Led by the amazing Stephanie, who is always cordial, welcoming, and really cares about her job. She is always available and sets a gold standard for management. Bravo. Another huge perk about working here is the maintenance staff. They work very fast and are always there for you when you need them. Special shout out to David, who seems to be the most energetic, amazing man in the world. He always has a smile to flash my way when I see him on the grounds. And he has the most incredible work ethic. The buildings and grounds are always clean, the pool makes me feel like I'm at a resort, there's always parking, and it's just generally a lovely place to live. I'm very happy to call at home.

After submitting my application along with a $250 holding deposit, I received little to no updates and was given no clear timeline on a decision. Because of the delays and lack of responsiveness from the leasing office, I was ultimately forced to move forward with another apartment. When I requested a refund, I was told the deposit is non-refundable after 72 hours, despite the delays in processing not being on my end. This experience felt very one-sided and left me out of both time and money. Based on my experience, I would strongly recommend getting clear, written timelines and clarification on refund policies before submitting any deposit.

This has been one of the worst living experiences I've ever had…read more The neighborhood feels very unsafe. There are large numbers of homeless individuals around the block, and I've personally been chased multiple times. It's incredibly stressful just coming and going from your own home. Another major issue is the trash collection. The city trash truck consistently comes before 7 AM, and the noise is extremely loud--it will wake you up whether you want it or not. I brought this up to management, but their response was essentially that there's nothing they can do. So you're stuck dealing with it every single morning. On top of that, the building itself is poorly managed. From noisy neighbors throwing parties and screaming at 4 AM to other ongoing issues, management never takes meaningful action. Their response is always the same generic script: "We are working on the issue. If you're not happy, we can review lease termination options with you." In other words, either tolerate the problems or pay more money to leave. The neighbors above me are extremely loud and seem to start their activity late at night, often around 1 AM. The noise is so intense that it wakes me up with a racing heart. It's not occasional--it's every single night. I haven't been able to sleep in my own bedroom for the past year because of this. Instead, I'm paying $3,400 a month just to sleep on my sofa. That's completely unacceptable and far beyond anything anyone should have to tolerate. Between the unsafe surroundings, constant noise, and lack of accountability from management, living here has been extremely frustrating. This place has seriously impacted my quality of life, and I regret signing a lease here.

I didn't make appointments totally my fault but we were just trying to feel out the neighborhood. Most places turned us away as soon as I mentioned our move-in timeline but not L and O Apartments. And that's exactly why I'm taking the time to write this. They were the only building that welcomed me as a walk-in. As soon as I walked in I was greeted with smiles. The lobby smelled amazing and the entire vibe felt warm and inviting. They offered me coffee and had apples and bananas out which my son absolutely loved. Chelsea is the one who toured me and she was so kind so sweet and absolutely amazing. After seeing the rooftop, the gym and everything else I'm seriously considering this place. If there's one thing I noticed it's that they actually make you feel like a future resident not just a number based on when I needed to move in.

In all honesty, this is the worst experience ever at an apartment. This place doesn't even deserve…read more1 star. Here is why: 1. Teresa (landlord and manager) is not reliable. I called many times in 1 day and even texted her (along with 3 other numbers that she has online regarding renting these apartments) and no response. She only calls/texts you in her convenience. 2.The day of our move, we had no refrigerator for almost 2 weeks and this was during Christmas! 3. Roaches in our apartment which was a total negative! Nothing will change as long as she is the manager/landlord of the building. 4. I constantly bugged her about the lightbulb outside in our balcony wasn't working along with 1 lightbulb missing in our bathroom and she never bothered to have maintenance over to fix it. Overall, for the rent price/month totally not worth it. Trust me, this will save you all the headache of even trying to stay here. The pictures of rent for lease available on Facebook, apartments.com, Zillows.com, craigslist etc. look better than in person too!

Inside your drawers, in your dishwasher, in your electronics, there will be roaches. The manager Teresa expects for the residents to live in uninhabitable conditions under the assumption most of the residents can't afford to move or afraid of speaking up. I'm not. Teresa will lie to you and tell you one thing when in fact she means another. Teresa will only do what's appropriate to get you to sign a lease renewal. For 13 consecutive months, my apartment was exterminated with poisonous chemicals and each time the roaches will come back within two weeks. So imagine every two weeks you have to have your apartment exterminated. During those two weeks, you'll see hundreds of roaches and Ms.Teresa will tell you absurd responses and manipulate the infestation back to the tenants when it is, in fact, the building check the first Yelp review from 2014, not a new problem at all. Teresa has rented apartments to residents that have been deemed inhabitable by the health department. Recently a resident moved in and stayed for 4 months before the health department came and marked their unit as uninhabitable then weeks after that resident moved out the apartment is released to a new prospect just for them to realize the same thing and move out. Completely unethical that Oh, and the building isn't even up to code. Fire system is broken. Exterior camera's don't work my car was broken into in September. Bullet holes in windows. Random people hanging in the parking area around vehicles. Not cool at all. Especially when rent prices are asking $1,500+ you not only expect but are entitled to live free from the disturbances that this building will cause. The health department, fire department, city officials, and proper officials have been notified about the defects of this apartment complex as of recently and I will assist the other residents in the building that are afraid of speaking up.I will no longer be disrespected by Teresa and told that I HAVE to live with vermins because I don't and won't. I have a 112-page documentation that will be publically available for all to see with timestamp documentation of the infestation.

Update: 12/15/25 There have been five break-ins despite…read moremanagement hiring security. It's clear the current garage gate is ineffective and needs to be replaced with a sturdier metal gate. Update 12/12/25 Four break-ins in the last 2 months. Property manager is fixing the damages but not the problem. For example, hiring security, changing the elevator access where it is strictly fob access to go up and down the elevator, adding a hefty steel gate for the parking garage. It's unfortunate because I've lived here for the last 5 years and safety has recently become an issue. 2 months ago: There has been 3 break-ins in the past week. None of which has been addressed. Some residents were in the unknown and had to find out from other residents. The manager fixed the damages but there has been no changes to the security system therefore this is an ongoing matter. People are scared leaving for work early to get to their cars. There needs to either be a security guard or higher level system of security.

I have reached out to the property manager multiple times regarding my pending maintenance issues and my Amazon lease incentive card, and followed up again this morning to confirm he saw my email. I still have not received any response. I also reached out to Moss & Company directly, and they have not replied either. On top of that, I submitted a maintenance request days ago and have still not received any update or acknowledgement. The cleanliness of the building has noticeably gone downhill. Since Friday, there has been spilled trash liquid in the hallway, and it remains untouched. It's concerning that something so obvious would go unaddressed for several days. Inside my apartment, the quality of the recent work has been extremely poor. The walls were painted very sloppily, I've had to scrub paint off the floors, and they even painted onto the sides of my cabinets. Parts of the floor seal are coming up, and the trim underneath the kitchen cabinets looks uneven and appears to be taped together instead of properly installed. Overall, it feels like the attention to detail, communication, and upkeep at this property have significantly declined. I genuinely hope management addresses these issues because ArtSet NoHo used to be an amazing place to live, and I would love to see it return to the standard it once had.
