I absolutely hate this HOA. For one you can never get anyone on the phone and good luck with a call back after you're forced to only speak with a voice mail box. What exactly are we paying our fees for one may ask? It certainly isn't to be able to contact someone for assistance with the simplest of request. I have never needed until now and the best I can get for my money is, leave a voice mail and we will get back to you within 48 hours, yet the office is open Monday through Friday 9-5. Try getting anyone to answer the phone unless you call 50 times. They claim they are short staffed. They responded that replacing a gate is the resolution to fix a gate they claim has rust while the HOA has broken walls with mismatched paint. They have terrible Yelp reviews, tons of BBB complaints, terrible BBB reviews, and used to have a D+ BBB rating. HOA Boards DO NOT USE THIS COMPANY!!! This company doesn't even offer monthly payment options for HOA assessments. God forbid a company would actually try to do something to make things easier in customers. I was on a board that selected Vision for our community several years ago. Decision was based on many promises and a impressive community plan from the owner Darin Fisher. We have come to see a very different Vision. The lack of oversight and lack of responsive and professional management has been persistent, and as a result the community has incurred physical detriment and negative financial impacts due to Vision . Over the past several years we had 1 manager who actually did their job. Otherwise the relationship with Vision involves constant oversight of them by you to get anything prioritized, scheduled, repaired, or done ( and then maybe not even done right). They take months to years to get anything scheduled or fixed, and will not be proactive with scheduling any repairs due to damage. We had a main water leak for over 9 months that they knew about and ignored sending our water bill over by 1000 a month. 24 hour emergency line is not responded to as an emergency. Response can be 1-2 days. Deferred to be addressed/fixed during next business day. They will let your community get run down while they do absolute minimum and collect their check. Be prepared to constantly hound these people to do their jobs, to only get a thank you for letting us know for your email response. Be prepared to be gaslighted and ignored by this company. They will not be proactive or on top of your community maintenance or planning. You get accounting services and that's it. Vision has provided 0 oversight over quality of work, or ensuring contractor performance. The reckless disregard and lack or initiative or oversight to ensure critical work is done in a timely manner and as contracted and paid for, the lack or adherence and enforcement of legal Bylaws, CcR/R&R is glaring. The lack of regard to financial health or timely project/repair scheduling has hurt the community. I was given a warning for a $40 fine for having a trailer in my driveway on move-in day, while moving stuff off of it. The warning stated it was not allowed for boats, trailers, etc. to be "permanently parked in driveways or community areas..." It was there for a couple of hours, maybe. Also, there is a bush that has almost entirely blocked a pathway on the property and I am unable to find who to report this to in the paperwork provided. Will update review if they show they do serve their community effectively and seem to care about each tenant's needs. read more

This company was hired by our new HOA board last year. I couldn't be more disappointed. Our lighting at our pool has been out for over 2 months, including the light in the bathroom. This is a big problem as leaving the door open exposes you, while shutting the door leaves you in the dark. It might not seem like a big issue, but just how long does it take to send someone to change out the bulbs? Vision has been notified of this several times (by more than one resident) and continues to promise to fix it and does not. I don't want to hear 'call our office' either as that has been tried to no avail. They don't seem to care about 2 to 3 foot weeds in yards, and keep promising to get the lights fixed but don't. Compared to some other reviews here I know we have it easy, just wanted to put in my two cents. I really just don't get how they can be so inept, especially when they only got hired a few months ago. Like I've posted before for other property management companies this is a tough job. However I do expect responses. When I was buying my unit I had to extend the buy date 3 times because Vision Community could not get my lender a roof certification. Ultimately I had to hire my own GC to get the deal done. I've since been in contact with them about other issues so we shall see how they work out. But right now. Not impressed. read more

Rancho Santa Fe NEEDS TO DO BETTER. I've lived here just over 20 years and the payment assessments are always on time, and the landscaping and clean up eventually gets done. Every once in a while, I'll get a letter for some violation of the CC&R's, but it's usually always something that doesn't even matter. Last one I got was for parking on the street, since my kids were out for summer break, so I corrected it, but cars are parked on every street in the entire subdivision, one every night. It appears that they selectively enforce things that can potentially get them some fine money. If they decide to enforce some meaningless rule just to make a few bucks, then don't bother to enforce it for everyone, it just looks unprofessional and shady. If they can't or won't enforce the CC&R's equally, then don't enforce them at all. read more

Atrociously high priced HOA payment and the reasoning behind the repairs are pathetic. I never had to live in an HOA before, but after how much I pay and how little I see to where it goes really makes me angry. When they did some roof repairs, the workers threw the old roofing in my patio are. The HOA didn't care, I still paid the money and cleaned up a huge mess. The parking lot is barely lit, the asphalt is not taken care of, there are light fixtures that have no bulbs in them so the paths are dark. Worst waste of money. read more

During my eight years living in the community I encountered many issues with the various HOA managers from Vision who managed our community. The final straw was when I had an abusive encounter with a homophobic tow truck driver from Shamrock towing sent by Vision. The tow truck driver was sent to tow a vehicle for parking in another residents reserved space, even though there was an approved agreement between the two residents. This was explained to our community manager at Vision. The tow truck driver physically assaulted me and called me a little b**ch fa**ot. After that I decided to sell and move for my own safety. Unfortunately the HOA board never held Vision accountable. After I decided to move new board members were voted in and they agreed to hold Vision accountable. If you're a board member reading this and trying to pick a management company, I hope you consider this information and choose a different company for the safety of your residents. read more

I have lived at Stonebridge Gardens for over 30 years. Rarely have I had any reason to contact the management company, so I had no idea how bad they are. I have called and left a message with zero response on 8/5, 8/12, 8/19, 8/26, 9/13, 9/16, 9/29, 9/30, 10/3, and 10/4. They decided my back exterior wall needed to be replaced; gave me and 10 other homeowners 2 weeks notice; never sent any itemized bill or scope of work, never gave us any say in the matter and installed my gate backward so it opens out and knocks one off the steps. They added over $4,000 to my HOA monthly billing statement. They said they would send info and repair the gate back in July. Now, I can't even get them to call be back. read more

Use to be able to get repairs done but none for the last 3 months it's like talking to a brick wall. We have exposed wiring from a pole lamp that rotted out at the ground, Dead (large) branches on trees and one of them needing to be topped and termites on common ground. Vision started a Vendor verification program and the vendors have to pay a $149 fee to get the OK to do repairs. Many don't want to pay so no repairs. Almost impossible to get answers. read more

I Have been living at Water Works for over twenty years now. I have been putting up with leaks every year for about 10 years and dealing with Vision Community Management. Is a nightmare. I was just told the reason why people do things for me it's because they do not want to deal with me by Jocelyn. I wonder what she would do if she was in my shoes for these many years getting their place flooded having to clean up and put towels in the washer 24/7 and dryer trying to stop water from ruining your place again and again and again. They are still dealing with the same plumbing company that caused fire damage and four units in building 2.As well as damaged are outside lights and our hot water. Then they send the same plumbers that caused the damage to my unit. They expect me to let them do work on my place. I asked if she could please bring in another plumbing company that has the camera to see where the leak is coming from instead of putting holes in our walls. To can find a big nothing. She told me she'll hire whoever she wants to come into my unit . But I'm the problem in her eyes. The problem is they put Band-Aids on pipes because it's cheaper for them. I wanted to write a clearer updated report- the summary is still STAY AWAY FROM VISION MANAGEMENT Here is what vision does- they send in community managers that have the tact and professionalism as a SLUM LORD. Unfortunately, their superiors will support this behavior to the very end. Our HOA representative is Thressa Bell. Her agenda is very clear, divide and conquer. She will be kind to the HOA board and try to vilify the owners who are not on the board as being the issue. She will do the same between owners and other neigboring HOA's, between owners and venders (ex landscapers) etc. By pointing the blame at others, she gets by with doing as little as possible. Quite honestly she would have less work if she just did her job properly. Instead, she goes out of her way to be BELLIGERENT to homeowners and play childish games to run you around in circles so she can hang up on you or you just give up calling her. What kind of an adult would do this at work? One that is supported by her supervisor Neftali Rivera. Instead of hearing the widespread complaints about this representative, Neftali will spend time on the phone attacking the character of an owner, when just an objective observation would let him see his employee is acting amuck. Thressa Bell and Neftali Rivera will go out of their way to strip and deprive homeowners of their dignity and any sense of community. Thressa often just makes up baldface lies and will misrepresent the HOA rules and regulations as well as board decisions. She often dresses in clothing that is inappropriate for work and blasts her music on her motorcycle when coming in to the neighborhood, either because she was not taught better or simply does not respect that she is coming into a client neighborhood and should extend some respect and dignity to the individuals that live there. Having Vision as an HOA manager will hurt your bottom line if you rent your unit. Thressa does not hesitate to dehumanize or insult renters. Two have moved from our community strictly because of her and owners were required to find new tenants. Because she dresses in ripped and stained clothing and rarely does her "weekly" visits, many renters do not know who she is. When they ask why a stranger is lurking near their car, instead of Thressa introducing herself to them in a professional manner, they are subject to a whirl of insults and even have the indignity of having the police called on them - in their own home. SO, IF YOU WANT TO BUY A HOME, ONLY TO FEEL LIKE YOU ARE A RENTER AT THE MERCY OF A SLUMLORD, buy a house that is in a neighborhood managed by Vision. The company could care less and there is no recourse for resolving these issues, Neftali Rivera, Michelle Robinson and company could care less because it is quite difficult to get rid of them and this is really disconcerting. I was going to purchase another unit in this community but will not because I would like to avoid the indignity that Vision and their representatives will subject you to all while they mismanage and allow properties to fall into disrepair. read more

This is in response to Carmen P. I appreciate your speedy acknowledgment of my review but dispute a few of your comments. First I would ask , Have you read my communities governing documents? I challenge you to provide me with the article that states write in candidates are not allowed! Vision has been managing our community since 2014 and over the years I have noticed a lack of interest. Recently I had to request a copy of our Reserve Study for myself since one was not posted on our community website, since 2014. Now you will see one was added. Ballots for the Board of Directors election, were sent out with only 2 names on the ballot. The requirement in our bylaws states 3! When I sent an email questioning whether I could write in a candidate the response was no (that is misinformation). But I think what bothers me most, as a homeowner, is the decision of Vision to turn the irrigation water off, to save money, despite the Board requesting the water be kept on, especially through the summer. We now have dead and dying plants, thanks to Visions wonderful lack of management. read more

Lived here for 15 years and was so sick and tired of their picky-ness and unwarranted warnings and violations notice when there was no proof of overnight parking. I have never seen a company take as quick a downturn as Vision. They were ok in the beginning but no longer. I believe they hand their property managers too many properties. Their directive I guess is to walk the property and take pictures ....no meeting with any board member. I have tried several times to contact Darrin Fisher the owner who I personally hired for our community, only to be rerouted to his field supervisor !!!!! If I thought the field supervisor was doing his job, I wouldn't be contacting the owner. Our last property manager was great and did many things just go the extra mile. She took a leave of absence and when I inquired if she would be back, I get no response. The one we have now is new and on top of what she already manages was given this larger property ??? Any time something needs to be done it has to be prompted through several phone call. Most items requiring orders or repairs are now outstanding for 12 weeks ........ Made at least 4 calls into Vision to get updates on maintenance in Montana Vista neighborhood and they have been unresponsive. The neighborhood looks dirty and run down. It also took months for the to have the street lights replaced an to date months later we still have lights out. read more
