    Manage.Me So I…read moreoriginally posted my review on Facebook, but apparently this company removes the review section when folks report the truth in their reviews. I booked a property in Osage beach in January for a July trip, rates were low and we were planning a guys trip. Several guys have already make travel plans. The company yesterday decided to cancel our reservation and blamed it on a "system glitch". We are now faced with exorbitant last minutes rates to make new plans. They said that the rates were loaded improperly, and that our only option was to rebook at the "correct" rates. The same day they canceled our booking they had re-posted on several sites for $900 more for the same three day period. Clearly what really happened was they knew that demand had gone up so they could cancel the original booking to get a higher rate. If you were going to operate with shady business practices, just own that and say that you are squeezing the most pennies you can from the latest victim. Don't pretend like there is some system glitch and that you are the victim. This business it's not trustworthy and I would run from anything they list on any site.

The reason they gave was "there was a glitch in the pricing system" - this is absolutely ridiculous! I just found it advertised online at another site - VRBO - for almost $1000 more for the exact same dates! Which means they were canceled to get a higher price - this is so freaking shady, unprofessional and straight scam artists. As a Marketing Manager for a National Property Management Company, I would run from this company - I would never ever rent from them as apparently they canceled at any time to squeeze more money out of people.

After waiting days on a returned email of any interest response, my husband calls 2 weeks ahead of time to talk about 1 property that we were interested in. I confirmed the appointment AGAIN before we drove 778 miles to see it 2 days ahead of time. So, after telling her we would only want to see that 1 condo, she decides to try that bait and switch move and take us to another condo. When I refused to look at it and told her that I wanted to see the one that I confirmed 2 days previously, she then said it had a tenant and she would have to call and see if we could get in. Now she has had 2 weeks and another 2 days advance notice to accomplish this. Then she left us lost in the condo complex, purposely trying to lose us because she did not want to show us the condo we came to see. She ran back to the Association building and jumped out of her car so fast like she was scared. So, I embarrassed her in the office and called her out on her BS, incompetence, unprofessionalism, and downright bait and switch, and we will be more than happy to talk to the seller about his realtor since she is not interested in selling HIS condo as a "motivated seller" per the ad. She just didnt want to show that property after 2 calls and confirmation to get it set up and we wouldn't let one red cent touch her purse. Fortunately, we had a fantastic experience with another agent and will be recommending the Bobbi Bash Team over Ms. Snubby Snyder!

    When I initially moved into the LFPM "managed" property August, 2021, it took LFPM 10+ days to send…read moreme a text on how to access the homeowners website! Per LFPM employee Cindy H. instructions, I reached out to the HOA webmaster S. Darling for help, I immediately got a bad attitude, push back & no genuine offer to help. After several heated phone calls & emails w/ owner C. Beckley, it was more than 30 days, after I moved in, before I finally had access to the homeowners website! This was due to the fact that when webmaster S. Darling set up my account he failed to CONFIRM w/ me what login email he utilized & that it was case-sensitive. For some bazaar reason, LFPM required me to give THREE DIFFERENT PERSONAL EMAIL ADDRESSES to get my account set up! These ridiculous obstacles were all things beyond my control, but C. Beckley & S Darling managed to make matters worse, due to THEIR TOTAL incompetence & a LACK of helpful, meaningful communication. Over 1 year ago I reported to LFPM the gutter here at my complex was clogged, they ignore me. Today, 13 months later gutter it's still clogged. To the point where the squirrels will drink out of the gutters after it rains! Reported a smokestack on top of the one of the buildings was lopsided & possibly allowing rain water, bugs, birds, or small animals to enter the building They ignored me again! It took them nearly FOUR MONTHS to get this issue corrected. We had a lot of rain in those four months! Sadly, it appears that, since the people I reported the issue to don't live here, they could care less. And yet the HOA has the audacity to charge me a $2400+ special assessment for water damage on buildings I don't live in? And then six days before I am due to close on the sale of my property, the HOA slaps another $684+ assessment on me for MORE water damage repairs! Did LFPM notify me about this new assessment? No! They notified my title company, who notified my realtor who told me! LFPM failed to notify me the homeowner who they expected to pay the bill? How freaking unprofessional is that? Frankly, it's cowardly. Where does all the HOA money go? As best I can tell, It's not used to maintain 30+ year old buildings because they keep digging in my pocket for LONG OVER DUE REPAIRS to the tune of over $3000 in less than 13 months! PLUS $30 a month increase to boot! $369 to $399. HOA charges homeowners for yard maintenance, but we're lucky to get our lawn mowed twice a month. Consists of mostly weeds & other unsightly plants. Dead, dying or struggling shrubs & bushes all over the property. No fertilizer, lime, or weed treatment in a year. Many times I've watched LFPM using weedeaters to mow, rather than breaking out an actual lawnmower to get the job done right. Scalping the soil & throwing rocks against cars, buildings, & windows! Rather than do the actual work repairs & maintenance here on site, they will frequently subcontract out, including bug treatments. With all due respect, this is not a property management company. This is DELEGATION! Why pay LFPM for maintenance if they're just going to hire out to someone else? ‍ It was my understanding that a property management company is to MAINTAIN all the buildings & to provide homeowner SUPPORT when it's needed. Not this LAME company. They're only interested if the homeowners make repairs & modifications on the inside. Never mind the fact buildings are in need of exterior maintenance & repairs due to wood rot resulting from water damage! And somehow LFPM manages to BOLDLY TAKE EVERY WEEKEND OFF, despite the fact issues still exist. In my observations, LFPM is NOT about supporting the homeowners & property management/maintenance. It's about collecting the money & doing just enough to get by. Unfortunately, in my opinion, LFPM is only about milking the homeowner's time & money. Shame on you LFPM. I trust karma will catch up to you.
