Monica and her husband Mike were truly the perfect realtors for us. They were so patient as we searched for homes with them in this insane real estate market. What could have been a very stressful process was much easier with their guidance. They always made themselves available when we wanted to view a home and both of them would walk through the home and help to point out pros and cons. Their engineering and property manager experience was so helpful as we assessed older homes! We never felt rushed or pressured to find a house quickly. When we did find the perfect home, they helped us negotiate and got us a better price than we even thought possible. We will recommend them to everyone we know, and if we ever do sell our new home, they will be the first ones we call! read more

I wish there was a negative rating for reviews on this one. When I first looked at the property, the husband and wife team constantly talked about how they loved playing tennis, etc during the day. They did not have an office, only a PO box, and were a little rude. They also only managed one of the properties in Caraleigh Mills, which all should have made me run. However, the property was ideal and I really wanted to live there. The first weekend I was there, I locked myself out. I later learned through many attempts that getting a response from ValuePlus on the weekends just did not happen. They do not have a phone number that they answer, only a voicemail. Luckily, I was able to get into my apartment with a friend's help. Since they did not have an office, only a PO box, I was told that I could not pay cash, but only check since they did not want any problems with cash being lost. They did not accept electronic payment of any kind. My payments were always on time or early. Once, I forgot to sign the check, and received a message that they were charging a $95 fee that was due in 3 days or they would take legal action. I rented for almost 3 years, and other contact attempts were slow to be responded to. The AC went out during a hot summer, and a I was forced to stay with a friend until Monday when I could get a response. ValuePlus said I should call the plumber, HVAC, or other repair person directly, even though I did not have their list of contacts. The disposal and dishwasher had a couple issues over the years, including leaking into the apartment below mine which I was informed had happened many times before I moved in. I was charged for the plumber visit, and told it was my fault. Upon moving out, I was told that they needed 2-3 days for cleaning, etc before a new tenant moved in and those days were charged out of my deposit. In addition, I had the carpet professionally cleaned and was still charged again by them to have their cleaner come through. I tried contacting them about this, but they would not even return my calls. Overall, I loved the property, but would never go near ValuePlus again!!! read more

Beware!!!! Okay, let me start by saying that I rented a place from this husband and wife team for a few years. The first read flag was when I went to look at the place and asked them to do a walk through with a checklist and I was told they have everything on video. That's good for them, but I don't have a copy of said video and they didn't do my checklist during the check-in. I noted certain things during my check-in but of course they would not confirm by signing. It's on the video I was told. While I lived there I encountered a few repairs. Now I will say that after a few choice words the repairs were ultimately taking care of, but I think they would have foregone them if they could have convinced me otherwise. So fast forward to me moving out. We were closing on a home and needed a little more time, so we asked if we could go month to month. We were told that they didn't do month to month. Then we were told we could do a month extension, but they would charge an additional $200 additional on top of the monthly rent. Needless to say I was livid! We asked them to reconsider due to the fact we had been good tenants. So it was reduced by $50...yeah! We were in a bind with closing on our new home so we went with it. We closed on our new home and moved our things out as quickly as possible. Now this is where it gets so unreasonable just like the additional fees on top of the monthly rent. They have this crazy and ridiculous list of things they want you to clean. The vents, baseboards, etc. Another post on Yelp was spot on regarding the absurdity of such list. We cleaned that place better than you could every imagine. I took down the vents. My children cleaned the baseboards, we even replaced some of the blinds that were dingy when we moved in and then we get an email saying the bathroom is missing paint and there is paint missing on the door that is the size of a nickel. Really! There wasn't a hole or a crack just missing paint the size of a nickel. In addition, they complained about a two inch piece of kick board at the bottom of the stairs that came off. Fortunately I found it inside the garage and placed it back. Also Monica wanted me to paint certain parts throughout the home. I asked Monica if she were going to paint before renting to the next person? She replied yes, then why ask me to paint if that's the case. Nevertheless, I touch up spots through out the home with paint I bought. So the day before our extended lease ended, I asked the husband and wife team could we do a walk through. I was told just leave the keys and we will do the walk through. I told them that I preferred to be present during the walk through, so I could know exactly what issues they may have. I was told by Monica that they don't do that. I replied that is not fair to the tenant to not know if there will be any issues and possible deductions from their security deposit. She finally said she would meet with me to go over the home. Oh, btw I didn't get the full 30 days for my month to month. According to Monica we only paid for a few weeks. So the day comes for the walk through and Monica and her husband appear. We get into a heated discussion about both parties signing off on the checklist so that all parties are clear about the status of the home. They refused to sign it. In fact, the husband told me that we were tenants and they can do what they want to tenants. He also told Monica that I was creating a hostile environment and they should leave. They refused to comprehend why a tenant would want to do a walk through during check in and check out. I couldn't understand it. Their flawed explanation to me was that in the past they would discover damages after the person had vacated the premises. However, they also said that they had been the business for our 20 years, if that is the case then they should be experts at a walk through. I even suggested to them that I would spend whatever time necessary for them to be fully satisfied with the home. They kept telling me that they had to look at the video. Finally, Monica did a walk through with me. She kept commenting on how clean and good everything looked, but they would not sign the check out list. So I turned over the keys and gave them the garage opener and left. Now mind you we did a walk through and Monica confirmed everything looked good. I reminded her that there was no damages and she can't charge me for any reasonable wear and tear. She agreed. Week 1 no refund of security deposit, week 2 no refund of security deposit, week 3 no refund of security deposit, in week 4 I sent Monica an email asking about our security deposit. She responded that they were placing it in the mail. Now that is being very recalcitrant. Why would you hold my deposit for almost a month for no other reason than to be difficult. Lied to us about the work that was going to be done at our residence, and took weeks to get them to make essential repairs to the house. This business is a joke. All the reviews you read about this company are true. Monica Palmer is very rude and unprofessional and does not know anything about customer service. We were forced to sign several documents that we did not agree with ( we had to break our lease because of a job transfer to a different state) and when we left the property, after giving more than two months notice, we spent two days cleaning the apartment, hired a professional carpet cleaner, painted and left the apartment a lot better than we moved in. When we moved in the apartment was dirty and infested with ants. We paid our rent religiously and paid all utilities until the new tenant moved in. She refused to do a walk through with us and was very slow in responding our multiple emails. She deducted almost 2000 dollars from our deposit, over 1500 dollars was for a 'tenant replacement fee', which I have never heard of in my life. The rest was for 'cleaning and maintenance' for an apartment that was left spotless. We have tons of pictures to prove and a neighbor as witness . We are pursuing legal matters on this ((we wrote her a letter about this and no response). THIS IS A WARNING ; STAY AWAY FROM THIS COMPANY. THEY DON'T EVEN HAVE AN OFFICE, JUST A PO BOX. read more

Renters Beware. Entrapment policies from this company to keep your security. They attempted to collect $2K security and $250 pet fee (on a $1550 property), and multiple lease addendums added on tasks that were the responsibility of the property manager (cleaning house gutters and HVAC filters). Yelp reviewers also had experiences where they kept securities that were not justified. The cleaning list they cited was completely unreasonable. Included language that after 12 months the rent would increase, but would not list an cap increase. Monica was either slow or unresponsive, and a double talker. They agreed to get a washer and dryer, but once my application was approved, they would not write it into the lease. All paperwork is sent to a Postfax by Food Lion and then hand delivered to a man you don't know. There is no brick and mortar office space. No honest and responsible person will want to work with this couple as property managers - their practice is to collect their checks and get the renters to pay for their service to the owner. read more

I recently moved out of a Value Plus property that I rented for several years. I do not recommend properties managed by Value Plus as they do not do simple care and maintenance to ensure that a property is well maintained. The unit I happened to rent was constructed of cheap materials, fixtures and appliances. When we moved in the unit was dirty, had damage from a previous tenant (the previous tenant had a dog that unraveled the carpet in the corners for instance) and the carpeting was dirty. Given the quality of the materials used in the unit and the quality of the construction, it was not surprising that the property quickly deteriorated. The place needed painting and the carpet was the cheap sort that had reached the end of its useful life after about 5 years. Screws were popping out of the drywall, the drywall was separating along the ceiling seams and cracks formed at all the doorways and the stairwell. i wouldn't be surprised if the tub from upstairs ended up in the living room one day. read more
