When Matthew Metz told me that, as our buyer's agent, he would always stand for our interest, I believed him. It turned out to be the biggest mistake I ever made in my life. Matt never represented our interests during the entire property acquisition process, the only things he cared about were closing the deal and getting his commission. Matt's negligence and misrepresentation led us to acquire a property with undisclosed flaws at an unnecessarily elevated price and a higher interest rate, causing us more than $20000 in losses, excluding changes in house market value.
Matt advised us to submit an unnecessary highball offer right after someone withdrew from that house. He suggested an amount significantly surpassing our initial offer. This revised offer also included a supplement clause along with an escalation clause. These terms put us in a very unfavorable negotiating position.
Upon questioning the reason for the withdrawal of the previous offer, Matt indicated that the buyer had withdrawn due to a community rule restricting yard modifications. Subsequent investigation, however, revealed the absence of such a regulation. When I requested the back-out notice for verification, Matt refused to provide it.
Following the home inspection, when we expressed interest in negotiating the purchase price, Matt conveyed concerns about potential seller resistance without actively engaging in the negotiation process. It later became evident that the seller was open to discussions because of the need for funds to secure another property.
Additionally, Matt encouraged us to accept a ten-day extension for the seller to remain on the property without providing comprehensive guidance on associated risks, such as potential delays in the seller's move-out or undisclosed defects discovered post-closing.
Another significant oversight was Matt's failure to disclose information about the option to lock in an interest rate earlier. Despite the Federal Reserve's announcement of this change in advance, Matt, as our buyer's agent, didn't inform us, resulting in us incurring higher mortgage rates.
Last but not least, Matt declined to review crucial documents, including the inspection report, leading to the subsequent discovery of issues such as pet odor in the carpet, a blocked kitchen drain, and drywall damage. He also refused to review the mortgage agreement and the Final CD, potentially overlooking pertinent details crucial to the transaction.
Upon reflection, Matthew Metz's conduct appeared irresponsible and unprofessional. While I independently selected all the houses we viewed, Matt's contributions were limited to opening doors. He even didn't do well in this, making us wait more than 20 minutes outside the door several times before he figured out how to open the doors. read more
