I signed a contract with Coventry for a house (not a custom build). I was traveling and outside the…read morecountry. My realtor saw the house and assured me that it was an amazing house with small issues (smaller breakfast area). So I signed without touring the house in person. After I was back to country, I went to tour the house and saw that all the bedrooms rooms upstairs were really small, to the point that if you put queen bed you have around 1.5 feet space on one side to walk. This is the largest bedroom room upstairs, all other bedrooms are even smaller. I immediately informed the realtor and we started taking with our Sales person from Coventry at Sauls Ranch. I had paid 3% earnest money, which is 27,000$. First he told us our earnest money is transferable as long as we pick a inventory home. So we like one house, from inventory, and asked to move the money. Then he comes back and says now even with inventory homes you will loose 1% of your 3% earnest money (9000$) and cannot negotiate price of the house. The original house I paid for, had a 40 foot yard, backed into green belt, was on a Cul-De-Sac, was 3,212 sq ft. The new one I liked was 2877 sqft, no Cul-de-sac, backed into a road, smaller yard. So now I was expected to buy this new house which is much worse than what I paid for, for 921,000$. My original house was 900,000$. After I threatened to leave and buy with someone else, they finally came down to 885k$, which is still much higher than any house of this size on market. So essentially I am their hook, so they can ask for any amount of money or will just take my earnest money, 27k$ in cash, make no effort to make it work. This is my experience with them. Finally Coventry made no effort to make it work, finally I had the option to stay with them, buy an overpriced house (overpriced by 25k$ as per market rates) or walk away and loose 27k$ (and stay in a poorly designed home). They responded to my review by saying my concerns have been forwarded to management, but no effort to contact me. Beware! Their sales agent will mention a really low price during showing of the house, but as soon as you make an offer, the price will go up. If you put more earnest money, they have all leverage and will refuse to corporate with you. Never give them more than 1%. They will make up things like: "on new builds we ask for 4% since people will make offer on multiple homes". Reality is no buyer is going around putting 10k$ on multiple homes. Its a tool used by builder to assert leverage.

He is very giving of his time, knowledge, and is the most collaborative of the 3 Architects we have used on the 2 other custom homes we have built. As an example, even before we signed a contract he made multiple site visits to give us his friendly professional insight about several lots we were considering before we selected the property we ultimately purchased. He was extremely accommodating and friendly throughout the entire process. Collaboration is his priority from the beginning and he made it very convenient through the use of screen share as we designed the home together. We were really impressed with the architectural 3D model that Daniel created. It was amazing that we were able to have a computer-generated 3D model to visualize the complete exterior as well as the outdoor entertaining, outdoor kitchen, and the pool and spa area. We were able to have the majority of our meetings in the evenings after we got off work and we even did a screen share to collaborate on our laptop while we were out of town visiting family. Not only is he extremely knowledgeable about both the architectural and contractual aspects of building, but he seems to have a great instinct for what the client is looking achieve. He also had the desire to study alternatives and create several layouts that might make the most sense for the lifestyle we described. Our custom home is amazing and we would definitely recommend him to our friends. We enjoyed the process of the architectural design of our custom home and even more surprisingly we enjoyed the building process that is often stressful. Instrumental in our smooth building process was Daniel's custom home building budget that he accurately laid out from the beginning giving us many options and associated costs. While, I am NOT a customer of a Drees home, thankfully, I have dealt with their lack of…read moreprofessionalism. My husband and I bought a home in the Grange community in Katy, TX. This is not a complaint about our home, as this is a complaint about their construction workers and their upper management. Since, March, when I bought my car, I have had 4 flat tires. Drees Homes are the ONLY houses that have gone up around us and no other builder. All of the Westin homes have been built and sold! I brought up the concern of constant flat tires and the nails we have picked up ourselves up to the HOA Management and they told me to contact Drees. I didn't hear from anyone for over 3 weeks after numerous email, calls, and voicemails left. I finally heard back. The Area Construction Manager stated they will tighten up on their crews and enforce better clean up, but they cannot and will not take responsibility for any of the flat tires myself or the rest of the neighbors have experienced. They said the nail could have come from anywhere. (I have had to drive past the Drees home while under construction in order to get to my home. All these flats have happened immediately after passing their builds.) I am thankful that we didn't purchase a home as they can't even and won't take responsibility of their crews. To add, we actively saw one of their crews drinking Coronas on the jobsite and were hammering in a board to fit into an area where they cut the board incorrectly. I would strongly suggest staying away from these builders. They can't even compensate tires let alone what may come up in your future build.

From the moment that we set foot in the sales office of Brightland homes (then Gehan homes) we were…read moreamazed at the level of communication that we received. We started our build back in December of 2020 and our home was done in exactly six months, in June of 2021. We had two home inspections done by an independent inspector, and although no major concerns came back they were very prompt and attentive to our warranty requests. Even after our home was finished the on-site manager kept in touch with us and kept communication open. A few minor issues came around (nothing major, just some caulk fill-ins and paint touches) and they were always very quick to respond. Fast forward to today, when I discovered that I had a leak on my water main. Within ten minutes they had sent someone out to fix it up, and even though it was technically out of warranty they still took care of it because it might not have been installed absolutely correctly. In this day and age of houses being thrown up every hour and subpar standards and practices, I'm so thankful that we've gotten so lucky these past few years. I can't recommend Brightland enough, and I hope that everyone has an experience as pleasant as ours!

Ant infestations, cracked foundations, gardens full of rocks and trash and soda cans that no landscaping would survive in after planted, visibly literal wavy drywall hallways, nails popping out everywhere, walls cracking across entire rooms, the entire house plumbing flooded our first night in our house when someone tried to shower. Water came from tubs and toilets and flooded the house. Light fixtures werent hung evenly over bathroom mirrors, tried to open a window and spring popped out and almost cut my finger completely off!! Ants infested our house from day 1 until we moved out. Was told the community pool would be put in the summer we moved in and it still wasnt put in 7 years later. The project manager of the community lived in the neighborhood when we moved in and he built his house completely to obviously better standards and even took landscaping plants and trees from other properties to put in his own yard. The houses started falling apart so bad people were showing up at his house and he moved completely from the neighborhood because of it. They were giving loans through bank of america to people who shouldnt have qualified and kept these people approving move in nspection walk thrus aggressively threatening to pull out your approval if you didnt!!! Stay far away from these people, they changed their name but cant hide from the internet, look up Gehan homes especially Stone Creek Ranch in Fort Worth Tx

The wood work was done by a very talented young man named David that they have on their team and he is very skilled, puts the finishing touch on the room.
