screwed during hurricane season so invest in sandbags and shovels. And if you think your safe upstairs your wrong. We had water pouring into our closed windows so much we had to stay up all night with a shop vac to suck up all the water. In conclusion if you are looking to move into these apartments i would advise you to read the Yelp reviews, I wish I had. There are other places to go to, Look for private owner homes or anywhere else than this place. And if you already moved in, I feel sorry for you and wish you the best.

    WARNING! I am a previous resident and here is my experience. When your lease is over there will be…read moremany surprise move out charges. June-July 6th almost $800 that I did not anticipate. My lease was over and I moved on July 6, today is July 29th and I've received a surprise move out charge this morning for $418 along with not receiving my security deposit. Every time you pay rent you WILL be charged an $8 convenience fee for using the online pay option, HOWEVER that's the only way to pay for utilities/rent/trash/sewage, do anticipate an extra $8 charge for every transaction. The complex WILL charge you $5 for every light bulb that's out, they do not cover light bulbs along with multiple cleaning fees, carpet cleaning fees, and a trash bill that's nearly $200 (for my 6 days of living in the complex this July). When I left my apartment everything was clean, not a single stain was on my carpets or floors. However there have been many residents moving out and now that the numbers are lower the complex has become greedy. Overall with money aside, it's is a nice complex located in downtown Clearwater. Be prepared to see and experience many Scientologists around the complex/area. The maintenance was wonderful and the management was good in early 2025, however after the previous AMAZING manager resigned and since April 2025 the management has been lacking. The gym and pool are both awesome and it's typically a very quiet area (Scientology hub). If you're willing to pay a lot of surprise charges, this is the place to be!

    We moved in under the old management. Since The Connor Group took it over, everything went downhill…read morequickly! They got rid of major things like nightly security, the morning cleaning crew, pool and lawn maintenance and general upkeep. The Boulevard was beautifully maintained before and had gorgeous flowers, bushes, trees and lawn. Now it's dried out and unkept. Because of the lack of security, more random people and teens are using the pool and amenities all hours of the day/night. Using the grill areas are now disgustingly dirty. No one cleans the tables, chairs, surface areas or changes out the trash cans. This also includes the gazebo, pool and pool bathroom areas. They are so dirty. Most of the "luxury" amenities are broken most of the time as well. This includes the inside lap pool (if that's what you call it), car wash hose, car vacuum, and inside amenities such as ac not working for a month inside our apartment! We moved out once we saw the increase in rent by hundreds of $$ a month, plus adding mandatory cable/ internet, parking, doubled trash pick up and a much lower standard of living. The Connor Group is the absolute worst. Read reviews on all of their properties also on the Better Business Bureau. Do Not rent anywhere that this group owns. You'll save yourself a lot of grief and money.

They don't fix air conditioning units. On a positive note, your apartment becomes a sauna. That's resort like. They are raising rent 800.00, plus forced cable from spectrum, charging per parking space. When one tenant reported that she couldn't afford that big of rent hike. The manager stated that she should eat peanut butter and jelly sandwiches. They now are in the process of painting the building (AGAIN) 3 times in three years. It's a beautiful shade of slightly darker blue now. I suppose it's camouflaging the (CRAP) this place truly is. So, if your looking for glam on the outside sprinkled with disrespectful management, inside appearance that falls apart and you love overpaying for your home for status reasons. This is the place for you. Stay out of the pool and don't ask for any maintenance or assistance and you will be fine.
