Went over to Epic to just ask what's available. This woman jumped backed, was extremely rude and wouldn't even answer questions--- then starting saying her behavior was because she had a cold. The basics are good: The office staff are very friendly and responsive, though hard to reach over the phone. The maintenance staff usually come same or next day after requesting their services and are great. Amenities are well maintained and kept looking nice. The apartments are decent, and exactly what you'd expect from a slightly older building run by corporate entities and a bottom line. Nitpicky details: If there are broken rules that impede on the convenience of the staff, it's addressed in a lengthy email. If the only ones bothered are residents, they don't do much. My primary example is pet waste. People just leave dog poop everywhere and I can't even use my porch on a windy day because it just smells like old, hot, poo from all the pet waste people don't pick up and the office doesn't address it. read more

Moving in was great and the grounds are beautiful, but the quality of the apartment itself is terrible. The covers on the cabinets in the bathrooms and kitchen are all peeling off, the kitchen island is sloped so water is always running off onto the floor, the lighting and air circulation is horrible so it is always dark and stuffy, but the worst part is that maintenance will not respond to our request after over 8 months. The side of our pantry split off and all the shelves fell. The only way the office picks up the phone is if you call 30+ times in a row. Even after dozens of calls we are still being ignored. This place is not worth the money, it looks nice on the outside but is terrible quality. read more

I loved living at The Epic! Great management company and awesome apartment complex. I love all the amenities and nature walk around the property. And when it comes to service requests for your unit, they are on top of it! I also liked All the community events that they put together for the residence. I have never heard of a place where they would schedule all day maintenance that would be loud and disruptive without some type of notice or consultation prior. For $2800 a month for a 2 bedroom you should be treated like royalty, can 100% guarantee won't resign lease next time. read more

Living here has been wonderful. My wife and I have lived in houses for years and we needed to live in an apartment for a while as we had just moved to the area. We were thinking it would be hard to adjust back to apartment living, but the clean, well laid out apartment, events, landscaping, location, friendly staff and responsive maintenance team and great amenities have made this a great experience. The location is great as it is set back a ways from the main roads but close enough for easy commutes. Highly Recommended. read more

I LOVED living here! My husband and I lived here and year and I cried when we moved for his company! The staff is amazing, the amenities are incredible and it is always clean! The units are built so wonderful, quiet and spacious. The walking path is my favorite! The entire complex was so well thought out with two exits and entry. I truly can not recommend enough! The manager Vanessa is horrible. Beware...the people that work under her tell you what you want to hear and then she overrides what they have said and says that they would never give that information. Upon moving in...we were told by Howard that the pool was heated and they had a sauna. The pool is not heated, the sauna was broke the entire time we lived there, and the hot tub was broke a few times and took awhile to be fixed. Jessica told us that we didn't need to have our electric or water turned on until we actually moved in and it would be so minimal with nobody living there that Epic would cover it. That was a lie! Then Efrosini told us that if we broke our lease it would be 2 months of rent. We agreed to the $3700 and $50 carpet cleaning fee and then later, was charged $1100 more. Total bullshit! Vanessa sent us to collections and would not cash the check we sent. I HIGHLY RECOMMEND NOT GIVING THEM YOUR BUSINESS because you will be sorry. For as much as we paid, it was horrible because of management. Completely disappointed and disgusted with the entire experience. Ask anyone about management before you move in and they will tell you! Stay away!!!! My husband and I are having the worst experience and are currently trying to find a away to cut the lease. Ever since we moved in (it's been 4 months) we've had nothing but problems left and right. Let' Update: it's been a year since moving in, and things turned around for the better! I was not paid or bribed to write this review, but looking back on how the first 6 months were, there has been major improvements. The maintenance staff has completely changed, processed on maintenance tickets are speedy and thorough. We were moved to another apartment since there was no solution to our a/c issue. However we were practically forced to renew and extend to a new lease to be in the same price range as we were before. The area is safe and that's what is important to us. Since moving to the new apartment we feel more at peace. The only thing I would say is that there are too many mosquitos and there needs to be a heavier implementation on rules for pet owners picking up after their pets. The bark park needs more attention as every time I go the grass is not cut, there are any piles everywhere and the fountain for the dogs is moldy. Overall we are happy just minor things I wish would get addressed. Location is great and so are the neighbors . read more

I lived in this complex for less than a year. I'm giving 3 starts instead of 5 due to the following factors: 1 - The first day I arrived at the complex, my 3 year old daughter happilly ran into the bedroom we said was hers. She sat there for 3 minutes on the carpet to play with some of her dolls. When I went check how she was, her legs were covered by dozens of fleas. The previous tenant certainly had a dog (or more) and the apartment was infested by fleas. People with dogs also tended to let the poop at the grass where children was supposed to play, but it's not the complex's fault. This is purely total lack of education and respect from this sort of people. And yes, the complex is full of this sort of people. 2 - The online portal where you're supposed to file your requests or complaints tends to take you nowhere. Several times I filed complaints that just showed up as "solved" on my email, but absolutelly no action was taken. Not only that, there was not even a message for me on my email. The request was simply closed. 3 - Packages delivered in front of my door disappeared MORE THAN ONCE. I filled a complaint about that and guess what? Closed with no comment. 4 - Their phone number listed above rarely gets you where you want. Specially if you need the option "2". Which is the management. Taking that aside, the nature, the gym, the parties, the pool and the apartments are top level quality. The vibe of the complex is fantastic as well and we were really happy there during the period living in the Epic. I recommend the place, but those items I listed above must be SEVERILY reviewed by whoever directs the property. read more

Great place to live except if you are like me and travel a lot for work and can't meet with the staff in person to deal with any issues. I've called the office multiple times over a week span trying to resolve a billing issue with no return phone call. They are great taking your money but when it comes to deposits and other billing issues it's more of a hassle than it's worth read more

The management is AWFUL and they were not helpful from the start whatsoever. It was always so hard to get a hold of someone. After signing a lease and paying our deposit and our rent for the rest of the month, FOUR days before our move in date they called us and told us that the tenants in the unit decided they weren't going to move out and that there was a unit available but it was $200 more a month and wouldn't even consider matching the price on the lease that we signed. So now were having to find another place to move into in 3 days and living 7 hours away it is all really hard and inconvenient. We had all our utilities set up there, our moving company was set to deliver our stuff that Saturday. It is pretty gutsy that they would mess with a military family and not even offer us any sort of compensation. Don't rent here. Please. read more

Silverfish Infestation and Unresponsive Management! This property has an infestation with silverfish. Yes, I know we are in Florida and you will see silverfish every "now and then", but seeing silverfish EVERYDAY in your unit is a MAJOR PROBLEM. If you as a resident, want to escalate an issue please do not think YOU will get anything resolved with the Property Manager Carol or the Regional Manager, Jennifer Burke. The Regional Manager will NEVER call you back (even if you called her several times and left voice messages). This property is not PROACTIVE at anything. So, if you want unwanted silverfish living with you, that do not pay ANY RENT, cannot be claimed as dependents on your tax return and Management that will NOT follow-up with you, then I welcome you to the Epic at Gateway.
