US Inspect is a great company that put my worries to rest. In this seller's market, you sometimes have to waive a contingency on the inspection. However, Travis was able to walk me through everything post-purchase and I cannot be more thankful for his thoroughness. Travis actually went onto my roof to inspect every inch of it, inspected each aspect of the roof line and exterior and informed me of things I would have never thought to know or ask. Inside he tested all appliances, electrical outlets, utilities, you name it. He also used infrared technology to inspect for moisture build-up or areas of concern. DO NOT USE THIS COMPANY! They not only messed up the report but actually sent me someone else's invoice! They obviuosly do not care about customer's report NOR confidentiality. The inspection was done on Thu, Oct. 5 and I was told that I would get the report on Mon, Oct. 9. I had to sign the Home Inspection agreement by 9 pm on Oct 11. Daniel the inspector, my agent (who is wonderful!), and I followed up numerous times on Monday Oct 9 and Tuesday Oct 10. I finally got the report on Wed Oct 11 at 230p. The original report has mold concerns and I spent a few hours debating whether to buy the home, researching on the severity of molds, and talked to various people. Then at 6pm, I got the revised assessment report and apparently the lab results apparently got crossed with another sample. I spent nearly 3.5 hours stressing out over the report and to find out that there weren't elevated molds. This was unnecessary stressful I needed at that time then I had to talk to people about the report because it was suspicious. At 830p, I got in touch with my agent to proceed with the paperwork to sign the house inspection report and I was able to sign it in time for my agent to send the report 2 minutes before the deadline. I did not appreciate what this company has done to me in a crucial time like this. I'm requesting to refund my fee for the trouble I went through. They only offered 50% refund when I think it should be 100% They did not send the refund until I followed up and guess what they did? They sent me a copy of the refund of ... SOMEONE ELSE'S INVOICE not mine. Did they not learn their lesson the first time? Apparently not. STAY AWAY FROM THIS COMPANY. read more

The inspector I worked with told us our roof looked great. Then after moving in, it immediately started leaking every time it rained. Turns out, it needed to be fully replaced, costing us 20k. All the roofers we talked to said it was an obvious issue and the inspector would have noticed. read more

We used US Inspect because our realtor recommended them. During the home inspection, Ken spent a lot of time explaining things to us including the expected life of home appliances. Due to the cold temperature, he did not turn on the HVAC citing that it would harm the system. He saw that the cover was not screwed onto the outside HVAC heat pump, and simply said to have it screwed back on. He then had a few mistakes on his report that we had to have him fix (ex the house was southern facing and he noted something else) and other mild things but we figured it was not a big deal. After moving in, the air was not blowing cold air and we immediately submitted a claim with US Inspect but they covered their bases by saying that in the report "recommend to have HVAC technician review" and did not help any further. When we did have several HVAC technicians review, upon one look they knew something was completely wrong with one even stating how "criminal" the install was. So either Ken did not have the knowledge to even know something was majorly wrong despite having the HVAC heat pump's cover being exposed (ie so this would have been able to be visually inspected) or he did not care to note it as an issue. Because of Ken's miss and lack of communication on the HVAC needing to be reviewed by a specialist, we are paying $5k. He also called us in an unprofessional manner afterwards basically saying that he can't force us to follow directions on the report. The experience has made me utterly disgusted with US Inspect. I would NEVER trust this service again and thoroughly implore people to do their own research into finding an alternative home inspection company with a higher degree of professionalism, attention to detail, and customer service. EDITING to respond to the customer service. You have brought up multiple points so I will address them. 1. Ken brought up that there was electrical wiring cover that was loose and disconnected from the body of the unit and that the action would be to "reattach the panel as necessary." It was at this step that he missed a capacitor (major item in this system) was missing and we DO NOT expect a home inspector to have this set of specialized knowledge but to know when to raise an alarm on something instead of "reattach the panel as necessary." 2. Due to the cold temperature, the action was to "hire an HVAC technician to evaluate the system prior to closing." Fact: this was passively written down instead of being communicated to us loud and clear to have checked out. The majority of time was spent discussing how old HVAC appliances' age are, Trane being a good brand, and how as a 3-4 year old heat pump, there should be no major issues with this one. I respect that we will always have differing views but I re-affirm that the purpose of a home inspector is to raise the right alarm. I hope everybody sees the response here and understands how customer service would act if they should ever be in a negative situation like this where it's "we wish you the best." read more

Avoid! Rushed inspection & low-quality report, awful customer service, and a very restrictive contract. Used them for a home inspection and got back the following: Rushed inspection & low-quality report with a lot of missing or inaccurate information. The inspector, Ken Gray, rushed through the inspection and then provided a low-quality report. The report itself contained very little information specific to the house. Instead, it was mostly ads and boilerplate language about maintenance of any house, not observations about this one. Moreover, the inspector missed all kinds of obvious things. For example, the report indicated that he didn't inspect the chimney, driveway, and humidifier because the house didn't have them. The house had all three, though. He also missed quite a bit of damage or areas of concern that should have been apparent to an inspector. Awful customer service. I reported several issues to US Inspect afterward. They visited the property again. Their Director of Residential Claims, Moe Farid, claimed that the inspection included no oversight, despite clear evidence of water intrusion and several other areas of concern. Notably, they claimed that a flue pipe, which was leaking into a plastic grocery bag, was excluded from inspection because it was "covered" by the plastic grocery bag (picture included). He said that all items "covered" by plastic grocery bags or similar household items were excluded from inspection by the contract (no joke). I did some checking. This is not the first time he's used this flimsy excuse. More Yelp reviews and complaints to the Better Business Bureau from other home buyers describe the same practice. Very restrictive contract. Even if the company's performance is woefully deficient, legal action against them is quite difficult by virtue of the contract itself. It says that you can't sue them for negligence. Most states would still allow a suit for gross negligence, but that's a very high bar to clear. If you're unsuccessful in your suit against them--even if you were to prove that they missed a lot--the contract requires that you pay their legal fees, which could quickly escalate into thousands of dollars. The contract is set up to ensure that they are protected, even if they provide very low-quality, deficient work that ultimately costs you a ton of money. There are much better inspectors and companies out there. Avoid this one. They don't deserve your business or trust. read more

We'd had inspections on other houses and the cost seemed too high, but we scheduled with them anyway. For what we paid, we didn't get much value for our money. They don't go on the rough! WTF! Why would you hire a company that doesn't check the roof?! My inspector said that the company does not want them climbing ladders more than 16ft high. Most roofs are higher than that, so that means most roofs are not inspected. So then you need to get a private contractor out there, and it's within their best intentions to make up extra work. Used US Inspect for a property that I purchased June 2023. The inspector missed several items that have since caused me several thousand dollars to repair. The nature of the errors were so egregious, the Vice President visited my home after the first issue. I was then offered more than 50% of what I paid as a refund since I am a "valued customer". Do NOT use this home inspector. Our inspector told us a broken sill on the back of our house was "cosmetic" when we pointed it out and failed to recognize a sunken driveway. In addition to that, he also failed to report that our foundation wasn't plumb and that the joists weren't attached properly to the house. This has resulted in $110,000 foundation repairs. This review is for Tim Shelton as well as USInspect main office. Tim was hired by the Buyers to inspect my property. Needless to say, there were many issues and I would be weary if you are a seller to let anyone from this company in your home! 24hrs after inspection my husband and I wake up to a flooded basement. Carpet ruined completely. Someone in the home during the inspection turned on a winterized water value and LEFT IT ON. FOR 24 HRs water poured against and then into our home. Tim Jensen came out and just said "I didn't do it." He didn't even offer the fact that he had a trainee with him that day who was unsupervised in our home. We had to hear this from the Buyer's Agent. There were a total of four people in our home during the home inspection and someone unqualified and still training was left on their own? US Inspect corporate office also confirmed that it is not their policy to supervise trainees at all times. So - if you want unqualified people alone in your home (or your potential home) to ruin things, please use this company! Shady and horrible customer service! To top it off, Tim listed our HVAC system as inoperable and stated it needed to be replaced because his was not able to operate the thermostat. We were able to prove he was wrong, but it still caused money on our end and was a waste of time. Unqualified, withheld information and then took zero ownership of damage done to our property on his time. This review is for one of the inspectors (Tim Shelton) and not a reflection on the US Inspect in general. Stay away from Tim. Tim was recommended through my real estate agent when I went under contract with my home purchase in Silver Spring (bad idea for those who are new to this) The main gripe is that we had a missed opportunity to inspect the A/C unit in the attic because Tim thought the access door to the unit was too small for *him* to go through. If I were him, I would have offered to bring a colleague back who could get through the door. My wife noticed right after the home purchase that the AC unit wasn't cooling the house as rapidly as it should. A year later and after a thorough inspection from a local AC company, we found a leaking condensation pan, a secondary pan that's 3/4 full of water, and an untraceable freon leakage. Yes, given that the unit is 12-13 years old, it's expected to have problems, but still, it's good know what I would be facing or have the problems remedied by the seller during the closing phase of the home purchase. now I'm facing $4000 to replace the unit. Also I felt rushed throughout the process, even though we had 2-3 hours to review. He was very knowledgeable but I wish it was more thorough and detailed. I can't speak for all of the inspectors under the US inspect banner, but Ken Gray blew us away. He exceeded all of our expectations and truly demonstrated the value of a QUALITY home inspector. Thanks to Ken, our sellers are now installing a brand new HVAC system in our new home at their expense. AND, he gave us a detailed list of all of the minor fixes he recommend we do. But he didn't simply say, "do this, do that." He offered tips on how to make repairs in the most affordable ways. He also let us know the order of importance we need to assign the repairs so we are tackling the most vital stuff first. Ken Gray did a great job with our home inspection this past autumn. He arrived early before we got there to observe and take photos of the roof. He explained everything of note as we walked through the house and made a lot of good suggestions about both minor and more major protective steps to take around the house, like epoxy-sealing certain things. I had an appointment scheduled for today at noon. At 9:15am I was contacted by a representative saying that the inspector was unable to make the appointment. This is a major inconvenience because I am under contract and only have a few days to have the inspection completed. This company should have someone on call to fulfill the companies obligations in the event that an inspector has an emergency. If i would have canceled the appointment I would have been charged an 100.00 service fee but obviously they can cancel at anytime without any consequences, which is unfair and extremely unprofessional. I now have to find an inspector that is available last minute and more than likely have to pay more than I anticipated. read more

I have had several clients use US Inspect over the years with great service. Recently my buyers used Ian Holder to inspect their home and unfortunately have encountered a flooded basement in addition to a leaking roof within in a couple of weeks of moving in. During the home inspection, Ian identified the leak as coming from the upstairs bathroom, when in fact it was coming from the roof. My buyers have also had the problem of their basement flooding since closing. The day of the home inspection, Ian forgot to bring the radon equipment, which was very unusual. Of the many times that I have used US Inspect, I have always had experienced inspectors who have had a very thorough knowledge of properties, unfortunately this was not the case with Ian. My buyers even previously used US Inspect with their previous purchase and wanted to use US Inspect again. Unfortunately the lack of experience from this particular inspector proved to be very costly for my buyers. He was not as detailed as other US Inspect inspectors usually are and I felt like my buyers were jilted because of this. read more

The inspector flagged issues that were not present in the home and even flagged a siding "issue" for siding that is part of an adjoining house. The inspector also flagged issues that he didn't know how to properly test. US Inspect performed a home inspection for us and listed a few minor issues. Within a week of moving in, we discovered that the dishwasher was leaking badly, with water dripping heavily from the basement ceiling. Had to call a plumber who extracted a bunch of old wet rags from under the dishwasher, explored the basement ceiling, and confirmed that this had been an old ongoing issue. Furthermore, we discovered a big hole in the plywood sheet right under the sink which had been covered by some paper bags at the time of inspection. We filed a claim regarding these discoveries. The inspector came back to our house and took some pictures. As a result, US inspect refused to accept any responsibility for missing these pretty obvious issues. Apparently, the paper bags under the sink made it "impossible" to detect the hole and the dishwasher leak was not "evident." We ended up replacing the dishwasher and are still working on that hole under the sink. Do not trust US Inspect and know that they will not feel responsible for missing any problems. For the money they charge, one would expect them to at least be able to remove a few paper bags from under the sink, but apparently that is too much to ask. read more

Don't be fooled by the slick website! Appointment cancelled, report late, inspector missed obvious issue, and had to micromanage them across 6 days to make it all happen. We booked on a Friday for a Monday inspection. First inspector cancelled on Sunday night by calling the seller's agent (not me). I found out from her. I got them to reschedule a different guy for Tuesday, but I had to call to make sure THAT guy would show. Second inspector gave a great speech about wood boring bees, but failed to find several of their holes on the deck. Report was not ready 31 hours after inspection. I had to call to get a "next-day" report. Then they sent one marked "draft". Second attempt was a blank link. Final report: descriptions of issues were not very specific in some cases, and there was an addendum in Excel that I can't open in iMac. Guy on the phone wasn't sure what was in it-- I hope it wasn't important! Also, getting through to them on the phone can be a major investment in time. read more
