When my husband and I…read morewere first looking to move to the area I did a quick search for real estate agents on Yelp, Ryan's paged looked great and since it said he responded to Yelp messages typically within an hour (because who wants to pick up a phone?!) I figured I would reach out to see if he had any last minute availability to show us to a few properties and he did. Although Ryan's office is based in Chapel Hill don't let that deter you, we were only looking in Raleigh. He knows all the ins and outs of the Raleigh neighborhoods and can get here quickly when you need him. We went under contract only two weeks after working with him. He uses Patrick with a local home inspection company to do the inspection and he did a thorough job. After the great inspection Ryan said the only thing left he could think of was a metal detector test of the property, since the house was older and there was a small chance of an underground oil tank. We did the test not thinking much of it and turns out there was an underground tank and it had extensively leaked. Ryan and his assistant Karen headed up making all the appointments and getting the right people out there to deal with the issue. Sadly the seller didn't want to really deal with the issue so away that contract went. Since Ryan knew what we were looking for was kind of niche he sent us a property here and there and we kept our eyes open as well. When a house popped up on the market on a Thursday night we text him if he could meet us there the next morning to take a look. He did and we feel in love. We put an offer in that day and started the process all over again. The second time around we worked with Karen a lot and she is great to work with as well. We successfully closed on this house and love where we ended up. An additional note since Ryan works in a group with a few other real estate agents if you need to see a house in a hurry and he isn't available, he will coordinate with someone in his office who is. Team work for the win!

The market I found myself in was very much a seller's market, and even though my budget wasn't the friendliest and easiest to work with, my offers were often times selected based on her reputation, her skills, and undying determination to get me the house! At times, we were competing with 15+ offers and still mine was selected even though it wasn't the highest. It took 7 houses, and thank goodness, because her stellar connections prevented major future stresses due to rotting foundations we found, a home that wasn't inhabitable according to the county, recent fires that were undisclosed unethically by the seller, even a house that the seller legally couldn't sell due to questionable title transfers - all of which her team of stellar attorney's, inspectors, and lenders caught early enough to prevent wasted money and time/eventual heartache. She even went so far as to drive by my contingent homes during due diligence while it was raining, just to make sure the water didn't flood and properly drained! As someone who has worked with customer service for over 15 years myself, I was astounded by her service skills, let alone her professional competence that led me to an amazing house for the price I wanted! I wasn't 100% sold initially on this final house, but she told me that she saw quality through and through with this option, and sure enough, it appraised $11,000 MORE than what I paid, AND she negotiated $2000 in backend closing costs without me asking her to, because she truly knows how to play her buyer's deck of cards, even when a couple aces are missing. Even though I am thrilled to finally be through my first buying experience filled with bizarre u-turns and constant re-strategizing, her very consistent "eye on the prize" focus, her elegant weaving between the obstacles, and her ability to read between the lines of the typical seller's nonsense makes me incredibly excited to sell this house with her in the future! I had the unique situation of witnessing some of her other clients' sales during our time together (almost 3 months because of these crappy other sneaky agents trying to sell me junk!) and countless times watched her navigate the process and truly represent her clients in their absolute best of interests 100% of the time. I know I'm in good hands, and I cannot express how lucky and happy I am to have found Toyin as my realtor for life! I have zero questions remaining to be answered and feel as though I had full control of this process and if Toyin hadn't been so competent and experienced, I would very likely have ended up with a bad deal and regretting my decision to buy.
