It's important to know that the staff of this apartment complex is very pleasant and responsive. Most of the residents are students who are polite and interesting. And the views are remarkable. However, the buildings are filthy. The halls the elevators and especially the outside sidewalks are grimy and stained. The problem is the corporation will not hire enough cleaning staff. Also if you move in, make sure your apartment is in good shape. Report and insist on fixing grime along the floorboards, marks and scratches on the walls, peeling wood and paint in the kitchen. Be very, very detailed in your first assessment Also know that the amenities can often not be working. I think this is all because of bad staffing. The W6 is an absolute nightmare, it's a literal horror movie, so do yourself a favor and stay away.. far away. If I went through every little detail as to why, this would be a complete novel so I will bring up some of more important issues and leave it at that *if I could leave one star I would* I hope this gives some insight to people who are unsure if they should live here or not. Everyday I wish would have listened to the other reviews because living here has NOT been fun. I moved in 12/09/23 and it's currently 12/23/24 & In this time frame of one year I have had a total of 27 work orders and roughly 200 days of NO hot water. At one point I sent 6 emails over a 5 day period with no response to my water issue and I threatened them with a 10 day move out notice before they actual helped me (I still only have hot water if I run the faucet for 20 minutes) my water bills have been over $100 most months for JUST myself and there has been 0 solution from the office staff. When I initially moved in I was promised full blind repairs because most of them were blood stained or did not move up and down(the college kids tear these units up) My promised repairs didn't end up happening which cost me $300/mo in AC during the summer months due to my high ceilings and they lied about the kitchen cabinets being replaced after initial moving in (I had to fight for it to get done) my washer and dryer has been fixed 11 times to date before a replacement was sent to me. If you are thinking of using the elevators on the weekends, just know you will be waiting for 15 - 20 minutes if they are all working. I would say 25% of the time 1-2 elevators could be down causing crazy wait times, so perhaps re-consider living on a higher floor. Today, 12/23/24 while the leasing team was having their Christmas party/ lunch I walked into the leasing office to ask why the water was *shut off* AGAIN and they told me there was ongoing pipe repairs that got extended. I expressed my frustration to them because the water has been shut off for over a week and explained how many issues persist here and told them it's not okay. As I walked away someone on the leasing team actually laughed at me. In my 27 years I have lived at many apartment complexes and I have never experienced such a poor living environment & an unprofessional leasing team. I work 60+ hour weeks and I am not home much so it's unfortunate when I am home I'm dealing with constant issues. I think the best part of this entire place is the gym, even though the steam room is constantly broken. No amount of money could get me to stay here. I hope this review helps! read more

It's 103 degrees outside right now and I understand they need to fix the water pipes or whatever (which they seem to do every few months) but turning off the ac in addition to the water in late May is absolutely ridiculous especially for the amount they expect us to pay for utilities and such. If you are an employee seeing this on 5/22 please get the ac on it's getting to be about 80 degrees in our apartments..... I get the leasing office is cold, but we're dying up here !!!!! read more

I could sit here and list every single issue we have had with this property... it is by far THE WORST management I have ever experienced... they allow so many things to happen here it is insane. I had my storage lock cut open and my belongings stolen, "we will look into the video and send it to you so that we can follow up and you can file a police report " that is what I got, did I ever get a video or follow up? OF COURSE NOT. You have to be a person of authority in order for them to actually get in trouble and do something! Like just recently some college kids threw stuff at the firefighters next door... that was a huge issue!! Of course. It's the firefighters!! Nobody cares when stuff happens to the residents!! The pool is constantly bot working because people break glass bottles so they have to close it, I have seen dogs pee around the pool area, dogs INSIDE the pool. Guess what!!? None of this would happen if you actually managed and held people accountable for their actions... I cannot even tell you how many times I walk out in the morning and there's drunk people passed out on the couch in the lobby... better yet!! The elevator!!!! This place is just SAD! It has great potential but unfortunately they let kids run this place and they could care less! They left us without water everyday for 9 days! Apartments are super nice and all have amazing views. It's great that it is super close to campus so it does not take a long time to get to class. The amenities are amazing and I am constantly finding new things every day. The move in process was super easy. The only downside to West 6th is that the units are a little expensive but otherwise this has been a great place to live. read more

Do not live here. They charged me $4,000 to replace the entire apartments flooring for damage that was 1 square foot or less from couch legs scratching. They stated the flooring type wasn't made anymore and they have to replace the whole thing. So many other issues not worth typing. Please do not even consider living here you'll regret it. read more

i've been here almost a year and the cons outweigh the pros tremendously. to start off, the hot water is CONSTANTLY being turned off for multiple days at a time. you would think if your paying luxury prices, your hot water would work. nope. instead, almost everytime i take a shower i have to turn on all the faucets in the bathroom to get the water to become slightly warm. since tenants pay utilities, this is extremely frustrating as i have wasted so much water. also, within the first week of us being here, i came home to my balcony/patio door being wide open due to a malfunction in the door handle. i have an ESA animal so this was extremely dangerous as i live on the 18th floor and she could easily fit through the cracks in the rails. maintenance came and said there was nothing they could do since the door handles are no longer made. over a week later, their solution was to install a latch lock which does the job but unfortunately it makes it so the patio door will not close all the way. the arizona heat is no joke, so i'm sure you could imagine how high my electricity bill is from this. (a lot of things in this apartment are just simply cheaply made) another thing is that the water here is FILTHY. my dishes are never fully clean, the washer always has random dirt specs everywhere, and the showers/sinks feel gross too. i'm sure this could be a city thing though. another downside is that you have to pay a monthly fee for valet trash and it is the WORST SERVICE EVER. 9 times out of 10 my trash isn't picked up at it's scheduled time, or at all. sometimes it would be picked up in the morning when the scheduled time is 7pm. however, if you don't follow the valet trash "rules", they will leave a note on your door and they will not take your trash. the amount of times i have had my trash not get picked up is ridiculous so why should i have to pay if i'm not receiving this service? people leave there trash out overnight since it doesn't get picked up and this makes the hallways, and sometimes my apartment, smell FOUL. i read the reviews before i moved in, so i thought i knew what i was getting myself into because i thought the 2.5 star rating was due to drunk college kids and noise, but i quickly learned that that wasn't the case. the views truly are beautiful but in my opinion, it is not worth it at all. read more

The part of this apartment I'll miss are the views and the luxury you feel in these apartments. I will say if you live in tower two the elevators will always be broken which you won't think matters, but it gets old really fast. Every time they shut the water off (which happens every once in a while) my ac stops working and it takes them days to fix. Your utility bills are INSANE because of all the windows (especially in the summer). Every unit has different finishes which I did not expect so keep an eye out for that and do not have expectations you will get a unit that is advertised on their social media. Another thing is that they throw parties on the 30th floor every Friday which causes a FLOOD of people coming in and waiting in the lobby, getting off the elevators on random floors, trashing the place, etc. Other than that I felt the safest in these apartments compared to others. Definitely one of the nicest apartments you'll find near campus just super super expensive and not necessarily worth the price at the end of the day. read more

After live in this apartment for 2 years. I have some comments if you decide to move to this place. Please read this before you make the decision. 1. If you have sleep problems, do not live here. Young kids are partying all the time. Also, since this is located at middle of Tempe, there are lots of night clubs around. Because this apartment have no ability to block these noises. Noise pollution is extremely serious. 2. You will not have hot water all the time. Usually, after 12 am. There will not be any hot water to use. Also, it happens randomly during the week too. It had happened to me at least twice a week. Specially around the holiday, they will shut down all hot water. Like in this Christmas. I have no any hot water for 3 days. (Not take any shower for 3 days too). When you call them to fix this. It will be fix really soon. But you only have 1 hour to use hot water. After that, cold water is the only option. Or~ you could call them again. Even though you tell them that there need a explanation. They will not explain anything for you. 3. I live here for 2 years. Gym close for 5 months. And it close again for updates. Do not know when will open again. 4. Really be careful when you sign the lease. I was told that I got 100 $ off every month in the first year. It did not happen after I sign the lease. When I asked them why was that. They said they never do 100$ off. In the next year, when I decided to move out, they give me 100$ off for the next year. No one in the office telling people the truth. 5. Very low quality apartment, everything broke. When first time I moved here, The refrigerator is not working. And my Microwave have a huge damage inside. They said they were going to change it. But it has been 1 and half year. Still not changing at all. Also, in this summer, something broken and the Air conditioner is not working. But they let people to live in the hotel in the next day. It take half year to fix everything. Hopefully it will never happen again. 6. However, there are still good thing about this place. First, they do fix thing really fast. (Broken lightbulb),Securities are really gooooood!!!!!! And view is fantastic. Good luck if you decide to live here. Taking cold shower could make people healthy anyway. Don't really know where to begin with this place I called home for the past 4 years. I lived in the Grand Penthouse on top of tower 1. I witnessed 3 different management groups over the years and 5 different general managers. To say this place was poorly run is an understatement. They have more turnover in that office then SPIRIT Halloween stores in October. Ain't nobody trying to deal with the barrage of never ending issues with this place. I've seen pipe bursts forcing evacuations, entire apartments go up in flames, people falling off their balconies, bug infestations, multiple shootings and stabbings, this place needs its own tv show. The zoo that is w6 is something else! Their security rent a cops are equally as entertaining, and utterly clueless, and just work their to hit on the undergrad females (kind of scary!) Elevators are constantly down, try walking to the top of the building for days, not fun! The only real reason to live here is if you like to party (I did), other than that expect a lot of noise, broken everything, amenities that aren't available, zero customer service, and an overall dangerous residence. Just Google image or video of all the bad things people have to say about this dump. Whatever you do, don't call the manager Aaliyah because she isn't available, or anyone else for that matter. We signed a lease on a 27th floor "luxury" penthouse at $3,600/month. On 6/4, the day we picked up the keys to move-in, Leanne (the general manager) informed me as we were walking out that after we moved in, contact her and she would send a cleaning crew to do a "touch-up" cleaning since they were touring investors and did not clean apartment prior to our move-in (they had 2 weeks to clean apartment after we signed lease). The apartment had not been cleaned in months. We immediately went to the apartment to complete the walk-through inspection. The apartment was not provided to us a clean condition especially as would be expected when moving into a "luxury" penthouse. There were traces of blood, urine, and fecal matter on/around the toilets and semen in the bedroom and MOLD growing under sinks. The common areas such as the kitchen looks like it had been used for an event and not even cleaned (rings from drinks on counter and spills on floor) and broken fireplace. The oven had not been cleaned and there was pieces of flooring popping up and missing in several places. There were so many issues that we stopped the inspection and immediately contacted Leanne about the condition of the apartment. On 6/4, I told her about the condition and that it was a health risk for us to occupy the apartment, she DID NOT offer an any solutions to remedy the situation. I told her we were not going to be taking possession of the unit and she said WE would have to find someone else to lease it. We immediately returned the keys and I sent a follow-up email after our call explaining the situation in detail for documentation. I even took pictures of the unit (see attached). It wasn't until 6/10 that I even received a response from Leanne. Here is the response I received: There is a binding contract on unit 2732. We will do our best to re-rent it. From the day that the unit is re-rented, we will stop the charges. I'm not sure how hard it would have been to do a pre-inspection prior to tenants move-in, especially for the penthouses. All of this was due to sheer laziness and lack of caring for the residents or potential residents. Today, 9/12 we received an invoice stating we own nearly $10k. We did not even spend more that 30 min in the unit and returned the keys immediately. Our lawyers will be pursuing legal action with UCOMM (their management company) and we will be posting this review on every consumer feedback site available. Every single negative comment posted is absolutely correct about Leanne and the condition of the property. I would NEVER recommend moving into W6!!!! read more

I parked on the street level "Future Resident Parking" after posted office hours and assumed it was public parking. My vehicle was towed at 9:50pm. I was actually considering signing a lease here but I now see that their parking lot is just a quick money grab. $155 to tow my car 5 minutes away and hold it for less than an hour. STAY AWAY! Their lease agreement was unacceptable, with dodgy language regarding a lease concession to match their advertised rate. They advertised a studio unit at $1,277/month based on a 12 month lease. When we received the lease, the detailed monthly charges did NOT include the concession discount, and instead listed the full lease amount greater than the advertised rate. NO WHERE IN THE LEASE DID IT LIST THE CORRECT MONTHLY RENT AND FEES DUE. Instead, they buried the concession discount in an addendum, WITH CONDITIONS BEYOND A 12 MONTH LEASE. The concession could be voided by an infraction of the renter against the resident rules. Well, that includes leaving your trash can out on the wrong day of the week! If that happens, not only would your rent increase, but you have to pay back rent too. I asked them to correct the lease to have it reflect the actual and accurate monthly payments due, and they refused to make any changes. I made numerous attempts to discuss via phone and email with no response from West 6th. They just kept the application fee. If you look through the Google reviews you will find several instances of people complaining about being promised monthly discounts off their rent that they never received. I assume they were dealing with this concession issue. I have included an image of the itemized summary of rent and fees in the West 6th lease so that you can see there was no concession line item and the incorrect lease amount was shown. I also included an image of the concession addendum. Lastly, I have included another example of the lease from the apartment which we rented...and low and behold, it even had a line item for a concession on rent, even though one wasn't included with that lease. Therefore, a line item for concession discount appears to be pretty standard lease agreement language. That leads me to believe that the concession line item was intentionally deleted by West 6th. In my opinion, West 6th has shady, and possibly illegal, business practices and committed false advertising. read more

If your a college student or anyone under the age of 25 this place is perfect for you! It's very beautiful, nice layouts. I love the separate tub/shower combo they offer & all window apartments. Only small things we didn't like, someone kept parking in our spot & even wrote a note to tell us to stop parking there but that was our paid spot. Even with the blinds down you can see directly into everyone's apartment. So if your getting dressed or even just sitting on your couch, you will have an audience. Loud music at the pool (if it ever stays open) from 9am to 9pm. Parking deck is wild, kids speeding through without care, puke on the wall, what looked to be dog droppings outside of the elevator.. and let me mention the monthly rate on top of your $80 parking fee. read more

Elevators are always down and disgusting (there was dog shit in there once, onion peels all over the floor, spilt beer) 4. I needed one cabinet repairs because it wasn't drilled properly. The maintenance guy literally told me there's nothing that can be done. When really it's just laziness because I fixed it myself 5. Water needs repairs all the time. Imagine trying to do dishes or shower and they tell you not to use water for the next 10 hours 6. Was NOT cleaned when we moved in, literally as if someone had a party the night before 7. They don't tell you when you have a package at the front office. It's great finding out when you finally call, two weeks after being delivered 8. On Halloween, the one time we tried to have a party, security wasn't letting people in that didn't live here 9. Want to enjoy the pool? Nope cuz it's also always shut down. Love paying that amenity still too! 10. Lastly, the outside looks nice but the inside is awful. I can't even believe it meets regulation. Holes in walls, cracked tile, trash left by other residents, incomplete walls that have been painted, mold Please do not live here. I'm begging all you. Sure the view is nice, but not worth the $2400-$3600 that comes out of your pocket. I promise. I can't say one good thing about this place. I moved to Tempe in July for school and instantly fell in love with the West 6th apartments. Beautiful apartments, lots of room, I LOVE the facilities that come with it (gym, pool, Jacuzzi, bbqs, printer/scanner/study room, game room ect.) The management is friendly and they try very hard to make your experience living here as home-y as possible. After reading the other reviews I have to be honest and say yes, the elevators are a bit shotty at times but I never had an issue getting to my floor or too long of a wait; but other than that I have not experienced anything horrendous or even bad (*knocks on wood*) The location is perfect! Lots of restaurants, bars and life around. Right next to the most comfortable movie theater I've been to on the west coast. Also, if you're an introvert (like myself) who doesn't really enjoy too much public / group activity I would highly recommend this building for you for this reason.. the balcony and its magnificent view of the sunset. Shopping like Fascinations, Lotions & Potions, No Fame, Old Town Books, Urban Outfitters. W6 has studios, one bedrooms, two bedrooms, three bedrooms and a penthouse. The units have huge sunrise, sunset windows. Wood floors. Granite counter tops. Scary balconies. A beautiful fitness center. A large resort pool. Washer and dryers in the units. Staff has been kind, but it takes forever to get repairs done on the apartment. We moved in and were surprised to see SO many problems with the apartment, from holes in the wall to water damage. Also, it costs $1000 a year, yes a thousand, to park here even though the parking garage kinda sucks to have to go down. Parking should never cost that much. The elevators are always breaking down (my bf got stuck in one for two hours), and there's always trash everywhere. There are practically no amenities available either due to covid or it "flooding" yet we still pay the same price. Wouldn't say this apartment complex is worth the $$$ read more
