I can't say enough about the entire process of selling my rental property through Grant and his…read moreassistant, Natalie. Everything was done seamlessly and efficiently. They embody the definition of full service, from how they listed and marketed the property to how they dealt with inspections and City required retrofit work. I just stayed in the background while they did all the legwork. Before Grant even listed the property he did a thorough walk through and gave us a detailed list of things we could do to make the property more appealing. Grant has LOTS of connections and he was able to advertise our property to more people than simply those using the Multiple Listing Service or the other listing service (I forget the name ) used for commercial real estate. He had an Open House where a caravan of Realtors visited the property. That in itself created a lot of buzz and interest in the local real estate market. That certainly helped us quickly get multiple offers that had to compete against each other for the highest bid possible. That also made it possible for us to sell the property, "as is," which in today's commercial market is not easy to do. My only regret is that I did not use them in the past to sell our other property, and the only reason was because I didn't know of them at that time. That is not a mistake I will make twice when it's time to unload more properties. I can't think of a single thing that can be improved in their service and so I recommend them without reservation. I rarely take the time to write a review for anything since I am very busy, but I had no problem with this one because the service was just so exceptional. You should do your due diligence and interview other realtors since of course who you choose is important. However, I'm sure you'll end up choosing Grant's team.

TLDR: GHOSTED AFTER APPLYING…read more Wow unbelievable experience working with this company. I was making an offer on a townhouse they had for rent and was instructed to file an application to start the offer process. So I paid the fees, $54.99 x 2 to apply. NEVER HEARD BACK. I called, I emailed, I texted, I contacted through the listing. GHOSTED. the agent Amanda who showed me the property was very nice and trying to help but it was out of her hands, basically they said my offer was too low to even make a counteroffer. So instead they'd rather just ignore me? Not even let me make a follow up offer? And then after 2 weeks of all these calls and messages I FINALLY got a call back from Natalie on their team and wow, SO CONDESCENDING, she just made it worse. 100% bad experience with this company, horrible service, $110 wasted. Proceed with caution. ****EDIT WITH RESPONSE TO THEIR RESPONSE**** No I was not told that I wouldn't get a counteroffer or I wouldn't have applied. My offer was only 12% off the asking price and I thought that was just the beginning of the negotiation, it's very common these rentals offer a month free and this is just a tiny bit more of a discount than that. There was NOT consistent communication, not one of my calls, emails, Texts or messages through the app were returned. My review was 100% accurate.

I had someone come over and quote me over 80k to do upgrades but at that price I really questioned my ability to get my return on investment. I met with Oren one afternoon and his recommendations were simple and inexpensive. After marginal expense, we were able to list the unit and sell it quickly. He took care of everything, saving me my valuable time. We used his contractors to get the cleanup and paint work done. He assured me that he would keep me from having to drive back to my old home and he did just that. Communication was always good and I was very happy with the transaction. From beginning to end he took care of everything. With regard to the sale he knew how to handle the buyers and didn't let them walk all over us. I would highly recommend Oren for any real estate transaction. Thank you!

What was communicated about the transaction structure, costs, and process changed significantly as the deal progressed. Costs and time increased substantially, transparency was poor, and what was communicated did not match what ultimately appeared in the transaction documents or in the agents actions. There was consistent use of urgency and pressure around signing agreements containing terms that were far less favorable than what had been communicated. These were just some of the many issues experienced. Taken together, the experience left me with zero trust in how this group conducts business. This kind of conduct is exactly why wholesalers have such a bad reputation. Fortunately, in this tighter real estate market, slimy wholesaling companies like this one are being pushed out, that is a good thing. A complaint is being submitted regarding clear, well documented violations of the National Association of Realtors Code of Ethics and Professional Standards by a group of us who discovered they had experienced similar conduct. I would never do business with Stockpile Property Ventures or New Western again.

Derek Phillips and his team walked me through the process every step of the way and I am the type of person that asks many questions. My questions were answered in a timely manner and the documentation was to the letter of the law. My exchange involved properties in two states and several properties in the same time window. They easily navigated the process with my title companies out of state making it a stress free process for me. I would highly recommend them and will use them again in the future with no hesitation.

As far as I'm concerned, Tony Phillips is the Guru of 1031 Exchanges and I wouldn't have anyone…read moreelse serve as an Accommodator/Qualified Intermediary of this type of transaction. I reached out Tony last year with some very detailed questions as we were preparing to sell my mom's commercial property, and he answered them all in such a nice, patient, easy-to-understand manner. He even ran a tax projection for me at no charge with various scenarios. Tony is clearly the most knowledgeable person on the subject as he's a CPA, MBA, MBT, and has been specializing in Section 1031 rules for 45 years. In our situation, we were selling a commercial property and were considering a 1031 Exchange. However, we had a huge loss carryforward which would have virtually eliminated all gain. I had questions about doing a 1031 Exchange (or Partial 1031 Exchange) to preserve the loss carryforward to allow other investments to grow. I am not an accountant, but I'm a CFP and have some knowledge of taxes, which makes me curious when it comes to certain topics. Here are the areas where I picked Tony's brain: -Partial 1031 Exchanges when Loss Carryforward is involved -Depreciation Schedules: How does it work when exchanging from Commercial to Residential & vice versa. -1031 Logistics -Changing a property's classification from Rental to Principal Residence & vice versa -Prop 19 Rules What impressed me the most was Tony was encouraged by my prior knowledge and was extremely patient with my questions -- instead of getting annoyed as I'm sure most other CPAs would be (including our own). In addition, while he stood to benefit from us doing a 1031 Exchange, he initially advised against it. I even asked if his firm does tax returns in case our situation gets too complicated for our CPA, but he said it is never their intention to steal other CPAs' business, and rather they coach clients' existing CPAs & attorneys on the tax implications and tax law surrounding each specific transaction. We didn't end up going through with the 1031 Exchange, but there is no doubt that the ONLY company we'd ever allow to handle a 1031 Exchange for us is Downstream Exchange Company (DEC). There are plenty of Accommodators/Qualified Intermediaries out there but none of the other ones I reached out to are CPAs and can't give any tax advice. In terms of cost, DEC's rates were very competitive with the rates of other, less knowledgeable companies. From what I understand, DEC also has a number of other CPAs and Tax Attorneys on hand to help you navigate this process. It's a total no-brainer to go with DEC if you're doing a 1031 Exchange!

It was a frustrating work environment that was very competitive. I felt like something was missing and wanted to find out what was out there. Through an old friend's referral, I found about United Real Estate and set up a meeting with Annie. At first, I was skeptical because the name was not as recognizable as ReMax in this area. However, looking back now, I am so happy that I joined back in 2015. My income has increased tremendously since joining United. Last year, I closed a huge deal in Arcadia and took home $60k+ on one transaction alone. If I had done this deal with ReMax, I would have taken home much less. The United's support team really goes above and beyond to make sure the agents are happy and receive the fastest response time as possible, through phone, text or email. I can tell that they really care about their work. The other agents that work here are also very friendly to each other, which means a lot to me.
