Some sites are larger than others, but each site is a good size and has an outdoor area for patio furniture to be set up. We can't wait to get a call about a space opening!

The restrooms and showers were easy to access and kept very clean. If we ever stay overnight in Malibu again, we would definitely come back.

Here, you will stay in a trailer (possibly an Airstream or something like an Airstream) and you are probably a 10 minute walk to the beach. Beat that. If you have ever stayed in a trailer, you know it's tight quarters. But you get your own kitchen and bathroom and it's a heckuva lot more fun than a bland, stale hotel room. The site has firepits. Even better, they give you complimentary s'more kits with all the fixings. They have BBQs for grilling. They give you cookies and yogurt in the morning. They even give you oranges so you can squeeze your own orange juice. I don't drink orange juice normally but the juice here was outstanding. They have books and games available for borrowing. They have hammocks and swings and picnic tables. They have bikes for free rental. They have freshly-baked cookies that are delicious. There is apple cider and hot chocolate. There are a lot of amenities here which you simply will not find at most hotels. The train runs right by here and it's loud and shocking at first but it doesn't come by that often and you get used to it. Inside the trailer, aside from the train, the grounds are extremely quiet. This is a fun place and something different. The location is great and you get a lot of value for your money.

Slots: they're spacious and have plenty of cement room as well as dirt/grassy areas to put your own table, chairs, fire pit, play area, dog runs. It has been so convenient to have the space right outside our door for the dogs to play. There's also a lot of trees that provide a good amount of shade which helps keep the electricity bill down. The spot we were in easily fits our 35' trailer and could fit a car as well. The street parking is pretty tight, some of us bring two vehicles and it gets crammed but there is extra parking along the walls and Susie tries her best to accommodate everyone. Neighbors: everyone is SO wonderful! There are a lot of "long termers" and they are all so great. We had no issues whatsoever. There are lots of families, couples, retirees, all kinds of people! There are people that will walk and watch your dogs which has been a life saver. Everyone is so thoughtful and friendly, we leave here with many of new friends! Location: it is right off a main road and there is a lot of traffic outside of the park but the gates and posted surveillance gave us a sense of security and we honestly did not worry about a thing! We felt comfortable with personal items being left out and they were never touched. (The neighbors wouldn't let that happen even if someone tried) There is a park less than half a mile where we would run to and take the dogs. The collection is a great outdoor mall and Ventura's Main Street is less than 10 minutes away. As well as access to a handful of beaches being less than 10 minutes away!!! (The best part). The weather doesn't get any better than this location, 72 and sunny during the day and just chilly enough to open the windows for the night. Amenities: the one amenity we did use was the dog park, it is small but it gets the job done and lets our pups have a little freedom. We did not utilize the porch area but it is so cute! There are grills for anyone's use as well as plenty of sitting room. The laundry room looks clean but we never used it. You can get your own mailbox if they have availability but I know they don't have enough boxes for the whole park due to having short term spots that wouldn't need mail services. The one thing that is inconvenient thing is that for a few shipping providers, they drop packages off at the office so if there isn't any one in the office you can't get your package. But Susie and Bruce both answer the phones all hours of the day so it's no biggie. Thanks for the memories Evergreen!

When I addressed issues with staff. I was told they were short staffed. If you're expecting an upper level of experience than this is not it . We have stayed at many KOA campgrounds and have had great experiences. This one falls short of expectations. Very disappointed in the level of response when I tried to bring issues up to staff and when I asked for help , nothing was done to fix any of the issues.

Had not stopped for about ten years but this time I again found the park a nice stop. Roadways are dirt, the pool is not heated, but the staff are very helpful and friendly. Most of the back in spots are 30 amp as they are part of the original park. They have added 7 new drive thru sites with 50 amp and water. No sewer hookup but there is a dump station. The restrooms and showers are old but spotlessly maintained and very clean! Lots of hot water for your shower. This park accepts Passport America so it makes a great discount on the already very fair rates. Easy access to either SR 58 or SR 14. The property looked in better shape than it did the last visit. Grass around a number of sites and the sites clean and level.

It is nice and clean and has full hook ups. There is no pool or anything recreational like that, though I do believe there is a game room and gym. Like I said we weren't there for that so I didn't check them out to even tell you what was in them or how they are. The restrooms were clean and have showers, we use the restroom and shower in our rig but did have to use the park restrooms a couple of times. It is a clean and quiet place where a lot of people are long term or residential guests. Please, if you are looking for a place to "rage", do not come here, it is not the place.

When staying here, remember... it's a tent, don't expect a flashy hotel room. Our tent had a king sized bed. It was stocked with towels, plates, pans, silverware, paper towels, dish soap & a sponge. Bathrooms are simple clean and stocked with lots of T.P.! The area feels tucked in a secure but close to everything we need and close to downtown! Great communication from the business in case there are any changes No problems when we do late check ins !
