Short Version: Delroy Bodley was the landlords' broker for an apartment we rented.  We paid Delroy…read moreBodley $5,000 in exchange for getting a 12-month lease for the apartment. One month in, we learned that the "landlords" Delroy represented did not have the legal authority to rent us our apartment and that our lease was never valid. Delroy insisted he did his job of finding us a place to live, declined a refund, and washed his hands of the situation.  Indeed, Delroy never even apologized.  We moved after only a few months. Longer Explanation: Delroy Bodley was the landlords' broker for an apartment we rented in August 2021. Delroy posted the apartment on StreetEasy.  Delroy was hired by the "landlords," whom he said he worked with for many years.  We paid him $5,000 as part of the rental transaction where we were supposed to get a 12-month lease. We had difficulties with this rental from the start -- it was not cleaned, painted, or repaired as promised and there were paint cans and construction debris everywhere the day we moved in. One month into our rental, we received a letter from the Office of the Public Administrator for Kings County informing us that the people who rented us the apartment (the people Delroy represented) did not have the legal authority to rent the apartment, and as a result, our "lease" was invalid.  The Public Administrator informed us that we were defrauded into signing a lease. They also said that we would have to live in the apartment as month-to-month tenants, not with a 12-month lease which we agreed to, and for which we paid Delroy $5,000. The building was in actuality under the legal control of, and managed by, the Public Administrator, which meant that it could be sold at any moment. We ended up having to deal with NYC government bureaucracy when addressing any small detail related to the apartment which the landlord typically addresses.  That is most assuredly not what we signed up for when we rented the apartment and paid Delroy.  While staying in the apartment, we received regular notices from utilities companies that the bills for the common areas of the building were not paid, and that the power and heat would be shut off. On several occasions there was no heat. We reached out to Delroy to inform him of the developments and request a refund of his fee given that we never actually had a valid lease. When we spoke to Delroy, we were struck by how dismissive he was about the situation which he played a part in bringing about.  He brokered the deal.  Yet Delroy did not seem to care, declined a refund, and failed to offer any other assistance. He said that he did his job of getting us a place to live, despite the fact that all he got us was an invalid lease. He never even apologized for the situation.  Instead, he said that only if we got evicted would he give us our money back.  Due to this ordeal, we had to hire a lawyer to clarify our rights to the apartment (we had none) and move again a few months later due to the untenable living situation. Overall this experience was extremely stressful, disappointing, and expensive, and we hope to prevent others from experiencing anything similar by working with Delroy.

We hired Wolves Den property management services for our newly built small multi-dwelling…read moreresidential condo building in Long Island City, to provide maintenance services and for the management of our property finances. Unfortunately, we were forced to terminate our agreement in just under two months, due to substandard delivery of maintenance services and the owner's unwillingness to address our many concerns after multiple complaints. To clarify, the super assigned, Robert, was ineffective and unable to perform basic maintenance duties from the onset of our agreement. He was massively inconsistent with the upkeep of our property and often did not clean our building until we submitted our request in writing and even then, we watched him drag around a filthy mop soiling our floors even further. Robert also failed to manage our trash regularly, leaving overflowing trash unattended and he consistently violated NYC Sanitation ordinances placing the trash outside in the morning before noon, instead of at night, after 4pm. We communicated our concerns multiple times (with photographs), but the response from the owner, Nafiz, was to imply that our expectations were too high. He refused to acknowledge our concerns, he was unwilling to reassign Robert to another location and frankly, made no genuine attempts to help us. In fact, when we received a sanitation violation for unremoved ice/snow in front of our building, Nafiz adamantly refused to believe Robert did not safely remove the ice/snow and instead resorted to blame the building residents for the summons. Through it all, Nafiz never offered to visit our property and personally inspect the premises to address our litany of concerns. In the end, we agreed to forfeit any remaining service dates to prevent further deterioration of our property and when we requested to terminate our agreement, Nafiz demanded we sign an NDA/waiver to prevent us from sharing our experience publicly and releasing WD of any potential liabilities. For obvious reasons, we refused to sign and ultimately managed to fully terminate our agreement. For us, working with WD was terribly exhausting and between the overwhelming maintenance issues, the questionable business practices and the severely unsanitary conditions of our building, we felt we needed to help others looking to hire WD, understand what may potentially lie ahead. We do not recommend WD in any capacity.
