Town Square Mortgage was recommended by our realtor. We were put under a short close window and they assured us they would keep us informed and could do the close without delays or penalties. Jeff the owner talks a good game and seems nice but politely blames you for his empty promises ( not calling, having other call who don't know anything, changing of fees, etc.). He went as far as to say he was waiting to see if we had any questions on the day of close and we just got the paperwork and hadn't had anyone review it after it was wrong ( trying to charge is another $1800 in buy down fees ). It had not been in any prior paperwork. To top it off the closing fees and paperwork was totally different than disclosed earlier and no one had reached out to review or let us know there was changes. A note on working with Kevin Svoboda at Town Square Financial... and it's hard to know where to start. My family and I were required to move as our lease was up and our landlord was selling the home. We thought we were going to have to find another increasingly expensive place to rent when I responded to an email I received from TSF at work. Kevin quickly called me back and we got acquainted, discussing our finances and needs. We had terrible credit and very little money for a down payment, as we were not planning on being able to purchase a home. Within a few short days, Kevin and his team had a plan in place to improve our credit and structure a deal to not just be able to stop renting, but to buy an extremely wonderful home and start building equity in a new chapter of our lives. With Kevin's wealth of knowledge and experience and our rough financial situation, he prepared us from the very beginning, saying that it could be a roller coaster of ups and downs throughout the process, but swore he'd work had for us and keep us informed every step of the way. And so he did. Tirelessly. It is with the deepest respect for Kevin that I choose to disclose that, while working for us, Kevin's dad, with whom he had such a close relationship with, passed away. Even while out of town, spending the most valuable time at his dad's bedside before he passed, Kevin kept in touch with us as the loan process continued. As time moved forward, at Kevin's direction, we cleaned up our financials, got the necessary down payment set up and yesterday, after the most emotional roller-coaster ride that we've taken, signed papers and closed on our first home after 10 years of marriage, three beautiful children, seven college degrees and two thriving careers. I imagine that Kevin's dad would be proud that his son works so nobly hard to help people pursue the American dream of home ownership. He did for us - he will for you, too. The worst most unprofessional business I have ever dealt with. I had an appointment scheduled with Joelle Benson. After I waited for 30 minutes I realized she wasn't coming. Then they told me to call her and her voicemail was full so no message could be left. After I called her assistant she told me a meeting came up but no one bothered to call me. She then rescheduled me for another appointment. Then on Christmas Eve I get a letter that our application was withdrawn. No explanation just withdrawn. However, the very first loan I did with TSM was a bit rough due to my credit, she walked me thru how to clean it up and the results prove she knew what she was talking about. We had a very bad experience with Town Square Financial. Allen Moniri was very unprofessional. As soon as we let him know we wanted to go with someone else he cowardly emailed my wife and belittled her. My wife politely thanked him for helping us a few times through email (even though he was being very rude) then he cc'd me and my wife in his last email telling us in the most passive aggressive way just how stupid we were for choosing another lender. I have never seen a grown man throw such a temper tantrum via email over clients choosing another lender. We were not locked into any deals with him or his company and we were just shopping around when we spoke with him. We talked to him in person once, and didn't like what Town Square Financial had to offer so we tried to cut ties a few times. We have absolutely no obligation to choose Town Square Financial and didn't appreciate the harassment. I do not recommend this company for your lending needs, and especially not with Allen Moniri. After my first review, the branch manager started texting my phone at 10:45pm stating how she was very upset that I blamed her. I explained when she did not follow up as stated multiple times and did not follow through on what she stated as "doing everything to get the deal funded in house" it was how it felt. She then said my review wouldn't matter because of all the other good reviews. That is what you want to hear, right? She said nothing was her fault even though she is the branch manager. Completely disgusted... I was looking at a home in TX with Cullers I asked the realtor Jake to set me up with someone in TX because I knew the property taxes were way different than AZ. When I gave her my info and house that I wanted Gracie gave me the pre qual docs showing me what they would be. Weeks later title sends the docs on taxes so I called her she said title was wrong what she gave me was correct.. I am in the business title is really never wrong on these things. So I call the title rep she gives me the calculation on what the property taxes are they would have been another $250 than what she quoted. So I had to cancel since taxes were already so high I couldn't add more on top of it. Do they care that she is the one that messed it up no they kept the deposit even though its on her. Two weeks later after canceling it she sends me an email stating that she got my purchase contract???? I sent her an email back with what happened not a response at all from her. It seems super shady what they do to people and can't even say a sorry for anything completely disgusted with this entire process and the left hand sure did not know what the right hand was doing at all can only imagine how the loan process would have gone since she couldn't even send me the application. read more

The mortgage loan lenders work as part of a team. As a team member, Daniel is non-compliant with the requests of the consumer, is unresponsive to direction and does not listen to the client/consumer - who he represents. Of the numerous incidents, his superiors are aware of his behavior and only intervene after situations become critical for the businesses loss of income. The first incident was in submitting documentation to be pre-approved for a mortgage loan. Because our federal taxes are complex Daniel felt compelled to try and play CPA. His reasoning was that because he could not understand them, they were incorrect (even though they were done professionally and accepted by the IRS.) The delay caused the loss of sale for a house we were interested in purchasing. The next incident was lack of compliance with a request to email information, not a phone call - which he followed up with a phone call. Non-compliance issue with his aggressive request to contact the seller to disclose information about us, the client. We explicitly stated we did not want him contacting the other party, to which he sent out an email with the information we did not want disclosed. Eventually after two more of these incidents we escalated it to management who removed Daniel from our account at our request. Unfortunately we cannot recommend this company to anyone because of our experience. When you're dealing with hundreds of thousands of dollars in transactions, this behavior should not occur. read more

The seller told me that Joella Benson with Town Square had handled a couple of condos in the complex, so I entered the process as a first-time buyer with some confidence. Since she knew that I was a first-time buyer, I anticipated someone who would walk me through the process. I was rapidly disabused of my delusions. Her business card lists her office and cell numbers, but her cell voice-mail has been full the entire time (about 10 weeks). After I tried for a few days to contact her via her office number, she informed me that email is the best way to reach her. She didn't apologize for my frustration or wasting my time, and her pattern continued through closing. If she wanted something from me, she expected me to drop everything. If I had a questions for her, multiple emails from both my realtor and me were required before she would even acknowledge that we had a question, much less get an answer. I've learned through dealing with her that she will NEVER apologize for any of her errors- simply because she is not capable of acknowledging that she ever makes an error. As a consumer, I understand that we live in a complicated world in which conditions and situations change constantly and quickly. I merely expect for someone to keep me apprised of these conditions. Joella is unable to fulfill this expectation because she is unable to communicate- or she is unwilling to do so. (Since closing has FINALLY occurred, I don't really care anymore which.) Closing was delayed twice, and the seller, my realtor, and the title company all agree that Joella is the reason why the process was so onerous. I think that she is the way she is because her husband owns the company, but that fact does not change the fact that she made this process extremely stressful for this first-time buyer. On the day that we ended up closing, she didn't even bother to respond to my queries regarding whether closing would take place or not. I'm actually a little late in writing my review for these wonderful people, I'm sure there were alot of people that helped me get my home in May of this year, but Jeff Jannasch and Daniel V. stand out the most for me. I owe these guys for helping me with my first home. These guys worked ENDLESSLY to try to help me get my home, as my situation was a little different (I was buying a home in Dallas from NYC), and I remember Jeff telling me the process was not going to be easy, but he does not take "no" for an answer and promised me he would do EVERYTHING in his immediate power to help my dream home become a reality (i have to admit, at the time it seemed like a stretch), but he absolutely kept his promise. Home buying process is definitely not a walk in the park but these guys worked so hard for me, answering my calls after hours, and even on the weekends when I would have an anxiety attacks (which I had lots of). They were always reassuring and optimistic. They even referred great credit specialists to help my credit improve in a short span, I could go on and on, but the final outcome was my mortgage approval and ownership at my first home. I was very dissatisfied with the lack of respect of Keith Benson showed me handling my first home loan. Mr. Benson and i were scheduling a meeting to sign loan agreement for Saturday 4/6/13 at 8:00 a.m. and me and my family woke up to drive approximately 45 minutes to Mr. Bensons office. I called Mr. Benson to confirm our appointment and he told me he had already made plans and said he didnt care if this woupd cost him the "deal". Mr. Benson showed me no type of remorse and made my first time home buying experience one i will never forget. I hope his affiliation with Square Town Financial is not .
