After seeing so many unfavorable reviews, I decided to close my escrow account before my first mortgage payment to Mr. Cooper, as my home insurance was due in mid-May. I followed their instructions, and all communications were handled via email. I also made sure to send the same message through their 'message portal'. https://www.mrcooper.com/help-center/escrow/removing-escrow Mr. Cooper closed my escrow account and sent me a check for the remaining balance that was rolled over from United Wholesale Mortgage within 10-14 business days. I log onto Mr. Cooper's website to pay the mortgage (P&I) and add extra principal payments each month. I did not set up autopay. I now directly pay for the Home Insurance and Property Tax payments, and these vendors send proof of payment to the Nationstar document portal.

We decided to refinance our home to make some improvements and clear out some high-interest debt. We assumed (erroneously) that our credit union, which had held the current mortgage for 15 years plus our bank accounts and car notes, and a flawless history of payments with them, would have no trouble refinancing us, even though we are now self-employed, and making 3x what we made when they initially approved us. ***WRONG!!!*** After literally MONTHS of asking for documents, changing rates, long delays waiting for info from underwriting, and unanswered questions, we finally abandoned them in search of unconventional financing routes. We looked specifically for brokers in the area who specialize in self-employed people, and found a few. Some seemed a bit "green," some sounded less than friendly or just weren't interested in a smaller refi. But Tatiana with the Tuttle Group was super friendly when she reached out, and helped us arrange a video consultation with Andy Tuttle, the wizard of the Tuttle Group. During the 30 minutes that Andy spoke with us, it was like a crash course in financial planning. Everything he said made so much sense, and we learned more about mortgage refinancing than MONTHS of online research and questions we had asked to our credit union. Andy was up-front and told us that our best option might, indeed, be to go with the offer our credit union had finally extended, and that he might not be able to beat it. Still, he took the time to explain how refinancing in this "terrible Fed-rate" era could be financially advantageous to us, and told us to check once more with our credit union to see their final terms and if they were still locked in. I was astounded that he would take that kind of time to talk to a customer he likely wouldn't get any money from. We decided to proceed with the Tuttle Group, even if they couldn't offer us a better rate, simply because it was a PLEASURE dealing with them, they treated us like family, and everything Andy said made such good sense. Throughout the 2-ish weeks that ensued, their awesome mortgage gal Annie checked in with us regularly to make sure all our questions were answered. They seemingly required FAR less documentation than anyone else. But their stated tactic was to present a perfect, iron-clad package to underwriting up-front, so that there would be an instant approval and there wouldn't be a need for further questions or documentation. (Imagine that???) In what seemed like the blink of an eye, we were approved and ushered through closing. We simply could not be more impressed with the Tuttle Group. We've helped numerous friends and family through the mortgage process, and it's always like being put through a medieval torture device. This is the first time getting approved and closing was a PLEASURE. We NEVER had to contact them for questions, because they were always checking in to make sure all ours were answered. They were super friendly, familiar, informal-yet-professional, and we always felt like they had our backs and had everything under control. We actually looked forward to their calls and emails...imagine that??? Even though were were looking for a silly, small refinance and shouldn't have been worth their time, we felt like we had called up a dear family member who gave us the "hook up" our situation clearly didn't warrant. After numerous ridiculous amendments per the lender's request, seller spending several thousands of dollars to retrofit property to lender's liking, having the property appraised (met value just fine), title work complete, buyer's signed initial CD and just waiting on final clear to close....Ms. Armstrong's team ghosted me, buyer's agent, and title company for nearly a week. Then all of a sudden, decided that the property was "too old." It is a manufactured home and the year of production has been on nearly every single document Ms. Armstrong has received from the very beginning of this transaction. She not only FAILED to do her job by reading any of the information she requested, she FAILED her clients by waiting until literally the last minute to cancel their file.
