We have tried repeatedly to set up a meeting with the franchise owner and have never heard back. The invoices for payments 2 and 3 arrived on time but still no response from the owner. While the concept is good, the execution in Lake Worth TX is not up to snuff.

Every interaction we had with her she was rude and unprofessional for absolutely no reason. Every time I sent her an email my wife and I waited for her very snippy response. We were good tenants, always paid our rent on time and took care of the property we were renting. When we moved out they made us pay for a professional cleaning, flea & tick prevention and carpet cleaning with "contractors of their choosing". These cleaning contractors were laughably unprofessional and expensive. Metroplex homes also deducted almost $1,000 dollars from our security deposit to rekey, clean the property (after we already paid $700 for 3 different cleaning services of THEIR choosing) and mow the property at the end of our lease. RENTERS BEWARE - read the lease contract VERY CLOSELY. They won't let you "break your lease" and will force you to pay out the remainder of your lease until THEY find a replacement tenant. We informed Karen we would not be renewing our lease over 3 months before the lease expiration date. Metroplex homes did not take any action or try to find a replacement tenant until we had already moved out. When they finally did post the property online, the pictures they posted online were very bad you would have thought a 5 year old took the pictures. As a tenant, we had a terrible experience with this company, avoid them like the plague!

I would not recommend this property based on my experience with move-out charges, maintenance, and…read morerule enforcement. I was charged for full carpet replacement due to a claimed stain that was not visible during move-out and only appeared after the carpet was removed. Under Texas Property Code §92.104, landlords may not charge tenants for normal wear and tear, and replacement costs should not be passed on without clear, documented tenant-caused damage. It seems like they charge everyone a carpet replacement regardless of condition on move out. I was also charged for replacing a refrigerator door due to cosmetic discoloration. Cosmetic wear is generally considered normal wear and tear and is not damage requiring replacement under §92.104. Discoloration from normal use is not considered damage and simply changing it because you want it to look new for next tenant is not a legal charge you can send the previous tenant under Texas Law. This is normal wear and tear from normal use which has no mechanical or functional damage. Management even stated it had to be replaced only because the discoloration could not be fixed, but that is not an issue that requires replacement it is landlord discretion to replace for next tenant which cannot be charged to the previous tenant as it is classified under law as normal wear and tear. Maintenance issues were also a concern. A nail protruding from the stairs was reported multiple times. Temporary fixes were attempted, but the issue persisted, and I ultimately required medical attention. Texas Property Code §92.052 requires landlords to repair conditions that materially affect health or safety. It was only after having to get medical attention was the carpet lifted up and the nail removed. Rule enforcement appeared inconsistent: * Restricted-breed dogs were present on the property, including one that had been incorrectly registered and was involved in an altercation with another dog. Management stated the incident was a civil matter and not handled by the property. * Dog waste was frequently left unaddressed. And piles of poop are left everywhere especially at the dog park. Not to mention having to constantly share the dog park with other neighboring apartment complexes even though we are the ones paying for this dog park amenity * Mushrooms were present on the grounds, raising sanitation concerns. Especially in the dog park which my dog also ingested on accident and had to seek medical attention * The community is advertised as smoke-free, yet smoking (including cigarettes and marijuana) appeared to be known and unenforced. * Non-residents regularly used resident-only amenities without intervention even though it gets reported. Overall, this property was quick to pursue charges but less responsive to safety, maintenance, and consistent enforcement. I strongly recommend that future tenants document everything or look for a different property. Due to the unresolved charges and safety issues described above, I am evaluating next steps through small claims court, including potential reimbursement for medical expenses. I also recommend reading reviews carefully. In my experience, positive reviews appeared to be encouraged by incentives, which may not reflect typical tenant experiences
