I honestly never imagined a service like this existed, much less that someone could make the process of leaving a home we had lived in for 30 years feel this manageable. We were moving from our 4,000-square-foot family home in Indiana to Florida. Thirty years in one house means thirty years of furniture, dishes, books, artwork, closets, memories and all the things a family somehow accumulates along the way. The thought of sorting, pricing, selling, donating and clearing all of it ourselves was overwhelming. Then came Dan and Blue Moon Estate Sales. We chose what mattered most to us, packed what we wanted to take to Florida, said goodbye to our home and left. We never had to go back. Blue Moon took it from there. They transformed our home into what looked like a beautifully staged boutique. They organized and priced virtually everything, conducted the sale and generated well over $10,000 in sales. Their percentage was money I was genuinely happy to pay, and we still walked away with a very nice check. But what impressed me most was what happened after the sale. Everything that remained was cleared from the house and donated, and we received documentation for the donations. They even arranged for someone to deep-clean the entire house from top to bottom for an extremely reasonable price. That kind of service is difficult to put a value on. We did have painting, flooring, carpeting and some contractor work done separately to prepare our particular home for market. Our wonderful Realtor, Jada Sparks Greene, became our eyes, ears and project manager after we left and oversaw all of that work. Between Jada and Dan at Blue Moon, they accomplished something I genuinely didn't think was possible: we moved to Florida and never had to return to the house to prepare it for sale. Today, as I write this, our first open house is taking place. For anyone facing a move, downsizing, settling an estate or simply wondering how on earth they are going to deal with a house full of belongings, please know that you don't necessarily have to do all of the heavy lifting yourself, physically or emotionally. We were able to take the things that were most important to us, say a fond goodbye to the rest, and feel grateful that things we had loved and used for years could now find new homes and serve someone else. That was our experience with Blue Moon, and I will be forever grateful for it. Dan and his team didn't simply run an estate sale. They gave us a way to close a 30-year chapter of our lives with far less stress, and then helped us walk into the next one. Five stars doesn't quite cover it.

I found the rooms to be well organized and items marked appropriately .......obviously BLue Moon has no control over the contents of the sale....some are better than others....some with many high end items and some with older, dated items. I have got to know the company owners and they have even contacted me before when they knew I was interested in a item that maybe didn't sell yet. They clearly responded 95% sell w/o a markdown. Turned out they had no info to back this statement up and got loud and upset when we questioned them about it, and really seemed confused, bewildered that we would even question them. Also, now that we are closing finally, they added a home warranty for no reason without telling us. They weren't going to pay until we showed them the evidence. Keep EVERYTHING when you deal with these people.

The explanation of the contract between both parties and the expectation of services and responsibilities for each party was straight forward and transparent. Todd and the team were there for us every step of the way including recommendations on economical ways to tastefully update my home, consultations on staging for sale, and securing so many viewings it was difficult to keep up at times. In the end, we received the amount of money for my home that we had expected to in our sale. I had initially planned to stay in the area and purchase another home using Todd and his team as well which was represented in our contractual agreement, however, our families plans changed mid process. Todd was more than gracious and continued to work hard on our sale, and things progressed the way they should have per mutually agreed upon contractual terms. Many others, I suspect, would have been upset about losing the subsequent sale they expected to receive from a client, but I never received that feeling from Todd. This speaks volumes about his character and professionalism. I highly recommend the Todd Cook team if your are looking to buy or sell a home. Nobody will work harder for you!

RENTER BEWARE -- This has been the most unpleasant, oppressive experience that I have ever had with…read morea rental company (or any company for that matter). Take pictures of EVERYTHING before renting one of their properties. They are fully prepared to bully you out of your deposit. We moved into an older home which was far from perfect. The carpets were crusty feeling and pretty worn, the landscaping was a little rough, the walls were spot painted and patched in several areas, and the bathrooms had some buildup from the hard water. None of this really bothered us; we cleaned the carpets a few times, but the rest was pretty negligible to us. Most of these issues seems insignificant and common wear and tear, so we didn't take pictures and note these. We did take pictures, but only of the obvious damage. At the end of our lease, we spent two days cleaning in order to turn in the keys. I asked what are some common mistakes that people make when moving out, and I was told to leave it in the condition we obtained it in. The only notable damage caused by us were two small dents in the wall and a stain, all in the U-shaped stairwell. I am saying this because I understand that there was some damage to the house which should have been taken from the deposit. We requested a walk through, and they denied it. They also denied doing a move-in walk through. This should have been our first red flag. When we turned in the keys, we asked when we would receive our deposit back. They said that they would "negotiate," before even seeing the property. We finally received our letter (almost 45 days out), and they billed us for $1800 for repairs. This included repainting the entire house (we didn't even use 3 of the rooms, so they were impeccable). Most of the rooms had some finishing nail holes, but that doesn't require repainting the entire room. There were several other things, including cleaning a shower that we only used twice. At this point, I was directed to speak with the owner of the company, Scott Combs. He basically said that all of the charges were legit, even the tub that we only used twice. He kindly "negotiated" for our $1095 deposit, which I knew was their goal all along. He quickly mentioned how court is a long and expensive process after a few emails back and forth (I didn't even mention it). He also mentioned that he has 150+ pictures that he can take to court. After reading some reviews, I can see that they are more than prepared to go to court with their tenants. I have never, ever, met a business so sleazy in my life. They turned the law against my wife and me and forced us into a position that I wouldn't wish upon anyone. I strongly believe that they have set up the whole experience, including avoiding all walkthroughs, to keep deposits. I could even tell from the receptionist that it is common for people to be upset about their deposit letter. Please, if you do rent from this company, take pictures of EVERYTHING when moving in. If it is even slightly worn, take a picture. They are running a scam to rip people off, and put them in a position that they cannot retaliate. Anyway, here are some pros and cons (excluding the story above): + Payment portal is easy to use and does not charge for payments + It is easy to submit maintenance requests through the portal as well + Professional demeanor + Maintenance was knowledgeable and friendly - Maintenance was slow and sometimes ignored our requests (i.e. the built-in microwave was broken for 3+ months without acknowledgement) - Maintenance was limited by the owner's requests, so some repairs are completely ignored (i.e. the master bedroom couldn't close) - Billing was a bit unorganized (i.e. the waste bill was applied on a random date without notification) - Pre-move in requests were ignored (i.e. the fence was not repaired, which was verbally agreed upon)

I am moving to Indianapolis from New Orleans because my landlord is selling the house, and my mother (who lives in Indy) needs help taking care of my grandfather. I currently manage a fine dining restaurant (rated 7th in the country, I'm quite proud). I have a 620 credit score (not amazing, I have been working on it), no evictions, and have lived in the same rental now for 4 years. I currently gross $2,200 biweekly ($4,400 per month), and receive $1300 quarterly bonuses. I secured a job in Indy as a bartender in the Marriott across from the Convention center. I emailed Natalie at FS houses when I submitted my application detailing my situation. She didn't respond. Finally I get a hold of Patricia who is great! She accommodates my need for a video tour, and does an in person tour for my mom. I reach back out to Natalie about the status of my application. She asks if I have an "actual" job. I find this to be condescending, especially considering I told her I had already secured employment in my first email, but let it slide. I send her an offer letter from my new boss stating I will average $1200-$1400 a week. I am denied. I am told I only make $1300 a month. What? No Natalie, the $1300 paystub was my quarterly bonus. "Oh well you only make $2200 a month then." Natalie, did you actually read my paystubs? I make $2200 bi weekly. Oh well, your credit isn't good enough. 620? I financed a $17,000 car with this credit, but cant rent a home? "Oh well, you'll be a bartender." Bartenders don't live in homes and pay rent? What the actual F*%^ is wrong with these people? Talk about discrimination. The ICING ON THE CAKE? Natalies "boss" who makes all final decisions without actually speaking to any applicants, says that I should move to Indy (with no home to move to), work for a month (while homeless), and THEN show them proof of income to get approved. When the house I want will already be rented. Because I guess my new boss is a liar? I offered to pay deposit and two months rent up front- thats over $3500- because clearly I am not irresponsible. Still denied. These people are on a power trip and are completely clueless as to how the real world works. Don't waste your time or money.

Nobody knows downtown Indy real estate better than they do. They were making Indianapolis a better place to live for decades because they love downtown. The live downtown, they work downtown and invest their time and money downtown. This "controversy" that the other reviewers are talking about is ABSOLUTELY ridiculous. Saying a neighborhood was a rough area at one time doesn't make one a racist, sorry it doesn't. It just another example of PC going to the extremes. These other reviewers better hope they never say something that someone could interpret completely wrong. Get off your high horse.
