At first we were reluctant to rent out our home but we were moving out of state and VPM was referred to us by our neighbor who is also using them. We were making a move across country and we were hesitant. Before we even packed one box they had our home rented. It was such a great feeling to know that our home would be in good hands with such a personable and professional management company. We did not know how long we would rent our home but we have rented it out for the last several years with VPM and they have taken such good care of our home, the maintenance of our home, and our tenant. I highly recommend VPM for anyone who is looking for a property management company that will take good care of your home as you would. I want to especially note how communicative Hannah at VPM has been with us over the years. Over the years we have lived in different states and have dealt with renting homes from private owners and had to deal with other property management companies. We found them to be cold, uncaring, with no regard for maintaining the home. This has made us say on several occasions how lucky we are to have such a great property management company taking care of our huge investment, our HOME! I have been a tenant for a year now. I like to think that we are low key tenants, we pay rent on time, we fix little issues on our own at the house, etc. But when a real issue arises, VPM takes their slow time in responding. Example during a home inspection in Oct 2017, they saw that the tree next to our house was hitting the window and gutter. VPM stated that they would have a contractor come trim the tree, well here it Feb 2018 and the tree just trimmed today after I had to remind the office staff multiple times. Also our dryer vent was degraded and the heat melted the paint on the wall, VPM has yet to send someone out to address the issue. Thank goodness we fixed the vent, but you would think that the management company would follow up on a potential fire hazard!? I am sorry to say my entire positive experience washed away when I realized they eat up my security deposit money. They charged me for 3 months old invoice after we moved out, which was never brought up to my attention when I was there. the work order was originally a recall and owners pay work order. They are trying to put this on me even though I mentioned several times to change the plumber because they are not doing their job properly and the shower diverter kept breaking. Also they are charging me because I got training from their plumber on how to use a shower diverter. YES YOU HEARD ME RIGHT, HOW TO USE A SHOWER DIVERTER. And beware when you are moving out you are paying the carpet cleaning fee regarless of the condition. This is a disappointment to see How they will go out of their way to keep all your money or as many pennies as possible. Make sure you take picture of every single corner of the property otherwise you will have to pay for something that was never originally there. and when I called them several times to disscuss this issue, they wouldnt talk. they keep telling me the agent is out on property, send an email. and no reply or call back after several request and email to discuss the matter. AWFUL! Do NOT try to rent a property from this company. Our dishwasher broke, and it took OVER A MONTH to have it replaced. There was an inch-wide crack in the door, with rusted, twisted metal hanging off of it, and it took MONTHS for them to fix it. I was very understanding, yet when I moved out, they charged me RIDICULOUS fees for repairs and cleaning that were not even necessary. THIS PLACE IS AWFUL. read more

I was a client for almost 9 years. I had one long term tenant. Over that time I had two points of contact for my property. Both my tenants and me as a owner were low maintenance. Didn't make to many calls. So with the few calls/emails made, VPM's 24 hour response time policy is annoying and not customer focused. Once my renters gave notice they were leaving they quickly had me sign a listing and management agreement. Then, it took them 20 days to list the home for rent once it was vacant. It needed carpet and paint, but not major work. That timeframe was ridiculous. I asked more than 3 times on their strategy for getting my house rented. I was never provided an answer. My home was put on the market April 20th and was not rented until early July, days before the listing agreement ended. During the prime rental season in a heavily populated military location, finding renters should not take that long. Throughout this process the office was so nasty to me. I was yelled at, hung up on, blamed for making the VPM employee hang up on me and all around disrespected by VPM. I gave notice that I was leaving the company. I was asked to reconsider and I said I would. Yet when I called back I was told I canceled services. So I moved forward with the cancellation (I had to pay for 2 months of management services to cancel although my house was vacant for over 3 months). Not once after being a client for so long did the owner of the company ever engage with me. There are to many other companies out there to take this kind of treatment. In addition to poor service, the company mismanaged one of my HOA bills and I have a balance of over $200. I've been asking them to fix this for weeks. I'm have low confidence that this will be resolved. I found a new company and they are super nice with same day response times. They are already winning in my eyes! read more

Though I'm not a tenant, an extremely close friend of mine is. I spend a lot of time at her place and I have nothing but bad reviews for VPM. My friend's heat went out a few times in the last 6 months. When she called VPM to report the issue, Hannah who is the receptionist lacked empathy to the situation. Mind you, this is during a time when the weather reaches low 20s-30s overnight. They refused to pay for someone to come out "after hours" which is 5pm and asked if we can go buy a heater. Yes. Instead of doing their job or understanding we might have a baby in the residence, they would rather us go purchase a heater. But don't be one day late with rent or it's a big problem. Funny stuff right? You would think that if the furnace is faulty, you would replace the whole thing? No, when they do send someone out, it's always a quick fix, works for a month or two, then breaks again. And they wonder why ppl are so pissed. They are the most unprofessional PM service I've seen. Oh yes, and the manager happens to be the receptionists uncle, so good luck with filing a complaint about the ppl who answer their phones. VPM managed our property for about 3 years, and communication has never been the best and the staff can be pretty rude. It seems as they treat your property and money as their own. When things need to be repaired they use their contractors which are totally over prized. Unauthorized projects had been done in our property, which lets me know that VPM does not conduct the 6 months inspections as they state in their contract. VPM does not help owners at all, because they see holes in walls and stained carpets as normal wear and tear. They will try to have the owner pay for all damage done to your property, instead of holding the tenants accountable. BTW I believe they take advantage of people living out of state, knowing that they can't come and look at the property or come to their office to discuss issues. To be honest as a person who looks at reviews often I hope this helps someone. This company is not the best for renters may for those who would like to rent out a property but as a tenant it's the worst they charged us for everything they could find once we moved out even things we did not do such as a missing door stop and a grill removal that was there when we got there. We took the initiative to fix the broken things in the home because even when we told them what was broken they never came out to fix it we even cleaned what little stairs where in the home and we were charged as though they cleaned a house we should have left it dirty but we arent that way. They wouldn't even verify we lived there for the next property. If you need to rent find someone with a little bit more compassion that is not money hungry. **MILITARY BEWARE** I rented a property that was managed by Vantage Property Management back in 2013-2014. Do not rent through this Management company. I have been active duty for 13 years and have never ran into such a poorly ran company before. Do some research before renting through them. Look them up on the BBB site. I even filed a complaint with the BBB and my complaint is still on there and can be read publicly. They aren't even an accredited business with the BBB. We own two properties within their service area and VPM has served as our property manager for these two properties for the last 3 years. VPM has helped us secure high-quality tenants, avoid troublesome tenants, keep our assets in good working order. They have an airtight landlord-tenant agreement as well as a strong property manager agreement. We like their clear agreements because there are less issues down the road. VPM also has a good understanding of their rental market and they make a great effort to making sure our properties are quickly leased with good tenants that can pay the rent on time. As a real estate investor, property management is ESSENTIAL to the success of the investment and we value VPM for their work. We also appreciate that VPM has a lower than industry standard management fee of 8% monthly and 80% of first month procurement. I see other reviews by satisfied customers that show VPM took care of their property while they were overseas. Unfortunately my experience was much different. I hired VPM to manage my property while I was deployed for the Navy on the West Coast and the results were literally disastrous. During the short time that they managed my property, the original tenant moved out and others that were not on the lease moved in. That in and of itself is a sign of how well they "managed" my property. The new "tenants" had two dogs with them, in violation of the lease, but worse of all, started dealing drugs out of the house right under VPM's nose, after all they claimed they conduct regular inspections of the property. In due time dozens of DEA and AACPD agents did a raid on my property and arrested the "tenants". VPM showed their lack of responsible management once again by never informing me about the raid, the arrest of the non-tenants that were occupying the property or the condition my house was left in afterwards. I found it about it when an AACPD was able to track me down to request access to the property. I immediately called VPM and they would not return my calls for a few days. I would not recommend this property management company to anyone. The only thing they proved to me they were capable of routinely doing was collecting their fee. read more

After using another agency, that I was not pleased with, I found VPM. They were able to place a renter in my house within 30 days. I have been more than pleased with the service I have received. The staff members are always professional. I am always able to make contact with someone in the office who can help me with any concern I might have. VPM, is a terrible management company. When we moved into the property the place was a reck!! Holes in all of the walls, broken fridge, broken AC, grease covered the kitchen, loose stair rails, and cobwebs in every corner. According to the lease, the home was to be clean with working appliances. It took them a week to get us a new fridge. The lease states that we have to pay for carpet cleaning upon moving out. We DID NOT have clean floors when we moved in. While moving in we had to shampoo them. The water was black and smelled of stale beer. The entire home needed to be cleaned as we moved in. I told them this and requested a receipt showing that the property was cleaned. They never provided it. Now we are moving out, and they are refusing to wave the carpet cleaning fee. We also had to repair the holes in the wall and painted the main rooms. This place has been improved since we lived here. VPM are horrific and take forever to fill a work order, their rude, inconsiderate, and dishonest. NEVER EVER rent from them, you will live to regret it. read more

This is a response to VPM's comment: The crux of VPM's problem is that they take liberties with your money and property without prior notification. They knew months in advance that they were going to install new smoke detectors, but did not think to notify the homeowner. I only found out after looking at my statement. To top it off I believe it may have been unnecessary. Prior to posting I tried having a conversation with VPM about it, but as I posted earlier VPM's owner was unresponsive and his staff was unable to produce the actual state law they used as justification. VPM replaced the battery backed, Home electrical (AC) powered, less than three years old smoke detectors in my property with what I am assuming are the battery only smoke detectors. That are up to code. However, the home was up to code to begin with. I sent multiple emails after the fact citing the State code to prove that. Had VPM discussed their plans with the homeowner prior to taking action the money spent to change the detectors, if it could be verified they needed to be changed, would not have been a problem. Also, the smoke detectors are one of at least three instances were VPM performed work without "notification". The others did not involve safety or repair. Do not try to put a positive spin on your negative behavior. Mitigate the behavior and my opinion and review will change. ___ read more

I've had my home managed by VPM for 10 years. I am very pleased with our current manager Hannah. She's a nice girl, she's honest, smart, and she's responsive. While it is not always easy communicating long distance, she always answers my emails and my phone calls. VPM has strict standards for renters that do a lot to ensure you get reliable folks in your place. If the rent is late they are on it and thank goodness for those of us who have mortgages to pay on our rental homes. When they do a home inspection we get feedback on how our renters are caring for our home as well as what we need to address to make it a good living situation for our tenants. Hannah has only just taken over our place in the past few months but if things continue to go the way they have, I'd raise this to 5 stars in time. If I recall correctly, we have had about 4 renters in 10 years and our home has never stood empty for more than 2 months, which is a testament to their realtor and advertising as well. The home is empty right now, but we followed their recommendations on giving the place fresh paint, carpet, flooring and addressing several other items. We trust that this will have our place rented by nice, responsible people who are good neighbors very soon. read more

The man handling most of the management conversations was HORRIBLE. First, when i called to find out more about the tenant placement services, he rambled on for minutes and minutes without really listening to what I needed answered..in used car salesman fashion. Ignoring that red flag because I was attracted to the lower fees, I reviewed the contract and sent it back but with questions...mainly, why I had to pay an UPFRONT FEE? Ive never in my 15+ years of using management services have encountered a company requiring an upfront fee for tenant placement. He never responded via email, and when I called the office, his secretary advised that he would not be interested in providing me services.....because I'd questioned him about that upfront fee...!...Lol Couldnt believe it. A business person offended by and unwilling to answer a question about a fee. To any person considering using this company, BEWARE. His interactions, runny mouth, ego and demonstrated immaturity....speaks volumes as to how your property and business relationship will be handled. read more
