My fiancé and I had been looking for a new home when we found a great listing on Streeteasy.com. During first interactions with the realtor, Frank, it was as expected, passing over the usual information and scheduling a viewing. What we didn't expect was how attentive and how he took his time to show us the apartment and building. Stay far far away, especially if you are a woman trying to find an apartment alone. I've never been spoken to so horribly by any broker in my life. I was told over text one evening that I would get a video of a particular apartment the next morning and that maybe I could see it that next evening. The next afternoon, the broker calls asking if I was still coming a couple of hours prior. No, because you never sent a video nor confirmed a time nor *even provided an address*. This person then crashed out at me and threatened to SUE ME for wasting their time. They then proceeded to call me repeatedly from 3 different phone numbers that I had to block. Would they speak to a man that way? Maybe but probably not. Ladies, this is not a safe company to trust your life with. Oh they also tried to strongarm me into seeing an apartment that was over my budget, after I said no over text a few times. Run. read more

New Spirit is where you should go for a new apartment . . I needed a place fairly quickly . . saw a studio in a very nice building but it was too small . . Later in the afternoon Frank called and told me that there was an apartment that just had become available and I should go check it out immediately. Frank met me there . . Showed me the apartment . . I knew that I wanted it as soon as I saw how absolutely cool it was. Breezed through the process, application, etc. Frank kept in touch about the progress, met him at the landlords office . . Frank sold our co-op, and he did it quickly. we had been working with one of the big real estate companies in nyc for well over a year and it was going nowhere. so i called frank bc he was recommended to me. he's independent, knows the area well, and was quick to respond to my calls and emails. it felt like he cared about getting our apartment sold (which i can not say about our previous realtor). frank hopped to it immediately and found us a buyer within a couple of weeks. we just closed this month! the main thing is that selling a home is stressful and hard, and frank made it way easier than i could have imagined. read more

Had an excellent experience with these guys after wasting my time with a couple other realtors. The very first apartment that Frank Jr showed us was pretty much exactly what we were looking for, and fit our budget. He had no problem showing the place twice in the same evening so that my girlfriend could see it after I ended up liking it. The application process was simple and to the point, with a reasonable deposit to take the place off the market while we were waiting for approval (some other places wanted a whole month's rent as a deposit, which I thought was excessive) . A week later, we signed the lease. Frank checked in a couple times during the application to let us know everything was going smoothly. Totally transparent process, no nonsense and they always answered my calls first shot. If you're looking for a place in Bay Ridge, this should really be your first choice. They have access to places you won't see posted all over zillow and actually have real working relationships with local landlords. Honestly if Yelp had the option to put negative stars I would. Went in a few months ago to look for an apt, both guys that were there had me waiting for 10 mins, one asked the other" Are you going to help him out " He said no you do it and walked out for a smoke. Worst customer service experience I've ever received. I thought Rapid was a pain what until you check these guys out. Few weeks later I said let me give it another shot. Went in another time, assured them that I had great credit and income. He asks me where i was from " middle east" or "hispanic" what does that have to do with anything I was upset and that point that he said you guys usually don't document income or something like that. Thats the way it sounded however he may have said it. I had a bad experience I usually don't leave negative feedback unless someone deserves it. Stay away unless you look like some wall street person looking to rent in bay ridge. And your willing to wait around while they act busy. read more

I'd like to start by saying, Apartment hunting is NOT easy. I had it good when I first moved to the neighborhood in that I had a place ready to go. Once my lease expired there I knew it was time to find a new place. I originally did what everyone usually does in these situations, I went to Craigslist. I sifted through 5 to 7 places, all turning out to be duds or toilet bowls (dirty and disgusting). So, as I was biking along in 3rd Ave on my way to the Verrazano Bridge I came across New Spirit Realty. They had the usual postings I saw on Craigslist and other brokers, "clean studio apartment, separate kitchen." I decided to walk in there on a whim and Frank and Frank Jr. were really polite and listened to what I was looking for in an apartment. They showed me a few places, but I wasn't convinced yet. My friends were telling me to check out these other realtors that have a really snazzy looking office with a nice glass front, flashy advertisements, and an office that looks like it was snapped up from the future. The woman who helped me out didn't listen to what I wanted, kept reminding me that this is "New York" where rent is expensive (apparently she knew everything about NYC even though she's only been here for 4 months), and that perhaps I should go to craigslist if I'm looking for a better deal. The next day I went back to New Spirit and they showed me the nicest apartment I've ever seen. Beautiful building, laundry, and low cost rent. I couldn't say no. They had an exclusive on the place and truth be told after viewing an obscene amount of apartments, this was the nicest place for the price. The lesson I learned was apartment hunting is NEVER easy, why not have a respectable realtor like New Spirit find it for you and help ease the transition? Tried to give no stars but couldn't. PS he deletes all negative reviews. Unprofessional, emotionally sensitive. Takes it extremely personally when asked common questions about properties and processes. Refuses to give contact information to property managers (who you deal with on a regular basis once you move in) until signing when they rush you through everything and make you feel extremely uncomfortable to ask then. The second Frank gets his money he is OUT. We had issues contacting property managers after signing and Frank screened every single call and never got back to us. Never gave us their contact info like he promised. Shady but stupid. When you call him out on being shady he tries to confuse you by talking in circles which if you have any level of common sense will see right through. If I could choose one word to describe. Sleazy. I would advise against. Update 5/11/18: Like I said, you can see by his comment he's trying to get this negative review taken down. I very much did business with him. My husband and I had an appointment with this office today. We arrived 10 minutes early and proceeded to listen to the 2 men inside argue back and forth about whether or not they had an appointment with us today. They then "remembered" that we called last Friday to make the appointment but that they called us to confirm and "we never called back" (like anyone misses calls in this day and age). They kept arguing that we didn't have an appointment and how they "don't really take walk ins" until I said "so this is how you treat clients?" Their response to that was "no, we're just saying". At this point I took my husband's arm and said we don't want to work with these kind of argumentative people and we walked out. I guess they don't want to work for their fees? Or maybe they had an issue with an interracial couple. Either way I'd say this was the most awful interaction I've ever come across in a customer service industry. Very helpful. Frank Sr.met me on a Friday after work on a day of pouring rain to show the apartment I'd seen from posting, which was a good size and good price with elevator and laundry in building. He stayed late at the office that evening while I filled out the application and left a moderate cash deposit to take off the market. Frank Jr. showed me the apartment again the next morning so I could see in daylight. Frank Sr. was helpful seeing the process thru since it was a rental in a co-op, and even got the price down $50 on the rent. Stayed in touch right up thru move-in to make sure I got set up with Super for elevator to be reserved and getting the key from management. Customer Service, where does that exist? Not here. I walked in to this place, well first the guy didn't seem like he was interested in my business I was looking for 2 bdm in the area, he opened the door about 1/4 way asking what I needed. Then as I walked in to the office he had me sitting down for at least 10 Min before asking a coworker, (frank) if he wanted to help in which he refused, since he waned to go for a walk or something. Then came the odd questions, like where your from,(Country), kids ETC. Where I'm from? come on now, do I have to white or black to be placed on a certain area or something like that... ...So, you are shopping around for a new place? If so, read this before your disappointments with other agents. I was in your shoes a few months ago. I know how terrifying and exhausting it can be. Looking to relocate is enough of a headache already, being single with two kids and staying on the budget... you figure. My journey was unsuccessful until I stepped into the "New Spirit" realty world. Hesitant at first (I always, always do my homework) and after reading some lousy (and lousily written) reviews, I was unsure if this was "the right place" for me. Yes, I saw some of it (from the reviews) but I was on the market for a new place and was not examining family dynamics. Yes, employees at the "New Spirit" realty are related; in fact, it is a Frank Jr., and Frank Sr. (For those who believe in superstitions, make a wish while standing in between the two of them, their desks are on the opposite sides of the office, so it is relatively easy to do). Seriously, people, if you are looking to relocate and you are sure of the location of your new dwelling and the money you are willing to splurge... be honest about with your realtors and be honest with your self: have you done your preliminary leg work? Don't whine afterwards about rudeness if you were not up to par yourself: real estate agents are there to find a match for you but absolutely not in the office to babysit you! Please be on point and bring your tax forms, your W2s, most recent pay stubs, checkbook and/or cash, etc. After reading some of the negative reviews, I was amazed how absolutely different my experience was! (Perhaps it was because I did my own homework and came prepared with all necessary documentation). Frank Jr. was the one who greeted me initially with a warm smile and strictly business attitude. Father was attentive but busy with some paperwork. They both listened and said that they have to make a few phone calls first and will reach out to me asap. I left slightly disappointed, but, as I was driving off the block, I received a phone call that New Spirit Realty is at my service and they have what I was looking for. Skeptical and suspicious, I made a U-turn and was pleasantly surprised: exact location, within my budget range, huge apartment in the heart of Bay Ridge. And let me tell you, they will call you and will check up if you are completely happy in your new place...uh...did I mention a complimentary month of the TWC high speed internet? These guys are amazing, and, despite some negative reviews, I decided to try them for myself. Yes, their fee was hefty, yes, the building comes with so many rules....but it's sooooooo beautiful! My kids are happy and we are grateful for the New Spirit Realty for dedication and great service! P.S. There, Frank Jr. showed me an apartment that I ended up renting. Frank is very kind and has a lot of patience. I didn't love the apartment immediately, it needed some work. The floors had to be sanded, etc. Frank and his father worked quickly to make sure that was done as well as to answer any of my questions. Frank Sr. and Frank Jr. listened to what we were looking for in an apartment and showed us relevant places within minutes, regardless of our being a little early in our search. I appreciate New Spirit Realty a great deal because they were understanding and honest. Those qualities were hard to find when I was searching for an apartment last summer. I was from out of state and I needed a no-fee apartment because I didn't have access to huge amounts of cash upfront. I quickly learned that many of the rental listings on Craigslist that claim to be no-fee weren't for real. Repeatedly realtors would say "oh that one is gone now," then they would tell me about various places that are available (usually for a higher costs) that require broker fees. When I called New Spirit I expected the run-around. But I was pleasantly surprised. They're listing was the real deal. I loved the building and applied for the apartment. This place is unprofessional, I will not reccomend anyone to go there. I had an appointment for 6:30pm. I was running 5-10 minutes late, so I decided to call to say am sorry I'll be there shortly. When I called Frank had not remembered my name nor the conversation we had 2 days prior. He than put me on hold and was having a side conversation. I was on hold for about 2 minutes and he still could'nt figure out whom I was. I get to the place and guess what it was closed. Unbelievable, I was tired from work after a 2 hr train ride to get there, and see the place closed are you kidding me. I was still on the phone with Frank, I asked what kind of buisness are you running here? His excuse was I forgot about the appointment I speak to so many people a day. We are in 2011 going onto 2012 there are built in calendars and reminders on our phones and other electronic devices. To try and fix his error, Frank was like I can meet you in 5-10 minutes I live in the neighborhood. No Thank You, you should of been there in the first place. If he forgot our appointment, than it is very likely for him to forget that I gave him a check. I will not trust him with any money. My advice whether you want to take it or not it's on you, but avoid this place at all cost. You want professionalism looking for an apartment is stressful enough.
