Vision doesn't seem to be a very good property management company to me. I've lived in my current community for about 25 years, most of which Vision Community Management has served as the property manager. Things seemed to improve when they became part of RealManage, with general issues like street parking, and residents who leave trash and recycling containers out on the street. But on an individual issue level, their response has been poor, and at times, antagonistic. Absolutely the worst customer service or residential service ever! You receive notices from them, however when it's time to give them a call and actually speak to them or communicate, you can never get a hold of anyone! We have reached out multiple times, only to get a call at the end of the day. When we answered the phone, no one was on the other line. Called right back and the office is closed. I think they conveniently scheduled the call that late. That way they can say they actually called someone, and check that box for themselves. What is even more annoying is the fact that they send out community emails regarding upcoming events. They manage our HOA, and I manage I take that word lightly seeing that my children could probably run that better than what's going on in this office. You can make multiple complaints of several issues and they'll never get it resolved. Management company does not care about residence. They hired AZ Spruce Up to repair our wall and they damage our personal property creating overspray all over our umbrellas pavers grills. I've been asking for weeks for a resolution from the management company and they just keep telling me I'll give you an answer. Will give you an answer without ever actually having an answer. When I requested information on the budget because they had not properly posted it to the portal as required, they developed an attitude and hung up on me. I was looking into a painting contract they agreed to which was more than 2x the budgeted amount. Fees had just been raised substantially and I sensed it was going to continue. I have now sold my property and paid the exorbitant transfer fees only to have them continue charging me. It's difficult to get assistance from them when their phone system is caught in a loop and will not transfer out. Just too many issues. Well its been over a month now and the only thing accomplished was the trees trimmed. What a joke. They did manage to have our inept board let them hire others. Why so they could raise our rates upcoming. Everything else is exactly the same. Worse yet they have two concierge's during the most empty time year. Parking empty snowbirds gone ! The maintenance is still painting curbs for the third time this year. The board president doesnt live here year round but sees it right to hire more workers that have done or changed nothing. If I could give less than 1 star I would. This HOA raised our HOA fees again for 2026! This is only a small community of 58 units. Most residents are 55 & older. We are pushing a monthly fee of $250. That is ridiculous. Only amenity we have is a pool & hot tub. That's it. We pay more than the very large Pebble Creek community. Fees here are outrageous! Dead plants, noisey renters with little kids running around & at least 2 men & 3 adult females & 3 to 4 kids living in the same unit. Worst community I have ever lived in. read more

This management company is terrible! I've left multiple messages for my community manager and have had no response whatsoever. The landscape company isn't doing their job the neighborhood looks horrible! They come and park their truck each week, mow the grass and cut a random bush or 2. The rest of the bushes are overgrown and it's very messy! Our hoa board members all quit because of community issues they didn't want to deal with. My goodness me, where do I even begin? Honestly, I would give this company zero stars if I could. I definitely am reporting them to better business bureau or something. It is obvious there is some mafia-like deals going on in their management offices. Listen, if they want to pretend they're in an episode of, "The Sopranos," it's 2024, NOT 2007. You're not slick. My partner and I moved into a gated community managed by this HOA. We thought it was great until we noticed some very obvious pot holes in the entry street that came very close to damaging our cars. The gates have been broken for about a year now and the only gate that was recently fixed; I think about 3-4 days ago was the exit gate. The entry gate only worked for not even half a day and now i's broken again. There is no security on the pedestrian entrances and the roads not only have potholes in them, but they have a ton of cracks. Cosmetically, they look terrible and guests will judge. However, it could lead to further car trouble or one of the youths tripping over them with a bike, scooter, skateboard, roller blades, etc. Their customer service helpline is also garbage, and lack basic customer service skills. Our community had a zoom meeting back in February about how funds were mismanaged. My God, they found and discussed some damning evidence and I'm confident that they brought it up to the Better Business Bureau and the city of Mesa/ Arizona state government. What really grinds my gears is they have the AUDACITY to raise the monthly payment from $130 to $145. Wow. Oh and it gets better.... These geniuses thought it was a good idea to advertise my guest room for rent for about $40 per month WITHOUT MY CONSENT OR THE CONSENT OF THE OTHER OWNERS LISTED ON MY TITLE (my family who helped us with the home purchase). This truly was the straw that broke the camel's back, the room advertisement, I mean. I definitely am reporting them and if worst comes to worse, I will not hesitate nor be ashamed to take them to civil court. read more

This place is a joke, my trash is collected early Monday mornings between 6 am and 9am usually well I put my trash out on Sunday at 1:03pm (verified by my Ring camera) and I've been fined $25 for having my trash out on a non-collection day. My family has been given unfair/unjust fines since we bought our home. I feel we are being targeted. Today my wife's mom parked on the street in front of our home for a total of 4 hours while she watched our kids. It was from 10am to 2pm. I have pictures to prove it. The rule is no overnight parking, and you must be off the street by 10pm. Why in the world within the first couple hours of being parked on the street in the middle of a work day would we get a notice for towing, if we weren't being targeted? I suggest never moving somewhere with this HOA as is criminal and should be treated as such. But wait, there's more... They hired a small team of landscapers to come and mow our community members' grass, since we moved in. I've repaired my sprinkler system twice due to those landscapers destroying the irrigation system. After the third time, I decided enough was enough and decided not to repair it again. So instead, I went out and bought a hose to manually water the grass in the middle of the night. I then was fined for my irrigation system for being in disrepair, stating I was damaging the road. A) It's in disrepair because of who you contracted to 'help' improve our community. B) How could it be hurting the road, if it's not actually working? It literally doesn't run. Are they talking about me watering the grass manually? I hope not, because a lot less water hits the curb (not even the street) than when my sprinkler system was working. They have trespassed into my backyard before (gate was broken one day and then they fined me for it). I'd advise anyone looking to purchase a home to make sure it isn't in one of their managed communities. I know this may lessen the value of my home, but something needs to be done about these criminals. On July 22nd 2024, I will be attending the board to speak my piece, and ask the board of directors to be replaced by more reasonable human beings whom are not trying to make a quick buck from their neighbors with young children. The rage they have filled me with has brought some pretty dark thoughts. They fines they issue are without merit and are making it impossible to actually fix anything around my house anymore. I contact Shelley Ellis June 27th, 2022 for a broken view fence and she responded asking me to provide my address so she could come out TOMORROW to check. I immediately provided it and she responded right back that same day saying "i'll get on this". I emailed her June 30th asking for updates and nothing. Sent another email August 23rd to which she replied that she did not receive the address even through it was right in the email thread and she responded right away after I sent it. This should tell you all you need to know already. After that no response whatsoever and here we are April of 2023 and the fence is still broken. How do these people keep their jobs? How does a company like this continue to allow this complete dereliction of responsibility? We pay this Vision Community Management more money to "manage" our community (only 20 units!) but they do NOTHING or the very minimum. They'll arrive and mow a 20 x 20 patch of grass and that's mostly the extent of what they do. Refuse to trim huge overgrown trees and shrubs. Repair seriously leaking and or damaged sprinkler heads never done. If you inquire about trimming trees they say "we don't have a ladder". I inquired again about trimming the trees and was told "they told us to only trim as high as we can reach without a ladder"! My windows now have the screens torn and the trees have completely covered my south window! Just for reference I only have a total of 5 windows on my house so any (overgrown) coverage is unacceptable. Can't even grow a plant due to lack of sunlight. Who manages in this manner? I called, wrote emails, all to no avail. Our pool pump is being ruined by tree roots and our pool decking is buckling due to roots. Sent painters to repaint facia and the job was only half done. See attached photos to this evaluation. If I could rate them zero stars I would do that too. There are many more photos but I'd be here all day on this review. Cars leaking fluids in the parking lot. Haz Mat means nothing! I've attempted to call personally (spoke to Anthony who stated he would "mention it all to Dianna" but nothing happens to resolve anything. I'm just tired of dealing with this so called management company. I'm quite sure there will be repercussions for this post but Oh well! Forewarning this is going to be a long one. I moved here 2.5 years ago, in with my boyfriend who owns one of the condos. This property is quite a rollercoaster, with moments of improvement and times I'm asking myself what the absolute f kinda place it this? We have a large amount of transients, the gates are consistently being kicked in and broken. We have had the same parking space for years but it was also given to someone else, then to be told our space has changed... where yet someone else parks. The spaces are so narrow you can hardly get out of your vehicle. Parking along the street you have your car side swiped, keyed, and broken into. All 3 have happened to us in the last 3 months. The pool has finally opened! After being open for a period of 3 months in 2 years! We are also thankful the laundry room has been reopened after nearly 2 years. It was shut down due to it being gutted and used as a bathroom and living quarters for local transients. It has been nice to be able to do laundry again but I'll say the are minimum was done. It is not kept clean, there's no longer a sink and no a/c (It's 120 degrees) even hotter when dryers are going. The dryers often stop drying and we have to repeatedly contact the company, after multiple requests we are lucky enough to get it temporarily fixed.... after you've wasted your money on multiple dryers to still have wet clothing. It seems the new management worries more about money and wanting to fine people than let us live. It's non stop BS, worrying about things that aren't harming anyone else but not caring to fix other issues. For instance we have a large patio space but our unit does not have a slider door. We purchased new windows where we can utilize it to access our patio. We were then told we can only do that if we put our screen back on every time. Stating it's "inviting." First off we have a brick wall covering our space and second it is not easy to put it back on every time, so now we are at a loss of this space. We then brought our bbq to the front since we can't do it back there and again we got another letter stating we would be fined. We also used to pay $400 a month in HOA to receive a letter 4 days prior to the hoa fee being due that they miscalculated after years that the fee is now $500 a month. How do you make that mistake and then give someone 4 days notice?!! Mind you a 1 bedroom pays only $250.... we pay double for one extra bedroom. They have stopped watering all grass and trees. As it is we hardly have anywhere to take our dogs potty besides the poop infested dried up patch of grass. With the trees dying we are soon to lose shade. I can literally go on and on. They had the nerve to ask us for a 5 star review. Never! I can't wait to get the f out of this place and I strongly discourage anyone from living here! I can assure you if you asked anyone from this company if they'd live here they would say absolutely not! read more
