After a month of submitting documents, providing insurance documentation, and going through the full application process, their appraiser came in at $120k -- $5k below their own minimum. Rather than communicate this promptly, it took them an additional week to inform me they would not be moving forward. I submitted a formal Reconsideration of Value with five comparable sales supporting a higher value, including properties of the same type selling between $135k-$214k in the same market. The ROV was denied without meaningful explanation. The appraiser used a C4 property that they gross adjusted 48% as a comp. The experience resulted in a hard credit inquiry, appraisal fees, insurance policy modifications, and a month of lost time -- all for a deal that should have been flagged much earlier in the process. If you are investing in affordable markets where loan amounts may be near their minimum threshold, I would recommend thoroughly vetting Lima One's appetite for your deal size before engaging.
