My experience with Utopia has been nothing short of amazing. The process was so quick as right on time! I got approved on my birthday! And they accepted my subsidy program. The building is clean and honestly affordable compared to other places in the city. The area is in a bit better spot than others right next door to a delicious cafe, BART, the square and city hall. The building is also very secure! I accidentally locked my keys inside and Kelly came all the way from the East bay to open my door ! So not only do I feel safe but I feel supported! Unfortunately Utopia Property Management is the worst property management company I've ever experienced. When they took over our property everything seemed great at first. Our agent was quick to communicate and get things done. Over the past year they've fallen so far. Here are some issues we've dealt with. - scheduling repair appts with the most unprofessional repair man I've experienced. Scheduled an appt to fix something simple. No confirmation for days before. They contacted me day of while I was running errands and told me they were instructed to move on to the next appt. Then we got a $100 missed appt fee from Utopia. They wouldn't budge on it. - Their software system charged us rent twice in one month. We call to straighten it out. They say we'll have to wait over 2 weeks to get a refund. I spoke to someone in charge down at their San Diego office and he said he would review it. I call back days later after not hearing from him and he blows me off, tells the office lady to tell me he's busy and can't talk. Never followed up. We have our bank back the charge off, then Utopia charges us $29 for a "return payment fee". I call to straighten that out and it takes weeks for them to finally agree it was their fault and waived the fee like they were doing us a favor. THEIR software took our rent money twice and basically stated they were withholding it for two weeks before we could get it back. How does any of that make any sense? - we had a sprinkler line that was cut, assuming by the landscapers since they're in charge of landscaping. Reported it to Utopia that every night it sprayed out a ton of water and shot all that water to the guest parking, making our guests going out to a nice wet car that dried with hard water spots. Took over 2 months for them to finally fix that. - most recently we've been without our dishwasher, which was included when we moved in, for going on 4 months. One day it just leaked all over the kitchen, thankfully we were home when it happened and immediately dried everything. We contact our agent and nothing. It took weeks to get someone out to look at it. The repair man stated we'd need a new dishwasher and reported back to Utopia. Since then we haven't heard from Utopia. We attempted multiple times over the past 3 months and still have no working dishwasher. This is our current experience with Utopia Property Management and Jeanette Rodriguez. We take great care of our home, have never been late/missed rent, and are receiving absolutely horrible care from Utopia Property Management. Make sure your decision is informed. read more

Worst company I've ever encountered. If you own property - do NOT hand over your business to these people. They cost my family so much, bc they hire inexperienced people - who do NOT represent the tenants. They represent themselves. Charging 4x the normal cost to repair things - with their own people. It took them SIX MONTHS to get our tenants dryer repaired--the poor people had to call us at home (looked our number up on the internet) bc they were sick of going to a laundromat. Utopia's response? "Well a dryer isn't an essential appliance. Not an emergency." RUN. From this company. They will rob you and run your property into the ground. While making tenants already paying enough in CA--wait and wait and wait for repairs. We didn't choose these people. They're gobbling up all small time PM companies. Ours was "acquired". Our only mistake, was not firing them the first month they charged us $500 to FIX a cheap microwave that then had to be replaced, costing us $1500 for a crappy microwave. Find another PM. read more

Kelly initially arrived with promises of trying to resolve our landlord/tenant conflict however we have experienced the complete opposite. She does not respond to our valid communications and requests yet more than happy to issue harassing notices with zero context or proof, against us. Utopia only cares about overcrowding units putting a family of eight in a small two bedroom apartment and then having those same tenants threaten a solo tenant utopia does nothing to protect the children that are threatened by Violet tenants and they asked for proof and when proof is given, they discard the proof and continue to collect money using violence And the alienation of other people's children to push out tenants. They are poor communicators they do not care about the safety and welfare of children. Izabel , Kelly and the maintenance lady are all very unpleasant to work with. Our neighbor used them for their rental properties. We did all the legwork of getting quotes to replace the broken shared fence, which was broken by their tenants. Took 6 months to deal with their lack of and non-responsive staff to finally get the project going. Then took them another 3 months to pay their share of cost to the vendor, after the project was completed. The neighbor's rental properties were very run down and infested with termites. This property management is not professional and IMO almost fraudulent. They didn't do shit for the upkeep of our neighbor's rental properties. read more

I've been with them for 4 years always payed rent early, first 2 years was in a contract then we were supposed to be month to month. We never signed a new contract and now that we put in our 30 days they're saying we broke our lease early and now they're keeping our deposit and trying to charge us next month rent with a penalty fee. Terrible service. The tree has fallen for months. It broke the fence. Jeannette Rodriguez came to the property to check it out and said, "Oh, the tree has fallen. Why do you tell me?" to the tenant. The tenant said, "We sent out the email for months to you". Then she said, "I will talk to the owner". Then, after 2 months, nothing happened. This is not the only time. It happened a year ago, and the fence had fallen. She never sent someone to fix it. It turned out that the neighbor had paid someone to fix it. I don't understand how the Utopia management is running. It appears that the focus is solely on making money, without regard for your well-being or safety. Especially the Hayward/ San Leandro office. Almost all the staff are horrible. They are rude, unprofessional, they are not accountable. Horrible communication skills. Horrrible horrible company to work with!!! As a homeowner , currently affected by water leak of one of Utopia managed property at Crystal Gate- Hayward. Today is the 5th day, still waiting for Utopia to act on an EMERGENCY situation which is water leaking. Jeanette was very rude, she even blamed me for not reporting it to Utopia right away when in fact I communicated the problem directly with the tenant in unit 5 on Wednesday 9/18 where the water leak is coming from. Water is still leaking , and here I am hoping Utopia send their maintenance team to fix the leak that is coming from their rental unit. This has been stressful, frustrating and exhausting experience. I hope the owner of the unit decides to sell the property so I don't have to deal with tenants related issues moving forward. read more

TLDR; Utopia is awful at everything except collecting a check & Kelly Maloney is a terrible property manager. Where do I even begin. This place is the absolute WORST. As a tenant, they have ignored all communications sent by me (email, phone, everything short of a carrier pigeon) and my family and refuse to acknowledge lease agreements. You cannot reach ANYONE and this is especially true if you unfortunately are managed by Kelly Maloney. This person is avoidant, non responsive, and lacks any type of customer facing ability when it comes to managing a property. It's been WEEKS of trying to reach her and when we finally do, she comes out to the property for 3 seconds and then speeds out of here before a resolution is in place. This management company will gaslight you & try to strong arm you into forgoing your renters rights and throw in a dash of deer in the headlights when called on it.
