5 year resident here. Overall, I loved living here - beautiful area, close to everything, wonderful views, great staff, and amazing amenities. Only three stars because there are definitely pros and cons to consider. I'll start with the cons: Cons: - Accessibility: As others have said, the elevators are constantly down, I have over a hundred emails about the elevators being down. Over my five years here, I've always walked the stairs to the 5th - wasn't an issue for me, but when I had people visiting, they weren't a fan. If you need a place with good accessibility, this is not it. - Safety: The area itself isn't the safest, homeless people regularly camp around the lake, and last summer someone was shot dead right in front of the building, under the North Scottsdale bridge. I woke up to the gunshots at night so it was pretty scary. There was also a shooting within the building a few years back. Just search for "shot person aura watermark" and it will bring up the news articles. On top of that, a few years ago one of the windows at the gym was completely shattered with a small hole in it. To me, it looked like a bullet punched through the glass based on the hole and damage, though I can't be sure. The fact that there is no 24/7 security and basically anybody can walk into the complex doesn't help. One time I was approached by a drunk (likely homeless) person at the roof deck area. I have also heard lots of complaints about people breaking into cars and stealing bikes, but luckily I never personally experienced these. - Noise: the airport is close, and the planes can be pretty loud. Didn't bother me, but it really bothered some people visiting me, so it's something to keep in mind. The complex is close to ASU, so obviously this place is a great location for college students, and with that comes parties. I had issues with loud neighbors a few times, but other than one neighbor, it was manageable. There are also regular pool events, so if you live on the pool side, those can be loud too. What really doesn't help is that the walls are paper-thin. If you have neighbors above, you'll hear every single step they take. You'll also hear if your neighbors are watching TV or listening to music slightly louder, arguing, or doing other stuff loudly. - Building issues: I think there are some fundamental issues with the building, the company that built the complex was probably cutting corners or used cheap materials, a brand new building built in 2020 shouldn't be in this state. One time the fire alarms sounded and my mom had to run out of the shower - turned out a pipe broke and an apartment got completely flooded. Another time, I saw gallons of water pouring out of an apartment after a fire alarm. I also saw multiple areas in the building where the walls were torn out to replace pipes, buckets in the gym holding dripping water, etc. The elevators are constantly down, and the spa at the main pool is constantly breaking down too. The spa situation was so bad that after about the 5th or so failed repair attempt, they completely sealed it for almost two years. First, I thought they gave up, but it reopened about a year ago, so they were probably waiting for parts. - Just something to keep in mind, they are having a hard time leasing apartments, so don't expect to be let off of your lease contract early, they will hold you to it - on the other hand, they give nice discounts if you renew. Pros: - The staff is amazing, hands down. They have always been really kind and extremely helpful, they go above and beyond. - Amazing amenities - multiple pools, hot tubs, a great gym, community areas, and more. - Great place if you like to exercise, lots of options to run and do sports. - Fun events if you want to meet people. - Lots of restaurants around. - The Tempe Town lake area is amazing, near the airport and close to everything else you might need - for me the area was the biggest reason why I loved this place. All in all, I loved living near Tempe Town lake and I loved living at Aura Watermark, only moving out because we bought a new condo. read more

After my last apartment experience I need to upgrade this place to 5 stars. I was young and dumb, and clearly didn't realize the quality of most apartments. I miss this place so much and wish more than anything that I just resigned instead of seeing the negatives and moving. Great parking, perfect location, and like I said the leasing staff worked with us and compromised with us. There's a good chance I will take out another lease here at some point in 2026. From the moment I toured and moved in, to the day I moved out, Evan was always there to be a helping hand! He helped make sure any maintenance requests needed upon move in were taken care of very quick. If we had any questions or concerns throughout our lease period he was always so prompt in helping us find a solution or getting us a prompt response. Today as I was moving out, I mistakenly through out my car keys in a bag meant for the dumpster. I let him know the situation and immediately he took me to the trash chute, where he took it upon himself to start looking for them! I have never had a member of a leasing staff be more helpful and dedicated to ensuring anything I needed was taken care of! Get ready to pay up to $2000 to live in the tower of terror frat house. Residents will pee in the elevator, on the walls, in the stairwells and all over the floors of the hallways. Dog waste is always in the stairwells, hallways, elevators, roads, and the outdoor areas. Got a complaint about neighbors or property appearance? Don't bring it up with the management. They don't care. Do you hear the fire alarms? It might be a test, it might be real. No one really knows. When the complex was just built, management would always schedule fire alarm tests with the Tempe FD, but not inform the residents that the alarm was a test only. This happened over 5 times and eventually, residents got into the horrible habit of just assuming that the management was not communicating about tests. Communication seems to be a really big issue with this company. And let's talk about security. There is no security. Bikes get stolen out of "secure" bike lock rooms, there is a gate where "only residents" have access to, but cars and motorcycles get broken into and stolen. And again, don't ask management to help, they won't. And then let's talk about accessibility. This apartment complex is not handicap accessible. The elevators are dangerously unreliable for that. Not to mention, that they frequently free fall with people inside. Again. This is apparently not managements problem. read more

Horrible management. Over charges fees on rent every single month. When you confront them about them to take them off they say they will, they don't and you never here back from them. You call back again, another person says the same thing and it's a repeated cycle. They lack communication, mislabel charges, charge you for things that aren't in your lease, never answer the phone, and the jacuzzis and elevators are always broken. read more

The first night of moving into this complex, my guests' car was STOLEN from the Watermark parking garage on 5/11/2020. After further investigating on communitycrimemap.com , I found there was another STOLEN vehicle that happened on the property on 4/21, less than 3 weeks prior. Please see the map attached to show the 4/21 incident and also notice the amount of stolen vehicles (green icons) within a 1-mile radius of the property since just April 1st (red icons are assaults)... The management team has NOT notified the residents that these events are happening at their residence nor have been able to confirm any additional security measures were taken to protect residents after the first stolen vehicle on 4/21 or 5/11. If I would have been warned about the stolen vehicle on 4/21 at Watermark, I would have either (A) ensured security measures have been improved at the property or (B) not have allowed my guests to park at the property, as criminals are targeting the property due to lack of security. I've been trying to get a hold of someone from property management to help for a week and management has been unaccommodating; unable to provide anyone to address the issues taking place. According to Watermark management, it is up to their discretion what criminal activity they inform residents about and the multiple auto theft incidents here is not serious enough to so. In my opinion, at a minimum, "luxury" apartments provide reasonable security for residents to feel safe and are transparent with residents regarding safety precautions. By looking at the crime map, it's obvious that management needs to either increase security or bring resident attention to the matter to create awareness. Doing neither to protect the apartment's image is at the cost of the residents who are left in the dark and potentially their security. read more

DO NOT LEASE HERE! Management pulls bait and switch techniques when touring the apartments. While touring, the leasing agent informs us the only costs in addition to rent are water, sewer, trash, personal electricity, and tenants would be responsible for wifi/cable. AFTER taking $350 for the background check, the lease had three additional costs: pest control fees, community electricity costs, and a package delivery locker fee. Of course, they're unwilling to refund the $350. In addition to this, the leasing special while touring was 2 weeks free and prorated plus the first month's rent-free. Upon receiving the lease, the lease did not include a portion of the 2 weeks free. They were unwilling to change the contract nor deceptive marketing. On our first night at the property, one vehicle was stolen. Another vehicle was broken into on the same night. There was a police report filed for both. Management stated the vehicle was stolen because it was not parked behind the resident parking gate. Also that Grand Theft Auto was not a serious enough crime needed to inform residents. Unfortunately, we discovered this site after moving in and speaking with the police. You can view this at https://communitycrimemap.com/. The apartment address and surrounding area is no stranger to crime: MURDER, additional car theft, home invasions at both neighboring properties, and assault. After being out of car deductibles and a renters insurance deductible plus expecting additional insurance costs, it is now a week later, and no return call from Avenue5 management. Management will get back to us "at their earliest convenience" and unable to meet to discuss. Not only are they unwilling to talk potential ways to increase tenant safety, the leasing office has informed us they have lost our lease but only willing to meet immediately to sign this and not discuss our issues. Management also installed a security camera directly outside of our unit's master bedroom within the first week. A direct violation of ARS 13-3019 to videotape someone in their bedroom. Of course, the same answer as before, management is unable to meet. Maybe playing peeping tom into a bedroom isn't the best use of security funds and focusing on the garage area with reoccurring issues is. It now makes sense why the complex is empty and they need to give away so many free things to lure in tenants. We have now had to eat the cost of obtaining legal representation to hopefully resolve the outrageous issues and schemes occurring. I would not consider this apartment complex luxury nor would I recommend anyone go through the same issues as us. read more

Literally the worst place I've ever lived! Not worth your money!!!! 1. Terrible upkeep, pet waste everywhere.... in the hallways, in the stairwells, and all over the dog park sidewalk and stairs. You can smell it from the garage. Also the hallways always smell like trash... like literally always! They just try to cover it up with air freshener. 2. Broken elevator.... the elevator near our unit has been broken for over a month.... hope you don't have any physical ailments or else you can't live here! Also... the elevators seem to break every couple of months or so. 3. Safely! Multiple cars have been broken in to... and A LOT of bikes get stolen (including mine) the male office manager was incredibly rude to us when we went to tell them. Said something along the lines of "what do you expect from us... and we don't prioritize safely"... that's obviously true as they leave the garage gates open (you're supposed to have to use a fob to get in. They let homeless people galavant through the property (inside)... most likely who stole the bikes. Also there was a drug related murder in the garage they wont disclose. 4. They take forever to respond to emails. I have time stamps that show it took them a month to respond to my emails. 5. They charge you for pest control... but you don't actually get the service unless you request it! They don't disclose that... but you pay for it regardless. Over all... I give the a 2/5. Good location, pretty views, and the neighbors are all fine... it's the staff here that make it hell. The lack of integrity, the rude male office manager, and the lack of safety. Management is disconnected from community, while premises are dirty and unkept. Property is constantly being trespassed by homeless people, and security is no where to be found. Elevators breakdown often, and when amenities are closed, management seldom notifies residents of the inconvenience. Although it has a beautiful view, it is met with a number of mishaps- enough to move out. read more

Been living here for a couple weeks and have had an amazing time! The appliances, light fixtures, flooring, counters, etc. are all high end and great quality. I went with my daughter to tour this place. We had an appt, and when we walked in we were looked up and down like "who are you, and why are you here" by the two women who work there, Jade and Bridget. There should have been an immediate smile and a "how can I help you", but it took them awhile to ask if we needed something, and there was definitely no smile. We felt very uncomfortable, like they didn't want us there. The reviews the others have given on here are true: we saw smeared dried poop in the carpet of the inside hallways (it was a common site and gross), and there was a horrible, weird chemical smell that we asked Jade what it was, and she could not answer. The walls were also dirty, and several of the outside areas looked like they needed some upkeep. In addition, we saw several piles of poop that wasn't picked up at the small "dog park" they have, (where again, she said nothing), we walked into the smaller pool area to the smell of weed that the people there were obviously smoking (they put down their pipe when we walked in and it was laying right next to the guy). When I mentioned this, Jade just said weed smoking wasn't allowed, but didn't say anything to the people, and actually told me "well, it is legal here now". Yes, I know that! You're supposed to do your job and tell them to put it away and remind them of the policy. She clearly seemed annoyed that I brought it up, and did not care in the slightest that they were breaking the rules. We asked several other questions, some she had answers to, some she did not, and it was an extremely awkward and weird tour. Bottom line, our daughter decided NOT to live at this gross, stinky, WAY OVERPRICED (2K a mo for a 1 bedroom) apt complex. It is not "luxury" at all; don't be fooled by the glossy pics. It is very different looking (and smelling) in person. She also knew, as did I, that she would never get any help from these people once she moved in if this was how they behaved on the tour. read more

Terrible! DO NOT MOVE HERE. If you live here you will be discriminated against and blamed for all incidents that occur due to the traffic of college students in the nearby elevator. Went on vacation for several weeks and came back to a notice of "odor". Well when there is parties happening every night and college students running up the stairs and elevator next to your house what do you expect. Please never move here if you want to be hassled for being a respectable tenants. Take my advice and never sign a lease to live on the bottom floor, where the new town houses are. I could care less about the overpriced $4,000 a month, but atleast treat your tenants like human beings. You will have to get in contact with a lawyer just to defend your livelihood and keep the place that you rest your head. All due to parties, of which you've never ever partook in. read more

I recently had to move and it worried me so much because I loved my apartment so much. I was worried about leaving my area. I moved from out of state and rented sigh unseen last year. I had such great customer service experience through Avenue5 that I decided to continue my living experience with the company. It was a total 180° of what I was used to but I'm so glad that I decided to keep with the company. The amenities speak for themselves. The customer service is amazing. When the ladies in the office are busy they still make eye contact. My neighbors are friendly and my favorite thing about this place is the GAS STOVES. The leasing staff is amazing.
