Before Coldwell, Shasta properties was managing the apartments. I went out to inspect the apartments and saw one of the boards under the eve was dangling. It was a 2 x 6 and probably 30 foot long. The Shasta property manager was there and I pointed up and asked him what was this all about. He actually said he didn't notice it. That's right that property manager didn't notice a 30ft foot beam dangling over the driveway that if it dropped on someone it would've killed them. After doing some research, we learned that the garbage company would lift the 20 yard garbage can up and back up and knocked it loose. When some roofers evaluated it, the roof was rotting for more than 2 years. That means that this problem had been there for years and Shasta didn't see it. I saw it the second I looked up. I was so frustrated that I immediately looked for another property management company. I went to Coldwell and told them I was in desperate need to get another property manager. We don't live in town and we could not deal with all of the rental stuff that happens. They took us on immediately and we have been happy with them ever since. Every time an issue comes up for maintenance. They contact me and ask me what I would like to be done. They get bids and help me find the best price and good quality work. Sometimes, when something like new appliances have to be purchased, and we don't have the money, they help deal with the vendors so we can have payments overtime. Over 15 years they have done so much for my wife and I. Not just the normal paint and carpet stuff either. Rebuilding replacing flooring, fixing broken items. Pest control, sewage, air conditioning and furnace replacement, tree removal, water heater replacement . All of the items that my wife and I do not want to be involved with. Coldwell personnel are polite, professional, and expedient. Once in a while, I need their advice and they always come through. Over 15 years the rents have more than doubled. The place looks better than when we purchased it. You can't ask for better when it comes to having someone manage your property for you

I will never sell or buy a home that is listed by EXP Realty. I've been interested in a couple of…read morehomes and the listing agents from EXP always seem lethargic about selling the home. In one case, I viewed a home and asked the listing agent to see it. We went to see it and I was interested in making an offer. I never heard back from the agent. In fact I saw a few houses listed by the same agent that fit what I was looking for and was surprised that they never let me now about the homes. They never asked if I had a pre-approval or if I was serious in purchasing. I make a lot of money and have outstanding credit so I was serious about the purchase, Most recently, I put in an offer on a home that was listed by Dustin McCracken, EXP Realty. We left messages but never heard back from him until 6 days later. At that point, they sent us a multiple counter offer and told us how much the seller wanted. There was only one other buyer. Dustin told us that the seller just wanted $600k for the home even though it was listed for 629k. We were surprised that he didnt ask for us to put in our best offer and instead gave us a cap below the sellers asking price. We had 3 days to respond. We immediately told them that we would be willing to pay 5k over any other bid. He said that he wasnt intetested in doing that. We replied less than 12 hours after receiving the multiple counter offer accepting their offer at 600k and sweetened the package a bit. At this pointbit was 2 days before the offer deadline but wanted to get our bid in as soon as we could. Unfortunately, it turns out that the seller accepted an offer from the other bidder just 20 minutes before they received ours. Apparently, Dustin did not tell the seller that they could have made an additional $5,000. This is bad business. Dustin proved that he did not care about his client or he would have given them the opportunity to make extra cash. He also didnt care to stand by the deadline in the offer. If it was first come, first serve, he should have said so in the offer. That is dishonest business. Ive been dealing in Real Estate for 35 years. I have never seen such unprofessional.and disrespectful behavior. Do not buy or sell from this real estate group, especially Dustin McCracken.
