TSM got the initial package into underwriting before Wells Fargo even called us back! What a joke, eh? But TSM is not just fast; everything went smoothly with explanatory communications and clear expectation setting. It should be noted, as well, that the loan itself was funded nearly 10 days before our (seemingly impossible) deadline. We haven't often come across this sort of competent and excellence, which is especially satisfying with such an important financial transaction. Jeff the owner talks a good game and seems nice but politely blames you for his empty promises ( not calling, having other call who don't know anything, changing of fees, etc.). He went as far as to say he was waiting to see if we had any questions on the day of close and we just got the paperwork and hadn't had anyone review it after it was wrong ( trying to charge is another $1800 in buy down fees ). It had not been in any prior paperwork. To top it off the closing fees and paperwork was totally different than disclosed earlier and no one had reached out to review or let us know there was changes. Again some of it was incorrect and had to be changed the day of close.

From Marlene: WORST EXPERIENCE EVER! Do not trust this…read morecompany with such a big decision in your life! We were promised a 30 day close and 24 hours before closing, after having received pre-approval, preliminary closing documents and multiple promises we were told that "it wasn't going to happen" unless we increased our down payment (already at 25%)! We were told that our specific underwriter was very picky! We had to restart our process with a different lender and closed in 12 days! That's not all! After we pulled our application they called back and said "just kidding" they had given our file to a different underwriter and we were good to go now! How can an individual within a company have the ability to approve or disapprove based on personal bias! Do they not follow the same policies and procedures? They hounded us for 72 hours with phone calls, texts and emails saying that they could guarantee our close ( something they couldn't do in the first 30 days). The lending officer actually called the sellers agent and told them that they cleared us to close and that we pulled our application! UNETHICAL!!! Also, we payed up front for our appraisal and when our new agent called them to share that information, they refused, quoting some loophole...we had to pay for another one! They also refused to refund our $400 rate lock fee saying that since we withdrew our application, it was forfeited! There's more! My husband made the mistake of telling them that the new lender was giving us a better deal and they revised their contract to match it, trying to get us to stay on with them. My husband actually talked with some sort of supervisor at the company and said he was very nasty once he realized we were terminating. Save yourself time, money and heartache...DO NOT USE THIS COMPANY!

We had to get acquainted with all new people, a website, and update a bunch of information as well as insurance that was very stressful and completely out of our control. We chose Churchill because they came highly recommend from Dave Ramsey. We never missed a payment and were on the fast-track to pay our house off in under 4 years but I guess Churchill saw this as an opportunity to rid us off since we weren't a "profitable loan" they could feed off the interest for 15+ years. They also acted like this was a norm in the mortgage business, reassuring us with a high-quality video and emails that everything is a-okay, but I've been through 3 different homes and loans in over 10 years and had NEVER been passed off to a new lender until now. This all just came out of no where and we did not appreciate it at all!!
