I had an extremely positive experience with Nelson, renting a 1-bedroom unit in the Prospect Heights area! I am a very proactive apartment-hunter, so I saw my unit within a few hours of it being posted. I called Nelson, and he was able to work it into his schedule to show the unit to me that afternoon. The entire timeline went very quickly: - Tues: contacted, viewed the unit, application submitted in the PM - Wed: processing - Thu: approved in the AM, lease sent in the PM - Fri: lease signed While I would not always get text responses immediately, I would always hear back by the end of the day. Nelson was very helpful with anything I needed clarified, and went over every single page of the lease with me in person to ensure that I understood it. Before anything was signed or checks were handed over, he ensured that I had his license number and provided the government webpage to verify him. It was the most taken care of I have felt for any lease signing! He has a longstanding relationship with the landlord in my case and has made himself available to stay in contact and help coordinate things as I get settled. To quote Nelson from his own bio: ".. finding the right real estate agent can be the difference between a happy, stress-free home renting, buying or selling experience , and an unhappy, stressful experience." Unfortunately actions speak much louder than words, and the very real experience my partner and I had with Nelson goes directly agains this code he proclaims to work by; we sure did have an unhappy and stressful experience. My partner and I are very well qualified applicants who fell in love with a rental that Nelson represented, and applied right after we saw it. But then our application was met with silence, unreturned calls, unanswered texts, and zero feedback that would give any indication of the status of our application. We were perplexed. Nearly two weeks went by without an answer, and we were left under the illusion and sincere hope that we may ultimately still be in the running for a place that we truly loved and wanted to call home, and that it was just taking a while (the property had been on the market for a while, and the price had been lowered during that time). We came to discover Nelson was accepting new applications (we had a friend apply to see what would happen), so he was clearly screening for some mystery criteria. But if that criteria wasn't based on income, credit, or something reasonable, we wondered if it may be based on something unreasonable, and unspeakable. That it could by our sexuality is the suspicion I am left with, for a number of reasons. He obviously couldn't speak to that, but he also couldn't give us another reason, because we checked all the boxes. The nail in the coffin was there all the while: at the end of our tour, Nelson asked me directly, "which rooms would you both be sleeping in?" Wait, what?? I wish I had that recorded, because if there was any solid evidence of discrimination, that confirmation of our intention to live together as a couple sure was it. From that moment he tip-toed, likely so he wouldn't incriminate himself or expose the truth. Ultimately I do wish for Nelson to be accountable to this atrocity, and hence my review. Hence my discrimination complaint to the housing authority, and hence my warning to any potential client, particularly if you are non-binary or queer, to beware and steer clear of this man of highly questionable integrity. read more

I wish I could leave similar reviews for Nelson, he seems to have treated all of his reviewers with compassion and respect during their moving process. Unfortunately, our experience with Nelson was actually quite traumatizing. My partner and I-- two young men with qualifying income and steady jobs-- were working with Nelson to rent a two bedroom brownstone in Brooklyn, not far from where we previously lived. The unit was listed for about a month and the rent was reduced by $200 during that time. Nelson told us it wasn't garnering interest due to the major construction happening on the block (sewage repairs that would be continuing daily for several months) as well as a room on the floor-through apartment that would occasionally be used by the landlord. We applied, willing to overlook those issues because the place felt like a comfortable home. Nelson did not respond to us for several days. We followed up multiple times via phone, email, and text. When we did get in touch with Nelson he sounded caught off guard, as if he had never looked at our application, and he assured us he would get it to the landlord. We never heard from Nelson again. We weren't even given the opportunity to have our credit checked, which tells me our application was not even remotely considered. Meanwhile, several of my friends reached out about the property and he responded to each of them quite quickly (as if the apartment had no applicants!), all the while continuing to ignore my partner and I. It breaks my heart to think that something about my partner and I-- be it our sexuality, our age, be it whatever-- Nelson did not feel that we deserved the same respect that he gives to all of his other clients. I am the last person to blame my problems on homophobia (and perhaps it isn't the case, but again we heard absolutely nothing so how could we ever know!). If I've ever experienced it, it was with Nelson during this process. The most painful part of all of this is that, as a result of Nelson's actions, my partner and I considered applying to places as "roommates" rather than partners. I considered dressing down and speaking differently. Nelson put us in a position where we felt we could not be ourselves if it meant getting a place. It seems the only way to get in touch with Nelson is by leaving him a negative review. How sad it is to imagine that his response to this-- his defense of himself-- will contain more words than he spoke to my partner and I during the grueling 3-week long period we tried to rent that apartment. I would not be leaving this review if Nelson was honest with us-- if he told us it wouldn't work out because x, y or z. My problem is that Nelson gave us nothing. He violated the realtor code of ethics in multiple articles and from where we stand now, it appears he discriminated against a protected party. It breaks my heart to see all of you on yelp saying how communicative and helpful Nelson was-- I wish that was the man we met. I would advise anyone looking for a rental to steer clear of Nelson, especially if you are part of the LGBTQ community (imagine having to say that in Brooklyn NY!). If you're like any other New Yorker, your rental margin for moving is very small. The lack of communication, respect, and compassion made this already stressful process longer and harder than it has ever been for us. We turned down apartments in anticipation, changed who we are as people, and quite honestly had our lives turned upside down by this man who couldn't send a simple text or email. Rented an apartment that Nelson was showing this week in Brooklyn and had a great experience! I was only in town for two days to view apartments and sign a lease which generated a good bit of anxiety towards the process. Interacting with Nelson was very easy and straightforward. He provided all of the information that I needed to know about the apartment, had it staged quite nicely so that I could see how some standard furniture could be setup, worked quickly through the application process, and enabled me to sign the lease on my second day in NYC. Unlike so many people working in real estate, Nelson comes across as very likable and trustworthy. We worked with him on our recent move to NYC, and he was incredibly professional, punctual, candid, and friendly. He responded very quickly via email and text (even on a Saturday night!), and when one option didn't work out for us, he had another option for us immediately. Further, the entire application process was online, so there is no panic surrounding downloading/signing/faxing/re-faxing forms, which can be annoying. He was great and found us an apartment but...he initially, verbally, told us that the broker fee was paid by the owner and the day before my wife was to leave from Arkansas, he requested 3 checks, 2 for 1st and last months rent and one for his fee. We had jobs lined up and relied on this apartment as a place to live. I inquired with him about it, and I had refer him to his website that proved my claim. It said "no broker fee". Either way, we had no choice. He was great and helped us find a place but it cost us money. This is a $2400 review! read more

After a scary experience (not to do with real estate but a scary experience nonetheless) I needed to move ASAP. I was very sceptical and untrusting at first (though I have used craisglist and all sorts of these web based things before) but was extremely pleased to meet Nelson. Not only this but - even once approved - he learned of another place (same landlord) that was available sooner and let me see it before anyone else. I have been recommending Nelson's List to all my friends for a few reasons. 1. Nelson's listings are great - while working with him I saw two beautiful and surprisingly affordable apartments in Park Slope, one of which I rented! He also has a close relationship with landlords that he works with so he has a lot of pull with them - this is super helpful when you don't just want to be an application in a stack of other applications. 2. He is actually honest and wants to help you. As a seasoned apartment hunter (I've moved 3 times in the last few years) I have developed a major skepticism toward anyone who calls themselves a "broker." In my past experience brokers are out to get their commission and that is it - they don't care who ends up renting a place. Nelson is totally not like this and he actually wanted my boyfriend and I to get the apartment and fought for us and even ended up getting us a lower rent than originally listed. If this sounds unbelievable to you, it's true. It's so common to get completely screwed time and again while apartment hunting and if you want to NOT get screwed - work with Nelson. 3. Nelson showed us a one bedroom for 9/1 move-in (no broker fee as he was compensated by the landlord). Throughout the application process Nelson was upfront / honest (didn't try to sugarcoat anything), and responsive (frequent updates and timely email/text responses). I've moved five times in Brooklyn/Manhattan - he is far and away the best broker I've worked with. The process for applying with Nelson is fair - the first person to put down a deposit (via paypal is safe and easy) gets first consideration.
