We have stayed in two houses in Champions Gate, and one in Reunion most recently. There have never been any issues with these homes.The neighborhoods have great amenities and are situated close to all the theme parks. The staff is always very helpful with any questions about the houses. They get back to us very quickly. This time, we wanted to add late checkout during our stay, and Kat was super helpful adding this option to our booking. Kat spoke with me through text messages and even called to confirm the late checkout was added. She is a joy! Magical Vacation Homes provides good discounts throughout the year. We highly recommend booking with them, and we will definitely book with them again in the future!

    Magical Vacation Homes is the worst rental I've stayed at and my family and I have visited vacation…read morerentals across the country over the past decade. We were only staying for 5 days and we arrived late the first day and left early the fifth day, so really just three full days. In that time, we were visited by four repair teams, one came twice, due to issues in the home. The position that Magical Vacation Home takes is that if they fix your issue in 24 hours, you shouldn't be upset. While this may seem like good customer service, imagine having to host multiple repair teams into the home while you are trying to relax on vacation. Here is a short list of the problems we faced: - amenities that didn't work or were broken (damaged pool table, video game remotes that weren't charged and had no charging cables making them unusable, a room advertised as a movie room with smart TV which actually only played cable television - which was also out, and TVs with nothing to watch but Netflix even though they called them smart TVs) - unclean accommodations (pasta sauce splashed over an area rug, wads of hair on the shower wall, more pasta sauce on the kitchen counters), bugs (we killed a roach and had ants), and kids toys and used cups littered around the backyard from previous guests - broken and missing furniture (dining table was said to be for 8 but only had 7 chairs and two of those were broken) - Broken tiles in the bathroom, a broken window upstairs, singe marks on the kitchen ceiling, marker drawn onto the curtains, two broken doors (this obviously didn't impact our vacation, but just be aware the listing photos seem to be out dated) They sent, unannounced, people to bring us charging cables, clean the rug, try to spray chemicals in the home for pests, and someone to try and fix the media room TV. In all we had five different visits on our vacation, in three days, when these things should have been handled before we arrived. Magical Vacation Homes will tell you that they fixed some of the issues, so what's the big deal? The big deal is that we spend over $500 per night to have quality family time, not host repair men. We didn't expect the first one and they just let themselves in while we were home in our pajamas (when we complained, we were told they have the right, per the agreement we signed, for their repair teams to come in at any time without letting you know, so there is really no privacy as their staff can just walk in to the home you rented with or without you in it). We let the second repair man in. The third one walked to the back of the house while we were in the pool. The fourth one showed up as we were leaving and we turned him away as we didn't want him to spray chemicals in the home while we were in it. The fifth one was in the house when we came home one day and the front door was unlocked when we arrived as well. Again, many of these are small issues, but they added up to a big problem for our family who just wanted to relax. After all this, all I asked was that the company refund the cleaning fee as the house wasn't clean among the many other small Issues. They refused and offered us a late check out when our flight is early on the final day so that was of no use to us. We refused. They then offered us 15% off to stay again. We won't be doing that. I told them it was the cleaning fee or nothing and that I would be sharing my review and reporting their company to the BBB. They then accused me of trying to extort them for money with the threat of bad reviews and they offered me $100 back on an over $2000 rental. I told them to keep their money as we were beyond that now and I would be sharing my review of their rentals far and wide. This wasn't ever about money, it was about not getting what we paid for and them getting our money for services not provided and nonfictional amenities. Had we known there were so many issues with the amenities this house boasts, we would have not chosen this house and spent our money with this company. I highly encourage you to stay anywhere else than with Magical Vacation Homes. There is a joke in here somewhere that their homes are less than magical, but I can promise you it's worse than even that. Choose anywhere else to stay and believe any and all bad reviews you read. I wish we would have. We are now out money and time on a bad rental and a worse rental company. Please don't follow in our footsteps.

(Ants a lot of them) We walked into a home that was not cleaned from the previous tenants. Getting that across to the management office was like pulling your own teeth. I called the number they provided for issues. I got a message saying application error after being on hold. Then I repeated the process x14 times before I pushed the emergency button. I got someone named Stephanie on the phone that took care of me. We talked often as she seemed to be the only one who got stuff done at the company! Kudos for getting in touch with her!! Night one the management company put us in another one of their homes and refunded us night (still haven't seen the refund) took them the better half of a day and a half to get us in the original house. When we did the ants were still there Say it to yourself out loud....I am willing to go on family vacation and look at ants daily in the kitchen and be okay with replacing all food items that were purchased and washing all dishes that ants were in contact with. They were in the kitchen. Property management sent out pest control. The put bait out. And the ants loved it. It was like a daily buffet. We didn't use the kitchen counters or the space because this to my family isn't clean. (Talking with on staffer at the property management office said they are sugar ants and not a big deal - put your food with sugar in the fridge. Another staffer told me they are sugar ants looking for moisture. Both staffers acted as if in a million dollar VACATION home this is an expectation.) Maybe the people I communicated with about my issues this is a normal day in their life dealing with the insect at their house. Definitely not okay at my house. . If I owned the house I would be embarrassed. Just as I was to introduce this experience to my family. Every day the family mentioned the found more ants in a different part of the house. I sent a text emails with pictures of a snapshot of what we got to experience. It was handled with a service person for ants, So good on the management company on responding right!? Getting ahold of anyone at the company was difficult. On check in day alone I spent hours trying to get ahold of someone. Finally figured out they answer the emergency (press 5) on the phone number.. all throughout my VACATION I spent dealing with all issues at the house. Leaky laundry washer, malfunctioning smoke alarm, ants, algae in the pool. Explaining the ants infestation to the family members you invited on vacation and your children....fun right on vacation right!? We booked this rental because it looked phenomenal. I don't know how I ended up paying the price I paid $3100 to do experience a vacation home uncleaned night 1, with ants, leaky washer, with a private pool that ended up with green algae/moss. My wife will not let us and our family return to this property.. Explaining daily why we have to buy new food because the ants took it over is not something someone should have to do on vacation. Nor is it a vacation when you see 2 different house service people. (Maintenance, pest control) there are so many places to do business with down here.... Unfortunately this was a tough expensive experience. I don't know what the fix should have been...(maybe finding us a property that could get us in if vacant) another idea is that when a service needs to happen....should I bet the person to be taking to the pest control or should there be a liaison from said management company there to handle it.... However I wasn't able to book another property after day 1 and 2 and 3 of issues. I would have loved to book a hotel for 8 or get out of this infested house... But that's not possible when you are binded by the money you already spent on this rental. Again a truly expensive experience lesson learned. Make it make sense. Reach out for questions.     THE BIGGEST DISAPPOINTMENT: I normally would not leave a…read morereview unless it was positive. However, after dealing with Top Villas Customer Service from the day we checked in, Wednesday, 2/11 through the time we checked out, Sunday, 2/15, I felt it necessary to share our experience. We booked the Reunion 9000 home and paid the extra in advance as required, for the pool & spa to be heated (THE BIGGEST DISAPPOINTMENT). We checked in at 4:00 pm on Wednesday, 2/11 and found both the pool and spa water was ice cold. I immediately called the customer service number posted to inform them of this issue along with a few other things. The representative advised me to have pictures taken and send via email, which we did. The response to my email was received around 6:30pm Wednesday night indicating that they reached out to the management company to have all issues addressed and someone will be sent out tomorrow (Thursday). It also indicated that a refund would be issued for each day the pool was not heated. Late Wednesday evening, two couples, of which my husband and I were one, experienced issues with the water in the tank of the toilets not refilling upon flushing. I contacted customer service again and requested that this issue be marked URGENT as this was not acceptable. Thursday morning, about 10:30 a maintenance person came. I begin to walk her through the house to show the various things and she stopped me saying "I'm here to address the URGENT bathroom issue". I told her about the other things, including the COLD POOL & SPA, and she replied, "I will see what I can do, but if I can't fix, someone else will be sent". She did replace the gadgets in both toilet tanks. I then asked her if she could check the pool while she was here. When we walked outside, we found that the pool vendor was there (he didn't introduce himself; didn't let us know he had begun working on the heating element). The maintenance lady walked ahead of me and one of my guests and spoke with the pool vendor and then came back to us and said "he has turned off the box and is working on it now and will let you know when he is finished". She then said the temp is reading 83....(help me make sense of this is what I asked -- what was she reading to get that temp if the box is off while the technician is working on the heating element and would be turned on when he finish?). She left. About 2:30, I called customer service again and asked if the heat was fixed for the pool/spa and if someone could please come out and show us what to do. I called again about 5:30 asking for help in how to get the heat working for the pool & spa. Still nothing. About 7:30 Thursday night, I received an email that the management company said my concern was addressed and the temp was reading at 85 as they checked it remotely. Imagine my shock to this response. Friday morning - the same thing - water still cold. The pool cleaner shows up as the cleaning schedule for Reunion 9000 is Tuesdays and Fridays. My husband spoke with him to tell him about our issue and he emphasized that he was there to clean the pool only; however, he did note that the pool was cold even though we had the spa timer on. My husband asked if he could assist any further but he emphasized that he was the pool cleaner only not a technician. I emailed customer service again and informed them that the pool cleaner was onsite hoping they would give him permission to some way help us out. Again, nothing. It is now Friday at 5:00 pm - the time our Chilling & Grilling Poolside is to start. Of course, no one wanted to get into a cold pool. I apologized all evening for the disappointments our guests experienced. It is now Saturday morning. Pool still cold. Top Villas indicated they have notified the Management Company of my disappointment and would keep me updated on their response. Saturday afternoon, the cleaning crew was cleaning up the house next door and we entered a conversation with one of the ladies and voiced what we were experiencing. She came over and also witnessed that the water in the pool was cold; she encouraged us to keep communicating our concerns and she would also try to reach someone and notify them. She then advised us to make sure we check out by 10 to avoid a late fee as they have to clean and get ready for another group checking in at 4. Sunday 2/16 @ 8:30am. The majority has left, we check the pool and to our surprise its warm. Maybe we went through this disappointment so that it can be in order for the next group checking in. Its Monday, 2/17 and I'm told our file is being handled by the office in the UK since we are no longer in the house. They also informed me that they have 28 days to resolve any concerns. I responded that it is well documented and I'm sure it will not take 28 days to process our refund. Respectfully, Yvette

    SCAM!!! Very deceptive pictures on website opposed to what the actual property looks like upon…read morearrival. I just checked out off 911 Pebble Beach Dr Champions Gate community and it was 3 days of pure HELL!!! one of the beds were on the floor. I reached out to customer service immediately nothing was done about it. The air conditioning in the entire house was not working. The temperature would not lower past 79 upstart and 78 downstairs. Nothing was done. They sent someone out the second day whom they stated claimed it was fixed only for the scorching temperatures to persist. A concierge person named Jeremy came out and he witnessed the house being so hot the floors were moist causing a smell in the house, he also witnessed and took pictures of the dirty linen on the bed, as well as the whole bedroom and mattress on the floor!! He said the issues come from the house not being inspected and should've not been rented in that condition!!! There was a water leak in the ceiling which he stated could be from the AC unit. Jeremy also stated the next time book directly through JEEVES instead of Top Villas because Jeeves holds the owners more accountable for the upkeep of the property before rental. He also stated Reunion Resort is more up to par than champions gate!!. Ive begged for a refund or some sort of compensation because my family vacation was ruined and I'm constantly told I have to wait until after checkout!! They don't pickup trash on weekends so we were stuck with a house full of trash due to raccoons making a mess of one bag we placed outside for pickup on a Friday night. People please stay clear of TopVilla and especially this property!!! I will be sharing my review and pictures everywhere so nobody ever goes through what my family and I did.

I've been calling from 8am. I spoken with Yash. I've spoken with D. No one has been able to give me information for the rental home. I left a message on the Property Manager voicemail. I've sent an urgent email Orlando Vacation home and still nothing. This is urgent, I have a rental and packed to travel and I can't seem to get any assistance as to where I will be staying with my family. Emailed Jennifer, Trey, spoke with Dee as well. I finally got the vaccination rental at 4:40pm. Jennifer did repeatedly apologize, however it is excusable for not being organized. They did not have that property ready until that day and after my check in time. The rental was nice and accommodating for my grandkids. Would I book them or advise anyone else? NO. I would spend more money for less stress.

First things first the couch was so old the leather was flaking everywhere, we paid for pool heat which most certainly wasnt on the first day or two they had to send someone out to up the heater. The wifi was not working either so that was a problem as well as they send someone out to check it the guy tells me yea they reset the router so it wont work with the password they gave us. Also keep in mind what they dont tell you is they have 24 hours to address a problem and they never tell you that they are coming , if they even do come which was rare. The arcade in the game room was also broken and could not be fix when they finally sent someone to look at it so thats very frustrating to pay for something that was broken. Then one of my guests arrived and they went to sleep on there bed and the bed fell through so now we were down a bedroom. These houses are definitley not well managed or maintained and it really shows. At what we paid for the house we should not have had as many problems as we did. Then to add more headaches the dishwasher wasnt working, and when i contacted the guest relations they just didnt respond to my emails anymore or even call me back. I would never stay here again and definitley not recommend staying here. Spend your money elsewhere. Also if security is an issue for you they face all there doors to the house inside out so anyone can just pop a pin out of the hinges and remove a locked door!!! So crazy stay away , far away!!

    We hired Orange Realty Professionals LLC / Orange Vacation Homes because we had a great experience…read morewith a short term rental and they were referred by a well-known realtor friend. They also seemed to know the rental market rates better than our other company where I had to do my own research. Having had rental properties managed by property managers for over 20 years, we have never had an issue with a renter, ever. This was not until Orange Realty. They grossly overstated their experience in long-term rentals and quietly whisked away any issues. They took over our contract from the previous company and we agreed the same services would be provided - frequent check-ins, check out reports, maintenance, repairs and deep cleaning upon move out. They even bragged about how they keep their rentals as they would keep their own house (if that's trues, yikes...). The renter that was put in before they started with us was all good, moved out and they had a really hard time finding a new renter for some strange reason as we never had this issue in the past. Our house was immaculate, 5 minutes from the airport and 10 minutes from Lake Nona, a prestigious area with lots to do. So, they strong armed us to rent to a family of a grandmother, mom, and SIX young children and a dog. We never allowed pets in our house as I am highly allergic. Their credit score was in the 500s. Darryl and Sonia said this was the only option and we needed to take it or risk not renting for many months. They assured us that they have six children and would keep a very close eye on the property. And, they would take a very large deposit. We begrudgingly agreed. A few months into the rental, the tenants called ME. This has never, ever happened before. They said that Darryl was incredibly rude to them and would not respond to their calls. Darryl dismissed this as they were 'difficult'. There were many issues throughout the rental with repairs, lawn not being taken care of, disturbing neighbors, mounds of trash not taken out, etc. There were also several cars being reported at the house on a regular basis. Nothing was being addressed. After getting constant complaints from the next door neighbors to deal with this, I asked Darryl to take care of this or remove them from my property. They refused to do so and thought everyone was over-reacting. I was deeply concerned about the state of our property. I also never saw any reports from the previous renter moving out or the 'regular' reports we were supposed to be receiving. They were in the house regularly for 'maintenance' (and we found out later that nothing was actually done correctly per the contractors we hired). We were simply told they were dirty and messy but that was all. When the lease finally ended, the renters refused to leave and Darryl did absolutely nothing about it and told us to hire an attorney! We told him he needed to go inside the property and get photos. I couldn't believe what I was seeing!!!!!! It was completely destroyed - AC was covered in muck, water leaks, cabinets ripped off, old food, trash and flies everywhere. My heart sank. I had an attorney devise a letter of eviction and I delivered it to them. They left just before the cops would have come to pull them out. It took us several months to get the property back to a livable state. Now, we have sell the property because we did have the $50k+ and many months without revenue to cover this. A horrible loss with incredibly negligent property managers. I learned from their staff that they had had this issue at least two other times and that we should never have trusted them with such a nice property. Don't be their next victim. Lesson learned!

I tried reaching out and they would only text me back every other text. I also tried calling but no one would answer or return my call. I'm leaving the unit and will never use them again. Poor communication, dirty unit. I Would NOT Recommend ..

    I'm comparing this location with the Sarasota location, which has many amenities and is well kept…read more The not so good: We were put in a spot that didn't seem to be completed. It was on shells rather than pavers. We didn't have a picnic table at our site. I've never been to a camp resort that didn't provide picnic tables at the sites. The pool was being renovated, which was not indicated on their website. We visited during spring break, so this is a terrible time to renovate the pool. The comfort station by our site did not have benches or hooks in the showers for your toiletries. There was construction being done near the entrance, and there weren't any signs providing a detour to get in. The clubhouse seems like it's a cleared out church space, full of tables and nothing else. The traffic in this area is horrible, but it is close to the theme park area. The good: the landscaping that is done is beautiful. The staff are very friendly and helpful. A picnic table was brought out after we complained. (I'm just surprised they're not already on the sites. ) The bathrooms are cleaned. The dog park, although small, is a great amenity for dog owners. There are several dog waste stations. They have planned monthly activities. It's doubtful we'll return to this one unless they make significant changes.

The latest instance was during this past week when hurricane Milton was threatening to be the worst hurricane to ever hit Florida. Many residents, including me, were outside preparing their trailers and other property for the storm when Dave rode up to my site on his golf cart and immediately started yelling at me. All Because I was parked on the grass and apparently "it's against the rules" only for me and my family though. His mannerisms were aggressive and he was extremely belligerent. Noticing the aggression from Dave from across the street, a short-term visitor of the park walked over to try to settle things down. Dave immediately turned his aggression toward him, and upon realizing he was not going to be able to bully this person, he immediately got in his golf cart and drove away. This behavior has gone on for months with this manager targeting me with so-called rule violations for things that other tenants are not being held to - so, essentially discrimination coupled with months of harassment. Keep in mind that in this particular instance there was a giant hurricane coming - which ended up causing lots of damage throughout the RV park - and instead of working to prepare the park for it, Dave was out driving around looking for violations and yelling at people. I'd like to add that myself and another spent our time going through the park flipping picnic tables and/or strapping them down to help prepare the park for high winds. If you like getting yelled at and harassed, this RV park is right for you. Me and my family are loved throughout the community and have made friends with just about everyone... and in doing so we have yet to hear anything positive about Dave. Most if not all the residents dislike him and complain about his lack of respect and tendency to "be in charge" We have complained about this manager for months, and so have others. Why haven't you done anything about it? At

Since they refused to meet with me in person to walk the house refuse to cancel the contract and refuse to let me self manage unless they still collect 20% I am going to make it known everywhere to BEWARE! WOW!!! They are the absolute worst. When they finally agreed to a conference call the day before I left Kelly R. the internal phone person screamed liar at me while her kids and dogs barked in the background. They have refused to come see the property while I was in town. They have refused to to do just about anything we have asked. Weeds growing out window seals Palm Tree leaning on our house Piles of dirt from Ants inside the house Roaches in the house ( never in 10 years have we seen one) 7 Light bulbs burned out Black Hair in the beds Book shelf (never before seen) suddenly appeared on the pool deck Broken Lamps Curtain rods that were so broken up they were not straight but zig zags Kitchen garbage cans strewn outside for months Leaking faucets. The bathroom to the pool was locked from the inside and they no longer had the key, we have no idea how long it was like that. The grill falling down bc it was missing a wheel.
