She works relentlessly to upgrade all the long-overlooked projects that have been in limbo while managers came and left with NO effort toward helping tenants. Sandee has the knowledge, professionalism and listens to our needs and the ACTUALLY takes action and gets things done!! We're breaking our lease to escape this nightmare of a building. Neighbors smoke weed every day and it fills our apartment with smoke through the ac vents. Management has done nothing. People also smoke weed in the courtyard, stairwells, and garages. We're facing the 134 and the windows and doors aren't soundproofed. We haven't had a good night's sleep in a year. It's like living in a giant noisy frat house. read more

I've lived at Valley since 2008! It definitely has felt like home. Toluca Lake is an amazing neighborhood and you're walking distance to plenty of restaurants, pubs, and a Trader Joe's. Toluca Lake has a great Christmas open house with a lot of the businesses participating which is always fun. The property managers have been great over the years and though we never had pets here, it's a pet friendly property. Would recommend! read more

My husband, puppy Koa and I moved to Burbank just last week for my work. (We were so tired of our past, multiple experiences with the Avalon company...) As all other reviews here says, Josie is THE reason we chose this place. Even before signing anything, we knew from our visit that all the residents here LOVED her. She is professional, organized, dependable, fun, hardworking and above all, caring - She even offered to take our pup for a walk if we are ever home late. I'm pretty confident to say that no other apartment would be able to match half of what Josie offers in terms of kindness and 'the human element.' If we had to NOT talk about how great Josie is... (1) we love our unit. with in-unit washer and dryer. with wooden floors. with balcony. with parking (under a roof :')) (2) we love our neighborhood. with dog-friendly restaurants and cafes. with puppy friends. with access to many freeways. with trader joes. paty's. lemonade. banks. theater. hair salon. imaging center and ucla health... BIZARRE - As a prospective tenant, I paid the application fees, credit check fees and holding deposit, planning to sign my lease and move in on July 1 (even though this was weeks before I needed to, but Josie is so sweet and the unit seemed nice) into unit 211 at the Valley Apts. I was supposed to move in this week, but there was an issue with the lease - details were left out where there was a space for them to be checked off, like a parking space in the garage. Having been charged a surprise extra fee for a parking space in the past, I wanted to secure this before signing a $30,000 contract. After multiple emails, no response. I have left countless messages on voicemail and email for Josie, the number listed for the property, and to Rent Cafe. I have received zero response and even went to the building in person attempting to find someone to speak with about moving in. I am flabberghasted. Luckily I can stay in my current apartment for a few days more, or else I would be on the streets out of luck. I cannot trust a building/ company that disregards tenants without someone on call daily, or at least a second manager or temp to respond to urgent messages. Even within five days time!? This is ridiculous. I am asking for my money back, and will continue to do so until it is returned. Payment has been received through rent cafe, who has also been contacted, and I expect it to be returned immediately. A bizarre circumstance and a shame. read more

I wish I can give ZERO STARS. I cannot say enough: DO NOT MOVE TO THAT APARTMENT NIGHTMARE! I moved out about 9 months ago and I am still experiencing PTSD. It IS true that Josie starts off as your friend but that only lasts as long as she is done using you for a car ride to the market every now and then. Let me start here: The apartments at Apartment Nightmare (I choose to call it that for reasons stated below) are sold based on these amenities​: 1. Apartments all have washer/dryer. Not true. SOME have them do and if your apartment doesn't have one you are stuck with washer/dryers that break down a lot. And. You lose your money if it gets stuck in there. No apologies. 2. They sell you the idea of a pool and gym. The pool is cleaned sparingly so tread carefully when entering it. The chairs are ragged and sometimes, tenants allow their dogs to sit or lay on them. Ew. 3. The ​gym is a JOKE. The machines are all dated with a few of them so old that they don't work anymore. If she tries to sell you on that gym, HAVE HER OPEN THE DOOR AND EXAMINE THE MACHINES IN THAT JOKE OF A "GYM". You will find that I am not lying. The gym smells like feet after a LONNNNNG day at work, while wearing sweaty sneakers with no socks and running in the rain. Ew. 4. The television doesn't work. The monitor, she told me, doesn't work. Since the only way to access the gym is through the door leading to the pool, you can find yourself in a scary situation if someone decides to jump over the fence or is let in by friendly tenants. ​So, with monitors that don't work, you are in deep S**T. I lived alone and worked until 7 pm​ and the only time I could work out was between 7:30 pm and 8 pm to 9 pm. I always felt scared. I mean, DANGEROUS MUCH??? 5. Sometimes the hallway lights go out and it will take days to fix. You will have to beg for things to get fixed over there. Some of the apartments have issues when it rains. Like wall damage and you need to wear boots damage. ​I know of a few tenants who had these issues and I truly felt sorry for them​. I don't know the extent​​ of the water damage was enough for people to move out. I was one of them. No apologies, no reimbursement of damages, nothing. I should​ have sued them but I just wanted to get out of there. 6. Go check out the bike stand by the entrance to the lobby if you plan to move there. Some of them have been there so long, the wheels are deflated and they are all dusty. 7. Lastly, everyone gets the same keypad number to enter when I was there. A few tenants that I am still in contact tell me that it hasn't changed. So when someone moves out, if they had a grudge, they can easily give out that number. THIS IS NOT SAFE. Just listen to me: GO SOMEWHERE ELSE FOR THE LOVE OF ALL THAT YOU LOVE. For the money that people pay there (and only because they are being sold on the idea of a pool and a "state-of-the-art" gym), it really isn't worth it. Not. One. Bit. And, if they delete this account and put up another one, I have already copied this review. I WILL repost. I feel that it is my DUTY to warn people ... read more

My boyfriend and I lived here for a year and we loved it. The unit we had was such a great size, and it had in unit washer and dryer which is a huge plus! The area is amazing too. Great for going out and eating. Josie was always so kind and helpful. We would've renewed our lease and stayed even longer if we didn't have to relocate for our jobs. read more

I am so thankful for the apartment manager, Josie! After deciding to go separate ways with a roommate, I found myself in immediate need of a 1 bedroom. I went searching last weekend hoping to land a unit with a move in before 9/1. I had spoken with Josie earlier in the week, and learned that they were all full. In the midst of my search mission on Saturday, Josie called me to tell me a pending lease had fallen through. I was amazed that she took the time to remember me and call me directly. I sped over to the Valley Apartments and, after seeing the unit available, could not get a pen in my hands fast enough. Wood floors, big windows, central air, and W/D in unit. All this will a move in date of 8/22 - even faster than I had hoped for. Thank you, thank you, thank you, Josie!! My then-boyfriend now-husband and I moved here with our two fur kiddos more than three years ago. Our prior apartment had been very poorly managed, and we were not only looking to upgrade our living arrangements, but also find a manager who 1) cared about the property, promoting upkeep and maintenance of the premises so that we all have a nice place to live, and 2) genuinely cared about the living experience of the residents. I am happy to say we found everything we were looking for at Valley Apartments thanks to Josie Evans! She is the most efficient, most dedicated apartment manager we've ever experienced, and has made living here awesome!! Anytime there is anything that needs fixing or any kind of attention, Josie is prompt to address and resolve things. She is truly tireless in her work to make Valley Apartments a great place to live for all. The property has a beautiful pool, is dog friendly, and has a private fitness center with all the best machines and a big TV. The property is well kept, clean, our neighbors are friendly, etc., and being able to walk to the grocery store, restaurants, bars, doctor/dental/optometry appointments, etc., all of which make our living experience totally exceptional! I recently moved to Burbank for work. In need of a place to stay, I searched for apartments on Yelp, and Valley Apartments was at the top (rightfully so). Josie has been amazing to work with. She's incredibly personable and her communication is fantastic. She made sure to provide me with constant updates until I officially moved-in. Once I came down to Burbank, I was finally able to check out the complex and my apartment. The apartment was incredibly clean! There were a few things that needed to be fixed, but Josie was already addressing them. I could not have asked for a better complex. It's super clean, the tenants that I've come across are incredibly nice, and the neighborhood is the epitome of safe. Starting with the apartment manager, Josie... She is amazingly sweet and helpful. (even on her days off!) Any problems I've had she has fixed immediately. Love my 1BR... It's so much larger than any of the others I checked out in the Burbank/Hollywood area. I get one free parking spot in the underground garage, Washer/dryer in unit!!! And a dishwasher! Unheard of in L.A! My walk-in closet is gigantic!! :D There's a fireplace in my unit! Too cute, and handy on these chilly nights. To Michelle: I've never had a problem with the noise from the freeway... And as for not knowing how large the apt is.. Did you not check out the apt. first??? I have a Toyota Forerunner which fits fine in 'these ultra compact spots' I would recommend Valley apartments to anyone who is looking for a well sized apartment, in a safe neighborhood, with a great apt. manager, for a great price!!! read more

My husband and I lived here for almost three years and loved it. The apartment itself was awesome--really big, W/D in unit, great value for the price. Maintenance requests were responded to in a timely manner and the online portal was easy to use. You can't beat the location--SO many great restaurants and shops on Riverside Drive and the people in the neighborhood are all very friendly. I have lived in Valley Apartments for a 1 year and a half. Valley Apartments is a good, clean apartment complex that is well maintained. It's in a wonderful area that is near all the studios. Josie, the manager, is just the best - she always does her best to respond to inquiries and maintenance requests. For many people, they choose to stay because management is so great. (No joke - read all the comments through the months and years, and you'll see Josie is the most common plus cuz she's AMAZING) Recently, our microwave broke, and when we let Josie know, she had a brand new microwave installed for us, free of charge! The other tenants are nice and generally keep to themselves. It's very pet friendly, but you won't hear barking (I never have). The only down side is the noise from the highway, but other than that it's great! If I weren't moving for a job out of state, I'd stay here much much longer! read more

We lived here for 2 years in a one-bedroom and it has been my favorite place to live thus far. Great neighborhood with Trader Joe's and a bunch of restaurants within walking distance (which was a godsend during my maternity leave). It is a quiet, small apartment complex; dog-friendly with parking! A real community feel. Last year a week before a heat wave was expected, Josie the manager put up a notice reminding everyone to check that their AC was working properly so there wouldn't be any issues when the time came. That, to me, was above and beyond. I could keep going on about how much I loved living here. We moved because we had a baby and needed more space but I am so grateful we found this place and for the 2 years spent here. read more

Josie plays herself off as being so nice. BEWARE. My girlfriend was told one thing in person, but in fact things are very quite the opposite in reality. Hard to believe that she could be so two faced to both of us in making out that the application process would be quite easy to go through, and then when I have to conveniently find out that the lies came through on a very tough day to me, she told me I have some extra time but that when it doesn't work out it happens that you get to keep the holding deposit?? The way I look at it, since she gave me the extra time, and I answered everything per the time that she asked. I should be entitled to my holding deposit back. Josie is not truthful in any sense, so be very careful in dealing with her. You better make sure you make a lot of money to qualify for this place, because if you want a 1 bedroom apartment for just yourself, they make it practically impossible for you to qualify. She claimed all it would take is good credit, but apparently someone with an 800 credit score isn't good enough to rent in this building. Choose your place to live wisely and AVOID the scam of an apartment building. read more

Josie has been fantastic throughout our time at Valley Apartments. She's incredibly responsive and willing to work with her tenants (even in unorthodox situations). She helped me out of a bind when I was across the country, lost my driver's license and needed to let my siblings into my apartment to send me my passport. That was just one of many occasions that have shown that Josie truly cares about her tenants and is very responsive. read more

The building is well kept and also dog friendly, with a well equipped fitness room and pool. Most of the apartments have an ample amount of storage space. So, If you're looking for an apartment building that's dog friendly, with underground parking and in a nice neighborhood as well as having a Manager that's honest.. At first glance, this place looks AMAZING! But don't be fooled by the painted walls, fancy locks and washer/dryer in unit. First off, the freeway is riduculously loud. There's no wall between the freeway and building, and due to the really old windows, every little sound comes in. Sleeping is not a luxury I enjoy anymore. Second, the manager, Evan, is a complete idiot! She doesn't know anything about the building, and just gets mad and refuses to talk to you once you call her out on something. For instance, my lease clearly states that management will pay for water, sewer and waste. But the city is still billing me for sewer and waste management. When I brought it up to Evan, she refused to talk to me. I even called her manager. Still waiting for a call back! I may end up having to take this to small claims court. Also, we were told the unit was 620 sq. ft. In reality, it's about 450! Oh and, within a week of moving in, 3 cars were broken into in the gated parking. Because the front door doesn't lock properly and leads into the parking garage (and rest of the building at that). The door STILL doesn't close and it's been over a month. And, as far as parking. Unless you're driving a mini or a vespa, good luck parking in these ultra compact spots (for which I have to pay $30 more a month). Bottom line: The extra "luxuries" this building has to offer can be found at the same price across the street for less of a hassle and much more professionalism! read more

They keep changing their official address so they can avoid previous yelp reviews (so when people punch in an address, those bad reviews don't come up) (230 n valley st, 211 n valley st and one or two more i believe) 2. We just moved out, we lived there 6 months. They claimed we owe 1400$ for damage to walls.. Umm.. we wallmounted two plasmas, and maybe some coloring from my bedsheets rubbed on the wall. that's normal wear and tear. 3. They claim we owe 1400$ for new carpet (umm.. yeah, we had a dog that had a few accidents upstairs in the living room, but every other room has perfect carpet. i'm sure one room carpet isn't 1400$) 4. Front 'security gate' constantly broken, i saw 2 or more peoples keys snapped off in the key hole from poor quality locks. 5. Car next to me broken into twice. (and 5 other cars broken into) in garage.. oh yeah, they said the cameras don't work. 6. pool sucks, only gets 1hr a day of sun, and i asked onetime for the business lounge key so me and my guests could access a restroom by the pool (otherwise it's a 5min walk all the way back to apartment) she just about snapped my head off and loudly exclaimed i could not just request the key but had to make a reservation. highway noise is awful. I'm a sound sleeper, and i was in the farthest away area of the building by Riverside, i can only imagine the people on the side by the highway. 7. Don't move HERE, they'll extort you on deposits. We now have the joy of going to small claims court (just like Michelle P reviewed below me) read more

Recently moved cross country from Brooklyn, and was absolutely dreading apartment hunting while on opposite coasts but Valley, and Josie specifically, made the process so easy!!! Josie is horrible. She is unprofessional and does illegal business. We had two incidents when she gave OUR key to a different tenets parents, who walked in on me naked, and another who we found going threw our drawers. Our disabled service dog was forced to walk up 3 flights of stairs but the dogs she selects are able to take the elevator. When moved out, she charged us for another months rent when she already had another tenant moved in and living in the apartment. The illegal business is how she lie on our application so that we could qualify for the apartment. read more

Where do I start? I guess I'll talk about what most reviews talk about, and start with Josie. Josie is the manager at Valley Apartments. She's one of the main reasons we moved there in the first place and then stayed for over four years. Always very helpful when it came to us as well as other neighbors and tenants. Goes above and beyond to make sure everyone is happy. Maintenance issues are quickly resolved. That goes for the move-in process, while we lived there, the move-out process, as well as still helping us out with things once we left. The apartments themselves are very well maintained; even when people move out, the time is taken to prep the apartment for new tenants. We started in a one bedroom and easily transitioned into a two bedroom without any issues after about a year-once one was available. IDEAL location to virtually everything. Valley Apartments are in the media district of Burbank/Toluca Lake. Numerous studios (WB, NBC, Disney, ABC, Universal) essentially within walking distance. A wonderful theater about a one minute walk down the road. Plenty of amazing and historical places to eat. Eight minute drive to Hollywood (when there is no traffic). Hiking trails nearby. Banks everywhere, grocery stores everywhere, and a all-around very clean and safe neighborhood. You can walk down alleys and not have a worry at all. Filming takes place quite often around the area, and you can generally spot or meet many celebrities in the neighborhood restaurants or bars. Very close to the major highways (134/405/170). Again, I can't stress enough how amazing this place is. If there are apartments available....TAKE THEM WHILE YOU CAN! They always have cheaper rent prices (and are VERY pet friendly!) than anything remotely comparable to the quality you get here. I dare you to try to find something better....good luck with that. Just moved into Valley Apartments & I feel as if I have found my second family! Right from the start, Josie (manager) took me under her wing and made me feel so comfortable and looked after. She stayed in constant contact with me via email/phone prior to moving in, and was super hands on during my move-in. Not only was the entire apartment spotless, but any maintenance issue(s) were noted & dealt with immediately. She introduced me to several of my neighbors as well as locals around the area, and gave me tips on various shops and eateries around town. She is an absolute angel and I could not think of anyone I'd want more as an apartment manager. Being that this is my first apartment, I feel incredibly relieved that I have someone like her to turn to should I have any issues (which is HIGHLY unlikely because Valley Apartments are gorgeous). If you want an intimate, safe, charming, warm apartment/apartment complex, look no further. Valley Apartments is everything I could have asked for in my first place and more! read more

We love our home here at Valley Apartments. I love being close to all the great restaurants and stores. The apartment is great, very well kept and pretty, feels more like a condo. Walls are nice and thick so you don't hear your neighbors or even people in the next room. Josie the manager is amazing. She responds almost immediately to any maintenance issue. She is so kind, warm and welcoming. Dogs are not only welcome, they feel celebrated by Josie and the building. If you are considering Toluca Lake/Burbank area, I highly recommend. Our first friend in Burbank was Josie. She is such an angel. My wife and I just moved out to California from New York and was looking for an apartment. We had such a hard time because we weren't working in California yet and didn't know anybody or where to start. Luckily we found Josie on a Yelp search and decided to call her. She is the building manager at Valleys apartment. She was very nice and invited us over to her office so she can help us more. Unfortunately she didn't have any available apartment in her building but she did give us some websites and contact information from other management office. She would also email us whenever there's new updates or available apartment viewings. We finally found an apartment that would do short term lease. And it was all thanks to Josie because it was one of the property that she had emailed us about. We can't thank Josie enough for all the help that she have given us.
