Your funds will be mismanaged, some bills will go unpaid, while other bills will be unnecessarily paid (RELB paid our Verizon bill for 8 months after we directed them to cancel). We were fined for some code violations 3 years ago, and never informed because the notice went to RELB. For 3 years late fees and fines piled up to a total of $3600 while none of the property owners were aware. Not to mention that Burk will require at least 3-5 reminders before completing any request that has to do with your building. Not once in 5 years of dealing with him did he complete a request the first time we asked for it. After owner meetings, he would promise to send minutes and follow-up documents and not provide these for months on end, until we would give up and just stop asking for them. I suspect other funny business with the money management, but cannot prove it due to the limited view of what we can see and access. If you see RELB or Chris Burk, turn and around and run away as fast as you can! I am honestly not sure if it is apathy or ineptitude, but either way the result is the same. Total calamity.

    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

One of the biggest issues is that they hire their own superintendent to perform work for the building, yet the quality of service is unacceptable. The super has displayed a consistently rude and disrespectful attitude toward tenants and owners for years, including using inappropriate language and speaking to residents with little respect. Many owners I have spoken with share the same concerns. In addition, the super's wife is also involved in the work and lives in the building, yet basic maintenance and cleanliness are still poorly handled. Requests are often ignored or delayed. The super openly acts as if complaints do not matter because of his close relationship with the management team, which creates the impression of favoritism and lack of accountability. Another serious concern is the professionalism of the property management staff. In another building managed by this company, the manager Daniella has been dismissive, unhelpful, and unwilling to resolve issues properly. Instead of addressing concerns, she often shifts blame to residents and tells people to submit online complaints rather than making any real effort to help. Communication lacks transparency, and whenever owners ask for clarification, the response is often that "it was already communicated previously," instead of actually addressing the concern. During meetings, owners' suggestions and proposals are frequently interrupted or cut off, giving the impression that management is more interested in ending the meeting quickly than listening to homeowners. Residents deserve to be heard and treated respectfully. I own three condo units in different locations managed by this company, and the maintenance fees have increased dramatically -- more than doubling over time. Meanwhile, I own units managed by other companies where fee increases have been far more reasonable, even after reserve studies and rising costs. I normally do not leave negative reviews, but after years of frustration, poor service, arrogance, and lack of accountability, I feel compelled to warn others. Homeowners deserve better treatment, better communication, and better management. There are far better management companies available, and I strongly encourage people to carefully consider other options before choosing this one. After speaking with other homeowners, it appears that many negative reviews have been removed over time. I encouraged homeowners in the community chat group to raise their concerns and share their honest experiences, including on social media platforms, so management can better understand the ongoing issues affecting residents.
