Absolutely a horrible experience with texaslending.com! This happened prior to Covid. We had to change our closing date 3 times. They kept asking for things from the seller, are you kidding me?! Both realtors were upset at how they handled the financing process. Our realtor told us when she gets two offers on a house and one of the offers is using texaslending.com, she advises the seller to take the other offer. We have rental properties so we deal with lenders all the time. I just wish we had found out about their incompetence prior. The loan we took out for a property on the deal following using texaslending.com, we went through a bank and were able to close so much faster and without hassle. Don't fall for their ads. I went online to check rates and options for a HELOC or HE Loan for some stuff upcoming, I barely put any serious information in, then I backed out of the website. For 4 days after that limited online interaction, they called incessantly! The first few days they called once every hour!!! That's ridiculous, the next few days they called about 4 or 5 times during the day. I eventually blocked the numbers that they cycled through. Where do I begin?? The substantial lender credits they promised upfront, which almost disappeared completely, is not worth the time, headache and hassle this company will put you through. We had other options at the beginning of our home purchase, and sadly, we made the decision to move forward with Texas Lending, despite the negative reviews. The incompetence and lack of communication in the organization will make you wonder how they're even in business to begin with. To start off with, we believed everything was going well, based on the information we were given by our mortgage advisor, Steven Barlow. We kept checking in on him to make sure they had all they needed throughout the entire process, and his answer was always the same....we are all good! Yes, you read that correctly, we kept checking in on them, which was very different from all the other lenders we had worked with in the past....all of which were on the ball and provided updates, following up to make sure we were up to speed on everything. Texas Lending is the antithesis of a sound and professional lender, ready to provide the best service possible, making a home purchase as easy as possible. For specifics, the incompetence of their employees, in particular, Sandy, caused our closing to be pushed out. Why you ask? Because apparently someone checked off the wrong box!!! You read that correctly....someone in their useless company checked off the wrong box, delaying our closing and reducing any lender credits we were still holding on to. We were being penalized for someone else's sad mistake. That's not all folks, it gets better! Roadblocks with employment verification or communicating with us on homeowners insurance policy changes needed were not shared until the very last minute....the day before the already rescheduled closing date!!! You would think if something is this urgent, they would get on the phone and call us for some help. But no, Sandy decides to address a crisis situation by sending an email. Any roadblocks they experienced was easily fixed by my spouse and I in a matter of minutes. Things that took them weeks to notify us on. So what about the anxiety and stress you experience when you still have yet to receive the final closing disclosure the day before closing, at 4:45 pm?? You call them and all of a sudden, no one is available to take a call. It's as if they all went on vacation. Trust me folks....they will hook you with a hefty lender credit....they will push out your closing, not of your own making, but because they messed up somewhere along the way. Then they will tell you that the rate expired and your lender credit was reduced even more. Once again, all not worth it. Go with a reputable company that has your best interest at heart...we've worked with others before and wish we would've done so with this last purchase. I've done a lot of thinking over my experience with your organization. I've finally come to the conclusion on a number or issues, which I hope will help you, with future customers. You must understand, while you have handled hundreds of these transactions, this is our first time. Refinancing our house, which is completely paid for, is a very big deal for my husband and I. A bit of patients on your part is truly not much to ask for. You originally told me 2 - 3 weeks. When Chris told me "forget everything I heard in the beginning and start fresh", that was clearly shocking to me. Alex, absolutely called me crazy as he was hanging up on me ( he didn't think I heard him). I chose you guys because... in the past I called Texas Lending and was greeted by very warm and courteous people. This time was so different. Also, Chris told me to NOT expect daily updates. I understand that after all of the documents have been received. But... considering I am new to this process, I was quite concerned that the documents I provided were sufficient. Please be aware we are unfamiliar with the mortgage vocabulary, so things like disclosures, for example, don't mean much to us. I was unaware of all of the documents that were contained in the "portal". Once again, please understand, the customer is unfamiliar with the process, while the associates at the organization are quite familiar. Also, after reading all of Texas Lending Yelp reviews, I should have thought twice about calling you guys. All of the reviews have the same theme.. your company has a culture of being short and rude to potential and existing customers or maybe my tiny loan doesn't hold a lot of weight with your organization. It is absolutely unnecessary to be spoken to in a rude condescending manner. I truly have never been treated so terrible by all parties I spoke with. Please let the marketing team know they have an excellent campaign. They tout that they can get a loan closed in two weeks. Clearly this is not the case. Up front information and transparency go along way when working with someone you have only met over the telephone. I have not gone into every horrible thing that happened in the 5 days I worked with Texas Lending. They are aware of their level of unprofessional behavior. Needless to say... We called our personal/business banker. They locked us into a 3.75% rate and YES, it's going to take 3 - 4 weeks. This was explained up front during my first interaction with the loan officer. I submitted my info to get a quote online and received a quick call after doing so. I provided them with my all my info and he said he was waiting for system to generate the quote. I told him I had one other quote which I would compare theirs to. They asked what my quote was and I told him I'd tell him after he told me his. He got furious because I wouldn't tell him the other quote I got, to the point he seemed emotionally unstable. Anyways, he finally gave me his quote and it was ridiculously high. This isn't the first property I've bought and gotten a quote from them, but this is the last time as I can see they are a total waste of time. As I watch commercial after commercial of supposedly satisfied customers of Texas Lending.com, I do not know whether to laugh or throw something at the TV. I will tell you that I will share my experience to people and platforms where I am able as I have had a horrible and costly experience. They have horrible internal and external communication and I sit here on funding day (9/9) with no funding having changed a vacation trip already once for $1,200 to change the ticket. I sent my inquiry on a refinance on 7/14/21 and closing did not occur until 9/3/21 and that was not due to me! They could not manage a close in 30 days nor did they communicate that they had changed the closing date of 8/25 to 9/8. Do not buy into the commercials. read more

Their credit analysts couldn't find their ad with both hands, a flashlight, and a mirror. They suck you in with a great rate after a soft pull on your credit, but then do a hard pull and show scores to be far different than any consumer pull you may have done. When questioned about it, they cannot provide a good answer as to why the scores are so different. Suffice it to say, they had a variance of almost 100 points on one of our scores... doing research I was able to determine that something had to be wrong because even though the scoring method is slightly different and based on 950 points rather than the 850 of a consumer pull, the scores I pulled should not be in a different range than their scores. Which they obviously were. Needless to say, after getting bad advice on how to bring the scores up, resulting in nothing changing for the intended party (my hubby), I went with rocket mortgage and got approved on the spot. Also, watch them on their minimum scores... they advertise 620 for a conventional cash out refinance but the loan officer argued with me stating minimum was 650. I had to screen shot their website for him.... This is the second similar experience I've had with this company. I'll never try to use them again and will make sure anyone that mentions them in my presence hearts my two experiences. Rocket mortgage began working on my loan on 8/18 and my closing date is 9/16. My rate will be just as good as anything txl was offering since I had free use of a credit analyst that knew what he was talking about and boosted our scores up into the next bracket that will effectively lower the interest rate even below the rate we locked in with, which wasn't bad to begin with. read more

THEY DON'T GOT EM! THE ONLY THING THEY HAVE IS INCOMPETENT OR GREEDY EMPLOYEES!! I would give zero stars if that was an option. STAY AWAY and do business with someone else. We started this process in early April and provided all documentation with our application. Around a week later, I had a person call me and ask if I was having difficulty uploading the documents. I stated we provided those with our application. He searched our file and stated our consultant uploaded them in the wrong spot. April 28th we were conditionally approved and asked to provide information about an address and our HOA statement. Again those documents were provided the next day. Our loan processor couldn't answer basic questions about the loan but then asked for a copy of my husband's child support decree and given a closing date of 5/13. Again these documents were provided and a couple of days later our consultant called and said we no longer meet the income to debt ratio. Somehow we went from 42% to 57% with just child support. Mind you it is child support for one child. By this time, our time is running out on our fixed interest rate and they assured me they could extend it. Well, they did extend it at a nice cost to us but we had already come this far and thought let's just finish this and be done. Now we were given a closing date of 5/17. I will also add that the interest rates have now gone up a full percent if we decided to use someone else. We provided 2 years of W2 information along with two current paystubs which clearly show how much we earn but they kept saying they couldn't use my husband's overtime unless his HR department filled out an income verification form. Today our loan processor called and stated she still hasn't received the income verification form but if we could provide information that shows we have 6 months of reserve it would be fine. I told her I could send that over right now and proof that we paid off our car as well (which would put us way below debt to income ratio). She then stated we will still need the income verification. By now I am breathing fire and so infuriated with these incompetent people that I called my husband and told him I am done. They are purposely dragging their feet to get more money in closing by extending a fixed rate or just no longer want to lend money at the locked rate that is 1% lower than the going rate now. I think my favorite statement through the whole thing was when she told me my husband makes less money this year than prior. He was just promoted last year to a higher level with a nice increase in pay and by his pay stubs you can clearly tell that his extra income has been nicely tucked away into his 401K. I asked her how that is possible since he got a promotion and a raise. To which her response was their calculations are different and that she doesn't understand them. I am thinking simple math and logic is not the math these people use. Our story ends with me calling our loan processor back today and telling her we no longer want to finish this deal because it seems they want to loan the money at a higher rate or keep dragging this out to increase closing costs. What a shame and horrible way to conduct business. I will end this review by letting you know in my entire life I have never bothered to take the time to sit and type out a review. That should give you a little hint of how horrible and incompetent these people are to deal with. Unbelievably bad service. Hard to get a call back. They contacted me to re-finance my home to a lower rate. Said it would only take 4 weeks, took 2 and half months to get turned down. Turned down? We have several times the value of the house in savings, 10 times the payment amount in income each month? My application was taken over the phone, and when I repeatedly asked what the underwriter was looking at to make their decisions, I got no answers. One thing they did say was that they couldn't verify income - despite 2 years of tax returns and bank statements (?). They advertise a ton, but I definitely would look elsewhere to refi. read more

This company does not know what they are doing. They have been stringing me along on a refinance for over 5 months. if I hadn't already paid for the appraisal I would have already backed out long ago when I realized that they don't know how to read a profit and loss statement or understand the difference between a DBA and an incorporation. They just don't know what they are doing. Now 5 months after paying $1,000 for my appraisal they are telling me that I have to pay more money for appraisal because I still haven't been able to get my loan done. Utterly ridiculous. I have worked with several mortgage lenders and Texas Lending is worst by far. They will lure you in with a low rate and then once they have your application and data, they will sit on it for months. I filed my application and documents with them in September 2020 and till January 2021, the loans did not close and almost no updates were given. In the end the loan officer Bryan Benitez told me that they cannot give me the rates they promised. I would not recommend Texas Lending for your mortgage needs. So I shopped around - I called Texas Lending because of the commercials and those people in the commercials etc...so I filled out the online application and received a call from their a "Sr. Loan Officer". We started off with me telling her what I was looking for and my recent experience and wanted to see what they had to offer. Well...what she had to offer was PURE RUDNESS AND CONDESENDING remarks! I was honestly shocked by the lack of professionalism and why someone would talk to a potential client that is about to shell out 400+K. Honestly, I'm glad I had this experience, because she was my first impression of the company and I'm sure the rest would have also been bad. Another reason I'm glad is because it had me reach out to other lenders and I went with a company that has a SUPER - then EME with the word LENDING at the end! They have been FANTASTIC and nothing but helpful. We are going to be closing on our home in 2 weeks! When Texaslending.com says "they got it".....the only thing they got is RUDE officers. Saturday, Aug 22, 2020 i recommended TL.com to a nephew,a first time home owner. In past 10-12 years my family has dealt with TL.com three times. All good, very satisfied. The person on the phone Sat at 1 pm took his # and said to expect a call-back with an hour. No call back Sat. Monday, 21st at 11 AM HE called back. The agent said he saw where he had called on Saturday about a mortgage and he would call back in 10 minutes and help him. I like to keep business local as much as possible, the reason I recommended TL.com. The agent did not call back in 10 minutes or EVER. Tuesday AM he called Caliber and all was done on the FIRST call, None of this "call you back" business. You guys need to get a grip or one day you will have a meeting and an owner will ask. . . ."What happened to all our great customer calls ?" I wish I had read these reviews before I decided to work with Texas Lending on financing a home. I followed up repeatedly with my loan officer to ensure we would close as expected. Response was always, "We should be fine." Well, we weren't. I got an email the day before we closed at 7:30 at night saying that it would be pushed to the following week. So the start process was wonderful and Adrienne Johnson was so nice and I got her everything she needed and on time. Then we were passed along to Kara and this is where it got dicey. She did not verify my job but my husbands which I make more money for the same company. That made us have to pay off our American Express at closing to make the numbers right. We paid and two months worth of insurance at closing and then almost 3 weeks later they came back and said the insurance was $197 short and we needed to pay it. I got a threatening email today to pull the loan from Adrienne because of the $197. They are a bottom feeder company. Do not use. read more

This was the worst experience I've ever had with a lender. There was virtually no communication with the loan processor. I'm a senior and wanted to lower my interest rate and monthly payments. It took over three months and constant phone calls to get the loan done. It was almost immediately sold to another company and my payments actually went up $200. I'm now working with yet another lender who just bought the loan and is trying to get answers as to why the payments increased. Save your money and sanity and stay away from this company. read more

First off, as with all occupations, jobs, & professions there are good employees who represent their company well & bad ones that make their company look horrible. In my recent experience with this company, I came across Mr. Giles who verbally stated to me on a recorded phone call during the application process that, if his company pulled out of the loan for any reason the housing appraisal fee that I was asked to pay out of pocket would be refunded back to me by them. Note-I have over a 745 credit score & these folks strung me along & wasted my time and they pulled out of the loan. Since they pulled out of the loan, Mr. Giles has developed happy feet & he is trying to squeeze out of what he said. DON'T DO BUSINESS WITH THEM. They are horrible. I'm not sure why there are so many negative reviews posted here, because overall, my experience was a pretty positive one ... We initially tried to do a cash out refinance with a company in California that had great reviews (First Direct Lending), only to discover a month into the process that they could not find an appraiser. Then, they suddenly realized that they were unable to to do the loan because of certain Texas regulations. Four weeks were wasted! Fortunately, I found TexasLending and restarted the entire process. Greg Ligon was a great agent to work with, he answered all of my calls promptly and clarified whatever questions I had. Barbara Durham stayed on top of things, too. Plus, e-mail and electronic documents made the process a lot less painful than it was a few years ago. The appraiser they sent out was excellent ... Yes, there were times when documents had to be resent and it seemed like the wheels were just spinning, but that's expected in any sort of transaction this complex. At times, refinancing can be a complicated, frustrating, and time consuming project, but we closed just in time at the end of our interest rate lock date, and that made me happy. read more

Communication with us was almost non-existent. We were fully approved and could not get them to establish a concrete closing date. We left for another lender and closed on both in 38 days! I have used Texas Lending twice in the past and was pleased with the experience so I decided to go back for a home equity loan. I called and they said all the agents were busy and one of them would call me back. Gavin Reynolds did in fact call me back that evening 4/3 (Mon). He seemed really nice and explained my options. I told him I wanted to get the process done ASAP and he told me that if I took a lower amount, we could bypass an appraisal and save a weeks time. He said he needed to check into something and that he would call me "tomorrow" (Tues) 4/4. Tuesday and Wednesday rolled around and I didn't hear back so I left him a voicemail Wednesday evening. Thursday and Friday rolled around and still no call so I left another voicemail and told him to let me know if I need to find another lender. Long story short, its been two weeks and he has completely ghosted me. So much for saving a week when he just cost me two. They just lost a return customer and I will never refer them to anybody I know. read more

My loan has finally closed so I feel I can finally write a review without the worry that it will impact the ability to close on my loan. They were very friendly and I felt really good about my choice. I was assured it would be easy and we could close in 3 weeks. Since it was pretty straight forward, I had no reason to believe otherwise. I provided all of the documentation they requested within 24 hours. A week before we were scheduled to close, I called and assured we were on pace. I explained we were going on vacation and would be out of the state for 10 days, so it was important to close before we left. I was assured it was no problem. As each day passed, I became more concerned but continued to be told it was no problem. I got a call while we were on vacation that they needed another document before they sent it to underwriting. Seriously???? You didn't know that 3 weeks ago? You could not have told me that while I was in the state? Fortunately I was able to get it to them via a 3rd party, but this should have been a document they anticipated needing and been proactive in requesting it. After that was resolved, we were set to close the day after we got home. The notary came and although I had communicated every step of the way that we wanted an escrow account for taxes and insurance, it was not included in the loan. Back to the drawing board, to change all the paperwork and have them come back the following day. Then, I had been told we would get a check back at the close for the $499 appraisal fee. Guess what was not there? No check. After calling the loan originator, Jesse Sadowski, he assured me the refund would be applied to my debit card 3 days after the loan funded. After following up 3 more times, it finally posted 2 weeks after the loan funded. I am relieved it is all wrapped up. I can honestly say I will never use Texas Lending again, nor would I refer anyone to them. If I had it to do over, I would have called the real estate agent I used when I purchased my home and asked her for a referral. Stay away from Texas Lending. read more

Long story short, the radio ads make them sound very credible; what happens, however, is they take your $100, and leave you high and dry. We paid the $100 fee, as we were looking for a construction loan. We told the person to use my wife's information since her credit was better than mine. He insisted to have my info, ignored our instructions, and used my info along with my wife's. My wife found 3 mortgage companies to back our loan, while Mr. Loser at "Texaslending dot com" found nothing, as he said my credit score wasn't high enough. Again, we specifically told him NOT to use my information, just my wife's. The $100 is good for ONE YEAR. So, 9 months later, after our house was built and we were ready for a permanent home loan, my wife called them again to have them look for a loan. We were referred to an office in Weatherford. My wife spoke to a lady for 30 seconds, she said she'd call back. She was totally uninterested, probably because the $100 was already paid. She never called us back, nor did she return our phone calls. We found a loan from National City Mortgage (both Construction and Permanent loan). I have not experienced worse customer service than with this agency. Not only did they wait until 24-hours prior to the initial closing to request last-minute documents (such as RE-VERIFYING employment and income information that had provided ten days earlier), but I was blown off when I asked about the delay. I was told that "we handle a lot of loans every day, you will need to wait until we get to it". I later discovered that "get to it" included reauthorization every time they asked for one of these 11th-hour documents - four documents in all - and that our loan went to the bottom of the pile each time. Now, I get that closings are not always smooth. I also understand that they need to have verifications of financial resources. However, the things they were needing (i.e. the APPRAISAL, which had also been done more than a week earlier) should have been obtained before our INITIAL closing date. As it is, we've been put off and postponed for more than a week and our current lease is ending NOW - not to mention the poor sellers who's own new home closing is contingent on our closing!!! I've been in the process of refinancing for 2 months...I'm still not done! This has been a complete nightmare! At one point I was even asked to provide divorce papers from 12+ years prior!!! Also my husbands ss number that's on the application and copies sent 2 months ago!! I would not recommend them to my worst enemy!! read more
