    Buyer Beware - Beautiful Home, Terrible Experience and Customer Service I rarely leave negative reviews, but after weeks of trying to resolve this directly with Top Villas, I feel other travelers deserve to know what happened. My family paid over $5,000 to rent a villa at Reunion Resorts through Top Villas, expecting a luxury vacation experience. Instead, we arrived to a home with no running water because the water service had been disconnected. Rather than enjoying the first day of our vacation, we spent it trying to figure out why there was no water. We repeatedly contacted Top Villas, to no avail, and after their office closed at 8:00 p.m., we were left dealing only with the local management company, Magical Vacation Homes, who unfortunately was unable to resolve the situation. After getting nowhere, I contacted local law enforcement, who helped me reach the water utility company. I then personally had to ask the utility representative to temporarily restore the water so my family would at least have access to bathrooms and showers that evening. Had they not agreed (which I have been told rarely ever happens) we would have had to leave the property and find alternate accommodations. As if that wasn't enough, the upstairs air conditioning was also not working. Maintenance later confirmed the compressor had failed. Three portable units were brought out the following day, but the home has ten upstairs rooms, so only a few areas became usable while the remainder of the upstairs stayed extremely warm. What disappoints me most is not that problems occurred--unexpected things happen. It's how Top Villas handled the situation during and afterward. Instead of acknowledging that this home should never have been rented in this condition, I spent weeks negotiating with customer service over percentages and refund calculations while they repeatedly changed the basis for their unreasonable offers. To date, we have not reached a resolution. I later contacted the homeowner directly and learned she was apparently unaware that the water had been disconnected and even questioned why guests had been allowed to check in if the air conditioning repairs, that she authorized to fix, had not been completed. That tells me there was a serious breakdown in communication between Top Villas, the management company, and the property owner. If you choose to book with Top Villas, I strongly encourage you to ask what their emergency after-hours process is and what happens if a property is not actually ready for guests upon arrival. Based on my experience, you may find yourself solving problems that should have been handled long before your vacation began. I sincerely hope Top Villas improves its quality control and customer service because no guest paying premium prices should spend the first day of their vacation restoring basic utilities. I have reached out to the owners (Tom and James Mannings) and I am looking forward to their response.

    Dirty furniture

    This place is horrible. I rented here based off of pics on their website. When we got to the home, we quickly noticed that the pics were old. There was mold growing in the doorways, the furniture was dirty, and the carpet smelled mildewy. Rather than refund us for the stay and let us go somewhere else, they wanted to send someone in to clean. Shampooing carpet and upholstery is very inappropriate while a guest is visiting. Rather than ruin my vacation any further, I decided to move. I booked directly through Reunion Resort. It was almost the same price and a bigger, nicer, cleaner space. I will never use Top Villas again.

    Stayed here on vacation among arrival there was no mattress. The customer service is awful! Michelle stopped answering all of our phone calls and only started communicating through chat gpt. When we called again in the morning mauve answered and was sweet. However we asked to be notified when someone came into our unit to replace the missing mattress so we could ensure our belongs didn't go missing as well. Please read attached photos. We had to file a police report and spend a whole night without a mattress. The compensation they offered was $10 which they claim is 10%. (We paid $229 a night, so less then 5% is their actual offer to be missing a whole bedroom we paid for.) Leaving us 3 adults to sleep in 2 twin beds and a dirty pull out sofa. Had they actual communicated with us and handled the situation correctly it wouldn't have been a bad stay. However the lack of professionalism from this company is atrocious.

    Horrible, do not rent with this company. Pics are misleading. Homes are not well maintained, appliances and TVs did not work properly and we had ROACHES!! Never again

    gross spots on mattress cover.  They put sheets over theses grotesque spots.  looks like blood.

    Let me start out by saying that we were looking forward to this vacation with our grandkids during the Thanksgiving holiday. We checked into our rental house located 1542 Moon Valley Drive Davenport, Fl. located in Champions Gate community on Wednesday afternoon around 5:30pm. Upon entering the home everything seem to be in order, nice looking furniture and clean tile floors. However, when we turned the TV on in the living room we kept getting a temperature warning across the entire screen. We hit the OK button and the image would go away, however, about a minute or two later the same message would appear. I reached out to Maintenance and spoke with a lady who could not find any information on me ever renting the place. She said she would try to contact maintenance. Never heard from her again. So I called another number and was greeted by a gentleman who said he was with Magic Box maintenance, the one's who managed the property. He indicated that it was after hours and he would try to get someone out on tomorrow - which was Thanksgiving Day. However, he couldn't make any promises... During Thanksgiving Day if we wanted to watch TV in the living room we had to keep pressing OK on the remote in order to watch TV. This was a very frustrating task! Also, we found that the remote in the boys room DID NOT work either. Around 7pm Thanksgiving night a maintenance guy shows up. He looks at the receiver box and said that he thought that the fan wasn't working. He indicated after looking at it that the fan was now on but he didn't know how long that would last. Not more that 15 minutes after he left the warning message re-appeared. We go two days without a TV. I called again to the maintenance office that night to advise the gentleman who sent the maintenance tech to the home that the problem was "not" resolved. He informed me that he would have to call Spectrum to come out and replace the box. Friday morning Spectrum showed up with maintenance guy and replaced the receiver box and repaired the remote in the boys bedroom. Being a 28year Marine Vietnam Combat Veteran, one of the things I would always tell my troops is that you have to use the 7 "P's" model for being ready at all times: Prior--Proper--Planning--Prevents--Piss--Poor-- Performance. If someone had gone into the house three or four days before guest arrived, and checked on the TVs, the remotes, and just go through the home making sure everything was in operating order...This would alleviate frustration for the guest and prevent reviews like this. This was not a great experience at all - especially when Top Villas exclaim to be the top rental agency in the area with luxury homes and villas, etc, etc,. etc... We were also told that upon checkout we were to remove all linen and spreads from beds. This is where we were totally shocked at what we found after removing the sheets from our master bedroom bed. The mattress cover was stained - I mean not just one stain but several. The entire mattress covering was "filthy" and nasty! How could anyone be so gross and negligent to place sheets over a disgusting, revolting, squalid and sullied stains. The humiliation I felt was like a deep wound to my soul... For one thing, sleeping on a filthy mattress can harbor allergens or some other contagious infection. I expect to hear from the host concerning this matter. see photos attached.

    This is a full review of our stay in Orlando for the 4th of July weekend: Upon arrival, (July 3rd) we dropped our luggage at the door and headed directly to the grocery store to beat the rain. When we returned and began putting items away, we turned the sink on and it was extremely loose. I immediately videoed it and at the same time, my sister pulled a bar stool and before sitting, luckily, she saw that the chair was detached. The quality of the folding bar stools were very poor. I sent the initial email. A while later, after cooking and eating, we retired upstairs. We only saw 2 towels in each bathroom. There were 3 bathrooms, so there were only 6 towels for 9 people. The next day, (July 4th) we did receive a bag of towels and when I opened the door to get them from hanging in the door, the gentleman was walking back to his golf cart. I had previously given permission for entry to fix the sink so I was confused as to why he was walking away. He came in to eyeball the problem and went to the truck. He came back with superglue and mended a metal faucet to a countertop. (I knew it would not hold). He then asked if he could go upstairs to fix the dryer. I told him that we didn't request anything about the dryer. He persisted, so I let him go upstairs. Obviously something was wrong that I wasn't aware of. He said that he would be back "tomorrow" to fix the sink. By the next day, (July 5th) the faucet was laying down on the counter. There was no way to utilize the sink, nor cook because it required clean up, which was impossible due to the sink. Nobody ever came. We wasted money grocery shopping and went out to eat for the rest of the trip to avoid messing up the kitchen. Altogether, this villa lacked charm and warmth. With absolute white walls, zero decor, and all of these issues, we could have remained at our home in Orange Park, Florida for the 4th of July. Around the pool, there was one string of lights with no plug near. All other villas had lights for night swims. Our one string just dangled there. We've rented before and this experience not only embarrassed me as the planner for my friends who joined us, but also made us spend extra money for food due to the kitchen basically shutting down. We will be very hesitant to renting again. We would love for you to investigate this. We were met with an additional requirement of $300 security deposit AFTER booking and the irony is that we should be GIVEN $300 deposit and $300 for being inconvenienced during what was supposed to be a relaxing stay. They were quick to demand $300 without ensuring that the home was ready for us. After 4 days, it never got fixed. We broke nothing. We followed all of the rules. We did not enjoy 2701 Scrapbook St.

    Absolutely deplorable company. We rented a home near Disney through Top Villas, and it was a terrible experience. For starters, as soon as we walked in, there was yellow and black tape around a very broken floor right in the middle of the living space. Clearly, this was not present in any of the pictures they advertised. There was vomit on the carpet in the upstairs bedrooms, the ice machine leaked the entire time we were there and we had to replace towels (and wash them, of course) several times a day. The dressers were full of dirt and other people's remnants and the bedding and towels were still wet as if they were washed in a huge hurry and not dried. There was a basketball hoop in the pool that was so rusted out that it broke and fell on one of our kids while he was swimming. The pool alarm went off randomly and wouldn't turn off; we had to have the police at our house at 3 AM because the pool alarm wouldn't turn off and no one was answering the service number for the rental. I have stayed at many rentals, this was by far the worst and most disgusting experience I've ever had. If there was a problem, you had to send an email that got answered 24 hours later. The company will also start harassing you after you sign a contract so that they can sell you insurance, real estate, and try to get you to use their "free" concierge services. These concierge services consist of charging you up front for tickets, massages, golf carts, services, etc. that would not otherwise have to pay for until you are there; plus you pay them directly, not the vendors or parks, so good luck if you need refunds or date changes. They also bloat the prices astronomically - they quoted me for a golf cart and I called the company directly and rented the same cart for half the price quoted by Top Villas. Once I realized that they were going to try to collect all the payments for park tickets, etc. directly, I made it clear that I was not going to use this "service" and the concierge actually called Universal and cancelled the tour I had booked directly by stating she was my agent. It was a mess. By the way, they are a third party rental and don't actually do anything while you're on property, they refer you to the property manager and provide absolutely no value other than to forward emails or provide a phone number (you can rent directly from the property manager, no need to deal with them). After this disastrous experience, they offered me some pittance refund, which I refused. They responded with another offer (still a fraction of what I paid), but it required me to sign some release that said I wouldn't write any reviews and other restrictions. Not worth the small amount of refund if I can prevent even one other family from suffering through an experience with this company.

    Thermostat registering 83 degrees in the Unit

    I rented from Top Villas at Encore in Florida and the AC unit was broken. See picture below of Thermostat registering 83 degrees. The coils to the AC unit were filthy and needed to be professionally serviced. After complaining for a day and a half, they finally moved us into a different unit. Top Villas should not be renting out units that require maintenance until the issues are repaired. Top Villas sent sends this please contact us email so we can help you resolve. I have been back and forth with them and its not going anywhere, except they are now saying that were stains on the (Walmart quality) towels in the unit and that they are charging damages of $718 for these towels, but as a good faith gesture will cover half of it and I should send them $359. I filed a complaint with the Better Business Bureau relating to the AC issue and will see where it will go. In advance of renting through them search and read through the reviews for Top Villas on Google Reviews, Yelp, Trust Pilot or the Better Business Bureau. If I had read these reviews before I rented from them I may have avoided this whole headache.

The paperwork states all dishes would be clean and put away but that wasn't the case. We also found a broken chair that almost collapsed on us when sitting in it and many vents had dirt or mold in them which was a major issue as my daughter has asthma. After contacting the owners, we were told the photos sent would be reviewed but we received no feedback. We then had to contact them again when we ran the dryer three times and still had wet clothes. The owners decided to send maintenance in without asking for permission and sent a rude email stating it was working fine. I will never again use VillaKey or Orlando Vacation Rental Services.

We have stayed in two houses in Champions Gate, and one in Reunion most recently. There have never been any issues with these homes.The neighborhoods have great amenities and are situated close to all the theme parks. The staff is always very helpful with any questions about the houses. They get back to us very quickly. This time, we wanted to add late checkout during our stay, and Kat was super helpful adding this option to our booking. Kat spoke with me through text messages and even called to confirm the late checkout was added. She is a joy! Magical Vacation Homes provides good discounts throughout the year. We highly recommend booking with them, and we will definitely book with them again in the future!

    Magical Vacation Homes is the worst rental I've stayed at and my family and I have visited vacation…read morerentals across the country over the past decade. We were only staying for 5 days and we arrived late the first day and left early the fifth day, so really just three full days. In that time, we were visited by four repair teams, one came twice, due to issues in the home. The position that Magical Vacation Home takes is that if they fix your issue in 24 hours, you shouldn't be upset. While this may seem like good customer service, imagine having to host multiple repair teams into the home while you are trying to relax on vacation. Here is a short list of the problems we faced: - amenities that didn't work or were broken (damaged pool table, video game remotes that weren't charged and had no charging cables making them unusable, a room advertised as a movie room with smart TV which actually only played cable television - which was also out, and TVs with nothing to watch but Netflix even though they called them smart TVs) - unclean accommodations (pasta sauce splashed over an area rug, wads of hair on the shower wall, more pasta sauce on the kitchen counters), bugs (we killed a roach and had ants), and kids toys and used cups littered around the backyard from previous guests - broken and missing furniture (dining table was said to be for 8 but only had 7 chairs and two of those were broken) - Broken tiles in the bathroom, a broken window upstairs, singe marks on the kitchen ceiling, marker drawn onto the curtains, two broken doors (this obviously didn't impact our vacation, but just be aware the listing photos seem to be out dated) They sent, unannounced, people to bring us charging cables, clean the rug, try to spray chemicals in the home for pests, and someone to try and fix the media room TV. In all we had five different visits on our vacation, in three days, when these things should have been handled before we arrived. Magical Vacation Homes will tell you that they fixed some of the issues, so what's the big deal? The big deal is that we spend over $500 per night to have quality family time, not host repair men. We didn't expect the first one and they just let themselves in while we were home in our pajamas (when we complained, we were told they have the right, per the agreement we signed, for their repair teams to come in at any time without letting you know, so there is really no privacy as their staff can just walk in to the home you rented with or without you in it). We let the second repair man in. The third one walked to the back of the house while we were in the pool. The fourth one showed up as we were leaving and we turned him away as we didn't want him to spray chemicals in the home while we were in it. The fifth one was in the house when we came home one day and the front door was unlocked when we arrived as well. Again, many of these are small issues, but they added up to a big problem for our family who just wanted to relax. After all this, all I asked was that the company refund the cleaning fee as the house wasn't clean among the many other small Issues. They refused and offered us a late check out when our flight is early on the final day so that was of no use to us. We refused. They then offered us 15% off to stay again. We won't be doing that. I told them it was the cleaning fee or nothing and that I would be sharing my review and reporting their company to the BBB. They then accused me of trying to extort them for money with the threat of bad reviews and they offered me $100 back on an over $2000 rental. I told them to keep their money as we were beyond that now and I would be sharing my review of their rentals far and wide. This wasn't ever about money, it was about not getting what we paid for and them getting our money for services not provided and nonfictional amenities. Had we known there were so many issues with the amenities this house boasts, we would have not chosen this house and spent our money with this company. I highly encourage you to stay anywhere else than with Magical Vacation Homes. There is a joke in here somewhere that their homes are less than magical, but I can promise you it's worse than even that. Choose anywhere else to stay and believe any and all bad reviews you read. I wish we would have. We are now out money and time on a bad rental and a worse rental company. Please don't follow in our footsteps.

The vacation homes are all independently owned and managed. Mine was booked with DreamVacationOrlando, and was an incredible house! Immaculate, fully equipped, spacious, quiet, Disney themed and fun. My elder millennial heart melted over Street Fighter 2 and Galaga. Our huge groups second rental was just a ten minute walk away. We preferred partying in the pool and hot tub at their rental over the resort pool since it was a child-free weekend. Plenty of good eats nearby if delivery or dining out is desired. The entire community has a gated main entrance with security onsite. Parking is limited and depends on the property manager. My rental had 2 reserved parking spots in front and guest parking close by. The other rental had a 5 car limit. Overall a flawless stay and amazing weekend!

Parked it behind a legal spot as there were no spots available and towed us for $255.25 cash or bank check! Look elsewhere. The houses are poorly maintained, and it is a pain to get in and out with their single entrance that backs up and has you waiting over 15 minutes to get in.

    Renting a vacation home for a week near Universal Studios in Orlando is a daunting task; trying to…read morefind the perfect house for two families traveling together is an even harder task. There is a vast selection of rental agents and rental companies to choose from when choosing a rental for your Disney or Universal Studios vacation. After many nights of research and looking at various home rentals, we finally ended up selecting a property with Florida Gold Vacation Homes. We stayed at their property located in Crystal Cove Resort (4704 Blue Diamond Street, Kissimmee, FL). It is a 4 bedroom (2 master suites with private baths and tv's) and two rooms with two double beds and a shared common full bathroom. The home featured a very open design and had dinner seating for 12 at two tables and a snack bar, and open floor plan with a spacious living room and large flat panel tv screen. One of the master suites, featured a two person tub, private shower, and two sinks. The house has a two car garage and also features a private swimming pool that is enclosed in a screen enclosure and a covered sitting area next to the pool. In short the house was just as it was described. The only downfall was that the clubhouse at Crystal Cover Resort was not kept in the most cleanly condition. There was a beautiful pool (and much larger than the pool at our rental), but upon inspection the clubhouse pool was in need of a serious cleaning. The clubhouse also featured a small gameroom (with fooseball, and a billiards table) along with a large screen tv and plenty of seating. It was a nice break for the kids to get out of the house when it was raining. The home itself was just as described. The only issues that we experienced with the property is that the wifi password was not provided in any of the instructions (a simple sunday afternoon phone call fixed it), the dishwasher was broke (it would not shut off after the wash cycle, but still worked), and we were not told which day the pool cleaners would be coming (which led me to be a little startled as two men were walking along the side of the house one afternoon). We would definitely recommend staying at this property again and renting through Florida Gold Vacation Homes.

While the outside of the home seem inviting the inside was disappointing. Old, used, dirty family room furniture, beds in all the rooms were very uncomfortable. Ever sleep on a bed where the springs poke you in your back. Well you will experience that here. Wifi offered but password did not work. To use the hot tub you have call and pay extra 24 hours in advance. That would of been useful info in the welcome email. Bring your own pillows, sheets and blankets I highly recommend and check the mattresses. I found what appeared to be bed bug remains in the master bedroom mattress under the single sheet covering the mattress. Oh yeah no mattress cover so whatever bacteria is in the 20 year old used mattress ends up on you. Yuck! The sheets, comforter and pillows are from the early 80's judging from the patterns. To me personally I rented someone's Florida house and their old unwanted dilapidated furniture. The only nice piece in the house was the formal dinner table. The kitchen counters have nothing on them so bring your microwave and cooking/eating utensils otherwise dine out. Only 2 very old TVs in the 4 bedroom house. Lastly if you leave some items behind such as clothing don't expect to ever see them again or count on the property management company Florida Gold to give a damn. They just tell you on the phone they will check with a 3rd party cleaning company they use to clean the home and call you back. I called back every few days since they did not call me back, how unprofessional and uncaring to my concern. Finally on my last call they told me any personal items found that are not claimed are donated. So what this means is the cleaning company can keep what they find. Your probably thinking why this is relevant in a review. Your personal belongings are not safe and neither are you. Its not like a hotel where you simply put a Do not disturb hanger on your door to tell housekeeping to move on. This 3rd party company has a key and alarm code and can stop by anytime without your knowledge or consent. I lost over $200 in nice clothing that I put into a drawer during my short stay. It is very disturbing to gain this insight and I will certainly let my neighbors (the house owners) know of this information. Florida Gold fails miserably on your safety and hospitality which should be paramount and top concerns for their guests.

BE AWARE of this Company and Shawna Davis…read morebefore you book any properties managed by them, or hire them to take care of your Property!!!! I booked a house they manage in Orlando over VRBO as non-refundable since we were 3 days from the day. Right after booking, they will ask you for your ID and will send you another agreement in writing for you to sign. Under this other agreement made by them, they ask you to list the people who are sleeping in the house, which I did. Next day I wrote them via the app and mentioned that I was planning to get a cake to sing Happy Birthday to my son turning 11, ( his birthday would only be on the following week, but since the cousins were there, I wanted to take advantage of the family together and anticipate the get together to do that) , and that my husband (who was out of town for work and not on the list ) would try to come over for the day to be with us, but there was a possibility for him to have to sleep there for a night only. They replied right away saying " Hello Rafaela, Unfortunately, the home only allows and sleeps up to 13, so any more than that is not permitted. If this doesn't accommodate you and your family, then I would suggest you to find a home that allows more. If you need to, you can submit cancellation request. If at any time there are more than what the home sleeps, you could be asked to depart early with no refund as again the home allows no more than 13". As you read this message it will MISLEAD you and it also tricked me! I interpreted this message as she was giving me the opportunity to cancel and find something else. The reservation was done a day ago, and I would still have 2 days to find something else, and she would also have 2 days to find another family. After I read her message I responded " Hey Shawna, I understand, and that's is very unfortunate! But since I don't know yet, I would prefer not to risk. How do I apply for the refund?" , she didnt reply. Then I asked again; "And it would be a full refund correct?" , she again didnt reply. As I was in a rush, I went ahead and cancelled the reservation and messaged her for the 3rd time: "Hey Shawna, Please accept my cancellation. I just submitted the request. Thank you for being upfront!". A few minutes later, after I proceeded with the cancellation, and told her I did it how she recommended, Shawna replied saying that there was NO REFUND to be given as I had booked a non refundable property. As you can see, she purposefully never mentioned that I could CANCEL but NO REFUND would be given. She gave me a recommendation and hid the MOST IMPORTANT part of it, which was MY REFUND! Shawna message to me was misleading and intentional. She knew exactly what she was doing. WHO in their Right STATE of Mind, would cancel a reservation knowing that they wouldnt receive their money back?? But thats not the worst of all.... after several back and forth messages, I told her that I was going to keep the house since she would not return my money and in the case my husband went, he would take a hotel room to spend the night, but that I would not agree to lose my money. She kept saying that it was up to her to refund me or to let me stay with the house! At this point I understood her intentions. She wanted to make easy money, and that is all. For not a single minute she cared about the customer, and the fact that all I did was being honest to her. I immediately called VRBO and explained the whole situation , and their agent put her and her secretary in the line to speak to me. They gave Shawna the opportunity to whether issue my full refund or let me stay at the house and she denied both options! They said they couldn't do anything and that she was the one in control because the cancellation came FROM ME!! I am disputing this charge with the bank! Hope that what happened to me serves as an alert to you!
