For example, in one case we were considering an apartment in Brooklyn, and he informed us that BQE repair plans might affect this apartment. This turned out to be true and an important factor in the future value of the property. Prior to contacting Dan, we were looking at listings and going to open houses for about 1.5 years. Within 2 months of starting to work with Dan, we already found our home and placed an offer that was accepted. Digs Realty also took us through the purchase process, which, for a first-time home buyer and especially for NY coops, can be a very complicated process. I later heard from a coop board member that they were impressed by how well-prepared and organized our coop application package (put together by Digs Realty) was. On top of all of this, on the closing day, we received a fat commission rebate check from Dan. This was also a significant benefit of working with Digs Realty, especially since the service we received was nothing less than what a full-commission agent provides. During my rental application, documents were sent to me and my guarantor for signature. Neither of us signed or authorized anyone to sign for us, yet we received "executed" versions bearing both of our signatures. They were generated within minutes of each other and showed the same IP address, despite us being in different locations. I raised this with management and they never addressed the signature issue. After seeing my negative reviews on Sassouni Management, Ariel from Motion New York called me. When I explained my concern, his response was that the documents were "not legally binding." He then explained that the form is "redundant" and that brokers sign it on behalf of clients as a "standard" practice. No one asked for my permission to sign on my behalf, and no one asked my guarantor for permission either. Signing on behalf of someone else WITHOUT their consent is not standard practice. Whether the document is legally binding is beside the point. My signature appeared on a document I did not sign or authorize. I found Motion New York's handling of this extremely concerning and would urge prospective renters to carefully review who is actually signing documents on their behalf.

Val's reaching out was enough to prevent me from contacting the BBB, New York Board of Realtors and The New York State Attorney General - but I would still advise anyone who asks to stay away from these guys. If you need a broker, there are more reputable. If you have the time, find an apartment on your own.
