Before Coldwell, Shasta properties was managing the apartments. I went out to inspect the apartments and saw one of the boards under the eve was dangling. It was a 2 x 6 and probably 30 foot long. The Shasta property manager was there and I pointed up and asked him what was this all about. He actually said he didn't notice it. That's right that property manager didn't notice a 30ft foot beam dangling over the driveway that if it dropped on someone it would've killed them. After doing some research, we learned that the garbage company would lift the 20 yard garbage can up and back up and knocked it loose. When some roofers evaluated it, the roof was rotting for more than 2 years. That means that this problem had been there for years and Shasta didn't see it. I saw it the second I looked up. I was so frustrated that I immediately looked for another property management company. I went to Coldwell and told them I was in desperate need to get another property manager. We don't live in town and we could not deal with all of the rental stuff that happens. They took us on immediately and we have been happy with them ever since. Every time an issue comes up for maintenance. They contact me and ask me what I would like to be done. They get bids and help me find the best price and good quality work. Sometimes, when something like new appliances have to be purchased, and we don't have the money, they help deal with the vendors so we can have payments overtime. Over 15 years they have done so much for my wife and I. Not just the normal paint and carpet stuff either. Rebuilding replacing flooring, fixing broken items. Pest control, sewage, air conditioning and furnace replacement, tree removal, water heater replacement . All of the items that my wife and I do not want to be involved with. Coldwell personnel are polite, professional, and expedient. Once in a while, I need their advice and they always come through. Over 15 years the rents have more than doubled. The place looks better than when we purchased it. You can't ask for better when it comes to having someone manage your property for you
