If you know of any groups to post this in, please let me know the name. Since they refused to meet with me in person to walk the house refuse to cancel the contract and refuse to let me self manage unless they still collect 20% I am going to make it known everywhere to BEWARE! WOW!!! They are the absolute worst. When they finally agreed to a conference call the day before I left Kelly R. the internal phone person screamed liar at me while her kids and dogs barked in the background. They have refused to come see the property while I was in town. They have refused to to do just about anything we have asked. Weeds growing out window seals Palm Tree leaning on our house Piles of dirt from Ants inside the house Roaches in the house ( never in 10 years have we seen one) 7 Light bulbs burned out Black Hair in the beds Book shelf (never before seen) suddenly appeared on the pool deck Broken Lamps Curtain rods that were so broken up they were not straight but zig zags Kitchen garbage cans strewn outside for months Leaking faucets. From my experience with this management company I would not recommend there services at all. There are numerous contributing factors for this recommendation extremely bad house keeping and maintenance / upkeep of the property. Example, broken sprinkler on the front lawn which was leaking water, it was reported weeks ago, but not repaired, this has contributed to extreme high water bills. Missing towels, worrying , the towels put back in my home did not belong to me, in the current climate with the pandemic it's very concerning as to where they have come from. My worst Vacation Ever !!!! Nothing is working ... Tv are not working , AC is broken and temperature from 83* F to 88*F inside the rooms for the fourth consecutive day ! We call everyday and everyday the same answer ... The handyman came , give a chance to the AC to cool down . They pretend that it is the first time that it is happening , then my question is , why having a so big fan inside the rooms if there is no AC problem . The housekeeping $ 120 for 4 hours is a joke . This agency is fraud , when you call they almost treat you as a lier , and just tell you that they will report your problems to the owner . Do not use this people if you want to Have good vacation . Rented Bibbidy Bobbidy Bunkin, a beautiful 2-bedroom, 2-bathroom apartment in Davenport. It was very clean, comfortable, and well-maintained. There was a washer and dryer. Everything worked and there were starter supplies of everything. There was a welcome card and a package waiting for us. We'll probably rent vacation homes for our next trip because for the price you get a lot more luxury and space than from a hotel. The downside to vacation homes is that it doesn't come with free housekeeping, but we didn't mind the trade-off. You just have to pick up your own trash and do your own dishes. There was even a vaccuum there so I was able to vaccuum some sand we had tracked in and some baby powder that fell onto the floor so I didn't have to worry about extra cleaning charges when we left. Minus one star for a little confusion about payment. I paid a third party (Priceline or similar) and then when I logged into Loyalty it showed the balance was still due. I just submitted the payment again and emailed Loyalty to please not charge us twice. They assured me they wouldn't, and they didn't. read more

I can't say enough about the house or the service we received! We stayed in Mickey's Movie House. The house was fantastic with the "garage" reimagined into a really cool movie theater. We plugged in our Firestick or used Netflix, but they had tons of great DVDs too. The kitchen was modern and well stocked to cook anything you like. There was a breakfast nook, a formal dining area, as well as outside tables by the pool. All were nicely decorated. We had 3 couples and 3 teens. PLENTY of room! The upstairs suite is particularly nice. There are two other nice bedrooms then a bunked room perfect for kids. But our kids actually slept most nights in the comfy theater seats. The kids enjoyed playing in the pool enclosed in the lanai. It was a nice area to have a breakfast or late night beverage. The only problem we had was with the sliding glass door alarm (required in Florida for house with pools) going off when the door wasn't even moving. Within an hour someone had come and fixed it! Superb service. The drive to the parks is about 10 minutes and a straight shot. We live in Virginia so Disney trips don't happen every year. I don't want to gamble on the house we use so we will always stay in this one or at another Loyalty Home! read more

This home is perfectly situated, only a few minutes drive from Disney. There are many restaurants within 2 or 3 miles, yet you feel like you have left the business of the city. The home is beautiful, inside and out. The pool area is amazing, and we enjoyed lunch out there more than once. The house is bright and beautifully decorated. There are t.v.'s with cable in each room. There were more than enough towels, dishes, etc., for the 4 of us. Loyalty Vacation Homes was incredible to work with. From the almost immediate email I received within a few hours after booking, to the welcome card left for us at the house, the entire experience was a 10/10. Don't get tricked by the Mickey Mouse face landscaping picture, the house is an early 80's cheap construction falling apart located in a doubtful neighborhood full of low riders and hondas, absolutely not what they are showing in the advertising, the ac does have a mayor problem and the temperature inside the house during the day is never under 84 degrees, the company in charge of the rental is not helpful or friendly and they give you attitude when you look for assistance. There was a bit of a tiny ant problem in one area of the kitchen. It's Florida... I lived there for 12 years, this is perfectly normal in sandy soil. It appeared it was being dealt with. My family rented for two weeks during Christmas vacation 2020 during the pandemic. We have rented in Florida for over 25 years, so we are familiar with all types of properties. We chose "Southern Comfort" in Davenport, FL, because we needed 6 bedrooms and a heated pool. Where do we begin: Loyalty Vacation Homes has zero interest in your vacation! They exist to make to money. They NICKEL-AND-DIME you for every service. After a long drive, we arrived early, only to be charged an extra $50 dollars for early check in. We requested and communicated the need for a heated pool (December weather). We were informed that to ensure the heated pool, we had to pay an additional $500 dollars. The first week of our stay, the high's were in the 60's and 70's, hardly heated. The last three days of our visit, the pool was finally in the 80's (thanks in part to 80 degree weather). During a pandemic, going out to eat is not an option. The kitchen was lacked necessary pots, pans, dinner serving bowls to prepare a meal for a family of 11. After a few calls and emails, they did provide basic pots and pans. We made do with what they provided. There was also only one dish towel. We lost internet for over 24 hours, which was resolved after numerous phone calls and a visit to the agency office. There is no grill on the property. In order to grill, one has to RENT from the agency. One reason we liked the property was that the community amenities were included (gym, golf, community pool and tennis courts). When we tried to use the facilities, we were informed that property owners had to have a fob in order to access the amenities. We were also informed that due to Covid-19, these amenities were not available to renters. Once again, the agency were not sympathetic or understanding, but once again they were defensive. We were excited to use these amenities and spending two weeks without this as an option, you would hope the agency would consider some sort of refund. We got to know the next door neighbor, who is moving after six months, to a quieter area near the golf course, because the house is known to be rented out to college students. The neighbor confirmed that this company is just out for the money. They don't care about your complaints. Renters beware! read more

The house we rented was nice, needed more cleaning but overall okay. The pool area was the worst with spider webs and dead bugs and holes in the net. The company on the other hand is best to be avoided. They are difficult to deal with and they make their money on exaggerated made up charges (admin fee, turn on fee for pool, etc) We feel we were scammed because we were charged $168USD for a dirty towel and duvet cover(we did not use the room where the duvet cover was). My family and I stayed in the Tinkerbell Retreat located at the Emerald Island resort. The home is accurately reflected in the pictures that were on the site. We had issues with several of the TVs in the home and the issues were not resolved when the maintenance came to fix. Although there was plenty to do outside of the home we would have still liked to have access to working TVs in the home during our downtime. The home features keyless entry; however, the keys did not always register causing you to have to press the code several times to gain entry. Aside from that, my family enjoyed our time. read more

IF YOU PLAN ON RENTING FROM LOYALTY HOMES, MY ADVICE IS RUN!!! THE MONEY IS NOT REFUNDABLE!!! Audez Tropical Haven is a HORRIBLE rental house! Absolutely discussing how filthy the home is. I had to live in my van for the entire 9 days of our vacation. The dust, dirt, mold, and the spray used to cover up the stink was more the my lungs could handle. When we stopped at the office after not getting a response from our many phone calls. We asked to speak with a supervisor, after waiting a while for her to appear, the supervisor/owner Liza came out and was told again about our breathing troubles, her response was if your having breathing trouble don't call us.. call 911. In a very sarcastic tone! She refused to look at our pictures of our nasty vacation home and told my husband to put his phone away she didn't want to see them. Then asked what we want her to do about. We replied, we want to be refunded for the pool and spa heat we paid for $45.00 per day for and was unable to use do to the high chemical levels in the pool and spa. She told us the pool needed to be shock and it was done on Friday (never notified us not to swim in the acid bath) and she was sorry we couldn't use it for 24 hours. We told her we have owned a pool for over 35 years and we bought our own test strips and the pool and spa water was at a unsafe level all 9 days. (We tested every day and have pictures of the test strips to prove it.) I told her I expect and demand it to be refunded for pool and spa heat we couldn't use. She replied, were not going to do that, what are going to do about it HIT ME, in a provoking manner several times. She then told us to get out of her building. Meanwhile, another couple came in the office to complain about mold in the home they got stuck with. As we were chatting with Liza a gentleman came from the far end of the room accusing us of posting a bad review on Facebook and that we were trying to ruin their business and demanded we'd better take it down. I told him we didn't post anything yet, (my adult sons had left 3 days before we did and they had posted their options) but I had intended too! After doing some investigation, the owner of the home owns 7 rental properties and lives in the same subdivision as our dump. So when she says the owner vacationed there last week and they are picky about the house. I call BS! Ms. Liza doesn't think anyone is going to do the research as I did. I'd bet she thinks she can get away with treating people like crap and ripping them off because they are only in town for a short stay and most likely won't file a claim against her and her company while on vacation. They charged me an additional $50 for an early check in...after numerous verbal ok's to allow as long as cleaning was done and I could access home through my personal entry code. The house was clean and decorated (I paid extra for granddaughters birthday celebration package) , the cleaning service was not on premise and my entry code opened the door. When I noticed the charge and called to inquire about it, I asked to speak with Miriam (with whom I had been dealing with since reservation and payments for 10 months) and was informed she no longer worked there and early entry fees would still apply and management would not honor any bethel agreements. I have rented many vacation homes through VRBO, FLIPKEY and HOMEAWAY, this being my first time with LOYALTY..you can bet it will be my last and I will not recommend them to friends and family traveling. read more

I have to say that when we got to the home we rented was a surprise, not to go into specifics but we had issues that were resolved immediately. It's not the same as renting a hotel or wasting your money on timeshares, a house it's the way to go. You are tired from a long day at the park come home to the pool no matter if it's 11pm or 12am, you have access to your own pool and cook in your own kitchen. If I could post a negative star review, I would. We arrived to find a nasty bandage stuck to the patio along with a handful of cigarette butts. The manager tells me outdoor spaces are typically unsanitary with bird poop and such. Seriously?! It's a nasty bandaid! Every chair cover in the house is stained along with all the decorative bed pillows. The front master bedroom and all the bedrooms have missing vertical blinds so everyone can look right in and we had to place a sheet over them. The furnishings and linens were extremely worn and tired but I wouldn't have called to complain about that. The way we were treated was unacceptable. The manager was using her script and I could tell this is a common occurrence among them. DO NOT RENT FROM THIS COMPANY. I should have checked the low rated review average before we booked. Stayed in Minnies Manson. House was clean and nice size. Enjoyed having out own heated pool. When we arrived pool bottom was not clean--leaves and dirt. The company did send someone out the next day to correct, but would expect clean pool on arrival. Missed a day of pool time and we paid $15 a day for heating that was lost too that first day. Kids rooms lack good tvs for kids or teenagers who like to bring their video systems. Recommend rental agency push owner to get better tvs/size tvs for kid rooms. We read about this issue so we actually brought a 42" flat screen in our suv for my son and friend to game at night after the parks. Well worth it. House requires updating...light fixtures, wall art, accessories and paint. Again, owner could turn this house into a gem overnight woth about $2k cosmetic work. The only thing that was disappointing was they didn't leave any information about the area restaurants, pizza delivery or grocery stores. Great company with great people and pretty awesome accommodations. Every interaction I have had with the team at Loyalty has been nothing but smiling faces and genuine assistance. The homes are all located within a stones throw of Disney and provide a nice escape from the typical hotel. Being a smaller company, they also are able to provide more competitive prices, that often make it cheaper than renting a hotel on a per room basis...with the added amenities of games, kitchens, pools and more. I have personally met the owners of the company and have comprehended the true compassion that they have for service and guests. I would recommend taking a look at this company next time you are planning a visit or have family in town for a visit. So we booked with this company last year and didn't have an issue. Granted the home looks much better in the pictures. The beds weren't great, but seeing as we are not in the home much we were ok with it. Decided to book this year, and had family also asking for a quote too. They quoted 2 different prices and there was a pretty big price difference. When I mentioned this to Miriam she responded with a huge attitude. Do not waste your time here, you will never know the real price of the home and you might be getting ripped off. Being a returning customer which they said I was getting quoted a discount, when it clearly was not a discount. Very poor business ethic. Her respond for the price was confusion!! My family and i have vacationed with this company 4 times now and usually are very pleased. Unfortunately this time we didnt get the same experience, our main issues were the wifi, no one got good service, master bathroom toilet made an annoying noise all day and night like a constant flushing sound so that wasn't soothing to hear while trying to rest, our pool lights didnt work so we couldnt really swim in the evening like the homes next to us, the patio area was smaller than i had hoped, we also didn't receive a welcome gift as we thought they said they would (not a huge deal just disappointing). We usually stay at the audez tropical haven home and we truly love that one, we only switched it up because we had more family so we needed the extra space. And i wasnt a fan of the cleaning ladies because we arranged a 2 p.m. check in and got there at 3 and they told us they werent ready and we needed to come back at 4 and i had to make her look my name up to see that we had an early check in and she apologized and let us come in. We would stay with this company again, just have to make sure we get the home thats worth the money we paid for. Next time i think we may do a resort not sure though! Stayed at Alice's Wonderland for 9 nights. House was okay. Cleanliness was good. Spa never worked during my whole stay. We tried to figure out how to use it for the first couple nights, because the light switches in this house are all over the place. They make no sense at all. Finally gave up and sent a message. Never heard anything back. So I sent another message the following day. They finally sent someone out and they reset the breaker for the spa. Great. So that night we take the cover off and my wife sticks her hand in the water. Believe it or not, she was SHOCKED by the spa. There was electrical current in the water. Needless to say, I messaged them again and got basically "sorry". We will have someone come out. The next day, the breaker was tripped again. We never did get to use the spa in any way, and my wife could have been killed by it. What do I get????? Basically "sorry about that". I paid for a house with a spa, and didn't get it. And that's one of the reasons we rented this home. You would think they would try to make it right in some way. Nope. Guess you're taking your chances with this one. read more
