We worked with Virginia Kirvan and she was very friendly and very helpful. We were not from the area and she helped us talk to the right local people to get things fixed prior to closing. She always made herself available to fit our schedule and was great from start to finish. The only reason this is 4 stars instead of 5 starts is ReMax tried to throw in an additional fee outside the 3% that's allotted for the buyers agent. If I hadn't read the contract carefully I wouldn't have found it. I don't understand why "ReMax" takes such a big chunk of the sale (plus a fee) when Virginia did all the work. Tammy Rosenthal was a delight to work with..she understood our needs, wants & desires, she listened to us. Spent an Entire Day showing us properties till our legs were going to fall off . Some new and some old. Got us very familiar with the area, she missed nothing, Then we knew with no mistake the complex that fit our needs. (first one she ever showed us) She wouldn't let us pay more then it was worth....we held out....and IT WAS ALL WORTH IT! WE COULDN't BE HAPPIER...I only wished I would have listened to her when she suggested a local lender...I went with my local bank in IL. (BIG MISTAKE) local lenders are more familiar with the projects and appraisals ...then out of STATE. Never ask a question unless you are ready to hear the answer. I believe that Fran built her business with hard work and sacrifice. I'd guess that there were many months she wonder how she was going to pay the FICA bill or their insurance. I'm sure that Fran went many times w/o a paycheck so that her workers could be paid. With that said, it's just too bad that a few of her workers don't appreciate the work it really takes to sell something. Selling a house is hard work. I'm sure Fran knows more about this than I do. However, I do know that whatever you sell, you have to give it your best, wear the leather off your shoes, do everything necessary to get a buyer into that home. It's called sales. That's how salespersons make a living: hard work. Unfortunately, we no longer call them Real Estate Sales Persons; they are called "Agents." Sales people are out selling. They understand that the customer is always #1 because without the customer, there is no food on the table. Sales people do everything to work with the customer with the goal of bringing warm bodies through the house. Because of the hard work involved learned on the street, a salesperson is so thankful for a sale because he/she worked their tails off to get it. Agents, on the other hand, work with statistics and numbers. An internet sending here, a fax there, all kinds of self-serving justifications sent to the customer to sell themselves instead of the house. In short, what Fran understands as "work" is probably 100% different than what some of the "agents" I met understand as work. To work at selling a house is not to sit at the desk playing on the internet. Sophia gets paid to that and she's darned good, too. Debbie never brought one person through the house. That in itself isn't so bad, except that she never really felt that that was her job. When I interviewed Debbie, I asked her, "What is the difference between a listing agent and a sales person?" When she answered, my gut said run away from this person. She hasn't got a clue for the work ahead of her. So I'll take 100% responsibility for this: I should have taken a clue from Fran when we talked on the phone and Fran asked, "Are you sure you want to do this? You really don't owe Debbie anything from 10 years ago." From what I saw, Debbie just wanted to list the house and then send me internet up-dates each week. Fran needs to sit down with here and tell her what it really means to work at sales. Secondly, Debbie loves to argue with the customer. I believe that she had to have the last word, win every disagreement and speak rudely to the very person who gave her the listing w/o any effort on her part. In Debbie's mind, she is always right and the customer is "just the owner who should be thankful that the agent was there to handle matters." Some handler: she just sat on her duff and sent out emails until it was closing time. I had to ask her 2 times to put up a "For Sale" sign infront and finally, after two weeks, she and her husband came over to do it. I had to suggest to her to put together a Sales Brochure with pictures on the counter three weeks into the listing. These things should be automatic. I'm sure that Debbie would have eventually got these things done; however, her attitude was always the same: "Don't you understand how busy I am being an Agent?" When a prospect did come through the house (an act of grace) and Sandy and I spent 2 hours with them answering their questions, finally they asked, "Who should we go to to represent us?" I could have said Any other Remax agency or Rease and Nichols or anyone else. Instead, I gave Fran's group the whole sales: listing and closing. You'd think that someone would have realized what a gift this was and just said "thank you, we appreciated that." THAT WOULD HAVE BEEN A CLASSY THING TO DO. My last agent brought us a basket of fruit and a bottle of wine when it was closed. Two agents ago they hand wrote a long letter detailing what a joy it was to work together to sell our home. etc. This twosome? Not one word of anything. And especially Tammi! She got an extra 10k and didn't even smile at us at the closing. That's no class. Thats not how Fran built this business. And that why I'd never recommend Fran's team again. Sophia is a jem who worked her tail off working with me for the same goal. She aways went over and beyond to follow through and communicate...not just with an email, but with a follow up call. I'm gone from the Lake. You don't need to worry about my feelings because they will never effect any future listings. But the new Owners are there and they shared exactly the same feelings we do...and THEY WILL BE THERE TO TELL ANYONE JUST HOW DEBBIE AND TAMMY TREATED THEM WITH GREAT DISRESPECT.
