The staff and instructor are pretty great in how accommodating they can be. Noelle who is the office manager makes the registration and initial process completely painless. I need this survey ASAP to get a permit to start work on the house as the contractor is waiting, which I explained to Steven. Steven said I'd have it the survey in few days and not to worry, but I still don't have it two weeks later. I emailed Steven several times asking when the surveyor is coming (no response) so I call them and he keeps telling me they'll come (no solid date). There's only so many times I can email them and call them before I get totally frustrated. I call their office again and this time they put me through a guy named Frank. He confirms what I already know, that the surveyor still hasn't come and that "he'll put me at the top of the pile." To express my frustration, I tell Frank that Steven never replies to my emails or gets back to me and Frank tell me, "We get 150 emails every day!" Seriously, the dumbest most unprofessional excuse I have ever heard. Apparently, they can't make their clients happy, because they *can't handle* the 150 emails that are coming in. *Eyes Roll* The professional thing to say would have been, "Sorry to keep you waiting, we'll be there asap." When the surveyor finally showed up, he didn't ring the bell, so I had no idea someone was even on my property. I opened my back door for some fresh air and he suddenly appeared from behind the door, so I totally assumed he was a burglar!! RING THE BELL BEFORE YOU COME ON TO SOMEONE'S PROPERTY!! Apparently, he thought no one was home, even though my car is in the driveway and all of my windows are open. In a nutshell, I finally got the survey but overall it wasn't a pleasant experience. The people at the office were rude, unresponsive and unreliable. The surveyor could be mistaken for a burglar. Would not recommend. Hire someone else and save yourself the frustration. The only saving grace was their receptionist - she was courteous and pleasant to deal with.

I agreed to pay full price, including a rush fee, though they had the advantage of already having (their words) a "very thick file" on my property. They failed failed to show up when promised, failed to communicate their delay, and when questioned Steve Koestner was dismissive and condescending about the matter. He was unable to commit to a date when the (already delayed) work could start, and had an issue with doing the work to the spec originally agreed upon (septic features marked, as per originally communicated needs). They wasted my time, took no accountability, caused needless delays to my project, and were rudely dismissive going so far as to hang up the phone when Steve acknowledged he would not be able to do the job after all.

We've used their services twice in two different states and would recommend them to anyone. Definitely some pros and cons. Recently use this company to…read morelist a property for sale for one of our long time clients. This company does claim that there are a flat fee listing service. Note that they do not provide any additional service if you select the "flat fee listing service". They simply put your listing on the MLS. Contract negotiations escrow advice are all on your own. Pros: - They are licensed in many different states, so most likely if you want to sell your property by yourself, they most likely are licensed in the state - They do have a website portal that people can log into and see a whole list of all the realtor documents and templates for buying and selling transactions. This did proved to be very helpful. However, I do warn that some of the documents are complicated and if you don't have experience, it might be a little hard to read. - The administrative staff is fairly responsive Monday through Friday 9 to 5 Eastern standard time. Cons: - There is a hidden fine print in the contract: in addition to the flat fee that you pay to list, when you sell your house, this company also charges a 0.1% in commissions. This is not advertised anywhere on their website. Depending how expensive your property is, that 0.1% can be quite a significant amount. - Some of the administrative staff are nice, some of them are impatient, and can be rude. Service is inconsistent. - The forms in the portal are not the most updated versions, many are many years old, and of a much older version. Not sure if the old version is consistent with the current laws. - When you list, you are to fill out this long form containing information about the property on their website, yet the form does not match with the fields in the MLS. This makes it confusing. We have had quite a few experience selling properties and thus we opted for the flat fee listing, for most people the process is a bit complicated to handle on their own.
