Toce: "Toce from the maintenance team has been outstanding in helping us through several issues with our AC unit. We initially had problems related to the freon, and later there were issues with the motor in the unit itself. While mechanical equipment will inevitably have problems from time to time, Toce worked tirelessly to make sure everything was addressed properly and that our AC was running as it should. Living in Clearwater, Florida, reliable air conditioning is incredibly important, especially during the intense heat, and Toce consistently made us feel supported and taken care of throughout the process. His responsiveness, professionalism, and dedication to helping residents truly stood out. We really appreciate all of his hard work." Mathew: Matthew from the maintenance team has been absolutely fantastic in helping us troubleshoot and repair our AC unit issues. He was always available, responsive, and committed to making sure we were taken care of. One moment in particular really stood out to us. Our AC stopped working after hours on a Saturday night, and with the Clearwater heat, the apartment was quickly becoming uncomfortable. We called the leasing office and left a message, honestly wondering what the chances were that someone would actually come out that late on a weekend. About 20 minutes later, Matthew arrived with a smile on his face and immediately got to work troubleshooting the issue -- even going up to the roof to investigate the system. He was able to get the AC running again temporarily so we could get through the weekend comfortably, but what impressed us even more was that he didn't stop there. Matthew later came back to perform a deeper inspection to identify the root cause of the issue. It turned out the evaporator coil needed a thorough deep cleaning, which was causing the breaker to trip. After he completed the cleaning, the AC has been running amazingly well ever since. Problems can happen with any mechanical system, but Matthew was relentless in making sure we felt supported and taken care of every step of the way. We truly appreciate his professionalism, dedication, and positive attitude. Thank you, Matthew!

    WARNING! I am a previous resident and here is my experience. When your lease is over there will be…read moremany surprise move out charges. June-July 6th almost $800 that I did not anticipate. My lease was over and I moved on July 6, today is July 29th and I've received a surprise move out charge this morning for $418 along with not receiving my security deposit. Every time you pay rent you WILL be charged an $8 convenience fee for using the online pay option, HOWEVER that's the only way to pay for utilities/rent/trash/sewage, do anticipate an extra $8 charge for every transaction. The complex WILL charge you $5 for every light bulb that's out, they do not cover light bulbs along with multiple cleaning fees, carpet cleaning fees, and a trash bill that's nearly $200 (for my 6 days of living in the complex this July). When I left my apartment everything was clean, not a single stain was on my carpets or floors. However there have been many residents moving out and now that the numbers are lower the complex has become greedy. Overall with money aside, it's is a nice complex located in downtown Clearwater. Be prepared to see and experience many Scientologists around the complex/area. The maintenance was wonderful and the management was good in early 2025, however after the previous AMAZING manager resigned and since April 2025 the management has been lacking. The gym and pool are both awesome and it's typically a very quiet area (Scientology hub). If you're willing to pay a lot of surprise charges, this is the place to be!

    Lived here for 5 years, when the apartments first opened…read more Every year at lease renewal, I spend at least 3 full days looking for a better deal. Have not been able to find one. This place is a great value, extremely well kept, excellent service and management. Every day seems like I am on a cruise. Best pool area, best kitchens and bathroom, best Gym. Best garages..Safe and secure, peaceful .. Great value, from the beautiful wood Venetian blinds, to the deluxe appliances. Can't beat it.

Management often encourages residents to leave reviews during their very first visit--long before they've actually experienced what it's like to live in this community. While the buildings and amenities may look modern and attractive, the reality of living here is far from luxurious. The community is poorly maintained. Dog waste is left throughout the property, common areas are often dirty, and despite the constant flood of emails from management, very little ever seems to improve. Residents are repeatedly reminded about rules and policies, yet the actual issues affecting quality of life go unresolved. The valet trash service is one of the worst I've ever experienced. Pickup times are inconsistent, sometimes occurring well after midnight, yet residents are constantly lectured about when bins should be placed outside and brought back in. If the service provider doesn't follow the schedule, why are residents expected to? Noise is another major problem. Don't assume that living on an upper floor will protect you from disruptive neighbors--it won't. Loud conversations, shouting, children running unsupervised through common areas, and disturbances at all hours are common occurrences. And if you expect management to step in and help, don't count on it. Complaints are often ignored, and residents who raise concerns can end up feeling like they're the problem instead. Parking is equally frustrating. Spaces are extremely tight, vehicle damage is common, and accountability is nonexistent. Simply carrying groceries from your car can become an obstacle course, especially when sidewalks and walkways are crowded people and dogs. The lack of consideration among many residents only adds to the problem. There is little sense of community respect or courtesy. Peace and quiet are hard to find, and meaningful action from management is even harder. The constant stream of emails from management is overwhelming. Most seem focused on reprimanding residents rather than addressing the actual issues affecting the community. After a while, I simply stopped reading them. Perhaps the biggest red flag is the high turnover among management staff. The revolving door of employees speaks volumes about how the property is operated. At the end of the day, the only thing "luxury" about this community is the branding. Behind the marketing, you'll find poor management, inadequate maintenance, ongoing noise issues, and a disappointing living experience. This is more ghetto than luxu
