I hired Walter Williams Property Management in 2004 to manage my property in Palm Coast for 21 years. Cathy Burak, the property mgr, is awesome. I never had any real maintenance issues until 10 years when first tenant moved out. They qualify tenants which stay for a long time. She made necessary repairs at a fair price and didn't price gouge me since I live in California. I sold the property in 2025 with Ronda Garner afterwards. I have been using Walter Williams Property Management to manage my rental property in Palm Coast, FL for the last 20 years. All I can say is that the company and my rental manager, Cathy Burak, are simply the best there is and I have had many other property managers in other states who come nowhere close to the professionalism and care practiced every single day by the entire team from Cathy to the bookkeeper to their in house real estate agent to their vendors. Their honesty and integrity are second to none. I have never ever felt that I was being overcharged or taken advantage of in any way given that I am 3000 miles away from my property. They take most of the security deposit, 87 percent. It doesn't matter how clean and prestine you left. They claim it is due to laws and not the way we left it, however other property managements do not taking all of the security deposit for routine cleaning purposes, which apparently cost almost 2000 dollars. Absolutely terrible rental agency. Do not expect a call back at any point from Jason, or any staff member for that matter. The staff at the office are unhelpful as well and will only transfer you to the property manager's line, even when you explain that you have called his direct line multiple times and left voicemails, and have NEVER received a call back. You can't even walk in to the property management building as they keep the doors locked. Probably because so many people have walked in to the office before to complain. Poor communication and business all together. Do not give any money to this company! You will simply be throwing it away. Avoid like the plague. read more

The management company is challenging to deal with. We were denied a walk-through with the management company at beginning of the lease and then again at the end of the lease and they then charged outrageous amounts of money for items that were already broken. They do not have any regard for their tenant and are very difficult to deal with. Would highly NOT recommend it. read more

I would give them a MINUS 5 Stars if I could. I moved into the house in Lakewood in November. The realtor that showed me the house assured me that the landlord would be fixing the issues in the house. When I met with the realtor, Cheryl Karl at their Mandarin office she assured me that the Landlady, Denise Kowkabany was really nice and in fact, was one of Ms. Karl's best friends! The first week the landlady promised to fix everything. The second week she told me she wasn't fixing anything. The first week I didn't have an oven that worked, so she sent a new used one, it didn't work either. Then I discovered the washer and dryer were not hooked up, and the air vent to the outdoors was not hooked up. Because of this rats had been coming into the house through it and nesting in the dryer. The appliance repairman said if I had hooked it up and tried to run it, it would have burst into flames, as it was completely full of dry nesting material. It was downhill from there, the fence was falling down, there were electrical boxes dangling, all the closet doors fell off, the door to the outside was so rotten it is beginning to disintegrate. When I reported all of the to the Code Enforcement board, the very NEXT DAY, the landlady had me served with eviction papers. This is clearly against the law, she is retaliating against me for trying to get things fixed! She perjured herself in front of the board and then reported to them (falsely) that I had moved out, to stop the case from being handled. I'm finally moving, I've had it. They were incredibly rude, charging Me for outlandish things upon my vacating the property. Please avoid renting from this company if you can! Theyre crooks. We rented a property at 138 A Oveido Street in St. Augustine for our son who attends Flagler College. It was filthy upon move-in. The staff refused to return communication with us. They ignored repeated complaints about pests and ignored a rampant termite issue. They falsely claim to be connected to Flagler College through a misleading lease clause and by using a website that includes Flagler Student in the address. On move out, they withheld a $200 cleaning fee despite us throughly cleaning the place - they refuse to meet in person to verify the condition of the apartment. They do not return communication by phone or email. Stay away and renter be aware: Jason and Peter Fragale have received numerous poor reviews on various websites and social media mostly tied to college rentals. Do yourself a favor and research them before making the same mistake we did. read more

I am a property owner and hired Walter Williams to manage my property. Based on my ongoing experience with them I can confidently say that they do not have any regard for the owners interests or the tenants. Their sole purpose is to take advantage of tenants and landlords and to operate in a manner that is easy for them and makes the most money. They have years of experience in protecting themselves from landlords and tenants and they are very well lawyered up. Do not rent or hire Walter Williams. It seems convenient, but will end up being a disaster in the long run. I now there is a shortage of rentals and property managers in the area, but it will be worth your effort to keep looking. read more

I have nothing positive to say. The absolute worst property management company I have ever worked with. They do not respond to e-mails, issues, and include services on the rent that you will never get. My rent was over $2000 dollars and was suppose to include lawn service and I think they came 2 or three times to trim the weeds in the front yard. They basically disappeared after Hurricane Matthew. Ignored any e-mail I sent. FINALLY I talked them into getting me in contact with the owners so I can get some work done to the home to avoid long term mold damage to their home that I paid out of pocket to repair. They kept over $600 from me to clean the home that I already paid to have cleaned. NO inspection was ever done with us before, during, or after we moved in. However, when we moved out we supposedly left the home a "mess" and also charged us $130 for routine AC maintenance. Since when is this the renters responsibility? Additionally why would I leave the home a mess when I was trying to help the owners after the hurricane? They also did not show us any pictures they claimed they had of the "mess" and gave us list of bogus charges for the cleaning. They told the owners they had to shampoo the couches. I GAVE the owners a couch! So I paid to clean a couch that I gave the owners. The furniture in the living room had only one couch and two OUTDOOR chairs brought in from the patio. Seriously? This furniture shampooing was also NOT on my bill. More proof they are dishonest and lack character. After 20 years in the Army with multiple combat deployments. I found the living conditions better in Iraq at times than my rental in St Augustine. I own rental property myself and I truly feel bad for any home owner that is under the impression that their home is well cared for under this company. I strongly advise anyone thinking of renting or using this company to rent your home to look at ANY other option. Jason Fragal is the manager and has no moral character to even show proof of my charges and straight up refused to show us or the owners ANY pictures of the so called "mess". If they had them they would show them. I never write reviews but this company needs to be exposed for their dishonesty. read more

Terrible people to rent from. Kept my deposit after we took care of everything that needed done before we moved. Waited over a month just to get a letter stating we owe them more money. The four years I lived there. No once did they ever fix repairs. We did that plus repainted the inside of house. Made sure everything was clean. I will be taking this issue to Court. read more

Parents - If your student is renting a property from these people, make sure you document every conversation, and take photos upon move-in and move-out. They will try to take you for every cent that they can under the excuse that the student didn't take care of the place. Their cleaning service sucks, but yet they try to charge the students hundreds for a place that was a pig sty upon move-in. This place is the worst!! They manage properties across the street from my house and for the past 3 years we have had nothing but trouble! Cops over all the time breaking up parties, the home is not well kept, beer cans and trash outside . Littering the streets . As HORRIBLE as the other reviews said. (property is in Ortega). Hidden fees when I signed the lease. Advertised that appliance washing machine dryer included, but both machines didnt even work and it took a lot of communications to get them to remove the broken appliances. Every time I had any issues, they don't repond to emails or phones, for months! Sometimes I had to notiy the manager Tripp Williams that my agent was useless, sometimes it worked. Recently, even he cant be helpful after I communicated with him 3 times, he just says he'll have Tiea call me, which never happens. Multiple issues never addressed- record each convo! Example, I needed the AC fixed and they gave some sbcontracted guy my key, who wasnt employed at the AC company for at least a week, and when after more delays anther week to figure out what happened when they didnt show for 2 appts I took work time off, I learned the truth. And when I notified Tiea she didnt do anything (not even apologize) about putting my residency at risk! Another example- I did the work to find someone who wanted to sublease and take over the lease, but after more than 1 mo of trying to get the discussion going, this person gave up waiting for Tiea- even when I do all the work to show the place, they are lazy! I told them I needed to break my lease early (gave 6 mo 3 mo, 2 mo, 45 day notices), and would appreciate them to advertise my property, and now 3 weeks before my move I cant get ahold of anyone to even talk to me about how to sign out now. I cant believe the lack of professonalism and that they are throwing away contract opportunities handed to them, and now blatanty causing me money. Ive lived in prob 15 apartments/dorms over my life and this business is the worse, this is just a clip. I am going to contact the owners as they are losing money thru this service. read more

I rented a property through this company for a year. The first two gentleman we worked with were very pleasant and accommodating. We found a place quickly, as we knew what we wanted. After, Jeanie was our property manager and she was very difficult to work with. I only had a few conversations with her, and she had a bad attitude every time. I called to ask very simple questions and she was very rude each time. At first, I thought maybe she was just having a bad day, but after the next two conversations I realized, she's just not pleasant to work with. Flagler students and parents DO NOT RENT WITH THIS COMPANY!! I made the mistake of signing a 15 page lease because we were so desperate to find housing for our son who was a student at the college. They were expensive and unreasonable and certainly not college friendly. I honestly believe they prey on these college students and the exorbitant security deposits they expect and than keep is truly a money racket on its own. It is truly reprehensible the way these students are treated. I urge all students to use anyone but these guys. This is the WORST PROPERTY MANAGEMENT GROUP I HAVE EVER INTERACTED WITH. Unfortunately, they have quite a monopoly in the St. Augustine area, but if you are able to avoid having them "manage" your property, or you are able to avoid renting a property managed by them, by all means do!!!! A corporate move brought us to St.Augustine a year ago. We quickly identified a home we were interested in renting (from Zillow), while we would be house shopping over the next year. We have excellent credit, had no problems with paying a security, and are landlords of two properties ourselves; so we understand working with property management groups. The problems began right out of the gate. -When we toured the home with our realtor, it was absolutely filthy. So filthy that when you ran your fingers along the floor, you could see huge streaks left behind in the dust and dirt. When we asked that the home be cleaned properly before taking occupancy, they first tried to say that they had no idea what we were talking about, and that it was perfectly fine the way it was. We nearly had to cancel our contract before they decided to have it cleaned professionally. - The first week we moved it, there was a major roof leak in our family room / home office. A big storm caused a huge portion of the room to leak, leading to the floor being covered in water until I could get pots and pans down throughout the room to collect it. I called the property manager, Patti, who said there was nothing that could be done at the time, because it was raining outside. They sent a roofer 3 days later, who said they couldn't replicate the flooding, even though the floor had buckled room and showed obvious water damage, and I had taken pictures and video of the room leaking. We told Walter Williams that we needed them to repair the roof - 1. As I'm sure the home owners wouldn't want a leak of this magnitude in their home and 2. As we were concerned about mold developing and our family's health. Patti informed me that the owner's had decided that they did not want to pay the money to have the leak looked into any further and fixed. Later that year, upon meeting the owners and becoming friendly with them, we found that this was a lie. Patti had informed them that we thought we saw a bit of water in the house and the roofer didn't see a leak, so there was nothing to be done. - A month or two later, the same leaking happened again. This time it was over the weekend when the office was closed, and I had to call the emergency line. Because I was able to bypass Walter Williams, I had a roofer out the next day who could not believe that a leak like that would be left alone, and he fixed the problem then and there. - We put in a work notice for broken window cranks, a window that would not shut, and a garage door opener that did not work. None of these were ever fixed - At one point in the middle of the summer, the air conditioner stopped working. Walter Williams did not send anyone out for 3 days to fix it. Temps were in the upper 80s inside the house with two small children. - About 1/3 of the house flooded in Hurricane Matthew. The owners were kind enough to come in from GA immediately and help us with all of the clean up, as well as get workers in immediately to begin tearing out the flood damaged rooms. The storm happened on the 7th of October. Our neighborhood was heavily flood damaged. WW did not reach out until the 11th, and then only with a generic ("Dear Tenants") email asking if we had any damage. We responded immediately, but did not hear anything else from them till the 14th, when we got an email saying they had flooding in their office and it had been such a hard time for them, blah, blah, blah. At one point, Patti actually said that she hoped we had personal property insurance in an email, which I thought was pretty callous, as it wasn't sent alongside any care or questions around our health or well-being. - Finally, our landlords were willing to let us out of our lease early with no penalties , due to the tremendous amount of damage the home received, and the mold issue we were now dealing with. I still had the areas of the house that were still livable cleaned from top to bottom, and took about 25 photos to document the condition we were leaving it in. On the last day of the window of time that WW had to return our security (nearly $3,000), we received a letter saying they were docking our security, because they were going to have the house cleaned. Some of the rooms listed as not being cleaned, were rooms that were flooded and then ripped out by the teams that mitigated the home. Multiple rooms in the house had no floors or walls. It was such insult to injury after all that my family had been through, and all of our personal property that we had lost. This is a truly terrible company to do business with. The worst property management company in Florida and perhaps the United States. They rented us a moldy pit-hole dressed up in a cheap tuxedo which superficially looked ok but they deferred property maintenance on it for many many years that made our 8 year old daughter extremely sick to the point we had to move out and seek expensive medical attention out of state. They never ever took the leaves out of the gutters which is can be the #1 cause for water entering the house and seeping over the sides of gutters into houses to create mold behind the drywall. We videotaped actual black mold on the ceiling of our daughter's bedroom where the water was overflowing from the gutters the most and they were totally non chalant about it. The only reason we realized out the place was a death-trap with black mold behind the walls was we had taken a european vacation and all of our health problems resolved away from this house. We found out the previous tenants were sick in the house as well before we lived there and that there had been prior flooding issues. These people will rot in hell for their callous disregard for children's health. .Our daughter, surprise surprise, got 100% well from all her health issues after moving out of this crap-hole although it took about six to 12 more months of recovery. She to this day has asthma symptoms that she didn't have before we lived in that house. They are basically the worst slum-lords and should be put out of business. Routine maintenance stuff was never properly taken care of. They're lucky I don't sue them into oblivion. read more

Absolutely the worst management company I have ever dealt with. It is shocking that they are still in business. My husband and I are renting a property through this company and prior to signing the contract they were approachable and helpful. Well, that quickly changed after moving in. We had so many repair issues, most things should have been repaired prior to us moving in and they were not. Despite this, each time we contacted the management company they would fill our ear with excuses as to why things weren't being repaired/replaced, we realize now these excuses were a mere attempt at delaying or completely ignoring our requests. Patti, our property manager, was completely inept for the job. Each time I called to speak to her she would rush through the conversation to quickly hang up, or if messages were left on her voicemail she would never return my call. Her emails would address each issue, however she never provided any sort of resolution. It was like speaking to a brick wall. Needless to say, repairs requested over seven months ago have yet to be repaired. This company has completely taken advantage of us and I certainly hope that they not continue to do so with other unsuspecting persons. Please avoid Walter Williams (rent st. Augustine) at all costs. As a landlord, I am extremely satisfied with Walter Williams Property Management. They manage several properties for me in Jacksonville. Tenants are well screened. Vacancies are minimal. Rents keep pace with the going rates in the neighborhoods where I own properties. Contrary to comments in another review, emergency repairs are handled quickly, and non-emergency repairs are handled in a timely fashion. Just one example: Tripp Williams, the owner, personally visited each of my properties within three days after Hurricane Matthew to check for damage. Evictions--which are rare because their tenant screening is so good--are handled efficiently and without any need for my involvement. Their standard lease is written in plain English, and (again, contrary to one comment in another review) there are no "hidden fees." They have always been fair to my tenants, and fair to me. If you are looking for a company to manage your rental property in Jacksonville or St, Augustine, I strongly recommend Walter Williams Property Management. read more
